Well, here it is, folks, our final issue of the year! Another 14 issues behind us in 2025 (it’s how our publishing calendar works). I thought it might be an appropriate way to look ahead to what we have planned in 2026. Trust me, there’s a lot!!

But first I have to offer our hearty congratulations to the Minto Group who welcomed their 1,000th homeowner in their runaway hit of a community, Wildflower. It is their first community in Airdrie and it has really won hearts and minds, and industry acclaim –bagging the 2025 Best New Community in CHBA’s National Award for Housing Excellence. Find out in our cover story inside why it is worthy of the praise.

We also get to talk about spec homes, or quick possession homes, and how they measure up with made-to-order new builds. Turns out not a lot, but the convenience they offer to does on a tight timeline is paramount. There’s also our Explore feature on Northwest Calgary. We find out the new amenities that have enhanced family living in the area, as well as the new communities around it. But of course, there’s always more inside.

We also have our 2026 Outlook for Calgary in this issue, and there was so much to look forward to from our homebuilder and developer partners that we have to cut the story into two parts. This month, we have the 2026 plans from Apex, Brookfield Residential, Jayman BUILT and Logel Homes. You can look forward to the 2026 plans of Partners, Qualico Communities, Trico Homes and more in Part 2, coming in our first issue of the New Year.

So, Merry Christmas, Happy Holidays, Happy New Year to all our readers! Next year promises to be another big one in Calgary’s new home market, so keep us as your “guide” to your new home journey to find the latest opportunities for your dream home.

See you in the showhomes.

FALLING IN LOVE WITH WILDFLOWER

First kiss, first love, first car, first home. Life is full of milestones worth remembering, but for Kyle Moore and Jen Dale, their first home in the community of Wildflower is more than just a milestone. It’s also the place where their love blossomed.

Kyle and Jen are building their first home in the truly dynamic Airdrie community of Wildflower. The location is especially

meaningful because Kyle proposed to Jen on the lot where their home would soon be built.

This milestone is also significant for Minto, Wildflower’s developer and exclusive builder, as Kyle and Jen are the company’s 1000th homeowners in the Calgary region.

The community they chose to be their home is not only winning hearts and minds of buyers like

Kyle and Jen, but industry acclaim as well, as Wildflower won the 2025 Best New Community in CHBA’s National Awards for Housing Excellence.

It has been quite the milestone year for a community that only opened their first showhomes in the fall of 2023, and its horizon is filled with promise of more things to love.

FINDING WILDFLOWER

Kyle says it felt like they were destined to live in Wildflower.

“We looked at a bunch of neighbourhoods around Calgary, but Wildflower just felt like ‘us.’

From the first walk-through of the showhomes, everything felt easy and welcoming,” Kyle says.

“We loved the idea of future amenities like the pool and the community hub, and being close to the airport works perfectly for Jen’s travel schedule. The tractor in the playground sealed the deal. With our rural backgrounds, it felt

Wildflower homeowners, Jen and Kyle

familiar… and we could already picture our nieces and nephews climbing all over it.”

Kyle is from Central Alberta and works there a lot of the time, Jen is from out east and her job involves plenty of travel as well, so Wildflower’s location just works for their needs. “It’s easy to get to the airport for Jen, and the QE II highway is right there for when I need to head north,” Kyle says. Wildflower’s tight-knit, true community feel made living here an easy decision for them.

“We also have friends here, and Airdrie has every amenity we need while still feeling friendly and community-focused,” Kyle says.

LOVE BLOSSOMS IN WILDFLOWER

Wildflower was also the backdrop for their love story. “We’re also in full wedding-planning mode for September 2026,” Jen says. “One of our favourite memories already tied to this neighbourhood is that Kyle proposed right at our house

site last March – he completely surprised me.” That proposal marked the beginning of many cherished memories the couple now associates with Wildflower.

“Wildflower fits the way we live. It gives us a sense of community, keeps us close to both of our work worlds, and puts us near the mountains when we want a change of scenery. It’s also a great place for our big crew of nieces and nephews to visit, explore, and make memories with us,” Jen says.

