By Daniel SAHYOUN VOLUNTEERS across the nation were recognised last week as part of National Volunteers Week. The theme of Give Happy, Live Happy was celebrated acknowledging that volunteers live happier and healthier lives. Local volunteer Mr Kevin Carter has given more than 30 years volunteer service to the Bulahdelah community. Mr Carter said volunteering is a very rewarding experience. “Volunteers do a great thing, especially in small rural communities where they make things happen,” Mr Carter said. “You get a lot out of it personally mixing socially with other volunteers and working together for a common purpose,” Mr Carter told News Of The Area.

Speaking to the media last week, Mr Handford said that we’ve got to take up the challenge that’s been given.

GREAT Lakes Council has gone, officially replaced with the new Mid Coast Council as a result of the amalgamation of Great Lakes, Taree and Gloucester Councils. The announcement was made last Thursday by Minister for Local Government Paul Toole, with Mid Coast being one of 19 newly created Councils across the state.

DREDGE: On the waterway.

By Dave BRAZIER

LOCAL knowledge is often used and respected more widely in so many ways these days. From the simple theory of watching local fisherman going on their daily jaunt to their favourite fishing spot, or even picking a lucky table for Bingo at the Country Club. But when it came to believing the tested theory of local oyster farmers and the expected effects dredging of the Myall River would have, the ‘experts’ involved weren’t quite convinced that dredging the river would improve the volume and rate of tidal flow. Well, the oyster farmers we’re right all along. Speaking with News Of The Area, Gordon Grainger from the Myall River Action Group said, “Some people may recall the various meetings that took place and

contains considerable data in determining an understanding of the changes in tidal hydraulics and mixing processes at the entrance to the Myall River resulting from channel dredging in 2015. An extract from the ‘Executive Summary of interest’ include results that post dredging, “gaugings show clearly that a larger volume of water is coming in and out the Short Cut Channel on the flood and ebb tides since the dredging took place. This is a direct result of the increase in channel depth and width in the Short Cut Channel. The volume of tidal water in the Short Cut Channel is approximately 3.9 times greater on the flood tide and approximately 5.2 times greater on the ebb tide post dredging.” Gordon Grainger summed the report up by saying, “Moral of this story, don’t discount local knowledge.”

FEDERAL Member for Lyne Dr David Gillespie has continued his regular visits to the area, meeting with business owners and community groups in Bulahdelah last week. With a strong turnout from locals and visitors, community members took the opportunity to discuss Federal issues with the National Party MP. Many varied topics were raised by the community including Coal Seam Gas, superannuation, the Federal Budget and energy reduction. “We are on target to reduce our power emissions by 28 per cent,” Dr Gillespie said. “This is becoming more possible as renewable energy costs are reducing.” Dr Gillespie also responded to questions about services in the local area. “We are doing the television tower in the Bulahdelah area at the moment,” Dr Gillespie said. “We are also focusing on nationwide programs such as better roads and improved internet access.”

Other topics raised with the Federal Member included the submarine program, Manus Island and South China Sea, foreign property investment and capital equipment for small businesses. “Small business employs far more people in regional areas than

big businesses,” Dr Gillespie said. The evening was hosted by Bulahdelah Chamber of Commerce and Tourism. Business representatives and community members present said they appreciated the open and honest discussion relating to the issues raised.

While visiting Bulahdelah, Dr Gillespie also took the opportunity to meet with a number of small business owners before enjoying dinner at the Plough Inn Hotel. Dr Gillespie said he plans to continue his regular visits to the area.

“Great Lakes [Council LGA] doesn’t exist anymore, we’re Mid Coast so we’re now working for every resident and ratepayer of Mid Coast Council,” Mr Handford said. Taree’s Ron Posselt and Gloucester’s Danny Green have been appointed as Deputy General Managers of the new council. The interim administration will remain in place until elections for newly formed Councils occur on 9 September 2017 when eleven Councillors will be elected to Mid Coast Council. Great Lakes Councillors found

out last Thursday they were out of a job. Former Deputy Mayor Len Roberts said whilst Councillors were informed at the same time as the public, it was perhaps the best way of doing it. “We were not ‘sacked’ as such, but have no position because the old Council ceased to exist,” Mr Roberts said. “The Minister has always said there will be a role for some Councillors in the new council and I suspect that former Great Lakes Councillors will have a very important part to play.” The news of the amalgamation has brought mixed reactions.

