Situated in the St Kilda development near Cambridge, this home basks in its semi-rural setting and surrounding wetlands with effortless indoor-outdoor flow courtesy of several transitional living spaces.

Smart design choices and energy saving features keep running costs and environmental impact low in this large, north-facing family home. Each space is intentionally positioned to offer an untroubled living experience that embraces sustainable building and design practices.

Though acclaimed interior designer Melanie Craig is Wānaka based, here she extended her expertise to the mighty Waikato region, her reputation for punchy contemporary interiors in tune with their natural environment known nationwide.

“We transformed a closed-off scullery into an expansive, open-plan kitchen, creating one large, flowing space that balances ample storage with the perfect layout for cooking, baking, and—of course— gin tasting,” Melanie remarks.

“A striking curved bulkhead now gracefully arches above the kitchen, softening the space and adding a dynamic visual element.”

The cherry on top to a sleek and dynamic yet warm kitchen space, key design elements like this striking bulkhead show how Melanie Craig Design’s technical expertise and planning ability converge.

It’s one of many bold and interesting elements that add drama and energy which naturally oozes into the home’s contiguous spaces, whether by way of architecture, texture, or colour palette.

Take the textured mountain wall applications featured in the media room and the walkway at the opposite end, reflecting the client’s attachment to Central Otago, as one example.

“Creating curves in the soft and hard furniture leans into comfortable socialising. The large curved couch is paired beautifully with the same colour rolling onto the large custom rug.”

Throughout the home, the carefully curated palette of colours and textures creates a sense of luxury, from the tactile window treatments to the exquisite wallpaper in the bedroom, enhancing the sense of comfort and sophistication.

“Green hues appear in both indoor and outdoor living spaces, such as in furniture, rugs, cascading sheer window treatments, and the leafy nature of the landscape.”

On arrival to Melanie Craig’s Wānaka showroom, the clients were besotted with a display of unique grassy green dining chairs and table which became the starting point for the entire interior design.

“The true showstopper, however, is the bathroom. With soft grey tones and glowing Tuscany-hued tiles, we ensured every detail— down to the reflections in the mirrors—was thoughtfully considered, transforming this space into a serene sanctuary,” Melanie continues.

These orange sunset hues are daring pops of passion that offer visual interest while and contrast that make pervading textural neutrals to fully shine. This unique mix of materials softens natural products and adds vibrant individuality.

To the windows, to the walls

Choosing the right paint for your home can make a big difference in how your space looks and feels.

Whether you’re giving a single room a makeover or updating your entire home, the colour and finish you choose will play a huge role in setting the tone and style of the space.

The first thing to consider is the colour. This will set the mood for the room, so it’s important to choose something that fits how you want the space to feel. Neutral tones like white, cream, and grey are always popular because they’re versatile and timeless. These shades reflect light, making a room brighter and larger. If you’re looking to make a bold statement, darker shades like navy or emerald green can add depth and character to a room. Keep in mind that lighting changes how colours look, so test a few samples on the wall to see how they look during different times of the day. Don’t forget to match the colour to your furniture, flooring, and other features to make sure everything works well together.

White might seem like the easiest choice, but there are actually lots of variations to think about. Warm whites, with soft yellow or creamy undertones, make a room feel cosy and inviting. Cooler whites, which have hints of grey or blue, give spaces a fresh, modern look. If you’re unsure, an off-white is a safe choice that works in most settings and pairs well with almost any decor.

The finish of the paint is just as important as the colour. Matte finishes are great for ceilings or areas where you want a smooth, understated look,

but they’re not the best for places that need regular cleaning. Eggshell finishes, which have a slight sheen, are durable and work well in living rooms and bedrooms. Satin finishes are even tougher, making them a good choice for kitchens, bathrooms, and hallways. For trims, doors, or cabinets, semi-gloss or gloss finishes are durable and easy to clean, but they do tend to show imperfections more clearly.

