PHASE 2 of Britannia Beach in Squamish has launched, which consists of 20 homes, starting from $1.11 million. A joint venture between Adera Development Corporation and MacDonald Communities, Britannia Beach will include a retail district with a mix of public amenities, shops, restaurants, cafés and services. “We recently held the grand opening of our two new Britannia Beach display homes,” says Eric Andreasen, senior vice-president of marketing and sales at Adera. “Phase 1 sold out in mid-2022, so it was great to see eager buyers come in and experience the essence of the community.”

Local developer Nonni Property is proposing a 27-storey mixed-use tower near the corner of Cambie and Smythe with a potential combination of condominiums, rental housing, and commercial use.
Sustainable options
Launching this spring, East Vancouver’s Trout Lake district will be home to Woodland Block, a collection of 72 townhomes and flats. Residents will have use of Block House, which offers an entertainment kitchen, workspace, media centre and outdoor terrace with long tables, barbecues, loungers, Adirondack chairs, fireplace, putting green, a life-sized chess set, and children’s play area. “Creating a more
dense and vibrant community in East Vancouver is possible, but we knew it must be done in a way that prioritizes the needs of its residents, and also retains the unique character,” says Sasha Faris, president of First Track Development. “And progress cannot come at the cost of livability; rather, it should enhance it by delivering homes that are truly livable and sustainable for generations to come.”
Building relationships
HAVAN’s Young Professional Committee hosted Taste of Greece: Dinner and Wine Tasting on Feb.
2, part of its ‘Taste Of’ series at Vancouver’s Nammos Estiatorio. A sold-out crowd of 70 homebuilding industry professionals enjoyed a five-course Greek meal with wine pairings, while networking with their industry peers. “Our Young Professional Committee regularly hosts ‘The Taste of…’ series, which is a great way to bring our industry together and build meaningful relationships, while enjoying delicious food and sipping on good wine,” says Katerina Vastardis, HAVAN Young Professional Committee Chair.
Live where you work
Maple Ridge’s North Kanaka is an industrial park consisting of seven buildings, some of which feature legal live/work units. These units, ranging from 1,600 to 1,700 sq. ft., are where a small business-owner can set up shop and live in a secondfloor suite within this gated area that borders on protected park land. Developer Phil Cooper explains: “There are seven end units, which sell as a shell space that has all the services in place for the build-out. In a nutshell, the main slab is for work and the second floor is for a live-in suite.” There are four live/work units available. For more information, visit northkanakaworkspaces.com.

URBAN EXCITEMENT, VALLEY VIBE +
Introducing Rail District, a dynamic, master-planned community that’s destined to become the heart and soul of a reimagined historic downtown Abbotsford.
SOCIAL SPIRIT LIVES HERE
Located on the site of the old Clayburn Brick Factory, there’s already a growing vibe at Rail District, a sense of community spirit seldom experienced in contemporary settings. Here, artists and family-run business owners rub shoulders with change-makers, educators and medical specialists. Coffee shop conversations are lively,
and it’s common to see several generations sharing stories over lattés and bakery treats.
When complete, the Rail District will be comprised of five distinctly familyoriented neighbourhoods: Railside, Hillside, Brickyard, Ridgeline, and The Rail Plaza, each featuring townhomes, condos, retail and/or office space.
There will also be a spectacular, free-standing amenity building that’s sure to become a favourite social gathering place for residents and their guests. Known as The Station, here you’ll discover an outdoor swimming pool and kids’ play area, as well as a fireside lounge with kitchen, fitness centre, bike repair station, and a convenient coworking/business centre.

After breaking ground in early 2022, Rail District’s initial neighbourhood is poised to offer five unique home types known as the Abby Townhome Series, each with its own persona and character.
The Social townhomes are entertainment-centric by design with open floorplans with the ambiance of single-family living. Three bedrooms mean plenty of space for growing families, and an extra-large, side-byside garage with storage ensures all your sports gear and seasonal items are safely stowed.
Working from home is easy in one of the Abby Series’ Urban townhomes. Featuring twobedrooms plus flex-space, it’s a fresh take on a live/work balance.
Love outdoor living? Rail District’s Veranda homes have you covered— literally. Boasting three bedrooms plus a flexible den, the entertaining focal point is a spacious, fully covered balcony, so weather’s never going to keep you from savouring a barbecue or al fresco dining.
The neighbourhood’s Garden homes are perfect for people with young children and four-footed family members. Each of these three-bedroom homes boasts a walk-out yard for true indoor/ outdoor integration.

innovative, two-level, three-bedroom suites located above Rail Plaza’s retail spaces. It’s a marriage of urban vibe and ultimate convenience.
Best of all, no matter which design sings to your heart, every home comes with energy-efficient forcedair heating and a powder room with Infinity Properties’ signature shiplap feature wall. Life is good and you deserve it.

