Summer is in high gear, along with pool, beach and barbecue’s, among many other outdoor activities. Although winter may have been relatively mild, I always welcome summer with open-arms and celebrate the short time we get to enjoy being outside... and I hope you all are too.

3A continues to be the story of 2024 and North Shore communities have begun to take votes on adoption.

As of the time of writing, less than 50% of communities have taken a vote, but an overwhelming majority of communities are passing the new zoning. The passage rate so far is just under 85% across the state.

In communities that have opposed 3A, there have been two predominate arguments:

· Opposition of where the proposed district is located

· Opposition to the state’s ability to force adoption

On the North Shore, the loudest opposition has been to the state’s ability to force adoption. This is true even in communities that ultimately passed 3A compliant zoning. This makes sense as all our communities have made multiple and continued efforts to get community feedback on location for the district.

During town meetings many residents are citing the Milton lawsuit and drawing conclusions that the outcome will either remove the need for adoption or still leave time for adoption before the end of 2024. NSR has not been able to confirm either of those conclusions as a probable outcome.

Massachusetts REALTORS® are in strong support of 3A adoption. NSR has materials and talking points available for our members for all our 23 cities and towns.

NSR in the Community

From obtaining charitable grants to hosting fundraising drives to rallying volunteers, North Shore REALTORS® is proud to support charities across the North Shore.

Beginning in February, Cynthia Nina-Soto, Nina-Soto Realty, LLC, volunteered her time to instruct a real estate pre-licensing class at Salem High School to prepare juniors and seniors to take the real estate licensing test post-graduation.

The students completed their course in May with a Q&A Panel of industry experts. The students asked fantastic questions and it was obvious to see the love and dedication Cynthia poured into this course to prepare these students for a potential path in entrepreneurship through real estate.

To say that Christina Petrucci, Esq. of Dalton & Finegold is a driven, persevering, and constantly moving attorney may be slightly understated, but it is her caring and giving spirit that creates her balance. She describes the work in her chosen field as “happy law.”

When she made the pivot to law school from her undergraduate studies, she knew she wanted to work in law that helped people create wealth and something that enriched their lives – opening new chapters in their journeys. She could have succeeded in any endeavor in law, but she has always loved the fact that she joins people who are striving to obtain that next home for making memories.

Christina entered Merrimack College ready to study sports medicine, and she was excited to play rugby – even serving as the captain of the team her junior and senior years. In the last semester of her junior year, Petrucci switched her major to political science and finished with a bachelor’s degree (business minor). She applied to law school almost on a whim and was accepted. Christina’s father, a small business owner, owned multiple properties too, and she was fascinated with the facets of law needed to secure property. This spawned an interest and led to her future upward trajectory in an industry that provides her with an opportunity to impact other lawyers, clients and real estate agents alike.

Hoping to gain experience in a law firm while attending law school, Christina googled local law firms and was most impressed with the website of Dalton & Finegold. “I saw how committed to property law they were, and they appeared to be a technologically forward firm,” notes Petrucci. She began her work there as a legal assistant on the commercial side, and after passing the bar, she also had the opportunity to move into residential work. Christina has propelled herself from an associate to senior associate and now to partner.

For Christina, success is really about becoming a well-respected resource for other business partners and about being known as someone who is quite responsive to being a solution to problems. She loves solving problems in general and is very adept with solutions in property law / real estate. As referring partners, loan officers and real estate agents began referring to her as a respected resource; it only motivated Christina, even more, to keep learning, growing and honing the skills in her professional tool belt.

Petrucci now leads a team of seven people she mentors in law and sales. She has always had a knack for quietly observing everyone and all situations to learn how to improve her skill set. She has forged a habit of asking people who have been in her situation what advice they have and what pointers they would share. Whether they were rugby captains, women in leadership or other title leaders, Christina has made a practice of building on the foundation of others and trying to improve her industry by taking it to the next level. The pandemic forced her and others to re-evaluate the many processes of closings, and what has emerged is a new method of doing business that creates a seamless and pleasant experience for clients and agents alike.