Glenn Handford said we need to look towards moving forward. “Our task now is to ensure the three former councils are merged as seamlessly as possible with as little disruption in terms of services to the community,” Mr Handford said. “What we’d like to do is bring the best elements of all three councils together.” Gloucester’s Danny Green is reported as saying he is disappointed that his council won’t be standing alone, but is “grateful that the community didn’t have to amalgamate with Dungog.” Local Government Minister

Paul Toole said it will be “business as usual for residents in new council areas with services operating as normal.” The new council will receive up to $10 million to meet the costs of merging and up to an additional $15 million for infrastructure. Mr Roberts said he was pleased that John Turner and Glenn Handford will be in charge. “I strongly believe this is the best outcome for ensuring the new council succeeds and ratepayers are looked after,” he said. “I congratulate them both on their well-deserved appointments.”

The Queensland Supreme Court recently considered a dispute about the meaning of an exclusion clause in an insurance contract. w Buying & Selling Properties The facts were relatively simple, Cruise Oz sold caravans and w Wills & Estate Planning w Powers of Attorney & Guardianship had displayed 15 vans at a trade show. that the policy was drafted so that defined terms were displayed in www.mullanelindsay.com.au bold type face. However in the

particular exclusion clause the words “your premises” was not in bold type. The Court concluded that the use of the expression in the exclusion clause was therefore not a defined term and that it should apply the ‘everyday’ meaning of “your premises” – which meant Cruise Oz suffered damage away from its premises and was entitled to insurance cover. Although the circumstances giving rise to the case are somewhat unusual, it shows that great care needs to be taken in drafting insurance (and indeed other contractual) documents; and also that the apparent meaning of documents or phrases is not always the “true” meaning, on a close analysis: Cruise Oz Pty Ltd v AAI Limited. Runner is speaking

Shocked by the result JULIE Lyford, Greens candidate for the seat of Lyne, has slammed the announcement that Gloucester, Taree and Great Lakes Councils have been forcibly merged from today against the clear wishes of their communities and their residents. Ms Lyford said, “The State Liberal/National Government’s announcement shows that it has a callous disregard for democracy and due process in forcing this amalgamation and it demonstrates that it has no idea of the strength of local feelings on this issue.”

q SPEAKS OUT: Julie Lyford, Greens candidate for the seat of Lyne.

“In making this decision the Government has been prepared to ignore the fact that local Councils are more than businesses,” said Ms Lyford. The State Liberal/National Government made a solemn promise that there would be no forced mergers. Ms Lyford said the fact that the process was undemocratic is reinforced by the unbelievable decision that, until September 2017, each of the Councils will be run by administrators, hand-picked by the Government. Ms Lyford said, “From my 17 years experience in Local Government, I am truly shocked. The appointment of a former National Party Deputy Leader as Council Administrator shows that the whole exercise is a National/ Liberal Party ploy to destroy participatory democracy in this region.” “The government is now so blatant in its disregard for true, transparent process across the board it actually sees no issue with a ‘job for the boys’ appointment in what should be the peoples’ process.”

CAUTION: The new solar-powered ‘Koala’s Slow Down’ sign.

Koala sign hopes to slow By Ian MORPHETT

MANY people will have already seen the new solar-powered, speed activated sign erected last week at the foot of the Singing Bridge. The sign lights up with a koala image and the words “SLOW DOWN” when a vehicle approaches exceeding the 50 KPH speed limit. The Myall Koala and Environment Group has been negotiating with Great Lakes Council for 18 months to get this sign

installed following four koala deaths from vehicle hits along the stretch of Kingfisher Avenue between the bridge and Ibis Avenue. The Koala Group is contributing $5,000 towards the cost of the sign. An analysis of vehicle speeds on Kingfisher Avenue in February and March 2015 found that the average speed at the foot of the bridge was 64.8 KPH! Many vehicles must be travelling much faster

than this. The new sign has the ability to collect statistics on vehicle speeds which will enable Council to monitor the ongoing benefit of the SLOW DOWN sign. The Koala Group pleads with drivers to slow down. The time saved by speeding the 500m between the bridge and Ibis Avenue, a frequent koala crossing area, would be less than a minute but the risk to our koalas is unacceptable.

