Silver Spruce Grand Opening Event
May 4th 1pm-5pm
SILVER SPRUCE COMES ALIVE
There’s a rush for silver in the southwest – Silver Spruce, that is!
The newest community from Apex Developments makes its longanticipated debut on May 4 and excitement is ramping up for all that it offers.
This boutique community situated in the heart of the well-established neighbourhood of Silverado in the southwest is already a big hit, as the two showhomes from Brookfield Residential and Excel Homes are open and seeing an abundance of visitors. But the launch of Silver Spruce itself marks a major milestone in the development.
Excel Homes opened their Bennett front-drive garage showhome last year, and Brookfield Residential followed suit in February with their Columbia model.
“The response has been outstanding,” says Apex Development coordinator, Michelle Wilken. “We are already 40 per cent sold in Phase 1.”
Sales for Phase 2 will commence in the summer, she adds, with some “really great amenity lots.” The occasion – which promises a ton of fun for the whole family - will be further marked by the introduction of duplex homes from Excel Homes and Brookfield Residential, as well.
A WELL-ESTABLISHED LOCATION
“Silver Spruce is nestled in the wellestablished community of Silverado. Silver Spruce allows you to have the benefits of owning a brand-new home from one of two top builders in Calgary while being able to enjoy the benefits of being in Silverado including
schools, parks, paths, transit service and so much more,” Wilken says.
Brookfield Residential Marketing Manager, Jenna Rilling, says there are many reasons that make Silver Spruce a fantastic place to settle down.
“First, it is located within an already established community, ensuring that essential amenities are readily available without the inconvenience of extensive construction. Residents enjoy a variety of nearby amenities, from shopping centers to recreational facilities, enhancing convenience and quality of life,” she says.
“Moreover, the community boasts breathtaking scenic views, pathways and playgrounds.
Additionally, its strategic location near major roadways like Stoney Trail facilitates effortless transportation,
offering seamless connectivity to key destinations across the city and beyond.”
Kristina Plank, Marketing Manager at Excel Homes, agrees. “There are two schools (elementary to junior high) as well as playschools in Silverado and kindergarten/ elementary schools nearby. Silverado also has a fitness and yoga studio, a veterinary hospital and the requisite shopping centre with groceries, banks, pharmacy, restaurants, and so much more already ready for Silver Spruce’s new residents to enjoy.”
AMENITIES FIRST
Like many of Apex’s previous developments, the introduction of incommunity amenities is prioritized.
“We have a playground that is already used by Silverado residents
daily,” Wilken says. “Silver Spruce is surrounded by environmental reserve green space, an abundance of pathways, and even a pollinator park. Not to mention all the shops and restaurants that are already in the community.
That is just what new homebuyers are looking for – a community offering new construction homes in an established area already rich with amenities.
FAMILY-FRIENDLY HOMES
“Silver Spruce presents a captivating array of housing options and designs, tailor-made to suit your lifestyle and preferences,” says Wilken. “From beautiful single-family homes in phase 1 and to the luxurious duplexes that will soon be available, this community offers an abundance of
sophisticated choices that epitomize the pinnacle of peaceful living.”
The community is proving popular with first-time homebuyers and move-up buyers, she says.
“Two of the trends we are seeing in Silver Spruce are: One. First time home buyers that are newer to Canada. They are choosing Silver Spruce because of close proximity to amenities like the playground, transit & schools. all within 10 minutes of driving,” she says.
“Number Two. Move-up buyers with growing families. These buyers may have been in a duplex or smaller laned home. They are choosing Silver Spruce because they like the idea of a brand-new home in a community that is already established. Our functional, well-designed floorplans give them the extra room that they need for their growing families.”
ACHIEVING THE HOME’S POTENTIAL
Brookfield Residential unveiled its Bennett showhome in Silver Spruce in February and it has been a big hit.
