FROM JAMES SIVCO
President'sMessage
Fellow Members,
A few weeks ago, I heard the first unmistakable pings of pickleball rackets on our newly lined and resurfaced racquet sport courts. Hats off to Staff and the House Committee for getting the courts redone and lines drawn that allow Tennis and Pickleball to co-exist peacefully. This is paramount, as racquets and balls can take on savage weapon-like characteristics in an intersport disagreement.
Also recently, I was happy to notice the pond fountain on holes #10 and #11 is again doing its duty. A fountain serves two purposes on a golf course. First, it is a dedicated fighter of pond scum. And second, it is an effective cover for traffic noise. Well, ours is back at it.
I have always wondered about the fountains on our course, do they shut down when the Club is closed? Or do they keep going 24/7?
Well, I am pleased to announce that if the fountains are on a schedule, that schedule will be changing!
Recently, the Board and Management decided to adjust the 2023 calendar. We will now be opening the Club on most all Monday federal or NYSE holidays. This decision was made in response to Member requests that have grown over time. The Club will be closed the Tuesday following an open Monday holiday.
Please use the Club on these holidays if you are able, as a full Club is a happy Club. This calendar change is another example of Management and Staff at BraeBurn going the extra mile for Members, and I am always humbled in new ways to see their ongoing dedication and service.
It is an Honor to Serve You, James
Sivco BBCC President
P.S. Yes, that is a first, and maybe last mention of “pond scum” in the Bagpiper. I have learned that a euphemism we may all use is “duck weed.”
BOARD CORNER 2
Planning Committee Chairman
Dear Fellow Members,
We are providing a progress update regarding our Facilities Master Plan, which is simply that a roadmap for future facility improvements to our great Club. To date, we have secured Marsh Architects to help develop our Club’s plan, which will include:
Basic development of all facilities, including the clubhouse, pool, golf pro shop, cart storage, course maintenance facilities, perimeter security fencing, golf teaching center, and security guard shack. Further, this is not an all-inclusive list, as the planning process itself may identify additional future needs;
The planning process has included some engineering studies to provide Marsh with an understanding of the scope in which we can reasonably build, relocate, or modify locations of structures Post Hurricane Harvey, the construction regulations have changed dramatically regarding any and all construction and impervious surface uses. Marsh will need to develop this plan knowing the restrictions and reasonable solutions we face;
We are in the process with Marsh to develop a Facilities Master Plan that will serve our current Membership’s best interests, as well as our future needs; and Once we have the initial framework structure of the Facilities Master Plan, Marsh and the Planning Committee will conduct a series of Member outreach meetings to receive Member input as details are being developed.
Marsh Architects are best in our industry’s class for this type of work, which is why they were ultimately selected, after a process of interviewing seven different firms. Each of these firms provided varied feedback regarding our prospective Facilities Master Plan, including the provision of different footprint renderings of the facilities, in addition to some preliminary architectural themes That all being said, the one common denominator from all of the firms was that the current clubhouse while having “good bones” should not be completely renovated, but instead replaced with a new facility. Furthermore, the Planning Committee unanimously agreed with the new clubhouse path, including those that initially thought a remodel would be a better path. The primary reasons each firm strongly advised for the construction of a new clubhouse were:
To complete any renovation that increases the structural value in excess of 50%, the entire facility must be brought to current city and county codes. These include the elimination of any flood encroachment to the structure, fully modernized electrical code, and ADA compliance for all ingress and egress access points, including elevator construction;
Doing several small renovation projects that do not exceed 50% threshold are not in the best interest for the long-term commitment and value of the Club;
Contingency for renovation once “behind the walls” could create additional expenses beyond original scope;
The facilities are currently disconnected from one another The clubhouse should not only allow access to the locker rooms and dining, but also flow into the fitness center, pool, pro shop, etc. Having these areas separated is not only less desirable for Membership, but presents logistical challenges for food preparation and staffing;
The current clubhouse has an inefficient layout and does not meet the current programming and event hosting needs of the Membership;
The current clubhouse structure and location does not engage the golf course vistas, as the clubhouse is in an undesirable location to capture the greatest views; and
·To simply bring the current structure to code would cost at least 50% of a brand-new facility, and we would still have a clubhouse with a basement, and is not in a prime location.
Thank you for attention to this matter and update
We are hopeful to provide the Membership a more comprehensive Facilities Master Plan at some point closer to Q2 of 2023 Finally, there is no timeline for implementation, and we are only focused on completing Facilities Master Plan. Once the Facilities Master Plan is complete, then we will approach the implementation in a strategic and prudent manner.
Kris Westbrook Planning Committee Chairman

A MESSAGE FROM Ladies
Association President
I don’t know about you, but when I see those tickers counting down the days until Thanksgiving or Christmas or 2023, it gives me a knot in my stomach. I still have flowers outside that I planted last spring, and I’m not ready to give up on them yet! But, with each new season, comes some exciting events around the Club, and I hope you’re planning to join us.
We had a record number of guests attend our Style Show on October 11th with more than 120 reservations! Everyone enjoyed the fabulous clothes from Raspberry Rose in Rice Village, and their pop-up shop sold lots of trendy favorites to our Members. The Social Committee did a remarkable job finding models to walk the runway; some new faces, and some familiar ones. It’s always a popular event, but they set the bar very high this time!

The BBLA Luncheon on November 8th will feature another crowd favorite, Pretty in Pearls. We haven’t had the chance to enjoy the pearl experience for several years, and our Members love learning about the lustrous gem and the opportunity to purchase them! Be looking for your Evite soon.
Our Holiday Market closes out the month on November 29th The three chairs, Michelle Comstock, Cathy Herr and Dena Miller, have worked for months rounding up over 45 vendors, working on logistics, and planning a shopping bonanza to get you in the spirit of the season! Bring your friends and neighbors and enjoy some light bites and libations while you check out what’s new!
I suppose I’ll bend to the will of the advertising gurus and get out my fall decorations before I miss this season completely

In order to provide better access control and security, every Member vehicle must have a Club issued parking sticker. This prevents delays at the front entrance and allows the gate guard to more easily recognize Members and their vehicles There have been several comments regarding Members not wanting a windshield decal. Should you fall under that group, we have a solution to offer you as well but you will still need to present the alternative upon entry If you do not have a current parking sticker contact Tracy Gray at tgray@braeburncc com with year, make and model and she will facilitate securing your sticker.

BRAEBIRDS by JIM FRANK | Yellow-throated Warbler
It’s late November and the leaves are yellow and falling which makes it easier to little birds A case in point is this black and white warbler with a bright yellow thro perfectly named as a Yellow-throated Warbler There are fifty-six warblers in th Canada and all are about the same size and most have some amount of yellow But this warbler stood out because of its bold yellow throat and black and white allowing a fairly easy identification.
I saw this warbler on hole number five in the trees above our border wall, a very go to look for our smaller birds such as warblers, gnatcatchers, woodpeckers, and king
This is an eastern US warbler that ranges from Missouri to Pennsylvania to Florid Texas during the summer It migrates to Mexico’s Gulf Coast and further sout winter so we will see it at BraeBurn in the fall as it heads south and on retu spring This was a first time sighting of a Yellow-throated Warbler both for me an BraeBirds list.
Jim Frank joined BraeBurn in early 2016. He is a Member of the Greens Committee.
