FranNet of the Heartland held an exclusive party June 13 and 14 at Hot Shops Art Center, just one block from the baseball games taking place at Charles Schwab Field.
Approximately 1,200 people came to this client-appreciation and networking event that has been held the first weekend of College World Series for the last five years. This year, the party was officially branded as the “Leadoff Lounge.”
The event included beer from Vis Major Brewing and other drinks, and barbecue. Guests could listen to live music, watch games on big-screen TVs or play games such as cornhole.
Dignitaries and developers gathered to break ground on the first phase of The Crossroads revitalization project June 16. The $850 million project, located at 72nd and Dodge streets, call for a family entertainment center, multifamily residential units, office space, shopping, dining, parking and a hotel.
The Omaha World Herald reported construction is now underway on Gamescape by Cinemark, the first and only publicly announced tenant of the development. Developers will also start work on Block B along Cass Street, which includes retail space, an 800-stall parking garage and 200 multifamily residential units.
Jeff Woodbury, senior vice president of development and acquisitions of Woodbury Corp., called The Crossroads the “best piece of real estate” in Nebraska adding, “What you’ll see here in the future is a project that will look more like a city than a shopping center.”
The site, which used to house a popular shopping mall built in 1960, has suffered through lingering delays and a string of redevelopment plans. It was only in December that then-Mayor Jean Stothert announced a $38.8 million deal involving the City of Omaha, Woodbury Corp. and KJ Ventures for the first phase of Woodbury’s redevelopment at the site. The agreement sets a 2032 deadline for project completion.
Anthony and Anton Downing, twin brothers, Chicagoland firefighters and HGTV stars, pledged an encore visit to Omaha to spark local affordable housing efforts. The duo was in town June 5 to make a speaking appearance at the Reignite2Unite developer symposium.
After touring a few housing sites and visiting with nonprofit leaders working in the industry, the duo spontaneously committed to Mayor John Ewing Jr. to return and work with the Omaha Municipal Land Bank on a still-to-be-determined project.
Later, speaking to the Nebraska Examiner, the Downings said they are unsure of what specific project they’d help tackle in Omaha, but reiterated their commitment to a return visit.
Grow Omaha reported the City of Omaha is selling a small recreational building at 3802 N. 24th St. on the northwest corner of 24th and Manderson streets. The building will be renovated for co-officing space for three organizations that promote and maintain urban farms and seek to address food insecurity: Black Chick Farm, Omaha Sunflower Cooperative and Healing Roots African Diaspora Garden.
Clarkson College has announced a $10 million renovation to its South Building as well as other campus improvements. The project will include a new welcome center and tie together its main building and what’s known as the South Building, which is getting a new glass lobby at the south end and upgraded learning spaces to house the college’s 3D Printing and Training Center of Excellence. A new ornamental arch will lead to an expanded courtyard with completion expected by next summer.
Founded in 1888, the school trains more than 1,000 health care professionals across nine different programs and is affiliated with Nebraska Medicine, which hires nearly 60% of its graduates.
Omaha’s housing market continues to outperform and attract national attention is the conclusion of Colliers Nebraska’s 2025 First Quarter Omaha Economic Index. Omaha’s housing sector continued its strong showing with single-family permits climbing 36% from last quarter, and multifamily permits increasing 22.3% year over year.
The Omaha metro also gets high marks for adaptive reuse, ranking third in the U.S. for office-to-residential conversions with nearly 1,300 apartment units underway, a 141% increase year over year.
CoStar projects rent growth to climb to 4.1 percent by year-end, which index authors said reinforced Omaha’s position as a stable, high-performing multifamily market.
Heritage Omaha, in collaboration with Project for Public Spaces, is studying the feasibility of bringing an indoor, nonprofit public market to The RiverFront in downtown Omaha. The year-round market is billed on Heritage Omaha’s website as a “vibrant community space” that supports local small businesses and start-ups, and features fresh, prepared and specialty foods as well as other goods.
Community members and vendors are asked to make their voices heard on the proposed initiative by completing an online survey, accessible at omahariverfrontmarket.com.
The 70th Annual Humanitarian Awards, presented by Inclusive Communities, will recognize four individuals and one organization at its Aug. 1 ceremonies in Ralston. For the first time, the awards feature an all-women slate of honorees who are being recognized for bold leadership and tireless advocacy across Nebraska.