Each room in your home serves a different purpose, so it makes sense to choose paint that suits how you’ll use the space. In living rooms, warm, inviting colours help create a relaxing atmosphere. Kitchens and bathrooms often need paints that can handle moisture and are easy to wipe clean. Bedrooms work best with soft, soothing tones that help you unwind at the end of the day.

Before you commit to a colour, test it out. Paint a small patch on the wall to see how it looks in your space and lighting. Most paint stores sell sample pots, so you can try out a few options without a big investment.

Bayview Construction has once again proven its expertise in craftsmanship with a remarkable home that has earned both National Top 100 and Regional Gold awards in the 2024 House of the Year competition.

This award-winning home, designed by Bespoke Architecture, was to be a contrast to the owners’ Auckland villa, with expansive living spaces that showcase the Wānaka landscape. At the forefront of this design was the goal of blending seamlessly into its natural surroundings while offering modern luxury and energy efficiency.

The exterior’s reclaimed Australian hardwood cladding from LMA Timber provides a rustic, weathered elegance while also requiring minimal maintenance, contributing to the home’s sustainability.

Martin from LMA Timber says, “The clients were looking for a sustainable, durable cladding and LMA Timber’s Australian hardwood was chosen. With 40 years plus natural durability and being reclaimed from the likes of power poles, it was the perfect fit both aesthetically and from a sustainability point of view.”

The aluminium joinery frames the stunning 360-degree views while ensuring durability and minimal upkeep. Lewis Windows and Doors played a crucial role in enhancing the home’s connection to its surroundings by using expansive sliding doors which enable the main living areas to open completely, merging indoor and outdoor spaces to make the most of the expansive patio areas, which have been left ready for future landscaping.

Structurally, the steel framework provided by Select Engineering is an important component in ensuring the home’s structural integrity and ability to withstand the environmental challenges presented by the foothills of the Pisa Range.

One of the primary design challenges for Bayview Construction was balancing the breathtaking views with privacy and sun control. Extensive sun modelling led to the inclusion of soffits, which provide excellent protection against the harsh summer sun while allowing ample light into the primary living areas.

Wind management was also a factor, given the exposed nature of the site. The primary living space was strategically placed to shield the master suite and outdoor spaces from winds. Sheltered outdoor spaces were incorporated, ensuring year-round comfort regardless of weather conditions. Bayview Construction’s Lloyd Nolan shared, “We had quite a few challenges with it being in the middle of a paddock and built into a bank. There was a large amount of engineering that went into it. We had the dairy cows ransack the house and rub up against the cladding and walk through the property, so it was a mess.”

The project had to meet several key priorities: accommodating the owners’ extensive car collection, maximising views, and maintaining separation between the master suite and the main living areas. Additionally, the blending of mixed roof forms added complexity, requiring expert craftsmanship to balance the flat and gabled elements.

The client, who is in the building industry, was particularly interested in exploring innovative construction techniques and playful architectural forms. Bayview Construction embraced this vision, evolving the client’s rough layout into a refined, award-winning design through close collaboration and constant refinement.

Upon entry, visitors are greeted by a striking view of the Bendigo area, framed by recessed windows that subtly reveal glimpses of the landscape. Brick cladding from the garage continues into the entry, creating a cohesive visual while reinforcing the solid, grounded feel of the home.

A glass hallway elegantly connects the master suite to the living spaces, providing both physical separation and visual continuity. This thoughtful design choice provides privacy while maintaining a sense of openness and flow throughout the home.

The kitchen, supplied by the client, is an example of understated sophistication. Designed with a matteblack finish and a vibrant green splashback, it serves as a stylish yet functional spot for entertaining. Plenty of storage and a workspace ensure practicality without compromising on aesthetics.

Sliding doors in the kitchen area can be fully opened to the outdoor patio, further blurring the lines between indoor and outdoor living. This design choice not only enhances the entertainment potential of the home but also captures the breathtaking landscape in every possible way.

The bathrooms in this Bayview Construction masterpiece deserve special mention, particularly the powder room and master ensuite. Dark, glossy tiles create a serene, spa-like atmosphere, while the feature black tiled wall adds depth and sophistication.

