WINDOWS ARE NOT SIMPLE ANYMORE

Windows are one of the most important components of every home. Indeed, anyone who claims to appreciate and love homes—for the structural, engineering, and aesthetic wonders that they are—will have a solid understanding of windows. They are that important. Perhaps more than any feature, windows convey a home’s look and personality. Whether new construction or renovation, windows can comprise one of the largest line items of spend. Although not commonly thought of in this vein, windows contribute significantly to the physical safety of inhabitants. And windows are a complicated product to manufacture and purchase—the antithesis of “one size fits all.”

CORE FUNCTIONS

Many components of a home serve multiple purposes—for example, list five things accomplished by a simple front door. Indeed, the same can be said for windows—except the list would be far, far longer. The more you research windows and understand them, the more you begin to appreciate everything they do, and how central they are to things you value as a homeowner.

Foregoing a dissertation, here are a few contributions to build my case:

Architecture. Windows serve both aesthetic and functional purposes. They define and reinforce overall style and character (e.g., Traditional, Contemporary, Modern), introducing symmetry, balance— or asymmetrical placements—and visual interest. From an engineering perspective, windows play a central role in energy efficiency.

Exterior design. Windows come in various types, sizes, and shapes, reflecting a home’s design period (e.g., Victorian, Craftsman). Frame material and color enhance or

contrast exterior design elements (e.g., light fixtures, shutters). Well designed windows elevate curb appeal.

Interior design. Windows create an interior-exterior bridge by providing views and transparency. Wood interior trim can be made from select woods, stained to match other design features (e.g., ceilings, cabinetry) or painted. Impacting both interior and exterior designs, grilles (or grids) can introduce any number of styles (e.g., Colonial, Prairie).

Bridge to nature. Windows determine

the degree to which a home is integrated with nature. Large windows will virtually eliminate the boundary between inside and outside. Window size determines the amount of natural light entering a space. Windows that open—as opposed to “direct set”--regulate ventilation and airflow.

Resident safety. Windows are integral to a home’s structural integrity, constituting a large percentage of surface area. Impact rated windows (and doors) have revolutionized hurricane hardening. Although little recognized, this same technology affords a strong physical barrier against breaking and entering.

The list could continue. Suffice to say that windows are unique: something you interact with daily, influencing how you live, think, and feel, without acknowledging their presence.

LOTS TO UNDERSTAND

This is an understatement. In preparing this article, I visited Vero Glass and was fortunate to spend an hour or so with Jeremy Beard, an exceptionally knowledgeable and gracious professional. Starting with the basics, he explained single/double-hung, casement, horizontal slider, awning, and direct set window options. We then moved on to sizes and shapes.

Going technical, we discussed the materials composing a window frame— excepting the glass itself—including wood, vinyl, aluminum—although not all windows include all three. Notably, a model of a window cross section was a great assist in visualizing and comprehending everything described.

Lastly, we examined the glass and polyvinyl assemblage facilitating hurricane protection, and a menu of applied “glazing” coatings.

Completing the session, I was left to mentally collate countless facts, figures, and variables—too many to process in the moment. That said, I could finally say that windows were no longer a mystery, but something I could discuss intelligibly. Thus, mission accomplished.

VISIT A SHOWROOM

When we gut renovated our home, I let the general contractor select our windows, exterior doors, and manufacturer/installer. While this wasn’t a mistake, if I had to do it over again, I would roll up my sleaves and spend sufficient time in a showroom, going through every considerable detail with an

expert like Jeremy.

I believe there is huge value for homeowners in understanding window options, how they function, and what they’re made of. And there’s a ton to be learned by reviewing and comparing the product portfolios of different manufacturers.

Finally, as for price: You can get the window equivalent of a Rolls Royce or Chevrolet—both admirable products serving different tastes and needs—and

something in between. Options come at a price. Jeremy’s end objective is to come up with a set of windows that perfectly meets your needs and maximizes your purchasing power.

If you have an architect, have the architect visit a showroom with you and explain their preferences and recommendations. If you have a designer involved, do the same. It will be a highly enlightening and enjoyable experience—a highlight of your new build/ renovation project.

WHAT TO CONSIDER

Taking notes while Jeremy opined, here’s a list of things that I would have wanted to ask and learn about, if given a chance, during my own project. They’re not presented in any particular order—except for budget, which should always be item #1. Your budget. This will be the single most important determinant of the windows you end up with. Knowing a dollar amount upfront will streamline your search and

force you to make the hard tradeoffs to optimize the overall value of your purchase. Share this figure with your window expert and they will produce a customized, exacting proposal.

