The Home Issue

Dear Greeley,
Home is more than just a place—it’s where stories unfold, connections deepen and the spirit of a community comes to life. After five years of calling Greeley home, I continue to be inspired by the incredible businesses, events and individuals who shape our community. This issue is dedicated to what makes home truly meaningful— innovation, craftsmanship, community and celebration.
In this issue, we take a closer look at Habitat for Humanity’s groundbreaking 3D-printed housing project, a glimpse into the future of affordable and sustainable housing designed to foster connection and empower residents.
Moffat Glass invites us into their impressive warehouse, showcasing the artistry and precision behind their craft. We explore The Cache, a thoughtfully designed master-planned community that blends modern living with natural beauty. We also showcase the incredible roofs built by Independent Roofing.
For those looking to bring a sense of order to their homes this spring, a professional organizer shares tips on how to create functional, stress-free spaces. And as we embrace the changing seasons, we celebrate Greeley’s vibrant spirit with Blarney on the Block, the city’s St. Patrick’s Day festival that fills downtown with music, laughter and plenty of green.
This issue is a tribute to Greeley, the place we live, the people who make it special and the businesses that help us feel at home. Thank you for being part of this journey—we’re honored to share these stories with you.

Your home is more than just four walls; it’s a sanctuary where memories are made, where comfort meets security, and where we find peace after a long day. No matter how beautiful the interior, a home’s foundation and its roof are what truly ensure its safety and longevity. The importance of a roof is often overlooked, but it plays a crucial role in protecting everything inside.
A quality roof is an investment and peace of mind. It shields the home from the elements, keeping rain, snow, hail and harsh sun out while maintaining the comfort within. By maintaining and investing in your roof, you’re not only preventing water damage and potential mold growth but also enhancing energy efficiency by keeping heating and cooling costs in check. A roof that is built to last ensures that the structure remains sound withstanding the elements for years to come.
When you’re under a quality roof, it’s about creating a sense of home. It’s shelter, and the feeling of safety and security. One where you can relax, knowing that the roof above you is reliable. Whether it’s a modern home, bungalow, or a cozy cottage, ensuring that your roof is up to par is essential to truly feeling “home sweet home.”

Paige Carey Transforms Homes & Lives through Compassionate Organizing and Practical Systems for Busy Families
ARTICLE
The gift of organization was evident early in Paige Carey’s life when her mother noticed her lining up her shoes in her closet at just two years old!
After a career in marketing and becoming a mother herself, Paige re-evaluated her professional goals. Her entrepreneurial spirit and love of organization led her to open Paige Carey Organizing, where she could nurture her passion for helping others. Desiring to empower other women to rediscover their confidence after having kids enabled her to build an amazing team.
Some of the most common organizational challenges Paige faces with her clients include letting go of sentimental items, the lack of systems that accommodate daily routines, the different organizing styles of family members, time management and maintenance.
CONTINUED >
Paige recognizes the importance of compassionate listening and genuine appreciation for the stories attached to one’s belongings to help ease the delicate process of downsizing. She recommends using memory boxes for sentimental items and thinking in terms of the value such items bear with kids or other family members.
A helpful tip she offers is the 20/20 rule. Can the item be replaced in twenty minutes for $20 or less? If the item is easily replaceable and hasn’t been used within the last year, it’s time to let go.
Daily systems that align with a family’s routine and where everything has a “home” can smooth differences in organizing styles and make things easier for families. For instance, establish stations where kids can make their lunches and pack their backpacks, dedicate a shelf in the pantry for dinner items and designate an area for collecting kids’ school work in a place that complements the natural path of movement—typically near the door most commonly used to exit.
Paige encourages the labeling of every item’s “home” so each family member can follow the system, no matter their organizing style.
To address the issues of time management and maintenance, Paige suggests setting a daily timer to perform a 10-minute sweep of living spaces that the whole family can get in on. This will keep your beautifully organized areas looking that way. Surprisingly, just 10 minutes a day makes a significant impact!
By the way, after making your spaces not only gorgeous but functional as well, Paige and her team offer a maintenance plan. They understand how busy life gets and want to help maintain peaceful organization in their clients’ homes.
After an initial consultation with a client, Paige considers the aesthetics of their home when creating an organizational plan. She tailors it to the feel
“A home should be a sanctuary to relax and build memories with loved ones. A lack of organization can cause stress and overwhelm.”
of their home and the client’s preferences, then shares her ideas before moving forward. In that way, her organizational plans are personalized and unique to suit each client and their lifestyle.
A home should be a sanctuary to relax and build memories with loved ones. A lack of organization can cause stress and overwhelm. Paige suggests practicing the 10-minute daily clean-up, starting small, creating simple systems that match natural habits, employing the one-in-one-out rule, setting realistic expectations and practicing grace. Her mantra? Declutter, sort, organize, repeat.
Paige loves being a business owner in the supportive communities of Greeley and Windsor.

