JE Dunn Construction has a great deal to celebrate, from 100 years in business to its transformation from a small regional office to a nearly 500-employee hub based out of its new Carson/Goldenrod building at 146th Street and West Dodge Road.

Local leadership noted that, from the onset, the Omaha office did not rest on the Kansas City, Missouri-based firm’s laurels, no matter how noteworthy and deeply rooted they may have been.

Omaha Office Leader Chris Pesek reflected on those deep roots in this milestone year.

“It’s amazing to see a company grow through war efforts, weathering economic ups and downs, and maintaining levelheadedness while labor unions formed, and civil rights struggles ensued,” he said. “Ingrained in our company’s motto is a family-first mentality. It’s not something that leadership just says, they believe it

and follow through on their promises.”

A nod to such follow-through, Pesek highlighted how JE Dunn introduced its employee stock ownership plan in 2010 — pivoting from family-owned to family and employee-owned — sharing its company’s rewards with its people.

Patriotic beginnings

“Since day one, JE Dunn and our employees have been committed to giving back to our local communities,” Pesek continued.

For Pesek, community investments are best illustrated in company lore associated with JE Dunn’s leadership during World War II, and when founder John Ernest “Ernie” Dunn Sr. embarked on the construction of a wartime supply facility, the Quartermaster Depot, in Kansas City.

working hours per day, the project was completed ahead of schedule. That’s when, Pesek said, Dunn learned his company stood to make a significant profit.

His response was to renegotiate its contract with the federal government. Dunn insisted, instead, that payment would only account for the Depot’s cost — no additional profit. Pesek said Dunn had no desire to publicize this act.

“The war department insisted on telling the story and he relented,” Pesek said. “His patriotism garnered national attention from the media all the way to then-President Franklin D. Roosevelt, who recognized the magnitude of Dunn’s contribution in a written letter.”

This anecdote still resonates throughout the organization today; according to Pesek, the company invests 10% of its net income in charitable causes across the country. It also empowers employees across its 26 offices to engage in their local communities through volunteerism, a 1:1 employee match program, and a network of community ambassadors.

Its rich history is detailed on JE Dunn’s dedicated centennial website and through its nationwide initiative, Building a Legacy: A Century of Generosity, according to Vice President - Sr. Client Solutions Director Doug Duren.

“[The initiative] kicked off at the beginning of 2024, extending JE Dunn’s community impact, and celebrating the employees and communities that have been foundational to the company’s success and longevity,” he said. “Ten worthy organizations were selected by employees to receive a gift of $100,000 to empower their work in the

communities where JE Dunn employees live, work, and build, for a total impact of $1 million nationwide.”

Celebrations throughout the year, including employee and client events nationwide, are also in the works.

Zeroing in on the local area specifically, Duren recalled how when he joined the company in 2011, JE Dunn Omaha was a small regional office housed out of the Morgan Place building at 84th and Dodge streets.

“We had no blue JE Dunn superintendent trucks in Omaha, and I was the sixth employee,” he said.

Pesek joined a year later as the 10th employee.

“Later that year, we moved to 168th and Pacific for several growth years,” Duren said.

The team now resides at its build: The Carson Group/Goldenrod Cos. headquarters at 146th and West Dodge Road in the Heartwood Preserve.

“Today, we have nearly 500 employees in Omaha. In addition to Omaha, we manage and operate our Des Moines, Iowa, office,” he said. “I think our tremendous growth shocked everyone at the company.”

While the growth may have been surprising, they were strategic in their hiring.

“Our office culture is unique, and it’s one of the things I’m most proud of,” Duren stated.

He described a blend of a family-like yet competitive spirit, with an alignment of goals, and an entrepreneurism marked by progress and innovation.

“The growth of our office should be mostly contributed to the people we have on our team,” Duren remarked. “With that said, there have been six or seven major projects that have enabled our brand to grow, attract more great team members, and win additional work.”

Duren highlighted health care projects for CHI Health Creighton University Medical Center - Bergan Mercy; Columbus Community Hospital Fieldhouse, Wellness Center expansion and hospital additions; Methodist Health System Emergency Department and Corporate Office; and Children’s Hospital West Omaha.

He also noted its partnership on the Heartwood Preserve campus, multiple projects with Omaha’s Henry Doorly Zoo & Aquarium, Mutual of Omaha’s Project Beacon, the Applied Underwriters headquarters, the Capital District’s Marriott Hotel, Sarpy County Corrections Center, and nonprofit work with the likes of Ronald McDonald House Charities and United Way.