“We’re excited to get to know our neighbours and settle into a place that feels welcoming,” Kyle adds. “We love the walking paths, the future pool, and the idea of being part of a neighbourhood that’s growing. Our nieces and nephews have already claimed the playground as ‘their spot,’ so we’re pretty sure our home will quickly become the family hangout.”

AMENITIES FUEL GROWTH

Wildflower is a vibrant, masterplanned community in Airdrie,

offering new homes for all stages of life. It represents the pinnacle of West Airdrie’s residential innovation, a community designed to be forward-thinking, both in community amenities and homes. From its elevation at one of Airdrie’s highest points, residents have unparalleled panoramic views of both the city and surrounding mountains.

Homeowners at Wildflower will automatically become members of the Wildflower Homeowners Association (HOA), offering various exclusive benefits. The standout feature will be access to the impressive Hillside Hub amenity building, where a blend of recreation and relaxation focused amenities await.

The future Hillside Hub will include outdoor amenities including a swimming pool and private green spaces. Inside the building, homeowners will find convenient private meeting rooms, family-friendly changing rooms, and a rentable event space.

Wildflower playground

There will also be a spacious open-air sports court and comfortable seated lounging areas. During the winter, residents can enjoy skating on the ice rink, unwind in the year-round hot tub, or gather around the fire pit for cozy moments of community interaction.

A VISION FOR THE FAMILY

Wildflower opened its Presentation Centre this fall, which gives prospective buyers a centralized, immersive space to explore everything the award-winning community has to offer, from home types and architectural styles to future amenities and lifestyle programming. “It streamlines the experience for visitors, eliminating the need to visit multiple locations and allowing our sales team to provide a more personalized

and informative journey,” says Minto’s Senior Marketing Manager, Anu Henke.

“What’s also exciting is how established the community already feels. With the first few phases now fully complete, Wildflower has a strong sense of place and neighbourliness. Residents are already enjoying a wide array of existing amenities, including pickleball and basketball courts, a bike pump track, a playground, and scenic walking trails. These features have helped foster an active, connected lifestyle from day one.”

A HOME FOR EVERYONE

The wide range of homes that cater to all needs and budgets is a compelling attraction in Wildflower. It offers townhomes, duplexes, and single-family homes, all expertly crafted to take advantage of the hilled terrain.

“Our diverse housing options are designed to accommodate individuals and families at various life stages, ensuring that Wildflower remains an inclusive community accessible to everyone,” Henke says.

Also now available are new Hillside Homes which Henke describes as a “fresh approach to front-drive homes” where garages

are placed beneath the main living areas, allowing for enhanced sightlines, more windows, and outdoor spaces that maximize scenic views.

“Because Minto is both the developer and the builder, we’re able to carry one vision through the entire community,” she adds. “That creates a sense of harmony, from the homes to the streetscapes to the amenities, and gives our residents confidence that everything is designed to work together.”

She also points out that this also means buyers are supported every step of the way. “From the first visit to move-in day, they’re guided by one team that knows the community inside and out. That continuity builds trust and helps create a warm, welcoming experience that sets Wildflower apart.”

Wildflower is planned to include more that 2000 homes once complete. “We have walk-out homes, hillside homes, splitlevel homes, and extra-wide amenity lots,” Henke says. “This variety allows buyers to choose a home that fits both their lifestyle and budget.”

WHAT’S HAPPENING Trico Homes was named as one of 2025’s Best Workplaces in Alberta – the sixth straight time it has won this distinction. “We strive to treat our team members with the same care, respect, and commitment that we extend to our homeowners,” says Michael Brown, Trico Homes President & CEO. The list is from an independent analysis by Great Place to Work® and is based on direct feedback from employees of the hundreds of organizations they surveyed. Guided by 33 years of history and expertise, Trico Homes fosters “a positive and engaging workplace culture is an essential part of who we are,” he adds.