Technology is best when it’s seamlessly built into the experience. Technology is at its worst when you know it’s there and you’re fighting with it.
There is no substitute for straight-up human interaction and contact. It is something technology can’t replace.
But the tech sure can help.
Architects and engineers are using the latest technologies across a number of applications but the robots and artificial intelligence aren’t taking the place of humans. They are helping the designers and creators to make more time for themselves.
“I’m most excited about technology innovations that allow us to spend more time on the most important things, the people we serve,” said Cody Largent, technology lead and electrical engineer at architecture firm Leo A Daly.
From AI to 3D scanning to drones, innovations are helping firms to not only design game-changing structures and systems, but to streamline some of the necessary busywork and allow more time to focus on the clients and nuts and bolts of the job.
“These processes create efficiency, save clients money, promote collaboration and provide benefits after project completion,” said Chris Schulte, 3D practice lead at Lamp Rynearson and Associates. “Our company has personnel that continuously monitor these practices, technology and industry changes to help us adapt to industry needs.”

Artificial intelligence is being used in numerous professions and industries. While some in creative sectors have expressed intellectual property concerns, AI is no doubt here to stay.
“The big buzzword in the industry, like in other places, is AI,” Largent said. “My colleagues who are architects have been using these programs for some time. They feed in data such as the site and client requirements, and AI can do the tedious work of offering options that work best. This allows them to spend more time on customizing the design to the building owner’s needs.”
Sean Page, senior partner and computational designer at RDG Planning and Design, said AI is being used on the business and data side. He said RDG is seeing how the technology integrates with businesses and automates and uses data as leverage to streamline processes for consistency.
“(For) proposal writing and doing refinements on that, we’re using it to basically compile information that we have maybe in disparate data sources, whether it be financial data or project data or client data,” Page said.

information, Page said. The firm is also pairing AI with machine learning technologies to do predictive analytics for revenue streams and projections, scheduling projections, staffing and more.
“That’s probably more on the cutting edge of what we’re using it for,” Page said. “It’s probably where we’re seeing the kind of ROI immediately.”
At Lamp Rynearson, Schulte said, AI is also being harnessed to enhance efficiency. The technology is built into several of its software packages and has learning capabilities based on input data that repeatedly occurs, which reduces manual input from users.
“Conceptual, data-based design processes, digital documentation throughout projects’ life cycles and connected, team-based design workflows are common as the industry adopts innovative processes,” Schulte said. “These processes create efficiency, save clients money, promote collaboration and provide benefits after project completion.”
In the past, Largent said, someone at Leo A Daly would have had to spend hours sorting through a thousand design options to come up with something for a client. AI can simply present three to five of the best ones, which frees time to customize the design to the client’s specifications.
He said he is excited to see more AI become available on the engineering side.
“AI can streamline our work, removing repetitive tasks,” he said. “AI can produce high-level drawings to give us a good starting point. This allows us as designers to dive deeper into the human element of our design. We can spend more time with each client to understand their needs and come up with more and better ways to meet those needs.”
While emerging technology can make things run more smoothly in-house, the purpose of architecture and engineering is to design things for other people. Managing data and information-gathering efficiently helps to bring a vision into reality.
“Data-driven design, I think that’s a huge piece,” Page said. “We actually have been doing some data science and machine learning, which is a bunch of collections of data.”
By mining information from past projects, turning it into searchable content, RDG can match what clients are asking about.
“We’ve been using that data train for maybe the past four years, and really hot and heavy the past two,” Page said.
Largent agrees that better data management can lead to better designs.
“We have access to more data than ever before,” he said. “Leo A Daly performs daylighting modeling to determine the best placement of windows, uses employee office data to help companies decide how much space they need in a new office building, and much more.”
Sometimes in the quest for information, it helps to take to the air. Drones, Page said, can provide site analysis to help with construction administration as projects are going up.
“We use drones actually quite a bit,” Page said. “We’ve been using them for years. I think we have six licensed pilots at RDG.”
The company has been working through how to take GPS data from drones and get a camera angle inside the program to match what the drone is doing, providing a before and after view and visualizing what the finished project will look like.
Given his profession, Largent is excited about technological advancements in the buildings his firm designs, incorporating things like the audio/visual and security systems that are his specialty.

