Community Manager’s Report April 2021 Board Meeting

The meeting was called to order by POA President Brian Faller at 9:00 am. All stand for the Pledge of Allegiance. President Brian Faller, Mark Ossont, Rosemary Kucharski, Ron Triani, Bill Vaccaro, Bob Russo, Grace Zoccali and Sandra LaPorte were present. Jim Clark (PP) called in to the meeting via the spider phone system. Ralph Graf, Community Manager and Administrative Assistant Elisabeth Muller were also present.

The Bathhouse renovations as it relates to new siding, painting and a new window facing the lake is now a completed item. I ordered a sign for the building stating the use of the facility is for Tanglwood residents and guests.

There has been no action taken on the Shut Off Valve Pipe and the repairs at the dam spillway. Both items remain under review by the regulatory agencies.

Spending for Operations in March was $69,033. Large expenditures include $7,372 Lake Maintenance (2020); $3,955 Insurance; $3,444 Refuse/ Recycle; $1,756 Gasoline and $1,235 Legal fees. Reserve Spending: Loan payments of $1,126 Kubota, $464 Safety car, Chalet Mortgage $1,877, $980 Lake Dredging project. New Capital Spending: $4,150 Bathhouse renovation. I hope to be able to move forward with the proposed maintenance garage as soon as the new survey is completed. The supervisors in a prior meeting have agreed that the fix that has been recommended with respect to the new survey lines is acceptable.

I have not heard back from Tanglwood North regarding the TLCA Board’s proposal. I can expand on this matter. The deadline to pay the assessment is May 1, 2021 as per the TLCA Board of Directors. The Board needs to discuss the next step should Tanglwood North fail to pay their assessment. I met with an engineer from Kiley Associates, our paving contractor, the Chair of the Public Works Committee and our Maintenance Supervisor. We met on site at the Ruffed Grouse Road where the road has been sinking. The engineers will be preparing a proposal to address this problem that continues to be an issue. I have possible options that I will discuss with the Board.

I had a phone conference with Aqua and their engineers regarding the possibility of partnering with them in a Paving Program. We were able to reach an agreement in the past that resulted in cost savings to the community. I invited the Chair of the Public Works Committee to participate in the conference call. I can discuss the results of the Conference call.

I met with members of the Ad Hoc Marina Committee at the beach property. We discussed the placement of Canoe Storage Racks and improving the walkway access to [D] Dock. In addition, the committee discussed the possibility of installing Jet Ski Ports at the docks. This item is not funded in the 2021 Budget.

The Safety Committee is investigating the installation of cameras at the beach property. The Committee Chair and Safety Coordinator are reviewing options that will be presented to Budget and Finance Committee and the Board.

The maintenance staff is starting on their summer prep list in addressing the following areas:

Chalet, Tennis Courts, Nature Trail, Playground, Community Center, Beach Property, and Equipment. I spoke with TJ Edwards, our contractor for installing and removing the docks. TJ is trying to work us in for the docks to be installed prior to our established May 15, 2021 deadline. This year Brookfield Energy will be doing a five-foot drawdown on the lake.

We have started the Bulk Pick Up service for the season. I am following up on a recommendation from the Public Works Committee regarding bulk Items. The staff should only be picking up items that weigh no more than 50 lbs., no construction material will be included in a pick-up. The material must be out at curb the morning of the pick-up.