Once a month, Christina teaches a continuing education class for agents, and she loves giving them the information they need along with an attorney’s perspective. She is proud of Dalton & Finegold’s reputation for responsiveness and their commitment to their mantra of being “deal makers, not deal breakers.” She explains, “we have the best resources, through our many other teams such as our commercial, litigation and estate planning departments who can help with a sundry of issues that affect real estate.” Petrucci also boasts of a state-of-the-art closing software system that enhances the process of closing for all.

In addition to the spirit of never quitting, Christina adds a mentality of always “getting ahead of it.” She mentors others in learning to be proactive and not reactive, and she teaches them to set a high benchmark of completion and performance. Petrucci is tenacious, but she always wants to “look at the flipside and see things from the client’s perspective, taking time to walk in

their shoes.” Clients and agents appreciate her balance, and they know that aggressively getting the job done comes along with care and concern for the clients’ best interests.

Christina is very close to her family, and she enjoys golfing, hiking, boating, fishing and anything having to do with the ocean or mountains. If she

For Realtor Michelle Delossantos, life isn’t so much about finding yourself as it is about creating the self you want to be. So far she seems to have done a pretty good job of it.

Starting out the year as the top agent at The Fermin Group of Century 21 Northeast, Michelle attributes much of her success to her passion for self-improvement and lessons learned from her parents.

“My parents always instilled in my siblings and me the unlimited opportunities this country offers,” she says of her parents, first-generation citizens who immigrated to the U.S. from the Dominican Republic.

“And to never forget where we come from,” she adds.

It would be hard to forget where she came from—growing up short of money in the Bronx. She says it was also not the easiest place to imagine endless possibilities and opportunities.

“At times I couldn’t imagine any possibility that there was a different style of life other than what I saw around me,” she says.

When her family moved to Massachusetts in the early 2000s, she says it was both jarring and for the first time really opened her eyes to other ways of living.

“In the Bronx, I wasn’t exposed to many different races or cultures so in a sense I was very sheltered. This new exposure helped make me a more versatile person.”

Then one day, she did a frank self-assessment of her life.

“I found myself with a husband who was working two jobs while I was working 9-to-5 and caring for two children. I felt empty, unfulfilled, stressed and broke.”

And while she says she can never adequately thank her parents, in some ways she felt she had become them “living paycheck to paycheck and never having enough to enjoy life, take a vacation or live above my means. I felt inside me something needed to change.”

Having always had a passion for real estate, she says she was inspired by Fermin Team leader Michelle Fermin, to get her license and didn’t stop until she did.

Married for 16 years, she and her husband, Pablo, have two children, Penelope, 14, and Milan, 8. Penelope, aka Peanut, is active in track, soft ball, theater and civics, she says, while Milan is a total gamer and a fan of soccer and basketball.

“He is loving, sweet and very curious, always asking questions. He is one of my life teachers.”

A devotee of Dr. Joe Dispenza, Michelle says she’s “a student of life.” Dispenza is a New York Times best-selling author, researcher, lecturer, and corporate consultant, whose research has led him to develop a practical formula to help people transform their lives.

“I enjoy creating my reality, challenging myself to look past my limited beliefs and to see my growth over time.”

It’s not only her personal growth she works to transform, it’s her community as well, largely by simply honoring her parents’ request not to forget where she came from.

“The way I grew up and witnessed my community’s struggle to understand simple things due to language and other barriers made me a more empathetic person,” she says.

for summer

I am pleased to present another month’s homeowner tips for you to share with your clients and to apply to your own homes. My objective is to ensure that everyone maintains their homes in excellent condition. I trust you have already implemented the recommendations from June but if you have not, it’s not too late! This would include optimizing your AC system, setting up dehumidifiers for basements, taking proactive measures for pest control, and ensuring your grill is safely set up. For more detailed information, make sure to grab a copy of the June Real Producers.