Humble yet hungry

“When we were new to the market, we knew we had a lot to prove,” Duren said. “We couldn’t rely on JE Dunn’s corporate reputation.”

This dynamic demanded a strong local presence.

“Our people were smart enough to know that when we got an opportunity to build a project, we had to perform,” he said. “Client experience, safety, and quality were (and still are) at the forefront of every single project.”

He also noted relationships with architects, engineers, and trade partners.

“Building our own self-performing group here in Omaha has also been a tremendous differentiator for us,” Duren noted. “We currently have 380 highly skilled craftsmen and women on our team who can perform critical scopes on our projects. With them on site, we can better control schedule, budget, quality, and safety.”

The market in Omaha and Nebraska as a whole has also contributed, Duren indicated, referring to its stability, diversity, growth, and consistency.

“Our team at HQ in Kansas City believed strongly that Omaha was the next place for JE Dunn to thrive,” he said. “They took a chance on our people, relationships, and our brand to eventually build a very

successful operation here. It has been a fun journey over that past decade, especially with the internal and external relationships that have developed.”

Pesek also revisited the notion of strategic hires and having people in the right seats on that metaphorical bus.

“We formed a team of hungry people who were problem solvers and willing to work hard to build not only buildings, but a company, and it’s not enough to have a great group of people,” he explained. “We fit and match each person with the right role.”

They capitalize, according to Pesek, on skillsets, knowledge, passions, and interests, and put people where they have the best opportunity to succeed.

“This entails our leadership having open relationships with all our employees,” he said. “We need to know them on a personal level to place them in the right positions and on the right jobs.”

Pesek also spoke to empowering employees by giving them a voice to share their opinions or ideas, and to learn and grow from each other.

“And we invest a lot in our people — we make sure they have the right tools, resources, and training to become as good as they want to be at their jobs,” he said.

As examples, Pesek referenced leadership training and the four walls of its own HQ as a means of giving its team “a great place to work hard and play.”

“We’ve invested in our self-perform team and Blue Hat Rental business unit to ensure our projects have the best builders and equipment possible,” he added.

As external validation that the company’s efforts are working, Pesek isolated its distinctions as the No. 1 Contractor in the state from Engineering News-Record, Nebraska Safety Company with Distinction via the Nebraska Safety Council, and the Top Five Best Places to Work courtesy of the Greater Omaha Chamber.

“We genuinely love what we do and are proud of the impact we have on our communities through our talents,” he summed up. “We feel fortunate that there are so many great innovative businesses, organizations, nonprofits, health care systems [and so on] in our market that support Nebraska’s growth like we do. We just give them the spaces to do their work and live out their missions.”

Adopting new technology, recruiting sufficient labor, and dealing with interest rates are challenges all builders share, putting the Midlands on par with most of the country. At least that’s what many would have said before April 26 when a cluster of powerful tornadoes devastated portions of the metro, changing lives and landscapes overnight.

Ellie Barko, director of teaming agreements and construction operations for Blair Freeman, called for patience as the industry systematically addresses the devastation.

Blair Freeman specializes in residential renovations and new affordable homebuilding as well as commercial tenant fit-outs and renovations.

“I think short term it’s just assisting people in getting boarded up, then letting the process of insurance and all of those items kick in,” she said. “There will be an impact to the subcontractor base due to the additional scope, obviously, more so on the residential side of the market.

“Long term, I think the biggest impact will be on lead times. If you’re building multiples of the same thing at the same time, you can’t get all of the

materials at once. I would say the procurement timeline would extend.”

One challenge of many

Barko said materials were already one of the bigger considerations for builders in the post-pandemic era. She said mechanical and electrical supplies still trail 2019 levels, although there has been marked improvement over the past four years.

The personnel market, on the other hand, is a more persistent problem with no easy answers and no clear end in sight.

“The main challenges are always going to be resources and finding people to do the work,” she said.

Acts of God notwithstanding, the construction industry nationwide has been operating under a cloud of transition and uncertainty thus far this year.

According to the 2024 Business Outlook, commissioned and released by the Association of General Contractors of America, the industry finds itself at a unique crossroads of freer federal money for infrastructure projects yet a more

volatile economic picture.

The workforce challenge presents another hurdle, the report stated, pushing greater use of technology to allow improved efficiency and productivity.

“While contractors remain mostly upbeat, their top worries for 2024 include fears about the impacts of higher interest rates on demand for construction and the risk that the economy could enter a recession,” the report authors stated.

The report also noted workforce shortages, rising costs, and slower schedules as main concerns.