“This means conference rooms where you can bring your own laptop, plug it in and present without having to consult a manual,” he said. “The easier we make the technology systems for people to use, the more they’ll use them and have a better overall experience. This translates directly to operational efficiencies.”
Being able to get a good look at a project as it develops, or before it develops, is important to a project’s success. Schulte is excited about Lamp Rynearson’s use of 3D scanning.
“We’re using 3D scanning on topographic surveys, as-built documentation and design-build projects,” he said. “Scanning provides accurate, flexible deliverable options, extra details for efficient design concepts and frequently prevents return trips for additional data.
“Additionally, having 3D scanning data throughout the life cycle of projects creates more efficient construction methods and prevents design conflicts between various disciplines when incorporated with 3D design processes.”
Largent noted that Leo A Daly is a member of the Innovative Design Consortium, a group of 41 firms dedicated to shared technological resources. He said the firms are always looking for ways to use technology to improve design, and falls back on a form of technology that has been around awhile, but one that continues to develop and improve.
“Virtual reality helps our clients see designs come to life before a shovel ever hits dirt,” Largent said. “Being able to visualize exactly how a building could look helps owners make the best decisions for their design.
“At the end of the day, the best use of technology is empowering owners with as much knowledge as possible, so they can be confident they’re getting the best facility for their investment.”

Our current core team members have all been hired through connections that we’ve made (through Nebraska WIA).
In April 2005, a dozen women met for a casual gathering organized by Pat Birch, then the president of the state chapter of the American Institute of Architects. It was the seed for what became Nebraska Women in Architecture, a network that focuses on inclusion, mentorship and connections.
Founding member Kristi Nohavec, PE, AIA, who now chairs the organization, still describes Nebraska WIA as “grassroots,” since it is not affiliated with a parent group. However, she’s watched it grow to nearly 500 members and presided over a 20th anniversary celebration this spring.
Loss is more than the initial grief you feel. “I became licensed in 2001, and there were fewer than 20 women living in Nebraska that were registered architects in Nebraska at that time,” said Nohavec, senior associate, market sector leader, education with Leo A Daly. “Those numbers were very small, and so it was important to create this group where we could connect, mentor, help and provide support to each other.”
Aside from a small group of women architects who met up from time to time at the storied Bombay Bicycle Club in the 1980s, Nohavec said, there was little precedent for the budding organization to follow.
“We talked about what we wanted the group to be, and if we wanted to have bylaws and create a structure to it, or did we want it to just grow organically?” she said.
The organizers ultimately opted for flexibility, and it has served the organization well.
“Over those 20 years, we’ve grown to (around) 470 members. We’ve expanded from architects only to include engineers, interior designers, contractors and others that are involved in the design profession, so it’s very inclusive. We’ve got a few brave men as well,” Nohavec said.
“We went from having a handful of meetings each year, occasionally creating those connections, and now we have this very full, very regular schedule of monthly or more get-togethers. Sometimes it’s a project tour or speaker and then having an open conversation after the fact. Sometimes it’s just a social event, to provide that ongoing continuity for our members.”
The entire founding cohort — some of them now retired — is still involved.
“I can confidently say that those 12 ladies are still part of our membership,” Nohavec said. “I think that life is about connection and networks and knowing

