EThere is a Lot of Love in There is a Lot in THE MOORE FAMILY THE FAMILY

aster is a highlight for Libbi and Patrick Moore. This year, Libbi will celebrate the 15th anniversary of her Easter Egg Hunt.

“Back then, before I had any children, I had young nieces and nephews, and we didn’t have any Easter traditions. So, I decided to start one,” said Libbi.

What began as a simple family tradition has grown into an Easter egg hunt of epic proportions. Fifteen years on, Libbi has amassed an expansive collection of Easter decorations and plastic eggs—so many plastic eggs. “We stu about 1,000 eggs. Some have candy, while others have money,” she said, emphasizing her desire to keep kids engaged, no matter their age. A detailed spreadsheet helps her stay organized. “We arrange all the egg hunts by age group,” she explained.

Planning begins about six weeks before Easter, a process Libbi has fine-tuned over the years. “The biggest job is putting the eggs out in the morning. We can’t do it the night

before because animals will get into them!” she said.

While Patrick and his father hide the eggs, Libbi prepares brunch and chills the champagne. “We go through about 15 bottles of champagne,” she noted. “We provide the main course and ask our guests to bring a side dish to share.”

When the couple relocated to Warrenton from Reston in 2017, following the birth of their eldest daughter, Libbi saw the Easter Egg Hunt as a great way to get to know her neighbors. “It helped bring the neighborhood together,” she said.

But Libbi and Patrick’s story started long before that. They met as students at Liberty High School and briefly dated when Libbi was a high school senior and Patrick was a freshman at Virginia Commonwealth University, studying fine arts.

Thirteen years later, Libbi reached out to invite Patrick to a party. He couldn’t attend but reciprocated by asking

her on a date. They began dating in October 2014, and in 2015, settled into life together in Reston. Libbi, who earned an undergraduate degree in history from Flagler College and a graduate degree in education and history from JMU, taught at Kettle Run High School, and then dual enrollment history through Northern Virginia Community College in Loudoun County. “I truly loved teaching, more than most people do.” she said. Meanwhile, Patrick applied his fine arts talent at an engineering firm.

They married on Friday the 13th in January 2017. “We wanted to get married at Top of the Town in Arlington, and that was the only date available,” Libbi laughed.

Everything changed in 2015 with the birth of their daughter. “When Laila was five months old, I made the di icult decision to resign from my teaching position, and we moved back to Warrenton, where we had both grown up. We knew we wanted to be

© Best Version Media

closer to our support system, and my father was entering the mid-stages of dementia, so I wanted to be closer to him, too,” Libbi said.

Although they missed Reston’s walkability, their new home near the Warrenton Greenway and Old Town gave them access to plenty of familyfriendly activities.

Libbi and Laila were happy to attend weekly children's music time at Deja Brew Cafe, story time at the Warrenton Public Library, and a local mom's group with lots of play dates.

“Looking for things to do with children in other towns, like the one where my father lived, made me realize how much Warrenton o ers young families,” she said.

Over the next seven years, the Moores welcomed two more daughters, Evelyn, now five, and Allie, now two. As a playful nod to their last name, each daughter was given the middle name Mia. When said together, "Mia Moore" sounds like mi amor in Spanish, which translates to my love.

As their family grew, their small house felt even smaller. “We had the chance to move to Broad Run into a house with an extra bedroom and a large yard,” said Libbi. They took the leap and moved in 2023.

When they aren’t spending time at

home with their daughters or hiking on one of the area’s many trails, Patrick and Libbi stay busy with their careers.

In addition to his engineering job, Patrick is part owner of his parents’ bowling alley, Galaxy Strikes, where he puts his artistic skills to work. “Patrick has created all the graphics for the bowling alley and the website. If there’s a graphic, he’s made it,” Libbi said.

Meanwhile, Libbi launched Neatly Ever After in 2022, a business that helps people organize spaces in their homes and, indirectly, bring order to their lives.

When they need a helping hand, Libbi and Patrick turn to their nanny, Denise, who Libbi and Laila met

in 2017 playing children's music at Deja Brew, and their mothers. Libbi’s mother, Sylvia, and Patrick’s mother, Patti, are always ready to assist with one or all three Moore girls. “It’s a win-win arrangement for everyone,” said Libbi. “The girls get time with their grandmothers, and the grandmothers get to soak up their laughter. They simply wouldn't be who they are without their grandparents!”

Sylvia beams when she talks about her daughter’s family. “Libbi and Patrick are happy for the girls to have sleepovers and know they will go home exhausted and happy! They’re so much fun and have such kind hearts. They are my treasures.”

Patti feels the same. “I love being part of the village to help raise my granddaughters,” she said, and adds, “That's a grandmother’s privilege, right?”

