It all started with Lincoln Logs, wooden go-carts, collecting discarded materials & building the coolest forts in the neighborhood. Moving forward, Tim studied Construction Management & Technology in college, worked with a prominent OC custom home builder and then established TM Grady Builders in his late twenties.

In the early days of construction, Tim & his crew took on the wood framing & finish carpentry trades for each home. He absolutely loved studying the house plan, preparing detailed material lists & assembling the structure. Standing in the street & staring back at the completed home, something that came to life from a few sheets of paper, was pure satisfaction for Tim - just like a finished fort as a kid.

Construction

Each home has a dedicated project manager who is supported daily by our team. We carry out the comprehensive design, manage the day-to-day staging, monitor the schedule, and facilitate the many final decisions along the way.

JOB DESCRIPTION

Job Title: Project Manager / Superintendent

Location: Laguna Beach, CA

The main responsibilities of a TM Grady Builders Project Manager / Superintendent are to plan, execute, supervise / monitor construction projects from their commencement to completion. He shall be responsible for the implementation and administration of the actual construction in the field and is directly responsible for the expeditious completion of the physical work.

He shall always present himself and TM Grady Builders in a friendly, professional manner while demonstrating the efficiency of our organization to all clients, design professionals, subcontractors, vendors and other stake members.

The general duties of the Project Manager / Superintendent are as follows:

Key Duties:

The Project Manager (PM) reports directly to the Owner and carries out his directives with respect to field operations.

The PM is the person who has full charge of designated construction projects & he is essential to the success of a project.

The PM takes full ownership of each respective construction site and is responsible 24 hours a day regarding safety, security, and other related circumstances.

The PM shall plan, direct, and coordinate all activity on each respective construction site; including but not limited to supervising workers, assisting in selecting subcontractors/vendors, assisting in negotiating/preparing subcontracts, and ordering and monitoring all materials/supplies.

The PM shall develop, organize, schedule, and implement all assigned tasks on his respective projects.

The PM is responsible for completing projects under his realm within the scheduled timeframe with strict adherence to budgetary criteria while ensuring the proper procedures and requirements are performed and to meet all companyrequired deadlines. He shall develop, maintain, & (when necessary) modify the Project Schedule.

The PM is responsible for completing required paperwork, approvals, etc.

Key Duties:

The PM shall work closely with subcontractors, vendors, building officials, and design professionals as necessary for the success of each project.

He shall determine whether all subcontractors are providing sufficient workforces for their required scope within the established construction schedule.

He shall interpret and professionally explain plans and contract terms to clients, subcontractors, and vendors whenever necessary.

The PM shall manage and monitor contract scope changes. He shall negotiate revisions and additions with stakeholders, architects, consultants, clients, suppliers, and subcontractors.

The PM must explain the reason behind various changes, associated costs, and the extra time needed to complete the project.

He shall anticipate potential issues early in the process and work directly with clients in a positive manner, avoiding negative results.

The PM shall complete all project closeouts sufficiently performing any required site walks, punch lists, project photos, etc.

The PM must develop and administer the site utility plan, site services, site security, safety program, and other arrangements, as necessary.

Key Duties:

The PM shall continually monitor actual versus required performance by all parties; working decisively to bring deviating performances back in line.

He shall monitor the performance of the Project Coordinator’s activities to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in a timely manner to stay on schedule.

The PM shall prepare and provide thorough Daily Reports, Delay Logs, Change Orders, Back-Charge Notifications, and any other special documentation as may be required.

If you encounter a problem, own it. Take immediate action to resolve the problem. Then create or improve existing systems to prevent the problem from occurring again.

Respect the valuable time of our clients, your co‐workers, and tradespeople by showing up early or on time for all meetings and silencing phones and emails during meetings.

Return all calls or emails from clients by the end of the workday. Return all others within 24 hours.

Be positive and supportive of your co‐workers. Our company is made from a team of great people, hired for their character values more than their experience. Share what you know and cultivate an environment of continuous learning and improvement.

Communicate problems and concerns only to someone who has the ability to do something about them, no gossiping.

The client may not always be right, but they are always the client. They will be accorded the respect they deserve.

We will set realistic expectations in our client’s mind.

We will communicate with each other and the client often and effectively. Bad news or problems will be communicated immediately so the problem can be addressed and corrected.

All work will be performed in a safe manner, in accordance with government laws, regulations, and code requirements in those jurisdictions in which the company does business.

All client, design professionals, and key trade contractor/supplier telephone calls, and e‐mails, will be returned promptly, within one business day.

All proprietary company information will be held as strictly confidential and will not be used or shared outside the company.

We will use company equipment and tools responsibly and handle them with care.

Accept responsibility for carrying out commitments made, whether it is a task that you will do yourself or a task that is delegated. “It’s not my job” or “I told someone else to do that” Do not cut it. Land the plane.