“Our Columbia stands out as one of our most sought-after models, now enhanced, for the first time, with the inclusion of a basement suite in the showhome,” Rilling says. “This addition opens up possibilities for rentals, multi-generational living, or simply providing an extra living space. This showhome also features a distinctive home office uniquely positioned at the rear, offering ample natural light and a view.”
At 2,484 square-feet, the Columbia is admirably fitted for family life. It has an additional 860 square-feet of basement development, for a total of 3+1 bedrooms, 2.5+1 baths, and spacious bonus room separating
the primary bedroom from the secondary bedrooms.
Excel Homes opened its Bennett showhome last November and had played a crucial role in elevating the homeowning possibilities in Silver Spruce.
“The Bennett show home is a 35th year anniversary model, and the first of its kind,” Plank says. “It was designed to optimize every square foot of the home, making it feel much larger than it is.”
The 2,045 square-foot Bennett showhome has three bedrooms and two-and-a-half baths with an attached double front garage and 659 square-foot basement suite. If you want a home that grows with you, the Bennett show home by Excel Homes offers the versatility and functionality that you are looking for.
A COMMUNITY FOR THE FUTURE
Silver Spruce will have four phases with 359 homes and approximately 1,073 residents. “The community of Silver Spruce is a hidden gem that offers the best of both worlds. With its picturesque scenery, friendly residents, and close-knit community vibe, Silver Spruce instantly feels like home for your whole family,” Wilken says.
There are seven parks and two more on the way, 10-kilometres of pathways in Silverado. And just outside of it is Granary Road –Farmer’s Market & Active Learning Park; Lloyd Park Disc Golf Course; Heritage Pointe Golf Club; Launchpad Heritage Pointe and the ever-popular Fish Creek Provincial Park. Of course, the Spruce Meadows grounds are just outside the community as well.

Calgary’s Contrada family are the winners of the 2023 Calgary Stampede Lotteries Rotary Dream Home. Vincenzo, his wife, Nancy, and their two young daughters were presented the keys to the grand prize $1.26 million, 2,537-square-foot Avi Rotary Dream Home built by Homes by Avi in the southeast community of Rangeview. Nancy tells Inside Calgary that they always bought tickets to the Stampede Dream Home Lottery every year, but winning the grand prize was still a shock. “We absolutely love the home, and we will continue to support the Calgary Stampede Lottery.”
Anthem opens new townhomes in Currie
Anthem Properties is stirring excitement in Currie as they tap pent up demand for new townhomes in the dynamic, southwest inner-city community with the opening of Billy.
“Billy is the first new townhome community to be built in Currie in the last 5 years!” says Anthem Marketing Manager Trish Yamniuk.
Billy consists of a collection of 65-row townhomes with attached double-car garages. “We offer eight floorplans, which consist of 2–4-bedroom layouts. Prices begin in the low $600’s for a two-bedroom and the upper $600’s for a fourbedroom option,” she says.
The name of Anthem’s latest townhomes was inspired by legendary World War I Canadian ace
pilot, William Bishop, and reflects Currie’s heritage as a former military base. “Billy also ties into the historical landmark Currie Barracks through design and concept.”
Yamniuk says Currie’s fantastic location and rich amenities makes living in Billy so appealing. “Billy is the best of both worlds - having central access to all of Calgary, with quick
access to the downtown core and the Rocky Mountains. Located next door to Mount Royal University and within walking distance of Marda Loop shopping and entertainment area, the Billy townhomes will provide an attractive multi-family housing option for young professionals and urbanminded families.” Find out more at billybyanthem.com.

Harmony welcomes first commercial centre
Life is about to get so much better in the lakeside community of Harmony, as it welcomes its first commercial centre.
The opening of Truman Square is a momentous occasion that marks the progress of this charming, recreation-oriented community in Springbank, just west of Calgary. “We are extremely excited to welcome our first retail building,” says Laurel
Campbell, Marketing Manager at Bordeaux Properties, which jointly develops Harmony along with Qualico Communities.