Questions over model

THE Baird Government must confirm whether any taxpayer money was provided to vocational education provider Careers Australia following an ongoing investigation into the provider’s business model. An investigation by the Australian Competition and Consumer Commission (ACCC) shed a light on a business model that targeted some of the most vulnerable and impoverished members of the community putting enrolled students into significant debt.

MidCoast Council

On 12 May 2016 the NSW Government issued a proclamation merging Gloucester, Greater Taree City and Great Lakes Councils to form a new local government organisation called “MidCoast Council”. The three councils were dismissed and an administrator, Mr John Turner has been appointed to oversee the new Council’s formation until council elections are held in September 2017. The interim General Manager of MidCoast Council is Mr Glenn Handford, and Deputy General Managers are Mr Ron Posselt and Mr Danny Green.

We are committed to excellence Merging three large service organisations is a challenge, but we enjoy challenges! AWARD WINNERS: Tim Smith, Madison Shannon, Kyle Shultz and Bailey Shultz recognised for their outstanding dramatic performances.

Drama students recognised in region By Daniel SAHYOUN

MYALL Coast rising stars have shone brightly at this year’s Taree and District Eisteddfod, bringing home a huge haul of awards and trophies. Dozens of Bulahdelah

Central School students from Years 4 to 12 recently joined thousands of performers from throughout the region competing in the Speech and Drama Section of the Eisteddfod. The talented students

took to the stage at Manning Entertainment Centre demonstrating outstanding skills in public speaking, monologues, short plays, unscripted drama and duologues. In addition to wins in

many individual sections, the school also received four major awards. Bailey Shultz was named best male performer in a group presentation and Tim Smith won the Manning Valley Businessman’s Association

Award for an outstanding performance by a male competitor. Tim said Drama is one of his favourite subjects at school and performing in the eisteddfod was an excellent learning experience.

“I went in five separate sections in the competition which all required different skills,” Tim said. “It was a good opportunity to improve my dramatic techniques and confidence by performing on a professional stage.” Senior students Madison Shannon and Kyle Shultz won the MidCoast Water Encouragement Awards. Madison said she enjoyed the performances but was very surprised to find out she had won the award. “I didn’t expect to win, but I’m very excited that others think that I am capable of achieving the high standard needed for this award,” Madison said. “The experience has taught me to be confident in front of a large crowd and the importance of teamwork.” Other standout performances came from the Year 10 and 12 Drama classes and Year 11 student Stevie-Lee Smith for her part in a humorous play about a politician on his bike. Organising teacher Mrs Vanessa Shultz said she was very pleased with the teamwork and performances of the students. “Our drama students are very talented and committed,” Mrs Shultz said. “They showcased their innovation, creativity, humour and flexibility.” Now in its 49th year, the Taree and District Eisteddfod is one of the largest in Australia with the whole event planned and run by volunteers.

Snapshot results of the Dr Ian Tiley merger report

THE report prepared by Local Governments Delegate Dr Ian Tiley relating to the merger of Great Lakes, Taree and Gloucester Councils was released last week. It details Dr Tiley’s recommendations which were considered by the Minister for Local Government. The report shows 486 written submissions were received in relation to the merger with more than 77 per cent coming from residents in the Great Lakes Council area. Of these, 21.5 per cent were from the Tea Gardens/Hawks Nest area

with 3.5 per cent from Bulahdelah residents. The report states the “three councils preferred to stand alone and the submissions and presentations were almost all opposed to the merger proposal.” “Financial issues, community of interest, attitudes and service delivery comprised the most prevalent factors included in submissions and inquiry presentations.” In relation to financial factors, it was acknowledged that a merger would present some challenges,

but concluded a merging of the councils would “provide greater scale and capacity” which would “provide a better long term solution for the communities.” It was also noted that most submissions from residents of Great Lakes expressed a uniform view that their council had improved its financial sustainability, organisational culture and service delivery. “This sentiment was widely expressed including from locations such as Tea Gardens, Hawks Nest, Bulahdelah and Stroud.”

Dr Tiley recognised the “perceived sound position of GLC compared to the other merger partners,” but stated this only represented the view of a “comparatively small number of constituents given the vast majority did not engage in the examination process.” Concerns relating to the potential loss of local identity were raised in submissions, however Dr Tiley noted “the role of local government has greatly changed and the individual ‘pockets of power’ are not economically sustainable.”

Please support the advertisers within the Myall Coast News Of The Area as they are bringing you your local news each week.