The master bathroom’s floor-to-ceiling tiling, combined with a freestanding soaking tub and a frameless mirror, transforms it into a relaxation retreat. Vincent from Bespoke Architecture mentioned, “The bathrooms are a standout, especially the powder room. The choice of dark, rich tiles creates a calming, soothing atmosphere.”

This award-winning home’s success was made possible through the expert collaboration between Bayview Construction and key partners. The careful attention to material selection, thoughtful positioning of architectural elements, and close collaboration with the client resulted in a home that not only meets but exceeds expectations.

The making of a modern retreat

This elegant yet well-understood home in Wanaka is situated in the midst of an existing row of mature oak trees, with its design placing a priority on both solitude and practicality.

With its vertical black stained cedar exterior facing the street, this residence opens up smoothly as you proceed towards the entertaining areas. There, you’ll find large floor-to-ceiling windows that provide sweeping views of the outdoor spaces and stunning mountains beyond.

Director of McLaren Architecture, Warwick McLaren, who designed this build, says that the site presented some challenges along the way, such as the long driveway, large setbacks for services, and angled boundary. “However, these factors allowed for the creation of unique and interesting architectural forms.”

One of this design’s most notable aspects is the fireplace supplied by Escea Wood Fires. Warwick says, “The interior fire, a double-sided Spatherm Wood Fire, was chosen to provide ambience for both the living room and the study.” The exterior fire is an Escea EK series wood-burning outdoor kitchen, which Warwick says “allows our clients to cook outside and means the southern courtyard is a place to relax all year round.”

The Metro Series – Thermal Heart aluminium windows and doors for this house were supplied by Design Windows. These high-performance windows provide security and energy efficiency by nearly doubling the thermal efficiency of conventional aluminium.

The kitchen, one of the stand-out areas of the home, has a large, fully functional walk-in scullery built using the same materials as the kitchen and a soft closing and push-toopen hands-free function on all the doors and drawers.

The benchtop in this kitchen is Dexton – Domoos Ultra Texture, a carbon-neutral, ultra-compact porcelain.

The fronts and panels are Stylite Acrylic – Carbon TruMatte, and the sinks are Mercer Duri granite.

McLaren Architecture originally designed the kitchen and scullery layout, which was then passed on to the client and the kitchen designer, who developed the design, with Kitchens Revamped being responsible for the joinery as well as the laundry, wardrobes and cedar doors.

Bernard, from Kitchens Revamped, says that throughout the process of building the kitchen, there weren’t “really any challenges, but the oven wall joinery was installed with millimetre accuracy to be flush with the hallway opening and between the timber floor and ceiling.”

The pool, supplied by Nurellan Pools, is a simple drop-in fibreglass shell with bluestone coping and timber decking surround, making it the centrepiece of the backyard. “This home was designed around the idea of entertaining, and having a pool adds to this,” says Warwick.

“The pool needed to be located quite close to the main living space, and this ended up adding a great connection the home has with its exterior entertaining spaces.”

Wilton Joubert Engineers did the residential engineering, while Dale Roofing installed the roofing, which has a simple prefinished trapezoidal profile.

“For this design, the roof needed to essentially disappear, and to achieve this, we kept the roof pitch as low as possible,” Warwick adds.

A standout design element of this build and design, in Warwick’s opinion, would be when you first arrive at the residence. “At first glance, it appears closed off to the street, but as you get closer, the front door reveals itself, and the shaped form is welcoming.”

“Once inside, the home becomes more and more open to its local environment, with the main living space flanked both sides by glass.”

Having won an ADNZ award for this design, Warwick says that “being recognised by fellow design professionals is great, but our core focus will always be our clients and their wishes.”

Bespoke design meets craftsmanship

With the stunning landscape of Central Otago as its backdrop, this home is a standout example of craftsmanship and innovative design. Designed by Assembly Architects and built by Lakes Building Co., the home has been celebrated with a House of the Year Regional Gold Award.