people and helping people. This is a platform within the AEC — architecture, engineering, construction — industry where we can provide that place in support for each other, knowing that our perspectives matter.”
Emsick Architects CEO Janyne Peek Emsick, Ph.D., said Nebraska Women in Architecture has been a longtime resource for the firm she co-founded in 2012 with her husband, Michael Emsick, who serves as principal architect.
“I got involved in Women in Architecture as we were just starting the firm, and I attended some of the meetings and the events and got to know some of the individuals,” she said. “The organization has been very practically supportive for us… We have used Women in Architecture’s network as a primary hiring source. So, it’s more than offering access and advocacy and a sense of belonging to the women who participate… it’s been instrumental both in our hiring and our support. Our current core team members have all been hired through connections that we’ve made there.”
Emsick added that the organization has also influenced the woman-friendly nature of her firm in a sector that was once overwhelmingly male-dominated. This is particularly difficult for a firm with a niche in designing car dealerships, an industry where men outnumber women at least 3-to-1, according to the U.S. Bureau of Labor Statistics.
“My husband has adapted how we do our work so that moms can both be great moms and practice their profession, and that means having an adaptive schedule,” Emsick said, adding that she found research showing that “mothers, particularly those with two or more children, outperform their counterparts in productivity over the span of their careers.”

“Another report confirmed that supported parents are more motivated, efficient and likely to take on meaningful work,” she said. “So, these are moms that are given the opportunity where they don’t have to choose between being a professional and being a mom.”
Ashley K. Byars, AIA, partner and co-owner of Actual Architecture Co., said peer groups such as Nebraska WIA are valuable not only to up-and-comers in their field, but also to seasoned professionals.
“It does provide a kind of blended mentorship environment,” she said. “The interesting thing about professional affiliate organizations is that you really get opportunities to bring together a diverse community of professionals. For Women in Architecture, specifically, we have people in construction, we have people doing owners’ representation, manufacturing, product representation, interior design, engineering.”
Byars added that Nebraska WIA provides the opportunity to share ideas and guidance with other professionals in the field who aren’t direct subordinates or supervisors or even lateral coworkers.
“I do think that it is great to have these kind of mentorship groups that aren’t necessarily within your own or even your direct field of practice,” she said. “You get this neutral zone where you can truly ask questions and seek out mentors where you don’t have that implied relationship as you might at a business.”

Tim Maides believed the Millwork Commons area needed its own pizza joint. He created a restaurant named for the Dolomites Mountains in northern Italy with partner Carlos Mendez to offer pizza with a northern Italian influence, Maides said. Maides was born in Switzerland, and has long been influenced by that region of Europe.
Dolomiti Pizzeria and Enoteca (the latter translating to ‘wine library’) fits in nicely with Millwork Commons, he said.
“Every neighborhood needs a pizzeria,” Maides said. “We know pizza. We like that European style. … People come in, they can get pizza, they can try Italian wines, nice cocktails, all sorts of stuff. So really, just come in, sit down and relax. It was basically just our version of the neighborhood pizzeria.”
Location was a challenge in getting this dream to reality. Initially, the vintage space they looked at was too large for their plans. The COVID-19 pandemic changed things, he said, and the space was cut in half, which was perfect for Dolomiti.
Then, interest rates inched higher and a contractor’s initial estimate ballooned to about three times the original bid. The situation almost caused Maides to throw in the towel.
“For a while, I was, like, I don’t even know if we can make this project happen,” he said. “It was devastating and frustrating.”
Millwork Commons’ owners and other banks stepped in and worked with Maides and Mendez. Opening in December 2023, Dolomiti Pizzeria and Enoteca seats about 80 people, he said. The patio, open April to October, seats another 20.
Dolomiti’s pizzas are unlike others in Omaha, Maides said.
“It’s not quite Neapolitan and it’s not really anything like we have here in New York or anything,” he said. “We just like that idea of kind of taking all
our favorite things and putting it into one pizza.”
They use a sourdough starter for the crust, which offers a healthier option, Maides said. The menu quickly found a following with business people holding lunch meetings and locals who stopped in for drinks after work.
The pizzeria immediately impacted the neighborhood, rounding out the hospitality niche with Millwork Commons neighbors Archetype Coffee, Coneflower Creamery and Sweet Magnolias.
“It felt like the last puzzle piece of the neighborhood, because there’s so many great spots there,” Maides said. “All these gorgeous local restaurants that do amazing work, but you know, none of those places were a kind of ‘come in and sit down spot.’”
Dolomiti’s European concept invites people to enjoy their visit, he said: Order a meal, share a bottle of wine and relax.
“You’re actually coming in and slowing down,” he said. “So, I think, at least for a lot of the pizzerias in Omaha, that kind of sets us apart. Our toppings, our ingredients and the style of pizza that we make, I feel like it really goes hand-in-hand that we have a lot of people who say it’s great for a business lunch or for a date night.”
As he paved the path to opening Dolomiti, Maides said he learned a valuable lesson along the way.
“I’ve realized lately that timing is pretty much everything,” he said. “At the end of the day, you could be in the right place at the wrong time, and it won’t work out. For us, the project was delayed almost half a year, but I think timing was everything.
If he could share a slice of pizza with his younger self, Maides would say to develop quality customer interactions.
“That’s something you can’t plan,” Maides said. “You plan the food, you plan the space and all that, but getting to interact with the people over how much they enjoy the food is really great. We have people, they’re just like, ‘Hey, thank you for having this space.’ It blows my mind that people are just genuinely so excited. It’s very touching.”

