esale transaction volume continued to contract further in the first two weeks of November. Despite the low volume, over the week of Nov 8 to 15, there were several condo deals in the prime districts in the $3.7 million-to-$5.4 million range. There has been selective buying of spacious units in some condos, both in the resale market and at existing launches. The biggest condo deal, based on caveats lodged with URA Realis over the week of Nov 8 to 15, was the sale of a 4,930 sq ft penthouse at Corals at Keppel Bay for $12.2 million ($2,475 psf). The penthouse features a private lift lobby, five bedrooms, a Jacuzzi and a private open roof terrace, which overlooks the open sea. Corals at Keppel Bay, a 99-year leasehold condo, is designed by world-renowned architect, Daniel Libeskind, who also designed the 1,129- unit Reflections at Keppel Bay, also by Kep-

pel Land. As at end-October, 164 units of the 200 released (82%) had been sold in the 366-unit luxury condo at a median price of $2,132 psf. The project is expected to be completed in 2018. In the prime Orchard Boulevard neighbourhood, the most anticipated project is Malaysian developer YTL Land’s upcoming redevelopment of Westwood Apartments into a 78-unit ultra-luxury freehold condo called 3 Orchard by the Park. Designed by Antonio Citterio, designer for Bulgari Hotels in Bali, London and Milan, the project is expected to be launched next year. Across the road from the new luxury condo by YTL is Orchard Bel Air, a 71-unit condo tower developed by UOL Group and completed in 1984. The 99-year leasehold condo features exclusively large four-bedroom apartments of 3,229 sq ft and penthouses of 6,512 sq ft. Very few units in Orchard Bel Air come up for sale, as most of the owners are residents there. There have been only three transactions this year, according to URA Realis data. The most recent transaction was that of a 3,229 sq ft four-bedroom unit on the 14th floor of the 28-storey block that was sold for $4.26 million ($1,319 psf). The deal was brokered by Raj Bhandari, senior group director of Real Centre Properties. The buyer is believed to be a Singaporean. The unit last changed hands in September 2003, for $1.5 million ($465 psf). The new owner of the unit is looking to rent it out for $12,000 to $13,000 a month, says Bhandari. If achieved, the owner will enjoy a gross rental yieldof 3.4% to 3.7% a year. The four-bedroom units at Orchard Bel Air are sought after by owner-occupiers, especially those with families, owing to its prime location, good layout, spacious living, dining and family room, as well as bedrooms, all of which come with an en suite bathroom, he adds. “There are hardly any prime Orchard Road condos of such sizes with asking prices below $5 million.” The older freehold condos built in the 1980s that feature large four-bedroom apartments of more than 3,000 sq ft are priced above $6 million. For instance, at Regency Park, located on Nathan Road, off Grange Road, a 3,649 sq ft four-bedroom unit was sold in September for $6.9 million ($1,891 psf). Completed in 1987, the 292-unit freehold condo also contains only three- and four-bedroom apartments, with three-bedroom units starting from 2,228 sq ft and four-bedroom units from 3,455 sq ft. Located just off Orchard Boulevard on Cuscaden Walk is the freehold 202-unit Four Seasons Park, developed by Hotel Properties Ltd (HPL) and completed in 1994. The luxury condo features only four-bedroom units with sizes of 2,345 to 2,874 sq ft and penthouses of 6,157 sq ft. The project is located across the road from HPL’s Four Seasons Hotel. Most recently, a 2,345 sq ft, fourbedroom unit was sold for $5.3 million ($2,345 psf) in October. On Cairnhill Circle, a unit at SC Global Developments’ Hilltops was sold for $4.1 million (3,228psf). It was a spacious 1,270 sq ft, two-bedroom apartment on the 12th floor. The 241-unit freehold luxury condo was completed two years ago and has a mix of two- to five-bedroom units as well as penthouses. Meanwhile, at Mon Jervois, a new high-end condo on Jervois Road, a 3,003 sq ft four-bedroom penthouse was sold for $5 million ($1,665 psf). Launched in April this year, the 99-year leasehold condo is jointly developed by United Industrial Corp and Singapore Land. It contains a mix of one- to four-bedroom units,

and penthouses. As at end-October, 28 of 32 units released had been sold. At the recently completed Marina Bay Suites, a 1,615 sq ft, three-bedroom unit on the 21st storey of the 66-storey tower changed hands in a sub-sale for $3.7 million ($2,292 psf), according to a caveat lodged with URA Realis on Nov 12. The unit was purchased when the project was launched in December 2009 for $3.13 million ($1,939 psf). Earlier in November, a 1,593 sq ft three-bedroom unit adjacent to it was sold for $3.5 million ($2,197 psf). That unit was purchased for $3.47 million ($2,180 psf) also in 2009. Shirley Ong, vice-president of Centaline Property Agency Singapore, says the recent prices achieved in the secondary market do not reflect the quality of the product. Between July and August, Ong sold two four-bedroom units measuring 2,680 sq ft, on the 14th and 48th storeys of Marina Bay Suites, for $2,758 psf and $3,151 psf respectively. She is also marketing a threebedroom and a four-bedroom unit with asking prices of $2,244 psf and $2,552 psf respectively. Some sellers on the high-floor units with great views have

price tags in excess of $2,900 psf, says Ong. Being the latest project to be completed in Marina Bay, and the only one to have exclusively three- and four-bedroom apartments, it has received an increasing number of inquiries since completion, she adds. The 221-unit Marina Bay Suites is part of the latest phase of the Marina Bay Financial Centre mixed-use development to be completed. The project is jointly developed by Cheung Kong (Holdings), Hongkong Land and Keppel Land. So far, 199 (close to 90%) of the units at Marina Bay have been sold, according to a spokesperson for Raffles Quay Asset Management. At Singapore’s most famous waterfront residential enclave, Sentosa Cove, a 2,820 sq ft unit at The Coast was sold for $5.39 million ($1,911 psf). The seller had purchased the unit brandnew for $4.76 million ($1,686 psf) in November 2006. The fourbedroom corner unit has uninterrupted views of the sea and private lift access, and all bedrooms have an en-suite bathroom. Several owners have been looking to sell their units at 249unit The Coast, says Bhandari, who is in discussion with a few. “They are letting their units go because they want to divest out E of Sentosa Cove,” he says.
