In addition to the new Board Members, the District Delegates unanimously approved the budget for the 2025-2026 fiscal year Effective July 1 through June 30 , 2026, the MNC Master Association assessments have increased to $272.00 per quarter and Special Services have remained the same

Please note if your payment method is through MSI, you do not have to update anything. However, if you pay through the website, then you must update the balance owed before July 1 . The HOA Assessments page has a plethora of information to help get you squared away for the next fiscal year!

If you reside in a sub-association (“sub”), you have additional assessments that are paid either quarterly or monthly, depending on the specific sub. Contact your manager to learn more about the amount and frequency of these assessments.

For years, MNC staff have installed traditional holiday lighting on the exterior of the Taft House building, a process that has proven both costly due to frequent bulb replacements and hazardous, requiring significant time and effort To address these concerns, on January 7 , 2025, the Board of Governors approved the installation of permanent LED eave rake lighting on the Taft House building, aligning with the contemporary lighting solution installed at The Grange in 2023

This upgrade offers long-term cost savings by eliminating the need for seasonal installation and maintenance while providing an energy-efficient, easily controlled lighting system to celebrate holidays all year round. Additionally, the enhanced exterior lighting will elevate private facility rentals once the Docket Room becomes available to rent again beginning next summer.

Although the Taft House interior and exterior will undergo renovations, the new lighting will remain unaffected by the construction Like The Grange, the LED system was professionally installed by Trimlight Denver and includes a lifetime warranty, ensuring a durable and reliable enhancement to the amenity.

Looking at the before photos, it's clear that The Grange Pool bathrooms hadn't seen an upgrade since they were built in 2004. Frankly, a renovation was long overdue! Contractors got to work in the winter of 2024, kicking off a much-needed transformation

Now, the bathrooms have been completely refreshed with non-slip epoxy flooring, PVC beadboard wainscoting, refurbished benches, laminate countertops, new faucets, touch-free soap dispensers, updated changing tables, modernized fixtures, and a fresh coat of paint Plus, we replaced all the toilets with ultra-highefficiency models, qualifying us for the maximum rebate allowed through Castle Rock Water’s Toilet Retrofit rebate program.

We could not be happier with the results, and we invite you to check out the upgrades next time you are on the pool deck!

FRESH CUTS FOR FIRE SAFETY: BEAUTY BAND MOWING!

Beauty bands consist of 6-foot strips of native grass mowed along open-rail and split-rail fence lines, with 2-foot beauty bands maintained along sidewalks and trails. Areas near fences that large equipment cannot reach are trimmed by hand. This maintenance occurs four times a year (June–September) only on MNC-owned or maintained properties.

In October, weather permitting, the MNC’s landscaping vendor completes a full mow of all native grass after seeding, preparing for winter. This process takes about a month, depending on weather conditions Heavy rainfall can delay mowing due to equipment limitations. Beauty band mowing is optional and done as a courtesy for fire mitigation. While some may dislike the tall native grass, it promotes wildlife, beautifies the land, and conserves water

When turf areas are converted to native grass, it takes up to two years for full establishment. Mowing too early can kill the grass, so newly converted areas are not mowed within this timeframe, except for the annual October mow During this period, irrigation systems are briefly ran each month to maintain functionality and safeguard properties in case of fire.

TOCR Native Grass Maintenance: The Town of Castle Rock mows open spaces with native grass once a year when possible Native grasses are recommended to be kept at 4 inches to reduce fire risk, but mowing is often impractical. These grasses retain moisture, helping to prevent dryness, erosion, and flooding. Beauty bands 5-foot mowed strips along structures, fences, and sidewalks serve as a standard fire mitigation practice For questions or maintenance requests regarding Townowned open spaces, call 720-733-2235.

SPRINKLER SOS: SPOT A LEAK? LET US KNOW!

Help the MNC avoid water violation fines and report irrigation leaks directly to us! By reporting to the Town of Castle Rock, you are potentially giving us a water violation fine that ultimately comes out of our budget for water expenditures. Instead, utilize the 24/7 Report a Landscaping Maintenance Complaint Form if common area irrigation is running for an extended period, not during the proper watering times, or related concerns. Whether the irrigation is owned by the MNC, a Metropolitan District, a sub-association, or the Town, reporting through this form allows us to quickly resolve the matter, even on weekends Thanks for your help!