Heartwood opens Phase 2

The hit southeast community of Heartwood continues its rapid growth as presales opened for its next phase. “We have products ranging from townhomes, duplex laned, zero-lot laned, zero-lot front-drive attached, as well as traditional front-drive attached homes,” says Rohit Communities Marketing Manager, Daisy Lieu. Showhomes are already open in the prior phase from Bedrock Homes, Rohit Homes, Genesis

Builders, Jayman BUILT, and Trico Homes. “Phase 3 is coming soon too, with the same mix,” Lieu adds.

One more thing to look forward to in Heartwood in the next year is that the community will be the setting for a grand prize lottery home. Lieu says there are no details to disclose yet but keep an eye on this space for the announcement. Find out more at heartwoodcalgary.com.

Nostalgia Townlet hits first milestone

The development of the visionary new community of Nostalgia Townlet in southeast Calgary took a major step forward with the completion of the paved road that makes it easier to visit the actual community site and sales centre by the banks of the Bow River.

“The new paved road is a continuation of 212 Ave SE bordering our community to the

north. 52nd Street will terminate into Nostalgia Street connecting 212th to our grand entryway and main street called Nostalgia Street,” says Michael Klassen, Sales Manager Jayman BUILT Nostalgia Division.

“Nostalgia Townlet is truly a community like no other. Customers are impressed with the concept of multi-generational

Fireside growth continues

The dynamic Cochrane community of Fireside just released its most view-tastic phase yet! “This just-released phase features mountain views, in the west-end corner of Fireside which means a bit quieter space and it’s close to our central park.”

Says Calbridge Homes Marketing & Communications Manager, Edmundo Azuaje.

Phase 13 is nestled in the quiet southwest corner of the community, this exclusive

phase offers reduced traffic, less construction, and quick access to the highway and mountains, he adds. “Families will appreciate the larger conventional lots (up to 34-feet wide) and the flexibility to choose from two-storey homes, bungalows, or even a brand-new model featuring a triple tandem garage – exclusive to Phase 13.”

Starting prices for this phase are $680’s for single family double car front attached. Visit firesidecochrane.com for more.

WEALTH OF NEW HOME OPPORTUNITIES OPEN IN

NORTHWEST CALGARY

There’s a new vibrancy coursing through Northwest Calgary, as new communities open up providing an exciting range of lifestyle-centric options from starter homes to estate homes. But what has become abundantly clear is that your dream home can be easily found in this rapidly expanding sector.

The northwest is undergoing a rapid transformation, the sector which had once lived in the shadow of southwest Calgary as the most soughtafter residential neighbourhood is now gaining prestige of its own. Where growth used to be focused along the Country Hills Boulevard NW, there are now two main growth nodes sprouting around the northern sections of Stoney Trail. One along the now completed 144

Avenue NWand another in the increasingly urbanized areas to the west.

New communities, like Livingston, Carrington, Carrington South, Evanston, Glacier Ridge, and Ambleton are clustered around Stony Trail and the accessibility the ring road offers. While University District, Greenwich, and Trinity Hills have become hotspots of cosmopolitan living. Rockland Park and Crestmont are at the very western edge of the city and offer stunning nature backdrops. Arbour Lake West is growing around an already established lake community.

It’s this diverse offering of homeowning opportunities and lifestyle that has fuelled the growth of the Northwest and it’s not about to stop.

NEW IN THE NORTHWEST

If you haven’t been to the area north side of Stoney Trail past the Symons Valley Rd., you might be shocked to see all the new growth that is occurring along that stretch that used to be prairie grassland. Since the development of Sage Hill and Nolan Hill started in the 2010s, several other new communities have sprung up, including Ambleton (Qualico Communities) and Glacier Ridge (Anthem). Three more developments join them making this one of the hottest spots for residential growth in Calgary.