When I think of July 2 main things come to mind, High temperatures and Fireworks! (Three things if you count my birthday, just in case anyone was wondering and wanted to send gifts to RJ Inspections headquarters…). With the warm temperatures and often dry spells, proper lawn and garden care is essential during this time to ensure that your outdoor space remains lush and healthy. We will discuss some key tips to make your neighbors envious of your property but more importantly we will also discuss summer safety regarding the heat, pools, and of course fireworks.

LAWN AND GARDEN CARE TIPS

Watering

· Early Morning Watering: Water your lawn and garden early in the morning to reduce evaporation and ensure deep soil penetration. Early watering also helps prevent fungal growth, which can be encouraged by evening watering.

· Efficient Irrigation: Consider installing a drip irrigation system for your garden. This system delivers water directly to the roots, minimizing wastage and ensuring plants get adequate moisture.

Lawn Care

· Mowing Height: Set your mower blades to a higher setting. Taller grass shades the soil, reducing evaporation and encouraging deeper root growth. Typically, keeping grass at about 3 inches is ideal.

· Sharp Blades: Ensure your mower blades are sharp to make clean cuts. Dull blades tear the grass, making it more susceptible to disease and stress.

Weeding and Mulching

· Regular Weeding: Stay on top of weeds to prevent them from overtaking your garden. Pulling weeds when they are young and before they set seeds is more effective.

· Mulching: Apply a layer of mulch around plants and in garden beds. Mulch helps retain soil moisture, suppresses weeds, and moderates soil temperature.

Pruning

· Pruning Techniques: Trim shrubs and bushes to encourage healthy growth and remove any dead or diseased branches. This is also a good time to shape your plants and remove any overgrowth.

· Deadheading: Remove spent flowers from perennials and annuals. This encourages more blooms and prevents the plants from putting energy into seed production.

GENERAL SAFETY TIPS

Heat Safety

· Hydration: Drink plenty of water throughout the day. Staying hydrated is crucial, especially if you’re spending time outdoors. A very important reminder is to avoid excessive consumption of caffeine and alcohol, as they can lead to dehydration. As all the commercials say, “Drink responsibly”!

· Limit Outdoor Activities: Avoid strenuous outdoor activities during the hottest parts of the day, typically between 10 a.m. and 4 p.m. If you need to work outside, take frequent breaks in the shade or indoors.

· Appropriate Clothing: Wear lightweight, loose-fitting, and light-colored clothing. A wide-brimmed hat and sunglasses can protect you from the sun’s harsh rays.

· Sunscreen: Use sunscreen with an SPF of at least 30. Reapply every two hours, or more frequently if swimming or sweating.

· Monitor Vulnerable Individuals: Keep an eye on young children, the elderly, and pets, as they are more susceptible to heat-related illnesses. Ensure they stay cool and hydrated.

· Know the Signs: Be aware of the symptoms of heat exhaustion and heat stroke, such as heavy sweating, weakness, dizziness, nausea, and confusion. Seek medical attention immediately if someone exhibits these symptoms.

Pool Safety

· Supervision: Always supervise children when they are in or near the pool. Never leave them unattended, even for a moment.

· Fencing: Ensure your pool is surrounded by a fence with a self-closing, self-latching gate. This helps prevent accidental drownings.

· Pool Rules: Establish and enforce pool rules, such as no running, no diving in shallow areas, and no swimming alone.

· Learn CPR: Knowing CPR can save lives in case of an emergency. Make sure you and other pool users are familiar with basic life-saving techniques.

Fireworks Safety

· Legal Compliance: Of course, it goes without saying to ensure that fireworks are legal in your area before purchasing or using them. We don’t want anyone getting in any legal trouble.