“Seinfeld,” “Friends,” and “Big Bang Theory” – besides being greatest sitcoms of the last three decades, all shared something else in common: they were all set in an apartment condo. The lifestyle and affordability that these single-level, multi-family development units offer, however, is no laughing matter.
Whether it’s a downtown tower, an inner-city mid-rise or a lifestyleconnected four-storey condo in the suburbs, single-level apartment style living offers a rich, fulfilling option for new home buyers.
Apartment condos have always been thought of as a perfect firsttime homebuyer opportunity or a comfortable nest for seniors, retirees, and empty nesters. It’s a tempting option for investors, as well, and even young families are finding a fit here.
Multi-level condo developments are communities in themselves, and
by PEPPER RODRIGUEZ
there are plenty of opportunities in and around Calgary to find the singlelevel lifestyle home of your dreams.
WHY BUY A CONDO
Affordability, maintenance-free, lock and leave lifestyle, and a generally centralized location for most apartment condo developments are
the most compelling reasons to get into one.
“You can access a very nice apartment condo for much lower cost than a townhome or duplex in today’s market,” says Luc Withell, Area Sales Manager for Partners Development Group, that just launched the Lawrie Park condo

Autumn at University District - Homes by Avi
development in Okotoks – the first that the town just south of Calgary has seen in years.
Reilly LePage, Sales & Marketing Manager at Logel Homes agrees. “It’s a good way to begin homeownership or start a new chapter once your homeowner needs change, that could mean less space required, or not having a desire to perform landscaping maintenance. Ultimately, the transition to a condo from renting or single-family ownership is easy.” Logel Homes offers the most diverse range of condos with locations in almost every sector of the city. They have won Customer Insight’s Best customer Experience eight time, and Multi-Family Builder of the Year three times in a row, a testament to the continued appeal of their condos.
Following the tremendous success of Westman Village, Jayman BUILT is looking to create an even bigger splash in the city’s multifamily home scene in 2024, and their Les Jardins and the new Magna condo developments are already garnering plenty of interest.
As well they should, says Jordan D’Haese, Sales Manager, Jayman
BUILT Multi-Family. “Condos offer single-level, maintenance-free living, as well as a ‘lock & leave’ lifestyle! They are perfect for downsizers and right-sizers, looking for a more suitable square footage for their lifestyle, without the hassle of maintaining a home.”
Nicole Contreras, Area Sales Manager for Homes by Avi, says the access to amenities is another factor in favour of apartment condos.
“At Homes by Avi, we take a holistic approach by providing a range of amenities that enhance the living experience beyond what individual condo owners might typically have access to,” Contreras
says. “This includes features such as fitness centers, community gardens, gathering spaces, and even concierge services.”
Homes by Avi’s mixed-use buildings - Argyle and Autumn at University District - are prime examples. Their new Sovereign on 17TH Avenue midrise building in Mission also brings a new level of style and convenience to apartment living in the inner-city. These experts all agree that the sense of community that apartment-condo living offers is a big part of the appeal, as living in a condo can foster a strong sense of community, and you get to know your neighbours better.

WHY CONDO FEES
Condo fees are a part of condo living – and it is a part that has given many buyers pause. But this is mainly because they just they don’t know all it entails.
Homes by Avi’s Contreras explains: “We believe in providing a proactive and educational homebuying experience. We understand that condo fees can be a common concern for buyers, but we aim to alleviate worries by helping customers understand what these fees cover and how they compare to alternative costs. Viewing condo fees as an investment in the property’s value and actively engaging with the condo community can further enhance their understanding and alleviate any concerns they may have.”
“They help to cover other items that you would have otherwise have to pay for in a traditional home such as insurance, some utilities, fire protection, garbage / recycling and more,” Partners’ Withell explains. “Plus, you don’t have the outgoing costs of exterior maintenance and will save money of lawn mowers, watering the lawn, power washers, rakes, shovels, etc.”