Dr Tiley’s final recommendation was, “that the Greater Taree City Council, Great Lakes Council and Gloucester Shire Council merger proceed.” Minster for Local Government Paul Toole said many people took the opportunity to have their say during the consultation process, by speaking at inquiries or making written submissions. “The NSW Government has listened to community concerns and created new wards that reflect the identity of existing communities,” Mr Toole said.

Open Day and smoke alarm reminders

By Dave BRAZIER

WITH the onset of cooler weather if you already haven’t reached out for a cardigan or jacket by now you’d be getting very close to doing so. Following that, a few people will also be thinking of sparking up the combustion fire place or gas heater to help get them through the bitterness that winter delivers.

Before any of that happens, probably the best thing to do this time of year is replace your smoke alarm batteries, or at least look at replacing older systems with what is now currently available. To assist the community and any concerns, NSW Fire and Rescue members from Tea Gardens Station are encouraging the community to visit the Station on Saturday 21 May as part of

their annual Open Day. Tea Gardens Station will be open from 10am to 2pm and families are encouraged to come along and meet their local firefighters and learn more about fire prevention. Speaking with News Of The Area, Station captain James Wisemantel said, “With winter approaching, the open day is a timely opportunity to talk to the

experts about home fire safety.” “Winter is the worst time of the year for home fires, with 60 percent of all house fires occurring in the cooler months from May to September,” he said. The open day will feature a range of activities including fire fighting demonstrations, station tours and fire safety presentations. Advice will also be available on installing smoke alarms, changing

smoke alarm batteries and lots more. Children are more than welcome and can inspect the fire engines and equipment up close, which always proves a big hit with the younger members of the community. Tea Gardens Fire Station is located next to the swimming pool in Marine Drive, Tea Gardens.

With the continued surge in mobile usage and online customer engagement, it’s not surprising that this year’s theme is ‘Privacy in your hands’. Privacy Awareness Week is held as an annual initiative of the Asia-Pacific Privacy Authorities and promotes

awareness of privacy issues and the importance for members of the public to protect their own personal information. CEO Neville Parsons reflecting on Privacy Awareness Week said, “We know and appreciate that customers value their privacy and we ensure our member’s privacy is intrinsic in our Holiday Coast values and behaviours every day.”

"We recommend that our members be vigilant in maintaining a good understanding of their rights and responsibilities for the safe handling of their personal information,” he said. “This can be achieved by making smart privacy choices, understanding your rights, and also the consequences of the choices you make to share personal information,” Mr Parsons said.

they plan to increase that by $85 billion over the next four years. Yes that is $465,000,000,000. And that’s based on ‘Treasury Modelling’ aptly described in commentary as “heroic assumptions”, or more accurately “guesstimates. These are likely to be more unreliable than finding this year’s Melbourne Cup winner in a Tarot Card Reading Session. Buckle up for the rough ride up the mountain of debt. Telling blows have With Bob MACKLINSHAW been landed on both SO, Scott Morrison tabled the leaders, not by their opposition, but budget and tags it as an ‘Economic by their own recalcitrant members. OPINION TASTE

is an “own goal” for the opposition. Phew! I thought the prospect of two allegedly seasoned political toe cutters going toe to toe for a marathon stoush, just might have some appeal. But I never contemplated that the most damaging blows in week one would be landed by their own teams. In critiquing the budget, there are more holes in it than on Hawks Nest Golf Course. Submarines, we’re going to spend $50 billion constructing diesel fueled vessels, when most of the major powers are opting for nuclear powered vessels and we could have purchased off the shelf models for $30 billion. They certainly won’t be singing “we all live in a yellow submarine”, because these are more likely to be gold plated and probably redundant

at time of delivery in 2030. Anyway, why would anyone want to go to war with us, when we can be bought at a fraction of the cost. The ‘Fast Train’ thought bubble. You won’t get one for the $10.6 billion planned, it will cost tens of billions to get the first train running and then the maintenance and operational costs are likely to be so prohibitive that it will be commercially unviable. Where is the cost benefit analysis? The Libs were highly critical of Labor’s initiatives in the global financial crisis for their failures in this area. Frankly, when you are up to your eyeballs in debt, this is akin to a buying the wheels for Lamborghini on your credit card, to keep up with the Joneses’ and going on a bread and water diet to help pay for it, then finding you can’t afford the vehicle, its’ maintenance and running costs;