Waterfront custom homesites and estate lots from the $500s at The Cache.
Lakeside estates & custom homes Lake lookout
Poudre River Trail Walk and bike paths
Originally founded by Jack Orr in 1968 and carried forward by his sons and their families, Orr Land Company is far more than a mere real estate company that established its Greeley office in 1984.
Their new venture, The Cache in West Greeley, is a testament to that historic continuum.
“The Cache will be Greeley’s single largest master-planned community to date,” says Orr Land Company Owner, Ed Orr.
“The property itself boasts stunning topography, multiple lakes and nearly a mile of frontage along the Poudre River. The Poudre River Trail also winds through the area, offering convenient access for future residents,” Ed continued.
“The Cache will offer a wide range of home options from waterfront estate lots and premium patio homes to charming cottages, and everything in between.”
The Cache will break ground later this year with the aim to have their first phase of finished lots completed by the fourth quarter of 2025 or the first quarter of 2026.
Sarah Woodland, a broker for Orr Land Company and granddaughter of its founder, says lot reservations for waterfront estate lots will begin later this month.
“The Cache will be unlike anything Greeley has ever seen,” Sarah emphasizes. “We’ve toiled over every detail and are committed to maintaining a certain level of quality throughout the entire community.”
This year, The Cache was selected as the focus of the prestigious National Association of Home Builders (NAHB) student competition.
Students from 33 universities nationwide— from Florida to California—were tasked with creating a hypothetical homebuilding company based around the future Cache development.
Judges, including Orr Land team members, were blown away by students’ creativity and dedication.
It was last month that these aspiring builders, architects, designers and developers exhibited their projects at the International Builders Show in Las Vegas.
It’s further proof that The Cache has already become a shining example of the Orr family’s enduring commitment to land, sustainability and a continued pioneering vision.

