For the TOBY competition, “we focused on tenant experience, sustainability initiatives and community impact,” says Pat Murphy, General Manager.

“One example where these three focus areas intersect is in our tenant engagement program. At our candle-making workshop tenants made their own candles utilizing beeswax harvested from our sustainable honeybee home, The Hive.”

“We are committed to having 55 Second show-ready at all times,” says Jason Hillman, Property Manager. The team takes considerable pride in the property whose unique architecture features a modern tower and a connected adjacent historic atrium building, The Solarium, which serves as an open public coworking space during the day and a beautiful rental event space in the evening. Constructed in the early 1900’s, The Solarium gets its name from the natural sunlight flowing through grand arched windows and three skylights. It is artfully furnished with flora, seating areas with tables, and lively contemporary finishes.
Amenities include a fitness center with gym equipment, lockers, showers, towel service and a secure bike room. Private terraces are located on one multi-tenant floor and one full floor. “We utilize these spaces for sunrise/ sunset yoga, in collaboration with Equinox, and the classes are complimentary for our tenants,” Hillman says. “The TOBY process was a great way to gather more information on the building I manage, collaborating with engineering, security and janitorial to really understand the operation and maintenance,” Hillman adds. A TOBY judge commented: “it is clear when an engineering team loves their building.”

Rising from a rusticated limestone base with a granite curtain wall, 150 California is topped by a distinctive 330-foot glass spire. With views of the skyline and bay, its sixth-floor patio is a public open space with a landscaped garden terrace where tenants enjoy a Tenant Appreciation BBQ every summer. “The patio’s curving art sculpture, which is unique and visually impressive on its own, is also a functional piece of the building, doubling as the fire pump exhaust,” says Assistant Real Estate Manager Mark Wood. “To enhance the patio further, this year we are upgrading the exterior of the building and patio with LED lighting that will provide multiple lighting displays adding ambiance and reduce energy used. Our team works proactively year-round to ensure the building is performing at the highest level. All preventive maintenance is completed on time according to local, state and federal requirements,” adds Wood. “In addition to maintaining the building’s systems and regulatory obligations, we are diligent in training all staff to ensure that 150 California is run with world-class service. This approach allows the building to not only be positioned for a TOBY, but to also be welcoming, safe and vibrant for our tenants. We’ve also hired a senior workplace experience coordinator to manage tenant events.”
The updated garage includes a bike room, showers, lockers, and wall imaging of the building’s surrounding skyline creating a feeling of looking out of a high-rise window while being in a basement garage. Free EV charging stations are offered to monthly parkers. 150 California passed its high-rise inspection three times in a row with zero deficiencies and was referenced to other buildings as “the gold standard” of what a building should be by SF Fire Department inspectors. The team at 100 First Street captured a TOBY victory for the second year in a row in its category. The South of Market building offers a highly walkable location near mass transit, a bright lobby with seating areas for small meetings and gatherings, a peaceful POPOS (Privately Owned Public Open Space), newly renovated showers and enhancements to the common areas. “Our team took the feedback from the previous round of judging and incorporated it into our current submission. We worked hard to understand what the judges on the international level are looking for in hopes of being catapulted to that next level,” says Property Manager Megan Reining. “This year I not only submitted a building into TOBY, but was a TOBY judge as well. I also had the opportunity to be the TOBY Chair, guiding and assisting the amazing team of judges to evaluate our stunning San Francisco buildings. I am so excited to showcase these winners to the Pacific Southwest Region (and hopefully the international level).”