Window type: What basic window type do you prefer for the majority of your windows—e.g., double-hung or casement? If casement, do you want crank-operated or pushouts? Perhaps a double casement window offering two windows side-by-side,

hinged on opposite sides, opening outward without a vertical frame? Most homes incorporate a mix of window types. Window frame. This is the structure that surrounds and supports the entire window assembly. Optional materials include wood, vinyl, aluminum, fiberglass, composite— often combined to optimize overall performance characteristics. Stronger frames support larger window sizes. Each material has pros and cons.

Window size and shape. Should you have a waterfront property, do you want huge windows to fully capture the view?

Bathrooms will generally have smaller windows than living rooms. Would you want to add an arched, cathedral, full-circle window?

Ventilation needs. Which windows will be direct set and which will open to allow airflow? Certain window types are better for managing the elements (e.g., rain) while opened. Do you require functional screens?

Simulated divided light. This refers to the pattern or design that divides the glass into smaller panes—or in the case of impact rated windows, gives the appearance of multiple panes. This is important since the number of grilles and arrangement have a significant effect on defining your home’s style.

Interior and exterior color. Should your windows come with interior wood, you will have a choice of select woods (e.g., pine, maple, walnut) and factory-applied stains and finishes, or you may elect to paint. On the exterior, heavy-duty, extruded aluminum is powder-coated with a full selection (often 50-70 in number) of colors. Energy efficiency. Going far beyond simple tinting, windows today provide a broad selection of glazing options to optimize energy performance given your exact weather and environmental conditions (one manufacturer offers 10 different options). Variables managed include heat/cold, insulation, UV rays, glare, noise, privacy, sea turtle light suppression.

To be fair, I did mention upfront that there’d be a lot to learn and digest. After reading this, you’ll never take a window for granted again. Which is good: they are intriguing, essential, wonderfully crafted objects.

MAJOR DEVELOPMENTS AND TRENDS FOR 2025

OF RESIDENTIAL SOLAR POWER

For most of us, residential solar power is an abstract construct. We can (sometimes) identify solar panels on roofs, but beyond that we’re clueless. Perhaps the biggest question we share is whether it’s an infant (and thereby knotty) technology, or has its time actually arrived?

Every new market has two user types: early adopters and those who wait. My neighbor is the former, operating a solar-powered home installed with new construction. I am the latter, in part because I know practically nothing about solar power. It’s one of many mysteries to me.

Still, the idea of solar power appeals. Wouldn’t it be great to be entirely or mostly energy independent from the electrical grid—especially here in Florida with

hurricanes? And in the longer-term, the cost of power would be cheaper compared to the cost charged by the local utility. This article is written for those who want to learn more about residential solar power. It should either spur you to learn more about it—perhaps with an eye to adoption— or confirm that you’re not interested quite yet. Either way, you’ll start to notice solar panels wherever you see them and try to figure out the house’s solar configuration.

Please note that we’ll describe residential solar systems at the bottom of this article. You might choose to read this now as background for what follows, or wait until you get there.

US RESIDENTIAL SOLAR MARKET

The US residential solar energy market has seen remarkable growth and is positioned for continued penetration. Currently, about 7% of households are solar powered, with expectations of more than 30% by 2030. Consistent with a true growth market, there are dozens of factors responsible for a bullish outlook, the most powerful being: year-over-year declining costs, technology advancements, supportive federal/ state policies, and increased consumer environmental awareness.

Residential solar power is growing rapidly, with over 3 million US homes using solar, reducing energy costs and emissions.

KEY TRENDS FOR 2025

There’s so much going on in this industry right now that it’s difficult to present highlights succinctly. Nevertheless, from a homeowner’s perspective, here are the top developments populating the landscape.

Advancing PV technology. “PV” stands for photovoltaics—converting light into energy. Manufacturers are improving solar panel performance by incorporating more efficient materials into panel construction, boosting efficiency levels and decreasing consumer costs. Solar cells are being developed that are built into PV glass windows and other building components. Further, thin-film solar technology is poised to make solar panels more affordable, eventually replacing traditional silicon panels.

Arrival of solar roofing. While solar panels are conspicuous, solar roof “shingles” are designed to blend seamlessly with traditional roofing materials, providing a more aesthetically pleasing look. While concealing the solar cells, they are a complete roofing solution, protecting the home from the elements. There are two different designs for solar shingles: interlocking and integrated. The former mimics the size and shape of shingles or tiles, enabling them to virtually blend in.