Kermit Engh had impressive educational credentials — a bachelor’s degree in business administration from University of Nebraska-Lincoln and an MBA from Creighton University — and a solid work record. None of that mattered whenever an employer downsized.
“I am a victim of three corporate layoffs. When you’re in that position, you have zero control over your own life, your income and your career. Those were rough times,” he said. “The first time was a gut punch. The second time, it just really made me angry.”
The third time propelled him into entrepreneurship, Engh said, citing his father as an inspiration of sorts.
“He always had a dream of being in business for himself, but he never cut the corporate cord,” he said. “I have found it very rare that anybody decides to go into business without being nudged because of something else… whether they got laid off, they got fired, the company went out of business, the partners broke up. The decision then becomes, ‘I’ve got a family to provide for, and I better figure this out pretty quick.’”
In 1991, Engh acquired Fashion Cleaners. Dry cleaning and other specialty cleaning is a long- established business sector, but Engh took the business up a notch by striving to be ever-innovative. His company became the area’s first 100% eco-friendly cleaner, for instance, with practices like using the greenest possible solvents and installing a fleet of more energy-efficient trucks. Another example was being an early adopter of an order-tracking app for customers.
In addition to standard dry cleaning, Fashion Cleaners offers a host of service like heirloom and couture garment preservation and restoration, wash-and-fold laundry services, hand-finished shirt pressing, textile care for fine linens and drapes and even shoe care. Pick-up and delivery have been available for years.
“We are, I believe, the only, if not the major provider of hotel valet
guest services in the metro area,” Engh said.
Some of Fashion Cleaners’ evolution has been in response to fabric and clothing trends.
“People don’t wear the same dress-up clothes. You go out to dinner now and people are in jeans. You go to work and you’ll see people in T-shirts. How people dress has had an immense effect on our industry, requiring us to diversify the services that we provide,” he said. “There’s been consolidation in the industry, so fewer players for garments out there. As a friend of mine said, ‘It’s going to be last-man-standing, and it’s going to be me.’”
The COVID-19 pandemic was especially challenging for the sector, Engh said, but he again responded with innovations such as converting one of the stores into the area’s first 24-hour locker location.
“We dropped more than 50% overnight. That took a lot of scrambling, it took a lot of trying to figure out what the government was doing, what we had to do, what we needed to do with staff,” he said. “Those were rough decisions. In our particular industry, it’s been estimated that over 35% of all dry cleaning locations in the country have gone away since then.”
For more than three decades, Fashion Cleaners has sustained a high level of community involvement and support for numerous charities. Engh said he’s also been involved in multiple trade organizations and peer-to-peer groups, including serving in leadership roles. He’s even a certified business coach through his association with Methods for Management.
“That’s where you grow. That’s where you share ideas, and you have somebody that you can talk to when you’ve got a problem,” he said. “Surround yourself with the types of people that you want to become.”