A bright spot

Kris Montgomery, Nebraska market leader with McCarthy Building Companies, said Omaha and surrounding markets have traditionally been slower to be impacted by macroeconomic forces, which explains the brisk pace of local construction throughout the metro and beyond.

“Across the region, several large projects are in various stages of design and construction, including complex infrastructure projects like the $350 million City of Omaha Papillion Creek Wastewater Treatment improvement project that was recently awarded to our McCarthy team.”

Eventually, the same chickens come home to roost, however proportionally, in the case of labor issues. Montgomery said the continued loss of retiring craftspeople has complicated the labor picture and spurred the industry to devote time and creativity to attracting, equipping, and retaining new workers.

“It’s imperative that we find ways to promote the opportunities available to those who are interested in creating amazing things with their hands,” he said.

“At McCarthy, we are focused on initiatives designed to attract more young people into the industry. Our team recently hosted a ‘construction 101’ event that gave high school-aged girls an opportunity to explore incredible construction career opportunities available to them.”

Technology to the rescue?

Into the breach steps operational and technological advancements, which are transforming job sites and office functions to one degree or another throughout the Midlands. Such tools and protocols are being implemented with an eye on boosting productivity and increasing safety.

“We’ve focused a lot of attention on finding opportunities to utilize offsite prefabrication on our projects,” Montgomery said. “On the new CHI Health Clinic project located on the Immanuel Hospital campus in Omaha, prefabrication is helping our team improve both safety and productivity on the project.

“Nearly all of the exterior walls, and a significant amount of the interior walls, were prefabricated offsite in a conditioned warehouse to eliminate the environmental factors that can often contribute to safety incidents and lack of production on a construction site.”

Artificial intelligence continues to be on the minds of industry watchers. However, practitioners say common use of AI is still a ways

off in local applications.

“I have not particularly seen where AI can help in our own projects in that sense at the moment,” Barko said. “I have seen AI being proposed in the industry in scheduling but it’s not anything we’re doing in particular right now.”

Focused on solutions

The myriad challenges facing the industry have necessitated trade groups to step up their game, connecting companies and providing educational resources for members.

Jaylene Eilenstine, executive director of the Metro Omaha Builders Association (MOBA), said the organization’s slate of offerings runs the gamut to help promote, educate, and network members.

“MOBA educates members through various initiatives, including education days and seminars where industry experts provide insights on relevant topics such as construction trends, regulatory updates, and business management strategies,” she said. “Through networking events and industry meetings, MOBA facilitates knowledge-sharing among members, allowing them to learn from each other’s experiences and expertise.”

In addition to these internal programs, MOBA takes an active role externally, boosting the visibility of the industry and watching over its interests at the statehouse.

“We regularly monitor and act on all legislative bills that impact the homebuilding and remodeling industries,” Eilenstine said. “Through our public events such as the Street of Dreams, Parade of Homes, and Remodel Omaha Tour, we showcase the industry’s innovation, craftsmanship, and latest trends, which contribute to the beauty and diversity of homes that define the heart of the Omaha community.”

Looking ahead

Going forward, Matt Kronaizl, president of Sierra Homes and MOBA, said he expects demand for construction in Omaha to continue at a healthy pace, particularly in residential sector.

“The pulse we have received from builders in most price points, though not all, is that last fall we saw a slight pause in contracts being written and some spec builder halted on starts to prevent an overbuilding of spec homes,” he said.

“That pause appears to be short-lived as sales across all points continue to be strong. There is still a shortage of housing available in the existing market and an abundance of buyers wanting to move up into new construction.”

He noted that remodelers continue to see demand in updating historic properties and other properties.

“This is aside from the obvious rebuilding that will be necessary for our industry to support [following the April storms],” Kronaizl said.

He noted one key addition he felt would continue to play a key role on job sites: cameras and AirTag-like technology to protect assets.

“Theft still continues to be a huge problem and a cost to the industry,” he said. “This, along with MOBA’s alliance with local authorities, has helped lead to many arrests over the past 12 to 18 months.”

Overall, Kronaizl was cautiously optimistic about the future, even as the industry takes on the additional weight and demand of repairing or rebuilding from storm damage. But he added that much of that optimism relies on an improvement in overall economic conditions.

“Given that housing in general is still underbuilt we don’t expect labor or materials costs to decrease, but rather incur more stable and smaller price increases,” he said. “Our best hope for buying power will be when inflation subsides and interest rates settle back into a long-term holding pattern.”

As the Omaha metro grows, so does the need for energy infrastructure. Area utility providers are keeping up with rising demand through numerous expansions, and projects.