Energy storage adoption. Combining solar panels/roofs with battery storage systems is becoming popular and affordable, allowing homeowners to store excess energy for use in costly peak hours, at night, during outages. Lead-acid and lithium-ion batteries are the two most common battery technologies used to store solar energy.

Smart inverters. Inverters convert the direct current (DC) output of solar panels into alternating current (AC) for use in homes. Smart inverters incorporate advanced features enabling better control and management of electricity, reducing waste and maximizing solar energy use.

AI technology. AI will revolutionize management of residential systems, monitoring and controlling components— such as tracking the sun’s position, managing power distribution, ensuring efficient operation. Its ability to adapt to changing conditions optimizes performance and reduces costs.

Diversified energy use. Homeowners in some areas can sell excess energy back to the grid (called net metering), reducing overall energy costs. Going one step further, “blockchain” technology enables homeowners to sell excess energy directly to nearby consumers. Conversely, for

residents who can’t install solar panels (e.g., due to a shaded roof) community solar programs offer shared access to solar power, with participants buying a share of a solar farm.

RESIDENTIAL SOLAR SETUP

Not to say that these systems aren’t complicated, but here’s an overview of basic components and things you’ll want to know—which isn’t overwhelming. That said, by owning solar power, you, as homeowner, are effectively operating a power generating plant—albeit on a tiny scale—with all the costs and complications accompanying sophisticated equipment.

Solar panels/roofing. When sun shines onto a solar panel/roof, photons from the sunlight are absorbed by cells in the panel, creating an electric field across layers and causing electricity to flow. Solar panels/ roofing generate DC electricity.

Lifespan. Solar panels last for 25 to 30 years. They will slowly degrade, resulting in reduced electricity production over time.

Positioning. Rooftops may not be suitable for solar systems due to age or tree cover. The size, shape, and slope of your roof are also important factors. Typically, solar panels perform best on south-facing roofs with slopes between 15 and 40 degrees. Attachment. Roofing structure must have adequate weight-bearing capacity. For securing solar panels, every roofing material is compatible—except wood cedar.

Solar energy storage for residences enhances energy independence, storing excess power for nighttime use, ensuring reliability and reducing utility costs.

Energy inverter. Because solar panels/ roofing generate DC electricity, an inverter is required to convert this to AC power for use with household appliances. Inverters are typically located in the garage, facilitating easy access for maintenance/ repairs and protection from weather.

Energy storage. Solar batteries store energy in DC form. When selecting a battery, consider power rating, usable storage capacity, cost, battery lifespan. Lead-acid batteries have a lower cost, but shorter lifespan. As lithium-ion battery costs decline, they will dominate.

Back-up generator. Combining solar batteries and fossil-fuel generators affords the ultimate safeguard against power outages. However, both have limited energy generation durations.

Maintenance. Solar power systems can break. Severe weather—e.g., strong winds, torrential rain, lightning—can damage panels and other components. Cracked or soiled solar panels, wiring issues, inverter failure, or other problems can cripple energy production. Accordingly, most homeowners remain attached to the grid. Inevitabilities in American life—escalating energy costs, increasing fragility of conventional power grids, prevalence of major storms—point to the attractiveness for homeowners to become solar energy producers. It’s an emerging movement to date, but likely to become a standard feature of home ownership in the future.

ORCA stands for the Ocean Research & Conservation Association. Founded by Dr. Edith Widder in 2005, ORCA was both unique and remarkable from inception, conceived as the nation’s first technology-based marine conservation association.

The nonprofit’s mission is to protect and restore aquatic ecosystems and the species they sustain. This extends to coasts, estuaries, and oceans—saving precious habitats for the generations of tomorrow.

“Our focus,” states Dr. Widder, “is on reversing the trend of oceanic and nearshore marine ecosystem degradation using a science-based approach.”

This places ORCA on the frontline of efforts to save the Indian River Lagoon, a 156-mile estuary that’s part of the Atlantic Intracoastal Waterway.

ORCA’s conservation approach is practical and results-oriented, concentrating on improving the quality of water and collecting and disseminating hard data: Research. Collect accurate and scientifically defensible data on water quality and its impact on marine ecosystems.

Inform. Provide data to the public and decision makers in an easily accessible and understandable format.

Engage. Involve community members in marine conservation action, with positive reinforcement for their efforts through feedback involving easily understandable scientific data.