ROSIO GRANADO-TREJO HOMETOWN: BELLEVUE
EDUCATION: UNIVERSITY OF NEBRASKA OMAHA
Bellevue native Rosio Granado-Trejo remembers well one of the most cherished traditions of her childhood, regular visits back to her ancestral Mexico. There, the family would spend a few months to ride out Nebraska’s cold weather, an annual trek that gave Granado-Trejo ample opportunity to connect with her extended family and culture.
Those childhood experiences can be sampled in every beverage served at Callejon Del Café (Coffee Alley), the shop Granado-Trejo opened with business partner Yasmin PayanVega in 2023.
“We wanted to distinguish ourselves from other coffee shops,” she said. “Our vision was we wanted to be a Mexican-American coffee shop because we both are American, but of Mexican descent, and we wanted to incorporate that.
“At the time when we opened, there were no other coffee shops in Omaha doing what we do, embracing different cultures in our menu. We were so happy to bring that profile here.”
Granado-Trejo, 30, didn’t have an entrepreneurial background but she brought a wealth of retail coffee shop experience to the table through jobs she had worked since college.
“I graduated from Omaha South High in 2013 and graduated from UNO with a BS in biology, environmental sciences, and a BA in literature, Spanish,” she said. “That’s how I kind of got started with coffee because during college I was looking for a part-time job that was flexible with my school schedule. I applied to a few coffee shops, and I actually did work at a few local coffee shops before moving into a bigger corporate coffee shop with Scooters.”
After earning her college degree in 2019, Granado-Trejo took a job with Henry Doorly Zoo that was eliminated after a few months due to the pandemic. Scooters welcomed her back and she used the opportunity to learn everything she could about the various elements of operating a coffee shop. By the time she and Payan-Vega held a fateful conversation in 2020, she had already begun thinking of owning her own store.
“We caught up over coffee, of course, and Yasmin just asked me what my interests were, working at a coffee shop,” she said “I told her I had thought of opening up my own shop,

but that’s like just a dream because it’s not cheap.
“I could see we had the same vision, and I told her, I want to see this vision come true. She offered me a partnership, and I was like, ‘Oh, yeah, that’s great. I don’t know how I’m going to do this, but let’s do it.’”
The two entrepreneurs immediately set about the work of planning their new venture despite the many uncertainties brought on by the COVID era. Over the next three years, they covered as many details as they could, learning much of the business process as they went. One thing that was absolutely certain from the start was the level of commitment they felt to the project, demonstrated by an intense work ethic.
“I had two more jobs at that point in 2020,” Granado-Trejo said. “I was a server, I was working at a pharmacy and then I was working at Scooters, saving as much money as I could. During that time, from 2020 to 2023, we planned everything. We were looking for location, we were thinking of menus, we were thinking of names.”
The resulting Callejon Del Café is an enticing meld of traditional coffee drinks such as lattes, espresso and brews along with beverages that show an international flair indigenous to south of the border.
“Our espresso beans come from Mexico, so that was one way we incorporated a taste profile as what Mexicans specifically are used to in our drinks,” Granado-Trejo said. “We also wanted to give back to where we’re from, buying local, fair-traded beans from Mexico.”
At the same time, the store’s offering was initially a cause of some discussion between the founders. Even though they were committed to showcasing flavors from Mexico they also had to look at things practically to serve the widest clientele possible.
“That was a concern of ours because the location that we chose is very centralized. We’re not exactly in south Omaha where it’s prominently Latinos,” she said. “We were a little bit concerned because we do want to cater to our American clientele. Actually, a lot of people are curious. We also find a lot of people sought us out because they’re like, ‘Oh, we’ve gone to Mexico and we’ve tried these drinks, but we can never find it here.’
“There are social media pages that are related to the food scene here in Omaha where people post they were looking for this profile in coffee and to this day, we have people recommending us. We actually have not had to change any of our recipes because people love them how they are, or they are curious enough to try it.”
Opening the public’s eyes and palates is one of the most visible demonstrations of Callejon Del Café’s larger mission but it is not the only one. Granado-Trejo said she also wants the location to serve as a community touchstone.
“I love seeing families come in on Sundays and grab one of the games that we have here and just be here,” she said. “Most of the time they grab something to drink but sometimes they don’t and that’s fine with us. It is just nice for people to come in and have an extra area, like a third space. You know, there’s your work or school and there’s home, but you need the third space. We really love being called a third space for them.”

