Pool Season Prep GET READY TO SPLASH MNC pool procedures have changed as of the 2024 season. The purpose of this procedural change is to ensure household information is accurate and up to date for residents, tenants, and property owners year after year. Please note that every MNC household must complete the necessary form(s) to use the pool facilities for the upcoming season, rent facility space, and sign up for activities. We encourage you to complete the forms as soon as possible to avoid long wait times once the pool is open. It only takes a few minutes!

Welcome, Chateau! NEW NEIGHBORHOOD We have exciting news! There’s a new neighborhood comprised of 77 singlefamily homes called Chateau. The land was purchased by Richmond American Homes. It is located across from Morningview and abutting Hawthorn, which will become part of District 7. It will be approximately 1 year before sales opens and 2 years before homes are built.

QUICK FACTS ON TRASH If your bin is overflowing, order another one! Residents are entitled to two trash bins and two recycling bins included in your assessments. Beyond the 2/each courtesy bins, there is a $5/monthly charge. Please contact Juli Asbridge at jasbridge@meadowslink.com with your address and additional bin requests. Print the 2024 Recycling Calendar MNC recycle days fall on the green Fridays Cardboard boxes must be empty, flattened, and placed inside or beside the bin only on recycling days. District Delegate Election YOUR VOTE IS VALUABLE Dear Meadows Neighborhood Company Members, Pursuant to Section 4.5 of the Bylaws of The Meadows Neighborhood Company, notice is hereby given for the Annual Meeting of Members and Annual Meeting for your Delegate District. The meeting is scheduled for 6:00pm on Thursday, February 29, at The Grange, 3692 Meadows Boulevard, Castle Rock, Colorado, 80109. The Annual Meeting will begin at 6:00pm with matters pertaining to all Delegate Districts and then progress with matters pertaining to individual Delegate Districts beginning with District Delegate #1 followed by each successive District. At the Annual Meeting, those matters in the attached Agenda will be addressed including approval of last year’s Annual Meeting of the Members minutes and the election of a District Delegate to represent your specific Delegate District. Each Member will cast one vote for the Delegate position for each Assessment Unit assigned to their Privately Owned Site. Each candidate will have five minutes to introduce themselves to the Members at the meeting, if they choose to do so. Biographies for each candidate are available on the community website > Resources > District Delegates & Annual Members Meeting Documents > 2024 Annual Members Meeting & Delegate Election (login required). Please follow the instructions you will receive by US mail and also by email if we had your email contact info on record. Your participation is essential, so that the necessary number of Members required in order to conduct the meeting are present, in person, or by proxy. There is a quorum required for this election (10% of the votes in your District) and it is imperative that we have your participation, so please vote! Without a quorum, we will have to repeat this mailing and reconvene, doubling the cost to our Association. All proxies received by February 12 will be entered into a drawing for a $25 gift card! There will be one winner randomly selected from each District. Question: Do I need to vote if there is only one Delegate candidate for my District's Election? Answer: Yes, we need all owners to vote even if there is only one candidate listed as a Delegate candidate, in order for the Association to achieve quorum for each District. If we do not receive the required number of votes per District, then we must repeat the election process for that particular District which doubles the cost of expenditures to our Association. A Message from The Board of Governors SPRING INTO ACTION To Our Fellow Residents, Around Feb 9, we will be actively looking for volunteers to assist in continuing to make The Meadows a community we are all thankful to call home by volunteering to be on the Board of Governors. For most of us, our homes are the most valuable asset we own. By serving on the Board of Governors, you are directly protecting residents’ assets while jointly fortifying our community through decision-making, which is an extremely rewarding and prideful endeavor. We hope you consider becoming a voice for your fellow neighbors and ensure The Meadows remains a great place to live and thrive for decades to come! Please watch for upcoming community emails to be sent out when the call for Board candidates and Petition for Candidacy form is posted. Note that there are a few prerequisites: Must be 18+ years of age Must be a homeowner within the Neighborhood Company A minimum time commitment of 1 Board Meeting per month. Members receive Board packets prior, so Members come prepared to discuss and make decisions at every meeting. The new Member serves a 3-year term Running for the Board requires attendance at several meetings through the election process once it is underway, as well as attending the annual members and budget meeting in May. Possess an understanding or has experience serving on a non-profit Board is helpful, but not required. Most importantly, it takes dedication and a willingness to make decisions for the greater good of the community. Following candidate submissions, the process will run as follows: On March 28, the Nominating Committee will interview the candidates. On April 2, the Board of Governors will vote on the Nominating Committee’s recommendation regarding the slate of nominees for the ballot. On April 11, residents will be able to meet the candidates and partake in a Q&A session. This is your opportunity to meet them, then express to your District Delegate whom you would like to see serve the community! On May 2, the District Delegates will elect the new Board member and will begin their three-year term from May 2024 - May 2027. 5