Dan Nordell, operations manager at Black Hills Energy, noted significant growth in Sarpy County to the tune of installing 1,100 new residential and commercial meters, as well as 107,000 feet in regional service lines.

Omaha Public Power District (OPPD) is seeing similar demand according to Brook Aken, director of economic development and external relations.

Historic load growth to the tune of upwards of 100 megawatts (MW) per year is being buttressed by growing consumption across residential, commercial and industrial sectors.

Even as rapid expansion happens, affordability is top of mind.

“Nebraska consistently ranks among the five lowest states in the country when it comes to rates,” Aken said. “In 2022, OPPD’s average retail rate across all classes was 26.5% below the national average according to the Energy Information Administration.

“This means our customers saved approximately $400 million that year compared to what they would have paid if our rates were at the national average. These savings keep our customers’ money invested in the community, creating jobs and economic activity for the region.”

Natural gas prices are near 30-year historical lows, too, which means that customer-owners are seeing a decrease in their gas bill.

District (M.U.D.), said an approximate 23% annual bill decrease is expected this year.

“An increase in natural gas production has resulted in increased storage levels nationally, which has resulted in lower gas prices,” he said.

“The district employs several strategies to lower natural gas costs for our customers, including long-term supply contracts and on-site storage.

Approximately 74% of M.U.D.’s natural gas is purchased via prepaid agreements, which are expected to save our customers $13 million in 2024.”

Current projects

According to Nordell, the city of Bellevue has significant development plans on the northeast corner of Highways 34 and 75 interchanges.

“Black Hills Energy is preparing its system to serve this area and additional developments east of Ft. Crook Road,” Nordell said. “We are currently building a new station to serve the growth around the Normandy Hills neighborhood in south Bellevue and the commercial/industrial area just south of Offutt Air Force Base and near the Highway 34 and Highway 75 interchange.”

Knight noted that in the fall of 2024, M.U.D. will complete an $86 million capital improvement project at their Liquefied Natural Gas Plant, replacing all equipment that was originally put into service in 1975.

The project will also increase the plant’s daily maximum winter output by 150%. In addition to this, the district recently finished the final leg of a 10-mile-long steel gas main loop near 192nd and Q streets, with gas mains traversing to Fort Street.

Jodi Baker, media specialist for OPPD, said OPPD is working on a near-term generation resource plan to add up to 2.5 gigawatts of generation capacity within the 2027 to 2032 time frame that will address unprecedented growth in energy demand.

“OPPD’s solution to meet near-term generation needs will mean an estimated capital investment of more than $2 billion, nearly doubling the district’s nameplate capacity, or maximum rated generation output, by 2030,” Baker said.

“Also, OPPD remains committed to its Power with Purpose (PwP) generation expansion projects. To date, these include Turtle Creek Station (450 MW), Standing Bear Lake Station (150 MW), and Platteview Solar (81 MW), all slated to begin operations this year. And we are planning more renewables as part of these projects, as well.”

What the future holds

OPPD plans to implement new technology over the next five years that will enable the team to see and respond to outages in real-time.

The pilot program will begin in 2025 with approximately 10,000 customers, and full implementation is scheduled for 2029.

Furthermore, OPPD is looking to develop strategic partnerships to reach its goal of net zero carbon production by 2050. Katie Fleming, Black Hills Energy’s chief sustainability officer, said that it strives to generate cleaner energy.

“We operate a gas distribution system above industry standards, with no cast iron pipe since 2014 and nearly 99% of infrastructure comprised of low emitting materials including protected steel and plastic,” she said.

“ In 2022, we announced our expanded target for our natural gas distribution system to achieve net zero emissions by 2035 and are proudly on track to meet this goal.”

Children’s Business Fairs MORE THAN JUST ENTREPRENEURSHIP

Between March and April of this year, hundreds of kids ages 5 through 18 got to try their hand at building a business and selling a product. For the three organizing schools, the experience teaches more than just money management, but a host of other life skills.

Open to all

The fairs, hosted by Concordia, Acton Academy Lincoln, and Acton Academy Omaha, are all free to the public.

“Last year about 40% were Concordia students. This year it was a little higher,” said Kayla Marty, Concordia Ignite director and business fair organizer. “We have kids from public schools, private schools, and home schools.”

Concordia’s fair, which took place on March 16, had 98 businesses with 150 kids participating. Acton Academy Omaha, which hosts a Spring and Fall fair, normally has between 120-150 children participating.