The home’s T-shaped design features vertical timber cladding, giving it a clean, modern look that blends seamlessly with its surroundings. Steel-eyebrow eaves and expansive aluminium windows and doors, supplied by Aitken Joinery, add to the home’s contemporary style. These windows flood the interior with natural light and frame the incredible views of the Central Otago mountains, creating a strong connection between the home and its environment.

“Aitken Joinery was integral to the success of this project,” says Lakes Building Co. “Aitken’s expertise in crafting high-quality aluminium joinery enabled us to create window and door systems that are both aesthetically stunning and functionally effective. Their attention to detail ensured that the joinery complemented the overall architectural style, helping achieve the sense of openness and connection to the landscape the client desired.” The collaboration between Lakes Building Co. and Aitken Joinery ensured that every window and door met modern energy efficiency and weatherproofing standards while enhancing the home’s architectural appeal.

The home’s exterior features stunning vertical timber cladding from Abodo’s ‘Vulcan’ range, blending durability with natural beauty to complement its Central Otago surroundings.

Inside, the home features negative-jointed Meranti plywood walls and ceilings—a creative solution to the Gib board shortages caused by the coronavirus pandemic. This material required precision and skill, as there was no plaster to cover any imperfections. The result is a seamless and polished interior that highlights the builders’ expertise.

The client’s vision for the home was inspired by Nordic simplicity, focusing on clean lines, natural materials, and sustainability. Designed as a holiday home that could later transition into a retirement residence, the house features bespoke wooden bunks, custom furniture, and high-quality finishes throughout. Every detail, from the materials to the design, was carefully chosen to reflect the client’s priorities for longevity, energy efficiency, and environmental responsibility.

The kitchen, created in partnership with Leading Edge Joinery, is the centrepiece of the home. With matching Meranti plywood cabinetry and striking pounamu-hued granite benchtops and splashbacks, the kitchen combines natural tones with bold, modern design. “Leading Edge Joinery was a key partner in translating Assembly 027

Luxury meets eco-friendly design

Based in Wanaka, MA Building has recently completed another passive build, showcasing that sustainability and top-tier design do indeed go hand in hand.

Mark Anderson, managing director of MA Building, says that “after starting to think about how we build our houses and adding some aspects of passive house building to my own home, it’s now the only way to build in my eyes.”

The emphasis on certain building features is what separates passive buildings from others in the market. Together, orientation, thermal mass, insulation, and glass maximise the benefits of natural heating and cooling sources like the sun and breezes while reducing unwelcome heat gain and loss.

Mark says that with his own home, “in summer, we have managed to keep the house at a fairly good temperature, often not reaching over 25 degrees, which is one of the passive house thresholds.

Mark says that one aspect that stood out to him was the level of detail required to pass the passive house certification.

As it was MA Building’s first fully air-tight home, nailing the blower door test with a .32 meant a lot to Mark and the team. “.65 was the minimum we were allowed, so to half that was a great achievement.”

The structural engineers who collaborated with MA Building on this project were Queenstown-based eZed, who specialise in low-energy building design. When it comes to starting a new passive house project, there is no particular formula. eZed heavily considers the finish the client is looking for, as well as the building’s location and form, when they approach a new project.

The kitchen “is a huge feature, the automatic high cupboard panels are a real treat to use,” says Mark about the joinery, which was completed by Tarras-based HBH Joinery and exudes the ideal blend of luxury and lakeside seclusion.

A light and airy atmosphere is created in the room by the kitchen fronts, which are made of American oak and custom-stained.

Richard Hart from HBH Joinery said, “We had a couple of challenges as the pantry was tight, and the client wanted to maximise the space and height with pull-out pantries and more.”

“The clients were also tall, so we customised the finished height of the kitchen to make their life easier.”

Richard continued by saying that the island benchtop was the design element that stood out to him the most in this kitchen.

“It is custom solid concrete, and all the overheads above the sink section are Blum Servo drive electric openings.”

