THE WRITING IS ON THE WALL The question: is change coming? The answer: comes from Kurt Wannebo of Wannebo Real Estate Group.

Neighborhoodist: Is the real estate market shifting? Kurt Wannebo: In short, yes. We are seeing some changes to the market in different areas of San Diego County. What specific changes are you seeing? First, we are starting to see inventory start to inch up a tad, and properties starting to stay on the market a little longer than before. It’s important to understand that our inventory is at historic lows in contrast to the past decade, and that this is the traditional listing season. However, the fact that it now is starting to increase a tad for the first time in several months is significant itself. For instance, in Carmel Valley for the past several months, there were only 15-20 homes for buyers to choose from at any given time. Now, there are 40, sometimes 50, at all different price-points. Next, we are seeing some buyers take some more time to decide on a property before moving forward. In some areas and with some properties, there aren’t 20-plus offers in the first 24-48 hours always, but there still can be as many showings which result in 2-5 offers. Or for offers to come in a matter of 3-4 days instead of the first 24 hours. I am seeing marketing time increase for listings as well in some areas, where they are growing from 2-7 days to 14-21 days. Why is this happening? A lot of reasons. First, obviously, interest rates continue to climb and historically always take buyers some time to adjust to. We are still in very low-interest-rate territory and well below what I have seen in my career over the past 18 years, but it takes time for buyers to adjust. Next, world and geopolitical events cause uncertainty in the market for buyers. When

major things (Covid, for example) happen, buyers can pause to assess the situation and see where things may go. We have inflation, and also a slowdown in the migration to San Diego from other parts of California, which are also lending to our market shifting a bit from where it was last year. Last is just buyer fatigue. Many buyers, especially local buyers, have simply become exhausted writing offers, not getting them accepted, seeing interest rates climbing and ultimately homes they desired get priced out of their reach. What’s going to happen next? While I cannot predict the market years out, if all the factors mentioned above persist, we should see the inventory climb a bit, giving buyers more choices than they had before, with less competition than before. Buyers might also start exploring different types of loan programs such as ARMs (adjustable-rate mortgages) and reengage in the market. For sellers, that means they may not all sell in a matter of days, or at a price that is 10-15% higher than their neighbor sold for last week. In essence, we might slide into a more normalized and healthy market and one that can sustain. Current data does not indicate that prices will start to come down. The market’s meteoric pricing growth, however, could see a “slow-down.” Also, we are not heading towards a crash. Our current market is not built in a manner that caused our previous real estate crash. In the end, it is still a very good market for sellers, especially in Carmel Valley and 92130, where schools tend to be the engine that powers the market here, but that crazy unprecedented market of 2021 might start to slowly be appearing in our rear-view mirror.