ABBOTSFORD A
‘CITY IN THE COUNTRY’
by MARLENE EISNER
The city of Abbotsford is located on S’ólh téméxw, the unceded, traditional, ancestral shared territory of the Semá:th First Nation and Mathekwi First Nation in the central Fraser Valley, covering approximately 389 square kilometres. With an estimated population of 153,524, it is the largest municipality in the province outside metropolitan Vancouver. Often referred to as a “city in the country”, Abbotsford is bordered by the Township of Langley to the west, the city of Mission to the north, and the city of Chilliwack to the east, with views of Mount Baker to the southeast in Washington and the Coast Mountains to the north.
THE ECONOMY
Abbotsford is surrounded by agricultural lands that anchor the economy, with 1,307 area farms that support a wide range of crops and livestock production, from fruit trees and tree nuts to poultry, eggs, cattle
ranching and dairy. There is also a dynamic business community that continues to expand, with specialized manufacturing and aerospace sectors as well as healthcare, social assistance, retail and construction.
THE OUTDOOR LIFE
If you like being in the great outdoors, Abbotsford is for you, especially if you love to hike, mountain bike, fish, farm or golf. For the truly adventurous, Sumas Mountain, one of the area’s tallest mountains, is just a short
drive from the city. The 10-kilometre Discovery Trail links east and west Abbotsford while the 2.2-kilometre Mill Lake Loop is an easy walk. For those who prefer a more laid-back outdoor experience, Mill Lake Park is a popular place for picnics, fishing, and more.
HOUSING
If you’re looking to own a home, Abbotsford might be a good option since it happens to be one of the province’s most affordable major cities, with an overall cost of living set at 22 per cent lower than the provincial average. Housing costs in Abbotsford are 11 per cent below the national average and 81 per cent below British Columbia’s average. If you’re thinking of raising a family, the Abbotsford School District has 46 schools — 30 elementary schools, eight middle schools, one combined middle-secondary school, and seven secondary schools.
MORTGAGE DEFAULT INSURANCE
WHAT IS IT AND WHEN DO YOU NEED IT?
mortgage life insurance. Homeowner/ property insurance protects your home and possessions in your home against damages and loss due to theft, fire, or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event of your death or you develop a long-term disability.
There are two types of mortgage options available to homebuyers:
Conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. Mortgage default insurance is in place to help you own a home if you are unable to save that 20 per cent down payment, which can be challenging in today’s housing market.
HOW IT WORKS
In Canada, mortgage insurance is required by the federal government on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by you, the borrower, and it is not a protection for you as the homeowner. However, mortgage insurance enables you to purchase a home with a minimum down payment of five per cent if the purchase price is less than $500,000. If the purchase price is more than $500,000, you are required to put five per cent down on the first $500,000 and then 10 per cent on the balance. For example, if the purchase price is $650,000, then you must put at least $40,000 as the down payment.
Example of a premium calculation for a home purchase:
Property value
Down payment
Mortgage basic loan amount
Amortization period
Loan-to-value ratio
Premium amount
$400,000
$400,000 - $20,000 = $380,000
$380,000 x 4%
Default insurance cost $15,200
Total mortgage amount
Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Sagen (previously known as Genworth Canada), and Canada Guaranty. Each of these insurers has its own criteria for evaluating you and the property you wish to purchase, and it decides whether or not a mortgage can be insured. Plus, it’s the lender, not you the borrower, that selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer.
HOW IT’S CALCULATED
$395,200
ratio, the size of the down payment, and the product.
It is important to note that for insured mortgage loans, the maximum purchase price or asimproved property value must be below $1 million. The borrowers can port the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home.
* The cost of default insurance is subject to change if the purchase price or appraised value, the amount of down payment, or the amortization changes. The final premium and the cost of the mortgage default insurance will be disclosed in the mortgage commitment document from the lender. +MORE CONTENT ONLINE nexthome.ca
The mortgage default insurance premium is a one-time charge, and it is paid by you to the lender. It can be paid in a single lump sum at the time of closing, or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of what you will pay is calculated by multiplying the amount you are borrowing by the default insurance premium, which typically varies between 0.60 per cent and 5.85 per cent. Premiums vary depending on the amortization period of the mortgage, the loan-to-value
Since there are different products available from individual lenders and are subject to a lender’s guidelines, speak with a mortgage expert to analyze your situation, present several options, and help you decide which product works best for you.