Jayman BUILT’s D’Haese says that condo fees are imperative to the condo lifestyle of shared living spaces. “They are also used to build a reserve fund, should the condo corporation decide to make improvements to the property later,” he says. “They are in the best interest of all residents to maintain and improve the property value of the condominium for future resale.”
Logel Homes’ LePage says condo fees take care of a lot of the necessity that homeownership involves.
“It’s worth the money not just for convenience, but peace of mind of having most of your bills centralized and managed by professionals who are working to get the best price on the homebuyers’ behalf.”
HOMES BY AVI
Whether it’s a condo in the heart of Calgary’s inner-city, or one in the suburbs, Homes by Avi designs homes for all lifestyles.
Homes by Avi Sales Manager, Kevin Hatch says “both Sovereign and Autumn are thriving and garnering significant popularity, establishing themselves ‘wise investments’ amongst buyers.” Residents are moving into Argyle this spring, he noted.
Sovereign will have 155 units on 13 floors, including ground floor retail
space, and a wide variety of floorplans to choose from,” Hatch says.
“Experience the best of both worlds at Sovereign on 17TH, where modern luxury meets cozy comfort,” Hatch says. “Sovereign features open floor plans, high-end finishes, and oversized windows that provide breathtaking city views.”
Autumn offers a vibrant and convenient lifestyle in one of the fastest growing communities in Calgary - University District and is situated amongst five major employment centres. Autumn, a certified Built Green Gold mixed-use building, is comprised of 162 spacious one- and two-bedrooom units, and provides residents with outdoor terraces featuring barbecues, fire tables, and seating, fostering a sense of community.

Sage Walk condos and Townhomes in the northwest is now selling their final condo building and moving into the sales of its townhome component.
New is Waterside at Mahogany, the first condo development in this popular lakeside community in the southeast in ages. Its popularity stems from its location just steps away from the bustling Mahogany Village Market and Auburn Station Shopping centre.
“We’ll have a beautifully appointed interior courtyard with gas fire pits, a separate bocce court, and nearly all plans have large extended balconies. These are some of the best elevations we’ve done. Plus, homeowners will have full access to the lake and Mahogany’s HOA facilities.” For more about Logel Homes’ developments, go to logelhomes.com.

THE CONTINUING EVOLUTION OF
CHESTERMERE
If the only thing you know about Chestermere is its lake, then you might be in for a surprise the next time you visit this vibrant, growing city just east of Calgary.
Chestermere has been on fast track to growth, with a population of 24,649 in 2022, the 19th highest in the province, according to a Government of Alberta census. And it continues to grow at a 6.38 per cent clip yearover-year, and 15.7 per cent in the last five years, making it the 17th fastest growing municipality in Alberta.
New home owning opportunities abound, and there are several new residential communities already underway and a couple more that are just about ready to go.
“Chestermere is a great city to live in if you’re looking for a more relaxed city life,” says Monica Bilyk, Marketing and Communications Manager at Qualico Communities Calgary, who are about to embark on their second community in Chestermere – Bridgeport - following the success
by PEPPER RODRIGUEZ
of their first community, Dawson’s Landing.
“Homes are more affordable, there’s less traffic and noise, and yet everyday needs - such as groceries, and entertainment, are only minutes away.”
FAST TRACK TO GROWTH
There are plenty of choices of where to live in Chestermere. Dawson’s Landing by Qualico and Chelsea by Anthem are closest to Calgary on the west part of Chestermere, and they
started relatively at the same time. Both will undoubtedly benefit from the addition of a new school.
“We received exciting news at the beginning of the month when the Province announced funding for five new school sites in the Rocky View School District - one of which is Chestermere’s K-9 School located in Dawson’s Landing,” Bilyk says.
“The school site is in Phase 4 of the community and will ease overcrowding in neighbouring
Stormwater Kidney™ in Dawson’s Landing
schools. It’s something that residents on the West side of the city have been waiting for and we’re thrilled that we’re now one step closer to making it a reality.” Find out more about Dawson’s Landing at liveindawsonslanding.com.