"Hope Springs is a beacon of what’s possible when communities unite for a common purpose"
Greeley-Weld Habitat for Humanity’s Hope Springs development is more than just a pioneering, new construction project; it’s a vibrant community designed to empower residents, foster connection and drive economic growth throughout our entire region.
Spearheaded by Cheri Witt-Brown, Greeley-Weld Habitat for Humanity’s impassioned and longtime CEO, this transformative project, which began in Fall 2023, is redefining what it means to build homes and, ultimately, legacies
“We’ve developed a full-circle partnership model that substantially increases affordable housing opportunities from rentals to homeownership,” says Cheri. “By bringing together private sector businesses, nonprofits, government entities, the faith community and everyday individuals, we’ve created a coalition to make this 40-acre, 491-unit development a reality.”
This ambitious endeavor has garnered widespread support, with a remarkable coalition of investors contributing to the $14 million civil construction budget. Among the notable supporters are JBS USA, which contributed $2 million, and Senator John Hickenlooper who awarded the project a $2.557 million Congressional District Spending (CDS) grant.
Other key supporters include: the City of Greeley, the Department of Local Affairs (DOLA), The Weld Trust, Occidental (OXY), and Agora West.
Additionally, Baessler Homes’ partnership has produced significant homeownership opportunities for residents, with production taking less than four months from start to finish. This partnership has quadrupled home production capacity in just the first six months of the Hope Springs project.
At its core, Hope Springs is a community built by the community, for the community. The neighborhood’s design incorporates the most efficient land-use practices, featuring small-format housing, smaller lot sizes, active streets, front porches and alleys.
“IT’S AN EXCITING
Residents can enjoy walking and biking trails, playgrounds, community gardens and the Occidental Nature Discovery Park. Children who venture out to the park can dig and explore in various oversized sandboxes where hidden faux fossils can be discovered through healthy exploration and play. A covered picnic area is available for memorable family time, community gatherings and cookouts.
All these activities encourage outdoor activity and engagement with nature for all ages. Sports enthusiasts can take
advantage of JBS’ two mini-pitch soccer fields, while future plans include an onsite childcare center.
The goal of Hope Springs is the establishment of a thriving, inclusive neighborhood that prioritizes accessibility. Strategically located, it’s within a five-minute walk to grocery stores, retail shops, award-winning schools and public transportation, ensuring residents have everything they need close at hand.
“This new urban design creates walkable spaces and connects residents to essential amenities and services,” Cheri elaborates.
“It’s about fostering a community where people feel they truly belong.”
The vision for Hope Springs extends beyond its residential offerings. Phase one includes 174 Habitat for Humanity homes, all under a Community Land Trust ownership model, ensuring long-term affordability.
Richmark Companies donated the land and water for the project—an extraordinary $8.82 million contribution—and is working with a Denver multi-family developer to build 320+ mixed-income, multi-family units at Hope Springs. When fully developed, Hope Springs will feature more than 491 housing units, ranging from single-family homes to multi-family apartments, all set within professionally maintained common spaces.
“Over $100 million in land development and new construction dollars will
be reinvested in Weld County through the Hope Springs Project,” Cheri continues. “Not only will it provide affordable housing to those in need, but it will also act as a catalyst for significant economic growth in the area.”
In presenting this specialized community development model to other Habitat for Humanity affiliates nationwide, Greeley and its new Hope Springs neighborhood have become a bellwether for other cities to follow in their own similar developments.
“Hope Springs is a beacon of what’s possible when communities unite for a common purpose,” Cheri confirms.
Adding to the visionary spirit of Hope Springs, Greeley-Weld Habitat for Humanity has partnered with Greeley’s own Alquist 3D, LLC. This cutting edge company utilizes high-precision 3DCP (three-dimensional printing) robotic technology and
carbon-neutral materials to revolutionize construction. Alquist’s mission aims to connect with the goals of Hope Springs: to create new jobs, affordable housing and stronger infrastructure while championing a more sustainable future.
“The Habitat and Alquist missions have always been aligned, and we are excited to partner on this project,” says Zachary Mannheimer, Founder and Chairman of Alquist 3D. “Habitat for Humanity, and the Hope Springs project in particular, were one of the reasons why we wanted to be in Greeley. Hope Springs is one of the most innovative housing projects in America, and we are excited to be a part of it.”
Greeley-Weld Habitat for Humanity is currently developing a twounit duplex in Hope Springs via Alquist’s cutting-edge 3D printing technology. This duplex, built with environmentally responsible materials, is part of an R&D survey designed to assess the feasibility of integrating three-dimensional printing into future construction phases at Hope Springs.
“This partnership allows us to explore how 3D printing can make our work more streamlined, cost-efficient and sustainable,” Cheri explains. “It’s an exciting opportunity to push the boundaries of what’s possible in affordable housing.”
Hope Springs represents a harmonious blend of forward-thinking design and heartfelt community spirit. The project is a testament to the power of collaboration and the belief that everyone deserves a safe, affordable place to call home.
In the end, Hope Springs is more than a neighborhood; it’s a legacy in the making—a legacy that promises a brighter, more inclusive future for Greeley and beyond.

MOFFAT GLASS BRIGHTENS HOMES WITH CUSTOM EMBELLISHMENTS THAT SPARKLE
Now operating out of neighboring Evans, Moffat Glass has been quite literally shaping our community and helping it shine since 1921.
From its humble beginnings under Edwin Moffat to its modern-day revival under Eric Stern and newly promoted partner Mike Garner, this family-rooted business has become an illuminating example of adaptability and innovation, key qualities that contribute to Greeley’s vibrancy.
Originally stationed in downtown Greeley, Moffat Glass endured trials that would’ve toppled lesser operations, including a mysterious fire in 1980. “Some people think it was arson connected to the JBS (nee Monfort) labor strike,” Eric shares with a laugh, recounting a local urban legend. “Maybe they confused ‘Moffat’ with ‘Monfort!’”
Despite such challenges, the company persevered, moving to multiple locations before finding its current location in Evans to accommodate its growing needs.
“We needed space for our fabrication equipment and enough power to pull 2,500 amps,” explains Mike.
The Evans facility is now the hub of the duo’s thriving operation, specializing in creating stunning, custom glass solutions for northern Colorado homes and businesses alike. Whether it’s sleek shower doors, expansive windows or eye-catching enclosures for wine rooms and entertainment spaces, the company aims to elevate every project. “A lot of times, we’re the finishing touch,” Mike says. “We hear it all the time: ‘This glasswork just completes the room.’”
With the addition of CNC (Computer Numerical Control, aka computer-operated) machining tools, Moffat Glass has taken precision to new heights, ensuring each piece is meticulously crafted for maximum aesthetic quality, functionality and safety alike.
“It’s all about efficiency and maintaining the highest standards for both our staff and customers,” Eric emphasizes.
After working for Moffat Glass in high school, Eric spent 17 years with a national glass company in Denver and Houston before returning to his home region in 2008 to take over the family business from his father Chuck.
Despite launching the new iteration of the company during the devastating economic and housing market collapse of the time, Eric and Mike rolled up their sleeves—literally—and installed glass themselves to keep the company afloat.
Now in 2025, with more than a century of legacy behind their ever-evolving brand, Moffat Glass is not just a business—it’s a cornerstone of the community whose fruits of labor can be seen everywhere around town.
Whether replacing windows to reveal breathtaking mountain views or installing beautiful storefronts for local businesses, Eric and Mike take pride in helping clients bring their visions to life.
Say goodbye to warped or foggy windows and let Moffat Glass upgrade your home with crystal-clear, energyefficient replacements.
Serving Greeley and Windsor, Moffat Glass works with trusted brands such as: AMSCO, JELD-WEN, Milgard and Gerkin to bring you top-quality glass. Whether your windows need replacing or your storm doors need repairs, their experienced team can tackle it all.
From fixing broken glass to swapping out fogged panes, repairing window screens and replacing patio door rollers, Moffat Glass has the expertise to meet your needs.