when the old Ford in the garage will do the job. I am not a durrie puffer but I am in the smoker’s corner with this unfair taxing attack. We need comprehensive and fairer reform of the taxation system, in order to share the burden of debt reduction. There’s much more that could be said, but week one of the campaign, you could be forgiven for thinking that fictionally that The Silver Spoon Boy spent most of it locked in a dunny belting out “Ooh yes I am the great pretender”, but the Blue Collar Lad was hopping from bar to bar like a roo on steroids spruiking “Ooh yes I am the great contender”, but both singing the chorus as a duo “we’ll spend so much, you’ll think we’re out of touch”. Now who said this campaign would be dreary stuff?

Bluegrass Festival received high praise and accolade weekend has been all praise. Ms Wedd said, “Thank you to our volunteers who came from far and wide, a big thank you to Tea Gardens, Raymond Terrace and Karuah volunteers.”

Workmates on slow down Forster taking on Taree in a different, but safe kind of way

WORKMATES across Great Lakes are being urged to ‘take the pledge’ during a morning tea break this month as part of the Don’t Rush: Home Town Slow Down challenge. “Last year Greater Taree residents just pipped us to take out the first ever challenge, so this year we are bringing out our big guns - and asking workplaces across the Great Lakes to encourage employees to visit Council’s website and take the pledge to be a safe road user,” said Council’s Road Safety Officer, Chris Dimarco. “We hope your business will add a comment to our Home Town Slow Down facebook post letting us know how many pledges you have taken,” said Chris Dimarco. As part of the challenge, both towns are highlighting a ‘problem’ area for speeding in an effort to get motorists to slow down. To win the Challenge, we have to observe the 50kph speed limit on Kularoo Drive, Forster throughout the month

of May. Taree drivers are being monitored on Muldoon Street, Taree. The town with the lowest number of speeding drivers and most pledges taken will be announced the winner. Council staff and Councillors recently took a morning tea break to take the pledge and added over 100 to the pledge tally total! Not only that, $220 was raised by staff donations for the Westpac Rescue Helicopter. The Rescue Helicopter attends the Hunter and North Coast regions for emergencies including road trauma incidents. “We are hoping your workplace can also help out and enjoy a quick morning tea cuppa together,” said Chris Dimarco. If you don’t have a workplace - there are plenty of other options. Are you part of a social or sporting group that could encourage everyone to take up the pledge at your next meeting?

q ‘TRIVIAHOLICS’: Peter Dodge, Ros Dodge, Sue Lawson, Kathy Hammond, Heidi Davidson; Carey Mason, Karen Neeves and Warren Neeves.

Trivia night has hit it’s tenth year LAST week, the Rotary Club of Myall Coast hosted their annual Trivia Challenge at the Tea Gardens Country Club. Over 100 trivia enthusiasts competed for the generous prizes on offer at the 10th anniversary of this popular event. A handsome perpetual trophy was also presented to the winners on the night. Held as a Community function, the evening is put on each year as a non-profit,

thankyou occasion to show the Club’s appreciation for the incredible support given by the Community during the previous year. Each of the twelve teams showed a great competitive spirit as they tackled the challenging questions. At the finish, one of the regular teams to compete, “The Triviaholics” (pictured), took the championship title for the third time in ten years. The evening included a

Chinese banquet dinner with Rotary Club members acting as markers, scorers and runners. There was also a raffle with nearly $500 worth of prizes. The event is sold out each year very soon after the date has been announced. Organisers would like to thank all the sponsors including Mumms on the Myall, Benchmark on Booner, BigW Raymond Terrace, The

Ice Cream Shack and The Myall Quays Bakehouse Cafe. Without the generous support shown by the Community, the Club would not be able to donate up to $20,000 each year back into local organisations. On 30 June, the Club moves into a new year with a new President and his team working towards another year of support for worthy recipients in our fabulous Myall Coast.