Q: Why did you choose this industry?
A: When I started Fish Window Cleaning (in Omaha), I’d never run a business before, didn’t know about business systems. A franchise business model is a really a buttoned-up business system that you’re just following a formula. That was intriguing to me.
Q: How did this all come about as a step you wanted to take?
A: I was working in corporate America and wanted a different path for my career. When I quit my very good job and started a window cleaning business in 2005, most of my friends and family thought I was crazy. My wife was very supportive, luckily.
Q: Did you have a background in entrepreneurism growing up or in previous roles?
A: I did not grow up in an entrepreneurial family, I didn’t know that was a thing. I was raised to go to school and get a job. Before starting my own business 20 years ago, I was in medical sales and with sales roles and being on commission I was used to the risk of being on my own and having to make my own way without a salary-type position. I was okay with the risk, so that kind of built me for being an entrepreneur.
Q: How has the business grown from that first opening?
A: We are just celebrating 20 years in business! We are very grateful for our loyal customer base and the reputation we’ve built in Omaha. We’re excited to keep growing and providing great service to our customers. Hopefully, the next 20 years will be even better, but that’s hard to imagine. We just want to be a great place for people to work and provide great service to our valued customers. The rest will take care of itself.
Q: This is just one business you have, correct?
A: Yes, I own a company called National Radon Defense that I franchised, and I also own two locations of that as well. We service all of eastern Nebraska, western Iowa. We also have 48 franchises in North America, three in Canada and the rest in the U.S.
Q: How did being a franchise owner impact your being a franchisor?
A: There’s a lot of things about having that perspective of being a franchisee. A franchisee is looking for value for what they’re paying. They want to have a formula that works, a proven business model. It’s on the franchisor to have that all figured out, you know, how you run the business, the vendors, the marketing plan, the back office systems. As a franchisor, I have to provide everything to run the company, I can’t just have a theory of it. It needs to be bulletproof, you know, a tried-and-true proven business model.
Q: What advice do you have for aspiring entrepreneurs?
A: Use your resources. There is a lot of support out there. Don’t be afraid to ask for help. You can’t learn it all by yourself, so it’s helpful to learn from others that have already done it.