BOMA Welcomes New Staff Members
Meet two new additions to the BOMA SF staff. Maddie Campbell comes aboard as Government Affairs Manager. Most recently, she was a Senior Associate at The Strathdee Group in Washington, DC, where she led fundraising efforts for multiple Democratic members of Congress and Congressional candidates. She specialized in developing and managing multi-million-dollar finance plans while helping clients build strategic political relationships with key stakeholders, including corporate PACs, trade associations, labor unions, and advocacy organizations. Maddie is from Sacramento and holds a BA in Politics from the University of San Francisco. She will work closely with BOMA’s Government Affairs Committee and on advocacy efforts.
Randi Ward is BOMA’s new Manager of Education & Events. An accomplished event management and marketing professional, she has a passion for creating high-impact events that foster engagement and deliver measurable success. Throughout her career, she has led events ranging from networking events to conferences with over 8,500 attendees, including virtual and hybrid formats. Randi has worked with organizations like Chegg, First Republic Bank and the California Society of CPAs and has consulted for clients including VMware, SAP and Princess Cruise Lines. She will work with the Education & Events Committee in producing the stellar events that members enjoy and spearhead BOMA’s educational programs.

From championing policies that ensure the continued vitality of San Francisco’s downtown to supporting legislative efforts that foster a more sustainable and business-friendly environment, our advocacy efforts have been integral in shaping the future of our industry.

2024 Highlights and 2025 Happenings Expansion Includes Online Fellows Program
Thanks to our stakeholders — donors, students, instructors, employers, intern hosts, building tour hosts and mentors — CREATE wrapped up a banner year in 2024 and has bold plans in 2025. “Our stakeholders’ commitment allows CREATE to fulfill its mission to educate a diverse workforce and connect career-ready candidates to employers in commercial real estate,” says CREATE Director Tory Brubaker. The 2024-2025 Fellows cohort at SFSU has entered its second semester and will graduate 35 student fellows this May. Some students will be ready for full-time employment, while others will seek employment in December 2025 or in spring 2026.

Fellows 2.0 is underway with 15 alums of the Fellows program. Taught by Jim Arce and Nancy Gille, Fellows 2.0 is a series of eight workshop designed to give participants a deeper understanding of commercial real estate (CRE) and how value is created. Fellows 2.0 is intended to allow the most serious students to take a deeper dive into a specific property and their vocabulary and understanding of CRE as an investment choice.

In order to reach a greater number of students, CREATE is offering its Fellows program online this year. This spring’s cohort has 30 students enrolled from local twoand four-year institutions, including: Chabot College, CSU East Bay, Diablo Valley College, Dominican University of California, Menlo College, Ohlone College, Peralta College, St. Mary’s and UCLA. Mentor Opportunities
CREATE provides structured mentoring opportunities to students and industry professionals. With the debut of Fellows online, we are expanding beyond the annual Mentor Match program — a speed networking format which matches students with both a seasoned and emerging professional — to include online mentor assignments for online participants who want to expand their professional network. We encourage industry professionals to explore mentoring and sharing their expertise with the students.

The Commercial Real Estate Alliance for Tomorrow’s Employees (CREATE) educates a diverse workforce and connects career-ready candidates to employers in the Commercial Real Estate (CRE) industry. Since 2011, CREATE has educated hundreds of students from San Francisco State University and Merritt College, recognized as having among the most diverse student populations in the nation. Approximately 50% of these students have been hired directly into the industry upon graduation. CREATE’s signature program is the 16-week, 32-hour Fellows program led by industry subject matter experts. Student Fellows learn fundamentals of the industry and about career opportunities available in CRE. The experience is enhanced by mentoring, job shadowing, building tours, internships, and networking as well as the free career portal that connects students with employers offering internships and entry-level jobs.

BOMA and Rossi Builders wish a happy retirement to Carol Leytem, an active and enthusiastic member of BOMA. This past December the Rossi Builders team honored her at a retirement party, recognizing her contributions to the firm’s business development. Especially involved with the BOMA SF Education & Events Committee, Carol was a cheerful presence at events, greeting guests and making sure that everyone felt welcome. “These past 16 years have been such a pleasure,” says Carol. “It was an honor to be a sponsor and a volunteer for BOMA San Francisco and BOMA Oakland/East Bay. These experiences gave me the opportunity to meet great professionals and become friends with exceptional people that have enriched and blessed my life!”