Administrator for Super Council AS reported on page 1 of the News Of The Area this week, John Turner has been appointed the Administrator of Mid Coast Council, which is a merger of the former Great Lakes Council, Greater Taree City Council and Gloucester Shire Council. To give the News Of The Area audience an insite into Mr Turner and his credentials, we have the following information. Mr Turner was appointed as the Administrator of the Council by a proclamation of the Governor of NSW on 12 May 2016. Mr Turner was a solicitor with practices

John Turner says he is familiar with the Mid Coast region

in the Hunter Valley and Port Stephens area and entered the NSW Parliament in 1988 as the Member for Myall Lakes, representing the area for which he has been appointed the Administrator. "I have had 23 years representing the Mid Coast area in the NSW Parliament," said Mr Turner. "However, I have also had significant involvement in local government. In 1980 I was elected to the Greater Cessnock City Council where I served for seven years, including a period as deputy

Backyard Bush Care By Adrienne INGRAM

A WEED, Wine and Dine evening to launch the Backyard Bushcare Program proved to be extremely popular when 50 people turned up at Hawks Nest Community Centre on Saturday 30 April. Property owners and residents who took part in the Hawks Nest area backyard weed survey in 2015 were invited to hear about local

biodiversity, weeds and what people could do in their own gardens to benefit the local environment. Terry Inkson (Weeds Officer), Matt Bell (Senior Ecologist), Helen Kemp (Assistant Environmental Officer) and Isabelle Strachan (Bushcare/Coastal Catchment Support Officer from Great Lakes Council) all spoke, as well as Fiona Miller, a Ranger with Myall Lakes National Park.

Terry Inkson spoke about the Hawks Nest backyard weed survey done last year. He showed slides and graphs of the results and identified many photos of weed specimens. Terry also spoke about the consequences to the local environment when these weeds are allowed to spread such as African olive, asparagus weed (particularly prolific), glory lily, camphor laurel and many more.

mayor in 1987.” In 1988 Mr Turner was elected to the NSW Parliament and was immediately made Chairman of the Local Government Advisory Committee to the Minister for Local Government. Mr Turner said, "In 1993, when the government introduced the current Local Government Act, I was the Chair of the Parliamentary Legislation Committee which reviewed and introduced the current act.” “During that time, I also undertook a study tour inspecting local government structure in

He quoted 40 million dollars lost in primary industry in Australia due to weeds. Terry also mentioned a new invasive plant, alligator weed found for the first time at Jimmys Beach, which is a worry. He said there had been good response from property owners when alerted to the presence of problem weeds in their backyards. Hawks Nest residents unfortunately like growing asparagus, especially round Winda Woppa. Terry explained about

California,” he said. "In 1994 I was the guest speaker on the legislative changes of the NSW Local Government Act at a conference of what was then known as Institute of Municipal Managers in San Diego. "I also served as Shadow Minister of Local Government during the periods of 1996 and 2005 to 2007," said Mr Turner. On leaving the NSW Parliament, Mr Turner was asked to Chair the Local Government Acts Taskforce to rewrite the current Local Government Act and presented the taskforce's report to the Minister in 2013. Recently Mr Turner was a delegate considering a number of council mergers in NSW.

correctly disposing of seeds and berries of all weeds in the red wheelie bin and the rest of the plant waste being put into the green bin. Isabelle Strachan spoke about the successful work on the dunes by the Bitou Busters, paid contractors, students and aerial spraying over the last 15 years, as shown in the before and after photo’s. Glory lily, now in Hawks Nest, is harder to eliminate than bitou bush. Helen Kemp talked about the importance of backyards

in controlling garden weed escapees. The recently conducted Backyard Bushcare Program found 75% of Hawks Nest properties have some species of asparagus, particularly around the Winda Woppa area. Asparagus fruits are like “bird lollies” and therefore the plants spread at an amazing rate. More than 50% of Hawks Nest residents have successfully managed environmental weeds in their backyards since the Backyard Program.

Tips in preparing your property for the market WHEN selling your home, first impressions count. Investing a little bit of time and energy into ensuring your property is presented in the best light can go a long way. However, what do you need to do to prepare your home for a successful sale?

• • •

Street Appeal / Outside the Property •

• • • • •

A neat entrance will enhance street appeal and leave a positive first impression. A good first impression will entice buyers to come in and inspect your property and ensures your property appears to be well maintained and taken care of. You may consider: Painting or replacing the front door Fixing the letter box Tidying up the front garden by cutting down overgrown plants and trees and keeping the lawn neat. Cleaning out garages and sheds to make them look more spacious. Fixing little defects such as dripping taps or broken gates, and ensuring any fencing or other outside areas do not need to be re-painted.