Its Health

The cornerstones of science and data reflect the mindset and training of Dr. Widder, ORCA’s CEO and Senior Scientist. Her childhood dream was to become a marine biologist. Earning degrees in biology, biochemistry, and neurobiology, her resume includes deep sea diving (as diver), deep sea submersibles (as pilot), invention of submersible instrumentation, and a 16-year career as Senior Scientist at Harbor Branch Oceanographic Institute. Dr. Widder’s achievements place her in an elite group of women pathbreakers in ocean science and exploration.

Executing its charter, ORCA’s activities encompass a broad range of projects, output, and people. Highlights include: Ecotoxicity Program. Mapping pollution by creating gradient maps which pinpoint hotspots of pollutants and contaminants, guiding remediation and restoration efforts. Kilroy Network. Water quality measurement devices providing real-time data (24-7-365) on 15 parameters, detecting changes that may indicate pollution, habitat degradation, onset of harmful algal blooms. 25 deployed systems across five counties. Land to Sea. Shoreline transformation to reduce pollutants from entering waterways. In 2024, transformed approximately 18,000 square feet of turf grass-lined shorelines with Florida-friendly grasses and deployed new breakwater at Riverside Park using oyster reef ball modules.

A Day in the Life. In 2024, 7th annual sampling day involving over 1,500 participants across 35 different sampling sites. Collection of biological, chemical, and

physical data. Included 50 partners (school groups and environmental organizations). Fish Monitoring. Data collection on the accumulation of toxins and toxicants in fish living in the Indian River Lagoon and contributing waters, identifying which specific pollutants are accumulating in the food chain. Citizen scientists can participate by collecting fish, also processing and analyzing tissue samples. ORCA’s annual fundraiser, the 5th Annual Explorer’s Experience, will be held on Saturday, February 22, 2025 and hosted at Triton Submarines. Activities include dinner, drinks, live music, an immersive experience surrounded by state-of-the-art deep sea submersibles, light painting, silent auction with exploration-themed packages, and raffle for a custom paddleboard created and donated by Dragonfly Boatworks.

The Quintessential Tropical Plant

The Bird of Paradise is an exotic and beautiful plant emblematic of tropical gardens and living. It does well both indoors and outdoors, and is extremely easy to care for. It’s perfectly adapted to south Florida—all but guaranteed to thrive. In short, it’s an ideal plant for Vero Beach homeowners to own and enjoy.

DESCRIPTION

Native to tropical and subtropical South Africa, the bird of paradise is an evergreen with colorful flowers and green foliage. The genus Strelitzia comprises five species, offering an array of looks and planting locations.

Setting atop a long stalk, the flower is a complex structure. A canoe-shaped spathe forms on the stalk and opens along its top edge to reveal petals, stamens, and stigmas. The flower overall—petal and spathe color options include orange, blue, white, red,

yellow, purple—calls to mind a bird in flight.

The flower contains nectar, attracting bird pollinators—including hummingbirds. Blooms appear intermittently across the year; mature plants can produce up to three dozen flowers annually. The fruit is a woody capsule containing small seeds with hairy orange tufts.

Another given name is the crane flower because the flower’s spiky petals mimic the head of a crowned crane.

The leathery leaves form a fan-like clump of thick, waxy foliage. Hues vary from glossy, deep green, to blue-green, to muted

gray-green, and remain that color all year long. Individual leaves are paddle shaped, six inches wide and 12-18 eighteen inches long, appearing similar to those of the closelyrelated banana.

The classic bird of paradise (Strelitzia reginae) plant features an explosion of bright orange and blue petals arising from a multicolored (green, red, purplish) spathe. The plant is ubiquitous in garden centers and very affordable.

The giant bird of paradise (Strelitzia nicolai) is a formidable specimen with enormous clumps of stems that when mature can reach 30 feet high and spread 10 feet. Its flower is different—the crown of petals is white or faintly pink, with a blue “tongue” of petals, arising from a dark purplish-black spathe. One spathe sprouts out of another, giving a stacked appearance. The foliage resembles banana leaves and shreds in the wind; older leaves drop as the plant grows.

PLANTING AND PROPAGATION

The bird of paradise reaches a maximum height of three to five feet with a spread of two to four feet. Mature plants grow into clumps, which can be used as an attractive landscape focal point. The evergreen leaves do not drop, making it an excellent addition around pools and patios.