Garth Phillips, long-time Cushman & Wakefield general manager of the Adam Grant Building at 114 Sansome Street, retired in early February. An active supporter of BOMA SF, Garth was a member of various committees over the years including Codes & Regulations and Government Affairs. He also served as chairman of the Historic Building Committee and was a member of the Board of Directors.
Over a career of nearly 50 years, at one time or another, Garth’s management portfolio included every property type including multifamily, office, industrial, medical, retail, hotel and parking. But he spent the majority of his career managing office product for institutional ownership groups/ partnerships which included Blackstone, JP Morgan Asset Management and Deka.
In retirement, Garth, together with Kit Morris, his wife of 36 years, plans to continue traveling both domestically and internationally, indulging in the exploration of food and fine wine and the visual and performing arts.

As a former Director of Operations at MPA Networks, he honed his skills in guiding teams, streamlining operations, and driving sales success. Joe excelled at building relationships with C-suite executives, using ROI analyses to demonstrate the value of services and secure key partnerships. When he transitioned into the building restoration industry, he continued to showcase his expertise by fostering strong client relationships and expertly navigating the complexities of property damage recovery. Joe is passionate about mentorship and fostering growth, whether in the office, on the course, or the court. He coaches varsity girls’ golf and basketball.

Kendra Horsfield has joined BluSky Restoration as Regional Sales Director for the Bay Area, Seattle, Portland and Ventura offices. She will manage the sales team, supporting and empowering them to find creative solutions for clients. Kendra began her sales career as a Business Development Manager at HARBRO/BluSky, so it is exciting for her to return to her roots with a different perspective. Her time in facilities management with UG2 helped her gain a more well-rounded understanding of our industry and sharpen her leadership skills. Kendra will remain on the board of CREATE and continue to serve as chair of BOMA SF’s Emerging Professionals Committee and chair of IREM San Francisco.


Chad Grant is the new Director of Business Development at Come Clean Maintenance, a sister company of Bay Area Stone In his new role, he will focus on expanding the customer base and cultivating strong partnerships. Chad develops and executes strategies to secure new opportunities, primarily in the commercial, multifamily and construction sectors. He will lead contract negotiations and represent Come Clean Maintenance at industry events, conferences, and meetings, strengthening the company’s presence and reputation. Chad is active on the BOMA SF Education & Events Committee and enjoys helping plan and volunteer at BOMA’s social events.
Lillie Rose was promoted to Assistant Property Manager with Lincoln Property Company, where she assists the management team on a historical building in the Financial District. Prior to Lincoln, Lillie was with EQ Office, managing the North Park site in Jackson Square. She was instrumental in the property management transition of North Park in December 2023 when the site sold to new ownership and Lillie joined Lincoln. In her new role, Lillie will be responsible for tenant and vendor coordination, financial reporting and navigating the challenges of a historical building.
Amanda Swope joined BioMed Realty, a BlackRock company, as Senior Property Manager, overseeing 1.4M square feet of Life Science in the South San Francisco market. With nearly 15 years’ experience in the commercial real estate field between Seattle and San Francisco, Amanda collaborates closely with institutional ownership to drive key decisions for operational and capital strategies that set the future direction of building operations, as well as develop and implement initiatives to create value through innovative approaches, capital improvements and reposition efforts.