Ensure your house number is clearly visible. Wash down and clean external walls, gutters and any outdoor furniture. Update the garden by simply adding some mulch and / or planting colourful flowers. Both of these inexpensive methods will instantly improve the appearance of your garden. Ensure any water features such as pools or ponds are clean.

Inside the Property • • • • •

Painting in natural, contemporary colours will instantly update your home without spending too much money. Cover old sofas with new throws and cushions. Change flooring to modernise and update a dated look. Changing the lighting fixtures, both inside and outside the property can provide a more modern look. Eliminate any unnecessary clutter to make the rooms more spacious. This may include removing extra furniture

• • • •

which is overcrowding the rooms. Clean carpets or wash curtains to remove any lingering odours and to breathe new life into tired furnishings. Tidy up cupboards and clean up storage areas. Fix little defects such as dripping taps or noisy doors and windows. Fix any cracks in the flooring or tiles and patch any holes in the walls.

Open Houses / Auction Day Checklist •

• •

Aside from the initial preparation which can be made before listing your property, it is also important to ensure your property is impeccably presented on all open for inspection days and the auction day. Use the below checklist to make your home shine. Clean! Pay special attention to walls, floors and remove any mould from tiling in the bathroom and kitchen. Remove any items that are cluttering the rooms and ensure everything is put in its place. Pack up any everyday

• • • • • •

living objects such as children’s toys in a box / basket and take with you when you leave the property for the open for inspection. Remove or replace any favourite items or fixtures which will not be included in the sale of the property i.e. chandeliers, appliances, etc. Bake fresh bread, cookies, etc. or brew fresh coffee just before the open for inspection begins. Friendly aromas are inviting and create a homely atmosphere. Set the mood by putting on relaxing background music. Use your best linen and towels to display; ensure they are clean. Buy fresh flowers and display in numerous places to brighten up the place. Remove your pets from the house. Keep bins out of sight, both inside the property and out. Do not linger. Leave the premises at the time of the open for inspection. Courtesy: Realestateview.com.au

Hampers consisting of a healthy Bircher Muesli with Rhubarb and Berries, a generous slice of Chirizo and Vegetable Frittata finishing with a “freshly baked that morning” Chocolate and Pecan Muffin to enjoy with freshly brewed coffee. This was the second trip for these two businesses joining forces to provide an insight into one of the magnificent waterways in our region while sampling locally prepared fare from Tillermans Café. For those who have never experienced a trip on the Myall River, this outing is an absolute must especially while we are still enjoying this amazing sunshine and warmth during Autumn.

Tough games see the Grade-3 just miss out

They needed two teams to win to proceed to the Sectional play-offs but only one managed that feat with the remaining two teams falling tantalisingly close, both going down by 3 shots. Richard Lee’s team trailed for most of the game but staged a mighty comeback to lose 22-25 and Ben Brown’s team had a hand wrestle of a game losing 18-21. Steve Pell’s team ran out comfortable winners in their match winning 28-15 to clinch the Master Board. Grade 3 can take comfort in the fact that they managed to beat every side in the competition and are a real force at this high level. Fantastic effort the Threes! It is interesting to note that the Raymond Terrace side had a young 12 year old player bowling for them. Zac Nicholls has been playing for just 3 years and the Raymond Terrace selectors have included him in their side based on his prodigious talent. Remember the name! 11 May: Beautiful fine weather saw 52 bowlers take to the greens today for the Wednesday Nominated

THE big news for the week has to be the comeback of the Mighty Pelican Pest Control Dolphins Grade 3 Pennant side. Last week in my column I had given them little chance of making the Sectional play-offs but they had other ideas. Grade 3 were going to be dependent on results from other games and they themselves winning their last round and a washed-out game postponed to Sunday, 15 May. Both games against stiff opponents! It all happened for them. The team that had to loose lost. They had a fantastic win against Nelson Bay in the final round of the competition 64-52. The only losing team missing out by 1 shot and in the round 7 washed-out game against Raymond Terrace they pulled off a remarkable win 68-61. They had won the battle but unfortunately they lost the war.