Working in collaboration with numerous other businesses is “always a big team effort, especially when it comes down to building these styles of houses.

“Everyone has to be on board to hopefully avoid any major issues that may prevent us from getting certified.”

Tasmanian oak panelling was used within the interior of the build, with the wood’s colour and character adding a real warmth. The materials and products chosen to match the warmth of the oak panelling came from a wide variety of companies, such as the sofa and chairs from Kovacs Furniture, bar Stools from Woodwrights, vanities from St Michel and tiles from TileDepot Queenstown.

Instinct Interiors was responsible for the interior design of this retreat. Here, they have designed a flow that is found throughout the entire house.

Many of the products utilised by Instinct Interiors were from The Architecture + Design Library in Wanaka, a popular resource for

anyone building, remodelling or working in the design industry. The library also conducts design events throughout the year to assist anyone who is interested in gaining more knowledge about products and materials, whether they are for their own personal projects or are being done for clients.

When it came to installing sufficient Wi-Fi, as well as audio and visuals, Custom Digital was the main player.

Mark added, “Custom Digital has found that when building these houses, Wi-Fi struggles to work its way through the exterior doors and walls, so we fitted Wi-Fi extenders to the outside sitting areas and throughout the house so the client’s expectations were met.”

When looking at this house, the advantages of constructing a passive home are impressively significant.

“Add in a lot of insulation, air-tight construction, a superior floor design, and a ventilation system which allows the house to breathe 24/7 for next to no cost per day to run; you’re on to a winner.

“The insulation was all terra Lanna natural wool, which was a first for us and a real pleasure to install; no itchy skin like glass wool gives off.”

The cladding used was Metcom 7, which Mark says was “a huge component, as the whole house has clad in it.

“The way installers detailed the windows is an absolute pleasure to the eye, with no rivets in sight. It’s not very common when it comes to metal cladding.

“The internal panelling was Tasmanian oak and the colour and character of the timber added a real warmth.

When thinking back on this project, Mark believes that one of the most enjoyable aspects was working on the internal door, which is one of his favourite features.

“The internal detailing work was a lot of fun and a great challenge with the hidden door; lots of teamwork and input was required, and sometimes having to do it twice to get it perfect.”

St Clair success

With a design informed by its beachy setting, this home proves that thoughtful functionality can make a small footprint feel expansive.

Just a few hundred metres from the seaside sits a home that feels far lighter and more spacious than its compact site would suggest. Informed by its beachy location and the surrounding properties, clever choices by architectural designer Maria Callaú of Sur Architecture translate to years of flexible, healthy, simple living to come for the clients, a retired couple. The design focuses on quality spaces with careful attention to light, colours and textures. As avid gardeners, the couple wanted a continuous connection between the indoors and outdoors, along with energy-efficient year-round warmth. The home achieves this with a large covered porch leading to the main entrance. Off the central space is a flexible transitional room that opens to a northeast-facing deck, perfect for sunrise reading and cups of tea overlooking the garden.

Cedar and Stria cladding and thermally broken aluminium joinery form an exterior that blends into the neighbourhood yet has a firm sense of character.

Inside, recycled timber and woollen carpets contribute to a warm and sustainable aesthetic. Natural textures and colours soothe and befit the salty air. Wooden furnishings and carefully chosen indoor plants further blur the line between inside and out.

This renovation shows what can be achieved with thoughtful planning and a strong design vision. The result is an effortlessly functional home with multiuse spaces that support the green-thumbed couple’s active lifestyle.

The house was designed using passive solar principles complemented by radiators and solar photovoltaics, meaning energy-efficient year-round warmth. High-sloping ceilings, skylights, and tall windows also flood the interior with natural light. A stone’s throw from the beach, it’s fitting that this home, known as the Grahams Residence, basks in the St Clair sun.

The success of the project is a result of collaboration between client, builder, and designer. On working with Jeff Notman Builders, Maria is, in a word, grateful. “It was great to work with Jeff; he had a great attitude throughout the building process and was always positive about the project. He did an amazing job with this project,” she says.