AMBLERIDGE

Qualico Communities just loves the northwest, and Ambleridge is their third development in the quadrant following Evanston and Ambleton. Pre-sales have started

at Ambleridge and builders include Jayman BUILT and Broadview Homes, who are offering laned duplexes starting from the high $500s, and laned homes starting from the low $600s. Shane Homes, Sterling Homes, and Trico Homes are each bringing single front garage homes to the community, starting from the mid $700s. Douglas Homes rounds out the builder group with a selection of laned townhomes starting from the high $400s

It’s designed with beautiful settings, stunning ridge views, and special touches that make the community unique. When ready, you’ll be able to visit the glacial erratic located in the north end of the community or stroll the western boundary that skirt West Nose Creek Valley. Safe off-street pathways, pedestrianfriendly areas, and a scenic storm pond will also make exploring the community easy. Go to liveinambleridge.ca for more.

ESKER PARK

Esker Park is exclusively developed by Shane Communities and built by Shane Homes, and represents an eagerly awaited chapter in Shane Homes’ 45+ year homebuilding legacy in Calgary.

It is a boutique community with 350 lots. It offers opportunities to build or buy spacious front-drive and laned single-family homes, wellappointed duplexes, and stylish townhomes.

“Many NW communities are designed with families in mind –good schools nearby, playgrounds, future amenities, and safe streets. It’s a quadrant where people see themselves staying long-term,” says Shane Homes’ New Home Advisor for Esker Park, Madi Luif. “Esker Park is in a more calm, less busy area where families can grow in peace.”

But everything you need is in about a 5-10 minute drive.

“Your big box stores, Costco, Walmart, Winners, Home Sense, Shoppers, Sobeys, TNT, H Mart, and almost every fast-food spot you can imagine,” Luif says. Liveateskerpark.com for more.

STARLING

Also new in the area is Starling by Brookfield Residential. “Starling has been designed with a clear vision – creating a community that feels grounded, connected, and built to last,” says Mary Aucoin, Senior Marketing Manager at Brookfield Residential.

At full build-out, Starling will include two school sites, multi-use trails, and natural features that support sustainability, including a Storm Park. Builders include Brookfield Residential, Homes by Avi, and Excel Homes, offering duplexes, rear-laned homes, and front garage homes. Visit experiencestarling.ca.

Esker Park

LOVING THE NORTHWEST LIFESTYLE

The NW is packed with walking paths, parks, ravines, and green spaces, so it’s easy to get outside with kids or a dog or just unwind after work. It feels open and connected to nature in a way a lot of buyers’ love.

Luif says the northwest offers the quickest access to the mountains, too. “Living in the NW means you’re closer to Highway 1 and the west

edge of the city, so weekend hikes, ski days, or spontaneous mountain trips are simple. You don’t have to fight through the whole city to get out of town.”

It also presents a calmer lifestyle – without giving up convenience. “It’s far enough from downtown that you avoid most of the noise and hustle, but still close enough for an easy drive or transit commute when you want to be in the core. So, you get that quieter,

more relaxed neighbourhood feel and city access.”

Luif says her favourite breakfast spot in the northwest is the Bro’kin Yolk just off Symons Valley Road. While Leopold’s Tavern over by Shaganappi Trail is a fun place for a night out with fabulous pub grub

Recreational opportunities abound as well at Winsport Calgary Olympic Park. It is a multi-purpose training and competition facility that is used both for high performance athletic training and for recreational purposes by the general public. Its ski hill is very popular in the winter.

The 50,000-square-foot Calgary Farmers Market’s location in the northwest has become a centre point of cultural, social and commercial life. It has injected new vitality in the area, and the ongoing commercial developments along Trinity Hills just across from it promise to make this part of the city a mecca for retail therapy for a long time to come.

OPTIMISTIC

OUTLOOK FOR 2026 (PART 1)

Calgary remains to be the engine for new home growth in the country, and the outlook for 2026 remains optimistic.

“Alberta continues to lead Canada in population and economic growth, with Calgary at the forefront thanks to its competitive advantages: a diverse and growing workforce, robust infrastructure, and a businessfriendly environment,” says BILD Calgary Region CEO Brian Hahn. He believes growth is still in the forecast with Calgary’s varied new home owning opportunities. “For homebuyers next year, it’s important to explore options early and act with confidence. Calgarians are looking for homes that balance lifestyle, location and affordability.”

