More than 600 guests, including Burnaby Mayor Mike Hurley, joined Ledingham McAllister for a barbecue lunch on June 15 to celebrate the ceremonial final concrete pour at the Azure II Tower. “The towers you see going up behind me are the first three: Azure I, Azure II, and Icon, of what will be a 60acre community comprising 29 towers, 36 lowrise buildings and over 400,000 sq. ft. of commercial space,” said the company’s president and CEO, Ward McAllister. Commemorating sawmill workers
Beedie Living’s Fraser Mills will have seven streets named after men who worked at the former Coquitlam sawmill. The sawmill, which operated between 1890 and 2005, will be developed into a 96-acre waterfront master-planned community. The first street will be named after Sock Masumi Seki, one of the first Japanese children born and raised there. Seki returned to work at the sawmill after the forced interment during the Second World War. Other honourees include Hor Too “Barney” Kong, a Chinese labour contractor, who resided there from 1912 until his death in 1953, as well as three generations of the Ghuman family, such as Daya Singh Ghuman, who immigrated to Canada in 1906 and worked with his son, Katar, at Fraser Mills.

Vancouver ranked among the top five places in
the world to live
Vancouver may be one of the most expensive cities in Canada, but when it comes to the livability index, it ranked fifth in the world. The Economist Intelligence Unit (EIU) Livability Ranking and Overview looked at lifestyle factors in 173 cities worldwide. Each city was assigned a score for more than 30 qualitative and quantitative factors across five
categories: Stability, healthcare, culture and environment, education and infrastructure. Vancouver scored 100 in both healthcare and education. It can also have bragging rights to being the highest ranking city in North America. The four cities that beat out Vancouver are Vienna, Copenhagen, Melbourne and Sydney.
Indigenous art initiative
Local developer, Cape Group, has partnered with the nonprofit, Digital Hopes, to add art to some of its buildings. Its inaugural art piece by local Cree artist Jesse Gouchey will adorn Terraces on Seventh, a residence for independent and assisted-living seniors. Gouchey’s painting tells the story of the four directions and seasons around the four-building entryway pillars. “At Cape Group, we want the art that we incorporate into our buildings to have local meaning and history, while also supporting talented artists who often don’t get the opportunities that they deserve,” said Cape Group CEO, Reisa Schwartzman.

A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s the best of both worlds in Brentwood: You’ve got a mellow residential area bordered on the north
by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.
THE VIBE
Laid back is the best expression to sum up Brentwood: There’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to

According to the City of Burnaby’s neighbourhood profiles, this is a relatively young community, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. families housed in neat condos and little one-level homes.

Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School.
PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic,
and Willingdon Ave. isn’t very busy either. Together, the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families. And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

WHAT IS IT AND WHEN DO YOU NEED IT?
mortgage life insurance. Homeowner/ property insurance protects your home and possessions in your home against damages and loss due to theft, fire, or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event of your death or you develop a long-term disability.
There are two types of mortgage options available to homebuyers:
Conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. Mortgage default insurance is in place to help you own a home if you are unable to save that 20 per cent down payment, which can be challenging in today’s housing market.
HOW IT WORKS
In Canada, mortgage insurance is required by the federal government on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by you, the borrower, and it is not a protection for you as the homeowner. However, mortgage insurance enables you to purchase a home with a minimum down payment of five per cent if the purchase price is less than $500,000. If the purchase price is more than $500,000, you are required to put five per cent down on the first $500,000 and then 10 per cent on the balance. For example, if the purchase price is $650,000, then you must put at least $40,000 as the down payment.

Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Sagen (previously known as Genworth Canada), and Canada Guaranty. Each of these insurers has its own criteria for evaluating you and the property you wish to purchase, and it decides whether or not a mortgage can be insured. Plus, it’s the lender, not you the borrower, that selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer.

The mortgage default insurance premium is a one-time charge, and it is paid by you to the lender. It can be paid in a single lump sum at the time of closing, or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of what you will pay is calculated by multiplying the amount you are borrowing by the default insurance premium, which typically varies between 0.60 per cent and 5.85 per cent. Premiums vary depending on the amortization period of the mortgage, the loan-to-value