James Wren Painters brought the seaside colour palette to life, positioning greens, greys, and creams across the home to maximise the breezy, coastal vibes.

With a light and solid benchtop and a multi-purpose layout, the modular kitchen is complete with negative bamboo details by Leith Joinery that accentuate the home’s gentle light green and grey palette: Resene Emerge, Sea Fog, Blue Smoke, and Titania.

Maria sings the praises of Leith Joinery, who she says were also great to work with. Their efforts extend beyond the kitchen by way of the wardrobes and storage installations, all in bamboo and recycled timbers, which organically weave nature through the interior spaces. Nooks within these units display arts and crafts and inject personality and whimsy. The reclaimed hardwood window seat, also by Leith Joinery, connects visually with the front garden and neighbourhood beyond.

A study extends from the kitchen along the south-west wall linking the house, laundry, double garage and rear patio. The floating joinery unit, also built by the Leith team, separates the bedroom and study areas from the main lounge and entrance area, acting as a barrier while keeping the sunny front-facing sightline intact. The floor plan’s seamless flow was clearly approached with meticulous, careful strategy.

The home was highly commended for residential alterations and additions in the 2024 Regional ADNZ Resene Architectural Design Awards. Maria says it was great to be recognised in the award, especially as it shows families looking to renovate their homes just how successful the project can be.

“There is so much you can do in this space, including improving efficiency, functionality and transforming existing houses into personalised spaces, creating environments for people to thrive in and proudly call home”.

2025 is set to be another busy year for Sur Architecture, with at least ten projects on the drawing board at various stages in the design and build process, including renovations, new builds, and high-performance projects.

A supreme transformation

Perched above Frankton Arm with breathtaking views of Lake Wakatipu, a dilapidated A-frame house has undergone a remarkable transformation. Thanks to Velvin Building and Habitat Design Co., this property earned the National Supreme Renovation of the Year in the 2024 House of the Year Awards.

This home seamlessly blends its rustic origins with modern comforts, creating an inviting space that’s both timeless and practical. The renovation reimagined the structure, adding new living spaces while preserving its distinctive character. “The client actually said they did not want their home to be “trendy” and did not want it to feel modern or new,” explains Joe from Velvin Building, adding that adaptability is key to such complex projects.

The exterior of the A-frame house is a striking example of harmonising traditional design with contemporary elements. Queenstown Engineering played a crucial role in ensuring the structural steel was seamlessly integrated with the property’s character. Raw, exposed steel beams and portal frames were carefully stitched into the existing framework, supporting the addition of large dormer windows that open the living spaces to panoramic views of Lake Wakatipu. Cedar shingles on the north elevation add a warm, natural aesthetic, while the expansive macrocarpa decks invite outdoor gatherings and relaxation.

“I like to work on interesting projects, I’m not afraid of a challenging site or unusual details,” says Joe, highlighting his passion for problem-solving and collaboration. “The cedar shingles on the north elevation were a unique request, and I really enjoyed installing them after watching Canadian tutorials.” The wrap-around deck connects to multiple entry points, enhancing accessibility and creating a fluid indoor-outdoor living experience. The seamless integration of structural ingenuity and material beauty makes the exterior a standout feature of this awardwinning home.

The kitchen blends functionality with style. Band-sawn Southland beech lines the walls and ceilings, infusing the space with warmth and character. The open-plan design maximises the flow of natural light, complemented by thoughtful details like raw steel accents and cobbled Timaru bluestone surfaces. “In the beginning, the clients visited our own home and were inspired by the band-sawn beech we used,” Joe recalls. “That decision helped steer many of the interior choices.” These elements create a tactile, inviting environment that balances rustic charm with modern efficiency. The kitchen’s layout ensures practicality while remaining true to the home’s design ethos.