NEW COMMUNITIES
Besides Chelsea and Dawson’s Landing, also growing fast is the new community of South Shore. Developed by GDS on behalf of Edgewater Communities Inc, South Shores is adjacent to the south shores of Chestermere Lake. It is comprised of 77.5 gross acres interlaces with pathways, playgrounds and adjacent shoreline.
Then there is also Waterford by Douglas Homes, and the aforementioned Chelsea from Anthem, which won Best New Community in 2020.
Coming up is Clearwater Park, which was recently given the go-
ahead by the City, and construction of the 580-acre community located along Highway One is underway.
Qualico Communities’ Bridgeport, located just north of Dawson’s Landing, will encompass seven phases over 251 acres of land, three major park spaces, a small retail site, and a public-school site in its initial stages of development.
“Bridgeport will offer a housing mix that can accommodate a variety of young families, individuals, and seniors. On-site construction is scheduled to start this Spring with the community’s first Showhomes set to open in early 2025,” Bilyk says. Sign up to receive updates on Bridgeport at liveinbridgeport.com.
RECREATIONAL HAVEN
Beach fun in the summer, outdoor skating rink in the winter, Chestermere Lake is what has made the city such a prime destination for active, young families. “It’s the only lake in the Calgary area that allows for motorized recreation,” Mangat says.
There is also of course the Lakeside Golf Club in town, a semi-private beautifully manicured 18-hole Championship Golf Course.
The Calgary Yacht Club is on the shores of Chestermere Lake, and Anniversary Park is the lakeside park where many of the young city’s social and cultural life happens. Chestermere Landing is the city’s first commercial centre where the iconic Dockside Bar and Grill is located, and it has opened its marina for recreational activities in the summer and winter.
The massive East Hills shopping centre is right on the border between Calgary and Chestermere, and its cinemas, big box stores and boutique diners have provided a ton of convenience to residents along the 17th Avenue SE - Chestermere Blvd. corridor.
But what attracts people to Chestermere today isn’t solely its resort town charm, but its total family-oriented, ease-of-living package. Not to mention the wide range of housing options available in its vibrant, new communities.

FINALISTS FOR
2023 BILD CALGARY REGION AWARDS ANNOUNCED
The stage is set to find out the best of the best in Calgary’s new home industry this year, as BILD Calgary Region (BILDCR) announces the finalists for the 2023 BILDCR Awards.
More than 700 entries were submitted vying for the 62 awards across 11 categories that encompass everything involved in the new home building industry in the city – from sales, marketing, new home designs and more.
Winners of the prestigious BILDCR Grand Awards will also be picked based on the finalist results of a combination of entries that have been set by the BILDCR Awards Committee. The BILDCR Grand Awards will be presented to the BILDCR Builder, Renovator and Partner members for their astounding accomplishments in 2023.
“The BILDCR Awards program stands as a testament to the remarkable creativity and innovation of BILD Members, annually highlighting their ability to craft products that not only emphasize affordability and choice but also reflect the evolving demands of the Calgary housing market and beyond,” says BILDCR CEO, Brian Hahn.
With over 700 entries received this year, it underscores our industry’s agility in adapting to market trends and commitment to delivering homes that cater to diverse preferences within Calgary and the surrounding region.”
BILD Calgary Region is the result of the amalgamation in 2016 of Canadian Home Builders’ Association – Calgary Region and Urban Development Institute – Calgary with the goal to create a unified voice to better serve the building industry in Calgary and the region. The organization’s roots go as far back as 1946.
BILDCR works closely with various levels of government and stakeholder groups to ensure vibrant, established neighbourhoods and new communities in the region – now, and in the future. BILDCR provides members with a variety of opportunities to learn, connect and share knowledge in order to improve the industry and ultimately meet the housing needs in the Calgary region. Awards will be handed out at the gala event on April 20, 2024, at the TELUS Convention Centre.
