OUR TOWN

Meridian - City of Promise MERIDIAN IS DESTINED TO EXPAND EVEN FURTHER IN 2020

CHANGE IS A CONSTANT. And delicious coffee is a constant. But if the number of coffee spots per mile is an indicator of a growing town, then Meridian is definitely taking advantage of a brewmaster’s economy of scale. Like so many of America’s growing communities, the Boise Metro Area is basking in modern Kaffeeklatsches, the quintessentially ultra-cool spaces that look more New York than Small(er) Town Idaho. Many of the customers are contractors, builders and home designers who order everything from a strong cup of joe to caramel lattes, a clear sign of the Treasure Valley’s thirst for America’s favorite drink.

As the love for coffee seems unstoppable, so does the love for this growing community. Located in the heart of the greater Boise area, Meridian is destined to expand even further in 2020, with construction permits outpacing nearby Nampa and Eagle due in part to the close proximity to the city of Boise. As highlighted by Livability.com, Meridian has landed the 2019 top spot to raise a family among the Top 100 Best Places to Live ranking. According to Brad Smith, chief deputy for the Ada County Assessor’s Office, there was in 2018 an average of 13 houses being newly occupied every day in Ada County. Five of those

REAL ESTATE SEEMED LIKE IT MIGHT BE AN EASY TRANSITION FOR J. TYLER GILMAN AFTER SEVEN GRUELING BUT REWARDING YEARS AS AN OWNER OF A RESTAURANT / NIGHT CLUB IN VIRGINIA BEACH. “I guess I thought the hours couldn’t be any Worse,” he chuckles! With a fresh salesperson’s license in hand, Tyler Gilman, a local Realtor first sold lots and vacation homes on the Outer Banks of North Carolina to families from all over the country. Gilman’s brother was already here in Boise developing a significant reputation as a custom home builder and he enticed his older brother to make the move to Idaho after several whitewater rafting trips, skiing expeditions and the promise to build him a home. Gilman started selling property across the Treasure Valley and quickly learned that he had a great interest in the land development process and bringing residential product forward to the homeowner in a way that makes the experience unique to the clientele. These efforts led to an opportunity to join the development team for a fledgling master planned community that was being proposed just over the hill from Boise. Hidden Springs was 1,884 acres in size with over half of its total land area devoted to protected open space. There would be an elaborate trail system, a charter school, a mercantile, a community garden, a library and a housing offering unlike anything seen before in Boise. With a lot of determination from a very talented team, the dream was realized, and Hidden Springs took the first-place award for the best Smart Growth Community in the United States in the year 2000 from the National Association of Home Builders. Gilman has enjoyed an extraordinary business and personal growth relationship with his current brokerage of the past 18 years. Group One, with its recent affiliation to the Sotheby’s International Realty brand and with Brad and Kalinn at the helm, provides its practitioners with a refined skill set required by developers of large-scale projects like Lakemoor, a project that Gilman refers to as “the ‘Crown Jewell’ of CONTINUED >

Lot sizes are definitely getting smaller as land for residential development becomes scarcer and more expensive. The Lakemoor homeowners are taking this in stride. According to Gilman, “residents are active, physical people with a passion for the outdoors. Well-designed homesites with little lawn maintenance appeals to their desire to have more time on the greenbelt, less time on the mower. There seems also to be a strong interest among our clients for a high level of amenities within the community and also within their homes; size of the dwelling has