He adds that BILD Calgary Region members are delivering

more options than ever –townhomes, condos, and singlefamily homes, not to mention more new communities – so buyers have real choice while keeping affordability front and center.

Here are some of the newest opportunities that buyers can look forward to in the New Year.

APEX

Apex is coming out swinging in 2026, as they launch the new community of Monarch in southwest Calgary.

“This stunning new community will offer some of the most breathtaking city views situated in Calgary’s desirable SW quadrant,” says Apex Development Coordinator, Michelle Wilken. “We can’t wait to share more about Monarch as we get closer

to launch. Stay tuned for exciting updates coming in early 2026.”

“We are selling our fourth and final phase in Creekstone –and it brings some of the most desirable homesites in the entire community,” Wilken says. “This limited release includes duplex lots fronting directly onto the park, premium lots backing onto greenspace, and rare front-drive homes with alley access.”

Silver Spruce is also introducing its final phase. “Our Phase 4 will feature an impressive selection of lots backing onto the community’s highly sought-after green space. We will also be releasing more of our popular duplex lots, which continue to sell quickly in this exclusive community.” For more information, go to apexland.com.

BROOKFIELD RESIDENTIAL

2025 was a spectacular year for Brookfield Residential in Calgary, capped by the opening of the two new communities of Seton Ridge (SE) and Starling (NW), along with the multitude of new showhomes in the city. Another stellar year is ahead in 2026.

In March, Brookfield will be opening townhome showhomes for Rhythm in Taza Park in the southwest, as well as Brightside in Main in the standout community of Seton in the southeast.

In June, Brookfield is slated to hold the grand opening of frontdrive garage, laned, and duplex showhomes in their rapidly growing Rockland Park community in the northwest. The community will also see the sales launch for their new Range West showhomes in the second quarter on the year, with showhomes expected by the fourth quarter of 2026.

Mary Aucoin, Senior Marketing Manager, Calgary Communities, says it will be a little quieter than this year coming off of back-toback community openings and

celebrating two brand new HOA facilities. But they aren’t resting on their laurels.

New developments are going on in Seton, including their first purpose-built rental townhomes, along with a bunch of exciting retailers opening in Seton’s Market Street in the next few months.

“The much anticipated first commercial space in Livingston will be coming to market late next year,” Aucoin adds. “We will have a few different fun pop-up events over the year as well to keep momentum going in our communities Livingston, Starling, Rockland Park, Seton and Seton Ridge.

Chinook Gate is selling its final phase and will most likely be closing showhomes mid 2026.” Go to brookfieldresidential.com for more.

JAYMAN BUILT

It had been a very busy 2025 at Jayman BUILT, as their land division (Jayman Living) launched Nostalgia Townlet in southeast Calgary to great acclaim last fall.

“Homebuyers can expect Jayman to continue delivering

the best included value in all our homes combined with a dedicated focus on customer experience through the Jayman journey,” says Tanya Durkic, Sales Manager Calgary. “We are constantly innovating – whether it is floorplan design, energy efficiency and smart home technology!”

Jayman will open new showhomes across several new phases and new communities in 2026, with exciting openings coming to both the north and south ends of the city. “We’ll also be launching several new townhome projects that bring fresh design and attainable pricing, as well as several exciting showhome openings in Spring through Fall,” she adds.

“Street Town product currently in Seton and Wolf Willow with no condo fees have been very successful and we are hoping to expand that offering to different communities in Calgary.”

Much focus will be on Nostalgia Townlet, where road paving work has now been completed to connect the riverside community to 212 Ave SE. Now on pre-sale are the Icona Townhomes in Nostalgia Townlet. “They are revolutionary

to Jayman’s townhome offering – with no condo fees but unique floorplans in this one-of-a-kind community,” Durkic says.

EXCEL HOMES

HEADS INTO 2026 ON A HIGH NOTE

Excel Homes is welcoming the New Year in a big way, as the renowned builder introduces their first multifamily development in Mahogany, even as it caps 2025 with a major milestone.