Senior Waste Zero Specialist Chris Levaggi works with Recology’s large-volume clients to coordinate and maximize their recycling and composting efforts while minimizing their waste generation. “This started in the late 80’s with the first full-building recycling programs set up in collaboration with BOMA. We called the project ‘High-Rise Recycling.’ We’ve come a long way,” says Levaggi. “San Francisco is now recognized as the most progressive city in North America for its zero waste strategies. Every building in the city now has both recycling and composting programs.”
For many years Levaggi has been a member of BOMA SF’s Energy, Sustainability and Resiliency Committee. Some highlights of his tenure are the BOMA Golden Dumpster awards that recognized the best performing recycling and composting programs in member buildings. “Recology has also hosted ‘Lunch at the Dump,’ bringing members on a tour of the Recology facilities to get a look at what happens beyond the blue bin,” he adds.
What’s new at Recology that BOMA members should know about? “We are piloting camera technology in several of our trucks that utilize AI photo-recognition to identify contamination. These help to maintain quality
indoor and outdoor environments, supporting the people within and around our buildings,” she adds. (See the article on The Mills Building on page 18 of this issue.)
Keisner lends her expertise to BOMA’s Government Affairs Committee, where she enjoys staying abreast of policies impacting our industry and having a seat at the table with City leaders. She chaired the Emergency Preparedness Committee (now known as the Life Safety & Security Committee) from 2015-2017.
“BOMA offers a wealth of learning opportunities through classes, seminars, webinars and committee assignments,” she observes. “There are also plenty of networking events, including luncheons, golf tournaments and mixers. I am a huge supporter and recommend everyone to get involved. I know my career has benefited immensely from my involvement, and I would not be as effective as I am in my role had it not been for BOMA.”
Keisner stays active during her downtime. “I’m an avid snow skier in the winter and stand-up paddle boarder in the summer,” she says. “I love to travel, hike, see great live music, and enjoy as much time possible with my partner Val and our terrier Murphy.”

We tested a rear-loading EV on our public receptacle routes last year and also tested a hydrogen-powered garbage truck. Lastly, we have incorporated AI robots that help sort recyclables.”

Levaggi is a YouTube star for his “Salvation Cycles” endeavor (See the YouTube documentary “Switching Lanes”). “While at Recology, I frequently saw bikes being discarded that only needed a bit of mechanical love. I started pulling out bikes and rescuing bikes from garage sales. I’ve refurbished over 7000 bikes to date. This has taken lots of folks out of their cars and onto affordable, recycled bikes.”
Off hours Levaggi loves cycling and will soon head to Tuscany for a gravel bikepacking tour. A proud father of two successful young women, he is “constantly awed” by his ultra running wife, Ana.

Mills Building’s Past & Present:
A
Unique Blend of History and 21st Century Amenities
A San Francisco landmark with historical, architectural and aesthetic value, The Mills Building blends its storied past with modern amenities. The Swig Company manages the LEED Platinum building that caters to discerning tenants including Gensler, the global design and architectural firm.
The building was commissioned in 1891 by banking tycoon Darius Ogden Mills, who chose what was at the time a revolutionary style of architecture — the Chicago School. Burnham and Root designed the 154-foot-tall steel frame skyscraper, the City’s only remaining example of the style.
The building’s most distinctive feature is its Montgomery Street entrance arch in the RichardsonRomanesque style, with carved acanthus leaf and egg-and-dart details framing four pairs of marble Corinthian columns.
The Mills Building survived the 1906 earthquake, although its interior was virtually gutted by the ensuing fire. Architect Willis Polk oversaw the building’s restoration. Only minor restoration was needed for the curved marble staircase in the lobby. Additions were made in 1914 and 1918 that maintained the building’s stylistic integrity, and the final addition was the 22-story Mills Tower, completed in 1932. The Swig Company acquired the property in 1954.
When selecting a location for its San Francisco office in 2022, Gensler signed a long-term lease with The Swig Company at The Mills Building, supporting their goal to be zero carbon by 2030 as part of its future of work strategy.
“We were delighted that Gensler, a global leader in design in the built environment, recognized and embraced the steps we have taken to make 220 Montgomery one of the most sustainable workplaces in one of the most environmentally aware markets in the country,” said Cory Kristoff, Executive Vice President, Director of Leasing at The Swig Company.
The Mills Building was an attractive option for Gensler due to its location, amenities, health and wellness features, and LEED Platinum and WELL HealthSafety ratings. Other desirable features in the 45,000 square-foot space were operable windows and an 18’ x 65’ skylight installed by the landlord that reduces the use of electric lighting.
The Swig Company offers Mills Building tenants an array of modern amenities including: a wellness room, tenant lounge, conference center, parking, showers, and bike parking and repair tools. The charms of the past and the innovations of the future blend harmoniously to provide a desirable ambiance in the heart of San Francisco’s Financial District.