Dark Arts Studio masterfully tackled the challenge of illuminating this unique A-frame structure. “The client asked for a design which blended the old with the new, encapsulating the originality, revealing the A-frame, and highlighting the nooks and crannies. Make it look rustic and homely in a subtle and impactful way,” Sam from Dark Arts Studio explains. Sloped ceilings posed difficulties for traditional downlighting, so recessed low-voltage track lighting was used to follow the angled ceiling lines. This subtle approach not only highlights the timber’s natural grain but also directs light precisely where needed. In the living area, linear “invisible” downlights prevent reflections in the glass, ensuring unobstructed views of the lake and stars.

The interior of the A-frame house is a celebration of native timber, sustainable materials, and thoughtful design. Bandsawn Southland beech dominates the aesthetic, lining the walls and ceilings.

The custom staircase is a centrepiece which spirals elegantly through the heart of the home, connecting the living spaces with the top-floor bedrooms.

“The spiral staircase really is the centrepiece of the home,” Joe says. “It’s a creative expression of the thoughtful use of materials.”

Timaru bluestone and raw steel provide a striking contrast to the warm tones of the timber, adding texture and depth. Recycled rimu, sourced from the original garage studs, is featured in subtle details, adding layers of history to the renovation.

The master bedroom’s triangular glass window frames a spectacular view of Lake Wakatipu, creating a serene space that feels simultaneously expansive and cosy. Every detail within the interior reflects a commitment to craftsmanship and a keen eye for sustainable design.

Heating and cooling were seamlessly integrated into the home thanks to Welco’s expertise. Collaborating with the architects from the beginning, Welco ensured the climate control systems complemented the property’s design aesthetic. Ventilation outlets, for example, were carefully concealed, blending into the timber and maintaining the home’s sophisticated appearance.

The striking black steel spiral staircase by Stairworks is a real feature of the home. Connecting the top floor bedrooms with the living spaces.

Detailed planning allowed the system to work harmoniously with the unique layout, ensuring year-round comfort without detracting from the home’s visual appeal. “Like any project, Perkins Road presented its challenges,” Welco owner Tom Kelly explains. “Ensuring the system accommodated the home’s layout and the architectural vision required detailed planning, but our team’s expertise helped us exceed expectations.” The result is a system that works behind the scenes, elevating the home’s comfort and energy performance.

Velvin Building’s restoration of the A-frame house in Queenstown is a thoughtful renovation, showcasing sustainable design and expertise. Joe summarises the success of this project by emphasising collaboration: “The clients’ vision and ability to make decisions quickly were key to achieving this outcome.” Overlooking Lake Wakatipu, this home is an example of the possibilities of innovative design and quality craftsmanship.

The beautiful tiling was expertly installed by Simon Tile and Stone, creating a luxurious bathroom retreat.

Foundation to finish

In the midst of Wānaka’s breathtaking natural splendour, this unique spot cannot be overstated.

The elegant bamboo and Eurotray cladding are features of this lowmaintenance forever home, with the indoor and outdoor areas seamlessly integrating, appropriate for the climate of Central Otago.

R&K Yule Builders, based just out of Wānaka in Albert Town, led this build to be the success as it stands. Director of R&K Yule Builders, Rob Yule, says what made this project so successful was the open communication amongst those involved. “The ethos of our business is centred around client satisfaction, and this begins in the early design and planning stages,” he says.

“Optimising views on the difficult-shaped section was at the forefront of the timeless, tasteful design. We achieved this successfully by working alongside a team who share our commitment to quality craftsmanship and attention to detail.”

Rob emphasised that this build was particularly special for them, as they were working with one of their regular clients and family.

“This build will be a lasting legacy, a testament to the client’s vision and trust in our team.”

The team used the Centrafix suite to help produce an effective thermal envelope in order to combat Wānaka’s cold winter months. Aitken Joinery provided the aluminium joinery, which Rob says is “sleek and functional, and the joinery complements the colour palette and design features” of the build.

The cladding and decking used to create the home’s distinctive visual appeal was bamboo provided by Plantation Bamboo. Plantation Bamboo are New Zealand’s only bamboo specialists.