WANTS VERSUS NEEDS
FIND YOUR PERFECT BALANCE
by SUSAN M BOYCE
Whether it’s your first home or your forever home, becoming an owner is an emotional process. Features and finishings, size, location, amenities and of course price, all come into play. The sheer number of choices can feel overwhelming.
In this issue of New Home + Condo Guide, we chat with Lynn Harrison, a real estate marketing expert and principal at Harrison Marketing
Resources. She shares her top tips to identify the difference between features you’d dearly love to have and the ones you truly need.
New Home + Condo Guide: There’s no question new homes today are constantly upping the quality and features. How can a buyer navigate the homebuying landscape to find the right fit?
Lynn Harrison: It might sound obvious, but taking a long, hard look at your lifestyle is the starting point. How do you actually live? What features do you need in order to be happy, and what could you give up if you had to? What are your current and future lifestyle and financial priorities?
For example, during COVID, having a dedicated home office or, in some
Foundry townhomes by Miracon (Langley)
cases two, became a need for many people. But now, as companies begin calling their employees back to the office, people are reconsidering whether that extra space could be put to better use—perhaps as a guest suite for aging parents—or eliminated altogether.
There are also features such as a balcony that many people consider to be a necessity. But think about it. If the only thing you use your balcony for is to store spare tires and perhaps a couple of bikes you rarely use, you might be better off purchasing a unit without one and either saving some money on the purchase price or increasing your home’s square-footage.
However, a person who barbecues several times a week year-round and spends most balmy evenings outside might well consider it a need, since giving it up would significantly compromise their day-to-day enjoyment.
NH+CG: Okay, if we’re looking at size, is bigger really better or is it just more expensive?
LH: Again, a lot depends on your circumstances and what goals you have for the next year, five or 10 years.
Statistics have shown that a two-bedroom condo will sell faster than a one-bedroom, the same as a one-bedroom will typically out-sell a studio. So, if this is a stepping stone, perhaps while you attend university, or if you know your job may entail a move in the near future, it’s to your advantage to factor in the potential resale value.
Number of bathrooms is another consideration. In a townhouse, it’s easy to think you need three—an ensuite as well as a full bath on the upper floor plus a powder or second full-bath on the main. If you’re a growing family and you’re expecting lots of out-of-town guests, you probably do. But if you’re single or a couple who seldom entertain, you can likely be quite comfortable with just two.
NH+CG: Any advice about beating the Fear of Missing Out (FOMA) or buyer’s regret phenomena?
LH: Sometimes, especially if it’s your first home, it’s easy to get caught up in the FOMA and get so focused on the idea you have to buy something, anything, especially in a hot market like we saw at the beginning of the pandemic, that people simply buy the first home they can. That’s usually a mistake because you may be sacrificing features that contribute to your everyday happiness.
But regardless of market conditions, taking time to consider your goals and lifestyle will help you find the perfect balance no matter how long you plan to live in your new home.

THE DO’S AND DON’TS OF BUYING PRESALE
Are you thinking of purchasing your first pre-sale home? Then you’re in the right place. This article provides a guide to the do’s and don’ts for firsttime homebuyers of pre-sale homes. A pre-sale home is worth considering if you are buying your first home, since it gives you the opportunity to be specific about the location and design preferences of your future home.
HERE ARE SOME FACTORS TO CONSIDER
Do work with a realtor who specializes in pre-sale homes. A realtor knowledgeable about market conditions and industry players can guide you through the search and closing process. He or she will ensure you understand and are comfortable with the steps involved. They will also have helpful insight into promotions
and incentives and will paint a better picture of the final project within its pre-construction context.
Don’t view homes outside your budget. It is essential to determine the maximum loan amount and total monthly payments and factor in all other costs, including but not limited to inspections, insurance, move-in fees, property taxes, maintenance, repairs, renovations, strata fees, and utilities. Viewing homes outside your budget could lead to either making a purchase you cannot afford or creating unfair comparisons with the places initially viewed.
Do research on the area to confirm that living in the community is
“
Remember to work with a realtor specializing in pre-sale homes, determine your budget, research the area, get pre-approved for a mortgage, and read and understand the contract and disclosure statement.
”a viable long-term option. For example, find out how walkable the neighbourhood is, whether public transit is nearby, whether schools are highly rated, if there is access to amenities such as retail, restaurants, and grocery stores, and will there be further development down the road.
Don’t choose a realtor based solely on the number of listings they have. While an agent with many listings may seem like an indicator of success, they may not have the time to give you the attention you need. Do your due diligence before choosing a realtor. Get a referral from friends or family, read reviews, and go to an open house to gauge compatibility. Also, visit the BC Financial Services Authority’s website to check for any recent license suspensions.
Do get pre-approved for a mortgage. Pre-approval will help you determine your budget and give you an advantage when competing with other buyers for a pre-sale home. It will also ensure you are ready to move forward once you find the right pre-sale home.
Don’t skip the fine print. It is essential to read and understand the contract and disclosure statement. In addition, ensure you understand the deposit structure, the construction timeline, and any cancellation penalties.
Do keep in mind that pre-sale homes have their own unique considerations in the real estate world. You will have to make more decisions, have more variables to consider, and accept a longer timeline from purchase to possession.
Don’t rush the process. Take your time to make an informed decision. Consider getting legal advice before signing the contract.
ENJOY THE PROCESS
Purchasing a pre-sale home as a first-time homebuyer can be an exciting experience. By following the do’s and don’ts outlined in this article, you can confidently navigate the process and make an informed decision. Remember to work with a realtor specializing in pre-sale homes, determine your budget, research the area, get pre-approved for a mortgage, and read and understand the contract and disclosure statement. Then, take your time and enjoy the process.