Triples. Both greens were in use with the grass running at a medium pace but with the synthetic playing at least 16 seconds. Very nice! It was the Pairs duo of Peter Jones and Peter King that won the day. They amassed a great total of +40 to head off the team of Henk Faber, Col Amos and Dave Rimmer who returned a very creditable +34 to fill second spot. There were some lucky losers and they were; Lon Richards, Bob Skewes and Kevin Williams. 13 May: Black Friday saw only 12 bowlers take the green for Friday Jackpot Pairs. The others had no excuse for the weather was just perfect. Perhaps they were superstitious? The winners were Stewart Sturrock and Frank Zumbo with the Lucky seconds being Henk Faber and Barry Goode. The handsome jackpot was not won and will next week stand at $280.00. This is getting to be well worth winning and now that the Pennant season is over we might see some serious contenders competing

for this prize. 14 May: Harking back to the last round of the Newcastle District Pennant season which was played today there were some mixed results. I have already mentioned the feat of the Mighty Pelican Pest Control Grade 3 side and it was hoped that Grade 7 could win today to see them in with a chance. They played home against Fingal Bay and had a heart-breaking loss 6168. The Max Stephens side losing by 5 shots 18-23, Noel Jackson’s four having a 23-23 draw and the Neville Vaughn team losing 20-22. The Mighty sevens washed-out game against Stockton was abandoned as it did not affect the overall result. Grade 4 played away at Karuah to end their season. Danny Johnson’s team had a great win 24-21 and the Keith Smith team had a narrow loss 20-21 but a 14 shot deficit in the remaining game killed off any chance to cause an upset. The Grade 6 travelled down to Tomago for their final encounter. Tomago has seen the bleached bones of many a side having to deal

with a very tricky synthetic “green” well passed its “used-by” date. Tea Gardens were determined that they were not going to be intimidated by the surface and played some great bowls to record a 68-46 win. Ron Webster’s team continued their winning streak with an emphatic 27-11 win.Dave Austin’s four started tentatively but stormed home winning 29-16 and the Leigh Hunt combination did enough to see the side home losing 12-19. 15 May: A large crowd were on hand to see the Mighty Pelican Pest Control Dolphins Grade 3 side take on the might of the Raymond Terrace Bowling Club in their catch-up game, but aside from that distraction, 20 Sunday Introduction to Bowls players had some fun of their own on the grass green.. The winners were; Luke Gliwa, Neil Montgomery, John Moore and Beverly Thrift. The lucky losers were; Chris Stone, Dot Montgomery and David Williams. Thanks to Coach Lorraine Harvey and Cooks Dennis Wilberforce and Barry Goode.

MIXED: Michael Russom and Lyn Peirson, mixed doubles runners up team.

and backings installed last Thursday, 12 May. They were installed only hours before the weekly social darts competition evening. The mixed doubles team format was used for the

night and the winning team consisted of Graeme Bramley and (visitor to the club) Paul Desailly. The mixed doubles runner up team was Lyn Peirson and Michael Russom. The second win for the

evening was achieved from Lyn Peirson, winning the ladies highest score for the evening with a score of 100 points. The mens highest score for the night was 140 points, achieved from Geoff Smith.

Tea Gardens Hawks By Neil REYNOLDS

THE Tea Gardens Hawks were victims of a scheduling anomaly that saw their away game against Newcastle University postponed, reportedly because their home ground was unavailable. The Hawks are at home to Cardiff this Sunday. The game will kick off at 2:30pm, preceded by the Ladies League, who play Newcastle Uni at 1:30pm.

A convincing win

LAST Saturday the Karuah Roos took on the top-ofthe-table team, Thornton

Quickly followed by Trent Saunders #6 taking the score 8/0 before Thornton Bero scored.

THE Myall Coast Mudcrabs suffering from a number of player injuries and unavailabily, played Gloucester at picturesque Gloucester on Saturday 14 May. Unfortunately this turned out to be their biggest defeat of the season going down 73 points to 7. Gloucester turned out to be a very organised side running in 11 tries to 1 in very out of season heat at Gloucester Rugby ground. The game was observed by local federal member Dr David

Gillespie who took a keen but impartial interest in the game played by these teams both in his electorate of Lyne. For the Mudcrabs there were no better in attack or defence than Pat Laver and Ashley Rushby who both played themselves to1 a standstill in the hot conditions. In the backs Tristan Tansey scored a smart try under the posts and James Bowden and Sonny Marks tried hard in defence throughout the game. Next week the Mudcrabs will be at home to Manning Valley at Myall Park where a number of players will be back from injury and work commitments. Look forward to seeing a large crowd to support the boys at Myall Park.