From our vantage point, there are still a lot of investors who seem uncomfortable with today’s stock market, if not just downright bearish. Ultimately, this is a good thing — if everyone loved it, prices would likely be higher and the runway for the current bull market would probably be shorter. Here’s the primary bear case as we hear it: stocks are trading at elevated valuations historically, it’s too concentrated, there has been little return on investment with AI thus far, and the promise of this new technology is being overstated, like the dot-com bubble.
While some of these things are factually correct, we don’t believe investors should be concerned. Current market conditions are simply a reflection of the impressive fundamentals and the outstanding business models of the digital economy. Frankly, we’ve never seen anything like it before. Valuations may be historically high, but do they adequately reflect the future opportunity that AI presents?
HFS doesn’t believe they do.
The chart above shows how superior today’s largest companies are compared to past vintages. In 1973, most of the top stocks were capitalintensive firms that were cyclically driven. In fact, four of the top 10 were oil and gas companies. These are fine businesses, but they are dependent upon commodity prices that they do not control. At the end of 2000, the largest U.S. company was the industrial conglomerate, General Electric. This was a great business, but it was cyclical, capital intensive and had a limited addressable market. Even many of the top tech firms back in 2000 were more hardware manufacturers than software, like Cisco Systems, Intel and IBM. Many of today’s technology companies sell more products that consist of digital bits than physical atoms. This is a big reason why the net profit margin of the top 10 largest stocks in the U.S. is nearly three times that of prior years when market concentration was high.
As for the rest of the bear case that pertains to AI, only time will tell. We believe that AI will prove to be a transformative technology unlike we’ve seen in the modern era. Its capacity to improve productivity, reduce costs and boost revenue is incredibly high, in our opinion. However, we’re still in the early innings of its buildout and adoption. Return on investment will take more time; remember, it’s only been less than three years since ChatGPT was first launched. Every executive in Silicon Valley is aware of the excesses that
occurred during the dot-com bubble, and many have stated that they are being careful not to repeat it. However, demand for AI continues to outstrip supply, which requires additional investment.
This may turn into a bubble at some point. If, as we expect, AI starts to prove that it is indeed a transformative technology that can permanently boost productivity and corporate profit margins, we think that the skeptics will jump on the bandwagon which could drive stock prices much higher.
However, we’re not at that point today. Instead, we believe that today’s valuations and market concentration are just a reflection of really solid fundamentals with a dose of AI promise. If this technology can just deliver on just half of its potential, HFS believes that stock investors are going to enjoy the next several years.

What do you enjoy most about your job?
Every day is something different, each project is so unique. It is a field that I am always learning and able to experience new things, beyond just the technical aspects of my job. What I truly enjoy the most has to be the people; I have gotten to work with and meet some truly amazing people, and I am fortunate to be able to play a small part in helping facilitate the transformations these folks are all making.
What is something a mentor told you that has been essential to your career and why?
I wouldn’t necessarily say that it is something a mentor said but more so in their actions. I’m very fortunate to have mentors that lead by example. They are smart, strong women, moms and leaders. They stand up for themselves and others, lead with compassion, genuineness and patience. They open doors and step widely through them to create space for others. These amazing women have showed me how to keep things in balance and that I can find a way to do all of the things I’m passionate about and explore those I’m curious about.
What opportunities exist in Omaha for young professionals that might surprise people in other cities?
Omaha is an attainable community, meaning that if you want to do something you can make that happen! There are folks and organizations ready and willing to help make those connections. There are a lot of selfless people in Omaha that want to see our community continue to improve and recognize they can’t do it alone. It is a great place to grow your career with a wide variety of employers and employment opportunities from huge corporations to small nonprofits and everything in between.
There really is a sense of community and connectedness. With over 3,000 nonprofits in the metro area, there are an infinite number of ways to be involved in a way that is purposeful to each individual who wants to be tuned in.
What community service/nonprofit/charities are close to your heart and why?
One of the organizations I’ve been fortunate enough to work with several times over the years is the Center for Immigrant and Refugee Advancement. The work they are doing in the community to support a large population of people navigating so many new or difficult things is inspiring.

I am passionate about supporting youth and over the years I have gone into a classroom to talk about my profession, volunteered with Big Brothers Big Sisters and have given time back to my high school. The youth are our future and we have to support them, especially in this rapidly changing world they are coming up in.
One more group worth sharing is a nonprofit giving circle I’m a part of called Omaha Venture Group. Through this group, I have been exposed to so many lesser-known or start-up nonprofits in the metro area which has really opened my eyes to all of the different needs and ways that folks are stepping up. A. People are drawn to DIY estate planning for its perceived simplicity and cost savings. However, DIY plans can result in legal complications, unintended outcomes and significant expense for your heirs after you are gone.
Q. What is the most common mistake in DIY estate plans?
A. Failing to follow state-specific legal requirements. For instance, in Nebraska, a will must be witnessed by at least two adults who either witnessed the signing of the will or the testator’s acknowledgment of the signature. A will that is improperly executed may be invalidated, leaving your estate to be distributed according to your state’s “intestacy” (default estate distribution) laws rather than your wishes.