Emerging Professionals Make Connections and Set Goals at Annual Kick-Off Mixer
A lively kickoff mixer on February 5 launched the program year for the BOMA Emerging Professionals Committee. Networking, ice-breaker games and a focus on philanthropy set the tone for an active 2025.

“With more than 115 attendees, the networking opportunities were endless. Our famous bingo networking game was a huge hit and encouraged guests to meet new people,” said Committee Chair Kendra Horsfield, Regional Sales Director for BluSky Restoration Contractors. “Thanks to BOMA SF and UG2 Engineering & Janitorial for donating some fabulous prizes.”
At the mixer, Horsfield and Rachel George introduced themselves as the committee’s 2025 chair and vice chair. George, Senior Property Associate at JLL, is in her third year as an emerging professional while Horsfield is a seasoned member of the group.


The Community Outreach Subcommittee hosted a card-making booth at the event. Attendees enjoyed creating hand-made Valentine’s cards for senior citizens living at Coterie Cathedral Hill in San Francisco. “We’re eager to hear back from the recipients,” added Horsfield. “One of our committee’s goals this year to increase our philanthropic efforts in the city.”

The program focused on unconscious bias and featured Percipio Company CEO Matthew Cahill. He referenced the trademarked quote, “If you have a brain, you have bias®.”

Look for social media posts highlighting celebrations and observances each month to foster awareness and recognize diverse cultures, histories and contributions that shape our industry community. It’s part of our new social media initiative. Our February post featured Rosa Parks Day, Susan B. Anthony’s birthday, and Ramadan.

“To unpack the negative impression of bias, we start by distinguishing conscious and unconscious bias. Conscious bias is an intentional thought or action in favor of, or against, one thing, person, idea or group compared with another, usually in a way that’s considered to be unfair or unjustified. This is typically what we think of when we hear the word ‘bias.’ Unconscious bias is an unrecognized mental process or categorization that is intimately tied to how the human brain processes information, specifically what neuroscience experts call cognitive heuristics,” as explained on the company’s website.
“There’s good news though — we can become skilled at recognizing how cognitive biases and distortions crop up for each of us individually, how they appear in our relationships — and even how they are mirrored in the structures around us. Understanding our hard-wired cognitive biases will give us the tools we need to identify our patterns, and take conscious control over how we overcome or perpetuate our bias-driven behaviors.”

Supporting The Women’s Building
The committee is organizing collection drives at BOMA SF member luncheons this year to support The Women’s Building (TWB). Donations provide much-needed support to local families. Members may bring items to the luncheon on March 18, and Sarah Pinfold with Avison Young at 44 Montgomery is allowing drop-offs through the end of March. Deliveries are also welcome at the BOMA office.
“We are profoundly grateful for BOMA's generous in-kind donations, which have already made a difference in the lives of the immigrants, women, and families we serve,” says Olivia Glowacki from TWB.

In just a few short years, the national conversation surrounding Diversity, Equity and Inclusion (DEI) has evolved dramatically. Despite shifts in the political landscape and ongoing debates about the future of DEI initiatives, BOMA San Francisco remains steadfast in our commitment to fostering a more inclusive and equitable commercial real estate industry.
Since the inception of our DEI initiatives, BOMA SF has recognized that inclusion isn’t just a buzzword, but a core value that strengthens our industry and our community. Our DEI Committee is one of our most active and engaged groups, leading meaningful discussions and initiatives that drive real change.
Every year the DEI Committee hosts three Candid Conversations — dynamic forums covering vital topics such as unconscious bias, ageism, disability awareness, allyship, belonging and inclusive holiday celebrations. To date we have held more than 15 of these thoughtprovoking discussions, all free to our members. These conversations provide a platform for education, experience-sharing and actionable steps that empower our members to cultivate more inclusive workplaces.
Beyond these discussions, DEI at BOMA SF is about connection and community-building. The committee