Excel Homes’ The Monocle street-towns bring a refined and affordable lifestyle opportunity in most popular lake community in the southeast, and marks handing over the keys to its 15,000th homeowner – quite the accomplishment in its 37th year in business.

“2025 was a big year for us, as we celebrate our 15,000th homeowner, and 2026 is looking even more promising as we begin sales for Monocle,” says Excel Homes Marketing Manager, Kristina Plank.

There’s a lot to be excited about Monocle, as the street town brings an affordably stylish option to own a home in Calgary’s most popular lake community. “This remarkable southeast community is already established with tons of entertainment and commercial opportunities, not to mention endless recreational activities in Calgary’s largest lake,” she says.

Monocle also marks the first time Excel has launched a

townhome development after Holland Park in Walden in 2018.

Monocle street town will have a total of 68 units with attached garages, and five unique floorplans of 2- and 3-bedroom models. “There are additional options of adding a flex room or extra bedroom in some of the plans,” Plank says.

“We started selling in November, with first possessions slated for the spring of 2026.”

Monocle boasts modern amenities and sophisticated style, with units ranging in size from 1,240- to 1,510 square-feet.

Monocle boasts timeless curb appeal with a Modern Farmhouse design, featuring clean lines, refined gabe rooms, and elegant accents. They are spacious three-storey townhomes that provide plenty of space for families to enjoy, work and play with upgraded shared wal construction that dampens sound transfer.

There are three designer palette packages to choose from that includes full-height kitchen backsplash, luxury vinyl plank (LVP) flooring, spacious, full-width

balconies with obscured glass privacy walls and back railing.

Monocle might suit best the needs of first-time homebuyers, offering young coupes or families a chance to own a home affordably in Mahogany. “It offers them room to grow,” Plank says.

“We pride ourselves on offering new homeowners the best value, for the best price. Our ‘anything but standard’ finishes set us apart from the rest and our contemporary design touches that will leave you enjoying your home for years to come.”

Monocle is located n the south side of Mahogany, close to the South Helath Campus Hospital and the dynamic commercial areas of Seton.

It will open showhomes in spring 2026, but interested parties can already make inquiries at Excel’s single-family front-drive garage showhome in Mahogany at 72 Magnolia Grn SE.

“Bring your future into focus at Monocle, with modern townhomes, including lake access,” Plank says.

GREET THE NEW YEAR IN A NEW HOME WITH QUICK POSSESSION HOMES

The New Year is just around the corner, and wouldn’t it be great to spend the first days of 2026 in a brand-new home? No one can blame you if you think December might be a little too late for such dreams – and you might be right if you’re building a home right from scratch, but Calgary’s homebuilders certainly offer options that can make this wish come true.

The answer is of course, a spec home – otherwise termed a quick possession home. The builder spec home has been a tried-andtrue industry standard. These kinds of homes are built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession. These homes are perfect for homebuyers on tight deadlines, as they can determine their possession time with more certainty.

For new homebuyers, choosing a quick possession home is the perfect solution if they’re looking for a streamlined process with faster results.

WHY BUY A SPEC HOME?

For Sterling Homes Sales & Marketing Director, Pamela Burns, the spec home is the ideal choice for buyers on a tight timeline.

“Spec homes are ideal for the busy buyers, those who are relocating, or those with a deadline (new job, growing family),” she tells Calgary New Home + Condo Guide. “Buyers can move in sooner, often in weeks versus the months required to build from the ground up. Also, the price, selections, and timeline are set, so there are fewer variables.”

Arden Glanville, Senior Marketing Coordinator at Morrison Homes, agrees. “Buyers should consider buying a spec home if they are looking for a brand-new home without the long build timeline of starting to build from scratch.”

SPEC HOME ADVANTAGE

But what is the difference between building a home of your own from scratch or buying a pre-made one? Turns out there really isn’t much. Both are new homes that no one has lived in before. The main difference is the time of possession. Building a new home can require a lot of patience. It can take as long as 10 months (sometimes longer) to move into a pre-sale home, and not everyone has the luxury to wait that long. Homebuilders offer spec homes as a perfect solution to the timing problem buyers may have. This also allows builders to keep their team of tradespersons employed and busy.