An ideal location should have full sun to partial shade—intense sun will burn leaves. Light salt spray is tolerated. While the plant does well in most soils, it thrives in fertile, organic soils with good drainage. Since more flowers appear along the outside of the clump, space plants at least six feet apart. Eventually, your plant will expand into a mass as it produces new shoots. It is easily propagated by division—that is, sectioning the plant into multiple clumps and replanting each clump.

CARE AND MAINTENANCE

Newly-planted specimens require frequent rainfall or irrigation for six months to get established. During winter months, plants should be watered only when soil is dry to the touch. Apply mulch around the plant to conserve moisture, moderate soil temperature, and keep weeds at bay. Immature specimens won’t blossom for a few years. To encourage flowering, fertilize about every three months.

Remove dead leaves and spent flower stalks—cutting them to the ground—to keep your plants looking neat and prevent fungal problems. Major pest issues are rare, but you may encounter aphids, caterpillars, grasshoppers, scales, snails, and leaf borers—after all, we live in Florida! Monitor constantly for these destructive pests.

There are two medical emergencies that we should know about and plan to manage: heart attack and stroke. Both can cripple or kill quickly, so deserve our attention. But how should we respond? What treatment(s) can we expect to receive in Vero Beach? Perhaps you’re just visiting, unfamiliar with our healthcare. Even for residents, Cleveland Clinic Indian River Hospital is unknown territory. To educate us, I asked Dr. Alan Rosenbaum to share guidance specifically on chest pain and heart attack.

magine you’re at home, when all of the sudden you feel an unusual sensation in your chest, a pressure as if someone is sitting on your chest. You wonder if you’re having a heart attack. With a few tips on how to proceed and treatment options available right here in Vero Beach, you can feel a bit more prepared.

First, call EMS (911) immediately. If you’re truly having a heart attack, then it’s important to receive urgent evaluation in the Emergency Room (ER). There are certain types of heart attacks that need to be treated urgently to save heart muscle. In those cases, the later you get to the hospital, the worse the prognosis.

You should never transport someone or yourself to the hospital with a suspected heart attack. On the way emergency procedures may be necessary, necessitating paramedics.

When calling EMS tell the operator you think you’re having a heart attack. While waiting for EMS, you may take aspirin, nitroglycerin under the tongue, or oxygen if available. If someone is nearby, they should stay with you until EMS arrives.

Inside the hospital, an ER physician will evaluate you urgently. There are generally two types of heart attacks, both types usually caused by fatty plaques within a coronary artery.

The first type is visible on electrocardiogram (ECG), and this situation calls for urgent treatment to open up the blockage with a “stent”—a small collapsible tube deployed at the site of the blockage to keep the artery open long-term. If

this type of heart attack is suspected, the ER physician will immediately call the interventional cardiology team, and you will be taken urgently to the cardiac catheterization laboratory for the procedure.

If you have the other type of heart attack— not visible on ECG—urgent treatment may not be necessary if you are stable with no further symptoms. In this situation, you’ll be admitted to the hospital until the cardiologist can evaluate your case to decide further treatment.

You should know that Cleveland Clinic Indian River Hospital has a robust Interventional Cardiology program. I know the doctors well, and they are extremely well trained with lots of experience. I’ve worked with them extensively on many

cases, and they are simply wonderful doctors.

One of them will be available 24/7/365, and the Interventional Cardiology program is well coordinated with the ER. If urgent cardiac catheterization is necessary, the cardiac catheterization team is called to the hospital regardless of hour, aiming for a 60 minute maximum time interval between ER presentation and stent (in compliance with national professional standards). All personnel live close to the hospital so that these standards are met.

Hopefully you will never need the services of the Interventional Cardiology program at Cleveland Clinic Indian River Hospital, but if you do, you can count on them. We have everything necessary to manage heart attacks right here in Vero Beach, with excellent results that consistently meet American College of Cardiology and American Heart Association standards.

Expect a Stronger Market: Steady if Unspectacular Growth

Describing and forecasting the real estate market is an imprecise exercise. Data reveal only part of the story and lag current conditions. While there’s a national real estate market, we’re really interested in understanding our local market, which is unique, due to demographic specifics.

That said, to start the new year, this article’s ambition is twofold. First, to describe and characterize the 2024 national and Vero Beach real estate markets. And second, to identify key economic factors influencing real estate and what their forecasted values portend for 2025.

NATIONAL REAL ESTATE MARKET 2024

If a single word applies to this market, it would be “challenging.” If a single word captures the foremost concern, it would be “affordability.”