· Adult Supervision: Only adults should handle fireworks. Keep children at a safe distance and supervise them closely.

· Safe Distance: Set off fireworks in a clear, open area away from buildings, trees, and other flammable materials. Maintain a safe distance from spectators.

· Water Supply: Keep a bucket of water or a garden hose nearby in case of emergencies. Douse used fireworks with water before disposing of them.

· Protective Gear: Wear safety glasses and gloves when handling fireworks to protect against sparks and debris.

· Follow Instructions: Read and follow all instructions on the fireworks packaging. Do not modify or combine fireworks.

· Dispose Properly: After the fireworks display, clean up all debris and dispose of it safely. Check the area for any remaining fireworks that could pose a hazard.

By following these tips, you can all ensure your lawn and garden remain healthy and your family stays safe during the warm month of July. Proper care and the right precautions can make your summer more enjoyable and stress-free. Have a happy 4th of July!

“It showcases our commitment to breaking barriers and setting new, higher standards. It brings unique perspectives, exceptional collaboration and a strong sense of community, which resonate well with our clients and set us apart in the market.”

It has also been a formula for success, with Louise and the team having been awarded a variety of accolades through the years. Among those is being in the top 1 percent of Coldwell Banker agents worldwide. A certi fied luxury home marketing specialist, she has also been featured on the television show,

Joining Louise on the team are Realtors Christine Carpenter, Kerry Connelly, Penny McKenzie, Lori Kramich and Debra Roberts, each with her own story.

Christine left the investment industry to stay home and raise her three children. Later when looking for a flex ible, local sales position, she got interested in real estate sales when buying her own home.

“I became intrigued by the challenges and rewards of finding the perfect home for someone,” she says.

Like other team members, Christine prioritizes giving back to the community, having been actively involved in the school system as president of PTOs and various educational trusts.

A resident of North Reading, Kerry is married and has two sons. She also owns property in Ft. Meyers, Florida, which she escapes to when she can. She also has a Florida real estate license.

When Kerry is not working with clients, she enjoys spending time with her large family and friends, reading, music, dancing and walking local trails. Prior to becoming a Realtor, she worked for 16 years as a Delta airlines flight attendant/supervisor.

Penny also places special emphasis on giving back to the community and has been a strong supporter of the schools that taught her children and now her grandchildren. Communicating with clients, especially senior citizens, has allowed her to develop loyalty and has given her repeat business and referrals for years now.

Having been active in Rotary International, she has worked through the years to help that organization meet its mission

Then there’s Lori, who Louise says, is “one of the sparks of the team.”

“She’s fun-loving, bubbly and dependable. Her infectious enthusiasm and cheerful demeanor light up any room,” Louise says. “She’s also a beach-loving, dog-obsessed gal who goes above and beyond with her dedication to her clients and her three sons.”

I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore.

But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we've featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions.

Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLS total sales volume from January 1, 2021-December 31, 2021, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year.

I'm hopeful that as we grow, I'm able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned.

What is the process for being featured in the magazine? Almost every feature you see has

been nominated by peers. You can nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don't know everyone's story.

None of the REALTORS in our magazine paid to be featured. They were either nominated by fellow Top 300 REALTORS, or industry colleagues in the community and featured FREE of charge.

I spent a lot of time getting to know the North Shore and Essex County REALTOR® community during my ramp-up period from April 2020 through January 2021. I was able to then catalog a lot of information on a lot of top-performing REALTORS®, many of whom were more than worthy of a presence in

our publication at a future date. In some of those instances, I selected the REALTORS® to be featured based on my conversations. At the end of the day, based on nomination information, or those who I've met on my own, I select who I think would best represent our publication each month.

What does it cost a REALTOR® or team to be featured?

The answer is simple... NOTHING. None of the REALTORS® in our magazine paid to be featured. They were either nominated by fellow top 300 REALTORS® or industry colleagues in the community and featured FREE of charge.