Burns says spec homes have the added advantage of streamlined financing. “With a near-term possession date and a firm price, rate holds, and mortgage approvals are often smoother.”

Glanville points out that whether building a pre-sale

Morrison Homes

home and a spec home, buyers still get a new home with all the warranties, modern design and comforts that resale homes can’t match.

“Also, our spec homes are designed by our talented inhouse designers who carefully curate finishes, layouts, and color palettes to ensure your home feels ready to move in,” she adds.

Glanville says spec homes are more competitively priced based on the floorplan, materials, and finishes selected throughout. “Because these selections are all made in advance, your pricing remains consistent. When building a new home from scratch the pricing can change based on any upgrades or additional selections you may choose, which could impact the final price. While pricing remains comparable between the two, spec homes offer more immediate price certainty.”

A WIDE RANGE TO CHOOSE FROM

Both Sterling Homes and Morrison Homes offer a full range of single-family spec homes, from duplex, laned and front-drive garage homes.

Morrison currently has a variety of spec homes located across the city, Glanville says, including duplex, laned, front garage, and estate. “We have something for every homebuyer type.”

Morrison currently has spec homes available in Glacier Ridge (NW), Livingston (NW), Cornerstone (NE), Seton Ridges (SE), Sirocco (SW), and Legacy (SE). “We build specs based on several factors, such as demand and lot availability,” Glanville says.

Burns says Sterling’s spec homes include front-attached garage homes, estate homes, wide-lot and laned homes, front-attached and laned duplexes. “And our newest addition – row homes in the southwest community of Vermilion Hill.”

“We aim to build approximately 10-15 spec homes per community each year, we appreciate that building homes creates activity in a community and allows customers to have neighbors sooner,” Burns adds. Sterling is active in 20 communities across Calgary and the surrounding area. “We have move-in ready homes available in all of them.”

Shane Homes, meanwhile, offer duplex spec homes in the brand-new northwest community of Esker Park. Shane Homes is the developer and exclusive builder in this boutique community so close to all the amenities the northwest offers. They have 36 duplexes available designed for quick possessions that would be perfect for firsttime homebuyers.

Move-ins for the first months of the New Year are available, and buyers can be part of the growth of this astounding new community, says Shane Homes’ New Home Advisor for Esker Park, Madi Luif.

She adds that spec homes are important because they give buyers more choice and more flexibility. “Not everyone wants (or has time) to build from scratch, some people feel overwhelmed by all the selections, appointments, and price negotiations. A spec home lets them walk in, fall in love with what they see, and move forward with way less stress and way more ease.”

CHOOSING UPGRADES FOR THE SPEC HOME

Depending on the time buyers and what stage of construction the spec home is at, buyers do have some leeway in choosing specifications that can match their lifestyle.

“Our professional designers preselect a cohesive package of finishes and upgrades that look great together, helping customers with decision fatigue,” Burns says. That said, she does have some advice for buyers on what options to prioritize when reviewing what is included in each spec home.

“Prioritize structural choices (basement side entry, 9-foot ceilings, extra windows), roughins (gas line, future suite, AC), and

layout changes add the most longterm value and are costly to retrofit,” is her first advice.

“Invest where you live the most: Kitchens and primary ensuites deliver daily enjoyment and strong resale appeal. And choose cohesive packages. Our designer-curated packages maximize style consistency and value versus piecemeal upgrades.”

Lastly, consider future flexibility. “Consider if you need cost-effective rough-ins now so you can finish spaces later on your own timeline. And of course, set a firm budget. Decide your top 3 must-haves, then add ‘nice-to-haves’ if budget allows.”

Glanville says the most popular upgrades at Morrison relate to their current promotions and specification levels. “With our promotions such as gourmet kitchen package, spa package, window coverings package, and so many more, we can provide our customers with more value at a discounted rate.”

But she does suggest ranking importance and going with the upgrade that is at the top of your list. “From there you can strategically choose what is most important to you and stay within your budget.”