Incredibly hard, durable, and sustainable, bamboo is the fastest growing plant in the world, making it ideal for long-lasting cladding and decking solutions.

Because of the plant’s durability and stability, Rob says the product “is well-suited to the Wānaka climate.” Installation and maintenance are also simple, with a clip-fixing system.

It is hard not to notice the stairs in this build because of their sleekness and precise design. Select Engineering, based in Wānaka, completed the structural steel and stairs, whom Rob says “are always great to work with.

“Their structural steel is very precise, and the job they did on the stairs and balustrade demonstrates their outstanding workmanship.”

Another stand-out feature of this build is the kitchen, which, alongside the rest of the home, was “completed to the highest standard of craftsmanship, and the kitchen provided by HBH Joinery is no exception,” adds Rob.

Richard Hart, director at HBH Joinery, says some stand-out features from this kitchen include the 45-degree handle wrapping around each side of the job section, giving the illusion of draws on the side of the joinery. He also adds that the “fully integrated fridge freezer and dishwasher and negative detail used throughout” were another stand-out.

Materials used in this kitchen include Corian for all the benchtops and splashbacks. The white doors and fronts were produced by Sage Doors in Auckland, with the 45-degree handle detail.

Rob adds that the fixtures and fittings “are userfriendly and the open-plan design facilitates family gatherings and easy-care living,” further emphasising the success of this kitchen.

Providing the latest building technology that has been developed in Australia, MegaForm provided the ICF (insulated concrete formwork) for this build.

Rob said that he found MegaForm to be “an efficient and simple system that we laid ourselves to form a thermal foundation.”

During a renovation, a successful project often relies on the effective collaboration of diverse experts.

Ben Taylor, building project manager at Connor Jones Group, shares his insights on this project, which not only transformed the structure but also added value to their client’s property.

The goal was clear from the start: to create a modern, functional, and stylish home that complemented the original design.

This high-end residential home was renovated and expanded for this project, which included adding a second storey with a master bedroom and an ensuite, as well as a separate office.

From the initial stages, key milestones had to be carefully managed, such as securing the scaffolding and coordinating the delivery of trusses.

“Building on a hill always adds complexity, from managing logistics like delivery access to placing structural elements precisely,” says Ben.

Despite these challenges, the project team were able to maintain a smooth workflow, as “nothing could be decided on impulse.”

Material selection was crucial in defining the project’s character. The team chose to preserve existing feature ceilings and recycle framing timber for feature joinery in the finishing stages.

“This creates eye-catching detail, which not only helps to soften the spaces but also really adds to the beauty of the finished project.

“The complexity of the renovation meant that specialised materials were needed, some of which had long lead times.”

Hidden structural steel reinforced the building, while a bespoke steel canopy at the entrance became a standout feature, marrying functionality with design.

A significant highlight was the renovation of the old timber flooring, with credit to Solo Floor Sanding.

The job done has breathed new life into the old timber floors, showcasing their authentic character and timeless appeal.

Ben adds that the “attention to detail and commitment to quality was evident from start to finish, transforming worn-out boards into elegant, high-quality floors.”

The kitchen’s renovation within this project is one that cannot be overlooked. Designed in collaboration

with DK Architecture and built by Steadfast Joinery, it showcased the project’s commitment to both beauty and functionality.

The kitchen consisted of a thoughtful blend of new materials and recycled timbers, carrying on the theme of calm and warmth throughout the home. The island benchtop was made from recycled timber, and the remaining benchtops were an acrylic from Staron in Terrazo. The cabinet fronts are finished with an acrylic soft matte from Laminex which gives a luxurious feel, complimented by the use of timber handles.

Anthony van de Water, managing director at Steadfast Joinery, says the features that stood out to him were “the use of recycled timber for the kitchen island, and several other timber features throughout the home such as a fin wall, and stair balustrades.”

The design team excelled in creating a space that was not only visually stunning but also highly practical for everyday use.

“DK Architecture’s attention to detail ensured that every aspect of the kitchen was perfect, from the layout to the choice of materials,” says Ben.