Mortgage rates. Responding to high inflation (9.1% CPI in June 2022), 30-year

fixed mortgages reached 7.8% in late 2023, easing to 6.8% in November 2024. Elevated rates markedly increased the cost of home ownership, sidelining many first-time buyers.

Inventory. 2023 housing inventory was very tight, especially for affordable homes, placing upward pressure on home prices. 2024 saw only a slight inventory increase. Many homeowners were unwilling to move and give up very low mortgage rates.

Home prices. In September the median home sale price was $404,500—the highest recorded. The 2024 national forecast predicted a 2.2% rise. High prices, plus high mortgages rates, handicapped the market significantly.

Existing home sales 2024 sales volumes surpassed those in 2023, potentially reaching 4.5 million units. but remained well below pre-pandemic levels.

Regional variation. The market’s performance was highly regional, with some geographic pockets experiencing a booming market and others depressed sales and prices.

key metrics in many markets. As such, the 2024 market is also described as a period of re-balancing, stabilization, and recovery, although still facing affordability headwinds.

The Vero Beach market is stratified in three important ways. First, we have two distinct markets: mainland and barrier island. Second, the barrier island is heavily weighted towards luxury homes. And third,

homeowners divide into full- and part-time residents—roughly 25% “snowbirds” on the island.

The statistics above apply to the island (zip code 32963) only, residential properties, January through November. (Note: December 2024 figures were not yet available; consequently, we used 11-month durations for year-over-year comparisons.)

The metrics above depict a market that has slowed considerably in recent years and remained languid. Home prices soared in the pandemic period, pulling back since then. Importantly, the divisive 2024 election year had a chilling effect on real estate activity.

The most intriguing statistic is average sales price. Was its breathtaking rise the primary driver of follow-on weak sales? Apparently, high prices enticed homeowners to list their homes to capture large equity gains despite high mortgage rates. Relative to outsized pandemic gains, the 2024 sales price retreat appears less worrisome than inevitable—evidence of a normalizing market.

OVERALL MARKET PERFORMANCE FORECAST 2025

The central question is how real estate will perform across the next 12 months. To answer this, we’ll shift from data to crystal ball.

Expert opinion expects 2025 to be an equally challenging year, burdened similarly by high mortgage rates and home prices. That said, there are signs of an emerging environment allowing rates, prices, and inventory to reach a more growth-oriented equilibrium, although the degree of adjustments achieved and timing remain big unknowns. Briefly put, should a few planets align, the market could show positive momentum.

Vero Beach specifically. We have two

forces creating tension in our marketplace. We’ll wait to observe which one dominates.

• Living in paradise. People are drawn to our area’s coastal appeal and slower pace. What Vero Beach offers never goes out of fashion.

• Trouble in paradise. In the wake of recent hurricanes and tornadoes, people have awoken to the downsides of Florida living. Home insurance rates climb skyward. We’ve quickly become a more expensive place to live.

Vero Beach and national picture. In shaping our personal 2025 outlooks, each of us have to decide if we see the economy and national mood as trending upward, remaining static, or sinking. Include the following basket of forces in your calculation:

• GDP growth. Down from 2.6% in 2024, the consensus of economists is for GDP to expand between 1.7% to 1.9%. One investment bank projects 2.5% growth. Forecast: The economy will expand modestly and steadily.

• Inflation. Modest confidence that inflation will ease towards the Federal Reserve’s 2% target by year end. Slowing inflation supports interest rate cuts through 2025. Forecast: The Fed will manage inflation more adeptly then it has in recent years.

• Mortgage Rates. Experts expect a decline in 30-year fixed mortgage rates as the US economy slows, inflation cools, and the Federal Reserve cuts interest rates. The rate is expected to fall to the low 6% range, dipping into high 5% territory in later 2025. Forecast: Incremental mortgage rate declines will spur market activity.

• Employment. Economists point to a softer labor market. The nation’s unemployment rate rose from 3.4% in 2023 to 4.2% in August 2024. Economists

expect it to reach 4.4% in 2025. Forecast: Nuanced adjustments in response to a slower-paced economy.

• Recession risk. Few experts foresee a 2025 recession, assigning a <30% probability to a near-term contraction. Forecast: Bet on moderate GDP growth.

• Politics. America has an ability to re-invigorate itself. Forecast: The administration will aggressively pursue pro-growth economic policies.

In summary, the US economy and real estate sector appear poised to undergo solid if unspectacular performance gains. Confidence among citizens in a better tomorrow is one prerequisite to a stronger real estate market. A second is taming inflation—a complicated task—essential in turn to lower mortgage rates.