Covenants Corner THE BASICS AND NEED-TO-KNOW Homes located in The Meadows Neighborhood Company (MNC) are subject to the MNC Articles of Incorporation, Declaration and Bylaws, and Architectural Guidelines. These documents, collectively known as the community's covenants, outline how the community is run. Upon purchasing a home in The Meadows, owners (and anyone visiting or residing in the home) voluntarily agree to abide by these documents and the rules set forth within them. Residents are encouraged to read through and retain copies of these items for future reference. The Covenants Team of the MNC office is tasked with ensuring compliance to the community standards. Inspections are performed throughout the year. Homes found to be in violation are issued either a Courtesy Notice of Non-Compliance letter or a Notice of Violation letter. Violations are deemed cured and the file is closed when the Notice of Cured letter has been issued. For more information on Architectural Guidelines and the violation process, consult the Declaration and Guidelines online.

COMPREHENSIVE INSPECTIONS Due to our growing size, the Covenants Team performs comprehensive inspections primarily beginning at the end of May and continuing through the fall. These inspections help improve the enforcement of the covenants, are key to maintaining property values, and uphold The Meadows as a pleasant and beautiful neighborhood for all to enjoy. Inspectors can be identified by MNC shirts/jackets, badges, and company vehicles. During annual comprehensive inspections, every home is evaluated. If necessary, a Courtesy Notice of Non-Compliance or Notice of Violation is sent to the home. Although, most violations can be addressed prior to receiving a Courtesy Notice! Some common examples include: Clean mold, dirt or other discoloration from siding, gutters, decks, foundations, and other surfaces of the home and fence. Inspect wood trim, including windows, doors, and roofline, for discoloration or rot. Remove trash/recycling containers from public view, except on trash days. Prune overgrown landscaping, cut grass regularly, replace or reseed dead areas, and remove weeds. Store items out of sight. If meant for outdoor use, store items in a neat fashion. Ensure house numbers are affixed to mailbox and home, and visible from street. Resurface cracked/spalling driveways if covering more than 50% of the surface. Paint the home if fading or discoloration covers more than 50% of the home. Replace or repaint garage inner trim and shutters if discolored, broken, or missing. Ensure radon pipes and conduits are painted to match the surface they lay on. Replace or repair broken siding, windows/grids, shutters, and garage doors. Ensure all modifications are ARC-approved prior to installation. 6

Covenants Corner Continued RESALE INSPECTIONS Resale inspections are performed when homes are being processed for sale, often purchased by the buyer or the seller. The entire outside of the home is inspected (of which can be seen from public roads), and any violations are noted on the Disclosure Package or Status Letter provided by MSI, the Accounting Representative for the MNC. MNC recommends ALL homes request a resale inspection when purchasing or selling a home in The Meadows. This is to ensure the property is up to compliance and there are no surprises during closing or in the near future. The present owners will be aware of projects needed to be completed before selling, and buyers will be aware of what projects they need to plan for in the future. Without a requested resale inspection, new owners of the property agree to ensure the home is up to compliance when they move in. This may include replacing a spalling driveway, painting the home, replacing a dead tree, etc. It is in every homeowner’s interest to protect your present and/or future assets.

INSPECTION SAFETY & COMMUNICATION Aside from annual inspections, the Covenants Team will be seen the entire year in all communities as they are following up on violations, inspecting complaints, completing resales, etc. These are all completed through the compliance of the Colorado Common Interest Ownership Act (CCIOA). Please never approach the Covenants Team while they are out on property due to personal safety and time constraints. Covenants will return all correspondence within 1 business day as time allows. For items that require additional inspection or research, please allow up to 3-5 business days.