With her own organizational tendencies, Patti set up a schedule to spend time with her son’s family. “When Laila was a baby, I dedicated every Tuesday night to spend with Patrick, Libbi, and Laila. “Sometimes they had a date night, and I babysat, and sometimes we just all hung at the house,” she said.

The schedule has changed a little with three granddaughters, “Now I spend Wednesdays with Allie until Evelyn gets home from her half day of preschool, and Laila gets home around 4. Then, I get to play with them through the evening."

“I hope and pray that I am around for many more years to watch them grow into strong beautiful young women. They have the best role model, their mom!” No doubt the Moores feel the same.

Having a strong support system has proven invaluable—especially when Patrick was unexpectedly wheeled into surgery for an emergency appendectomy just days before this issue’s deadline. With their village of loved ones by their side, the Moores continue to navigate life with laughter, love, and, of course, thousands of Easter eggs.

Selling Your Home Above Asking Price:

An Expert’s Perspective

When it comes to selling your home, achieving a price above asking isn’t just a stroke of luck—it’s the result of strategic planning, preparation, and execution. Sellers can maximize their property’s value by using techniques that attract motivated buyers and spark competitive o ers.

Selling Above Asking Price Is Possible

The real estate market is shaped by supply and demand, but market conditions alone don’t guarantee a higher sale price. The secret lies in how you prepare, market, and negotiate. By setting the right price, showcasing your home’s best features, and creating a sense of urgency among buyers, you can transform interest into bidding wars.

1. Price Strategically: The Foundation of Success

Setting the right price is the cornerstone of selling above asking. Overpricing can deter buyers, while underpricing strategically can create a buzz. Conduct a Comparative Market Analysis (CMA) with an experienced Realtor.

• Price Competitively:

A slightly lower asking price can attract more buyers and encourage bidding wars.

• Understand Local Trends: Know your neighborhood’s demand patterns and time on the market.

EXPERT INSIGHT: “Pricing too high can leave your home sitting on the market, while pricing just below market value often leads to multiple o ers that drive up the final sale price.”

2. Stage Your Home to

Create Emotional Connections

A well-staged home allows buyers to envision themselves living in the space. Emotional appeal often translates into higher o ers.

• Declutter and Depersonalize: Remove personal items to create a neutral canvas.

• Highlight Key Features: Showcase unique aspects such as natural light or upgraded kitchens.

• Maximize Curb Appeal: First impressions matter—ensure your exterior is clean, inviting, and well-maintained.

Pro Tip: Professional staging can increase perceived value and help your home stand out in online listings and showings.

3. Invest in High-Impact Upgrades

Small upgrades often yield significant returns. Focus on areas that matter most to buyers:

• Kitchens and Bathrooms: Modern fixtures or fresh paint can make these spaces shine.

• Energy E iciency: Features like energy-e icient windows or appliances appeal to environmentally conscious buyers.

• Lighting: Bright spaces feel more welcoming and spacious.

EXPERT ADVICE: “Avoid over-renovating—focus on coste ective improvements with high ROI.”

4. Marketing

Your marketing strategy is critical for reaching the right audience and generating interest:

• Professional Photography: High-quality images highlight your home’s best features.

• Virtual Tours: Immersive experiences allow remote buyers to explore your property.

• Social Media Campaigns: Platforms like Instagram and Facebook amplify visibility.

Common Uses for

The most common and popular mints for growing are peppermint, native spearmint, and Scotch spearmint. Mint is one of our more common culinary herbs and there are dozens of traditional medicinal uses for it. There are many other uses for herbs or leaves in the mint family besides just beautifying your gardens and use in cooking. Try some of these other great uses for this common household plant:

BREATH FRESHENER

Chew on a few mint leaves for extra fresh breath! Peppermint and sage, along with their extracts, have also been used for centuries as a mouthwash.

BUG REPELLENT

When the ants come marching into the kitchen during the summer months, try placing a few stems of crushed mint

or peppermint essential oil at suspected entry points. You can also try to keep your pets flea-free by stu ing a small pillow with fresh spearmint and placing it near your pet’s bed.

FRESH SCENT

Keep your home smelling fresh by adding a few drops of spearmint or peppermint essential oil to your favorite cleaner, or just take a cotton ball with a few drops of mint and set it in a car or closet you want to keep fresh.

HAIR RINSE

Add one part strong mint tea to one part cider vinegar for a conditioning rinse you can either leave in or rinse out. The vinegar smell will go away after it dries. This treatment can be very invigorating for your hair follicles.

TEA

Why buy your mint tea when you can make it yourself!? Be sure to steep your fresh mint leaves in boiling water for about five minutes and then serve the way you prefer. This can be a great digestive aid after dinner.

DRINKS

Once you make your mint tea, you can freeze a few trays of the tea as ice cubes for cooling summer drinks. Or add mint leaves to mojitos,