“Our first fair was in October of 2018 with 50 children participating and a handful of local entrepreneurs and leaders serving as volunteers and judges,” said Rachel Benson, co-founder of Acton Academy Omaha.

In Lincoln, Acton Academy’s 2024 event took place on April 20 and had 75 booths and over 100 participating kids.

“This was our largest capacity,” said Zach Harsin, co-founder of Acton Academy Lincoln.

Harsin explained that a lot of kids from outside of Lincoln participate in the event.

Learning to plan

Before the day of the event, participants have a lot of decisions to make. From picking a product, determining the cost and return on investment, and procuring a loan from friends and family to produce the product.

On a personal note, Harsin shared that one year his daughter, who participated in the event, forgot that she had to pay back her loan.

“She went on this spending spree and she ended up having to work off the rest of her loan because she overspent,” he said. “These are really good lessons that you typically learn in the real world as an adult, but they get to fail early, cheaply, and often.”

Acton Academy Lincoln provides resources to help participants out; and their financial sponsor, the local UPS stores, also produces marketing kits with flyers and signs, for each participant.

Concordia has also provided workshops in the past, but its current goal is to partner with financial sponsor Thrasher to host workshops led by business owners.

“I’m a teacher,” Marty said. “I don’t have nearly as much experience as [business owners] do.”

Building confidence

Both Harsin and Marty agree that the hardest part for kids is likely learning how to communicate with their customers. That’s partly why Concordia enlists volunteer shoppers..

“The kids are learning personal skills by talking to people and learning to be brave enough to invite people over to their business,” Marty said.

Acton Academy Omaha takes it a step further by requiring the kids to be the sole point of contact for every step of the event, from application to selling at the fair.

“We believe that when we empower a child to go on this journey, we allow them to walk through their own experience,” Benson said. “Many times that includes facing failure and reframing the opportunity to learn, grow, and try again.”

Adding to the fun, Acton Academy Omaha has a competitive element where participant businesses are judged by local leaders and entrepreneurs and receive awards.

“Each year, the group of judges comment on how challenging it is for them to choose the award winners, as participants have become very strong over the years,” Benson said.

Thinking critically

Regardless of which business fair is attended, there are many lessons to learn.

“We call it a low floor, high ceiling event, because really kids can come in with very little knowledge and still learn something,” Marty said.

For example, she remembered one participant who made paper airplanes. The participant might not have put much effort into their product or business plan, but they likely learned about whether there was a demand for that product.

Likewise, someone who brought a baked good could look around to see how their pricing, packaging, and marketing compare.

“The best part is that they didn’t learn those lessons from somebody telling them, they experienced it,” Marty said. “Experiential learning is something that is something they’re not likely to forget.

“Some of them might learn that entrepreneurship just isn’t their thing, and that’s great.”

Harsin agreed, saying that understanding how businesses function will help participants become better employees.

“They’ll be just that much more valuable to the business,” he said.

Firespring put down its roots in 1992 as a Lincoln-based printing company, but as three decades have passed, the company, now offering marketing and web development, took a strategic approach to growing through both acquisitions and making the switch to operating as a certified B Corporation.

Its web development services in particular, which the company initiated during the infancy of Internet use in homes and businesses, has been a major area of expansion for Firespring.

“We now support 1000s of nonprofit organizations in all 50 states and on six continents with their websites and collateral material,” said Jay Wilkinson, founder.

The company achieved its rapid expansion with more than 25 acquisitions over the years, among those was the printing services company Jacob North, founded in 1888. It now has 200 employees and three locations in Lincoln, Omaha and Council Bluffs.

Firespring became a certified B Corporation in 2014, the first to do so in the state of Nebraska. The certification measures a company’s social and environmental impact.

“That was the biggest shift in the way that we operate as a company,” Wilkinson said. “We became really focused on using our business as a force for good in the world and expanded that and we’re the founding partner of the Do More Good Movement, which now leads an effort across the United States.”

Emphasis on stakeholders

Wilkinson said Firespring focuses on the nonprofit sector, providing services as a full-scale marketing agency. Additionally, it

Wilkinson, who has been a member of Entrepreneurs’ Organization Nebraska for 20 years, said many of his strategies for growth have stemmed from the advice and tools he received from his peer group.

Through the organization, Wilkinson was introduced to tools such as Culture Index, which helps put leaders in the roles that fit them best, and Blue Growth, which helps maintain sustainable growth.

“It was also EO that really was the inspiration and is where I first learned about certified B Corporations,” he said. “Without EO there are so many things that we wouldn’t have discovered or learned. It’s had a massive impact on our growth and success.”