THE VIEW OF OUR GREELEY NEIGHBORHOODS—FROM UP ON TOP OF THE WORK OF INDEPENDENT ROOFING
A few tips from Independent Roofing to maintain and secure your roof through the years!
Inspect Regularly: Have a licensed roofing company inspect your roof for damaged, missing or cracked shingles, leaks or debris, especially after storms.
Clear Gutters of Debris: Clogged gutters can cause water damage to your roof. Clean them regularly to prevent overflow.
Trim Overhanging Trees: Branches that touch the roof can damage shingles and provide easy access for pests.
Check for Leaks: Water stains on the ceiling may signal a roof leak. Address leaks quickly to prevent mold or structural damage.
Ventilation: Proper ventilation helps reduce moisture buildup, which can lead to mold or roof damage. Ensure your attic is well-ventilated.
Regular maintenance keeps repairs minimal, saving you money in the long run. For more information on Independent Roofing’s assistance and maintenance, or to set an appointment, please visit independentroof.com .

Experience the Magic of Greeley's St. Patrick's Day Celebration
Each year, downtown Greeley comes alive with the sights, sounds and spirit of Ireland at Blarney on the Block—a lively celebration that has become one of the town’s most anticipated events. If you’re looking for a place to celebrate, look no further: this annual festival is the perfect mix of Irish tradition, local flavor and good ol’ fashioned fun.
Kicking off in the heart of downtown Greeley, Blarney on the Block transforms the streets into a lively Irish festival. The highlight? The Blarney on the Block Parade, presented by ENT Credit Union, features the Northern Colorado Caledonia Pipe & Drum Band, dazzling floats and the enthusiastic McTeggart Irish Dancers.
BY
Picture bagpipers marching through the streets, dazzling floats that capture the essence of Ireland and a sea of green-clad revelers cheering from the sidewalks. It’s the kind of parade that makes you smile and reminds you that the joy of St. Patrick’s Day isn’t just about the drinks—it’s about community and celebration.
Once the parade wraps up, the real party begins. Blarney on the Block doesn’t just throw a parade and call it a day; the party continues with live music. Local legends, The Stubby Shillelaghs, ensure the energy stays high well into the night. From traditional Celtic tunes to modern hits, the diverse lineup will have you dancing in the streets.
As the music echoes through the streets, you’ll find yourself caught up in the energy of the crowd.
And what’s a St. Paddy’s Day celebration without some fantastic drinks? Participating bars and breweries will be serving go-cups with green beer, whiskey tastings and themed cocktails, making the pub crawl a must for those looking to indulge in the holiday spirit.
While St. Patrick’s Day is often synonymous with green beer and lively crowds, Blarney on the Block makes sure there’s something for everyone. Families will find plenty to enjoy, from face painting and games to a selection of Irish-inspired foods from local vendors.
And if you’re in the mood for some unique finds, the pop-up shops are a great spot to browse. You’ll discover handcrafted jewelry, cozy scarves and other Celtic-inspired goods—perfect for picking up a keepsake or two.
For those wanting to dive a bit deeper into Irish traditions, the event also offers whiskey and beer pairing sessions. These tastings give you the chance to savor local brews and fine Irish whiskey while learning the art of pairing.
And if you’re up for something more lively, the Irish dance performances happening throughout the day are a must-see. Who knows: you might even get swept up in the
rhythm—whether by tapping your feet or joining in on the fun.
Whether you’re Irish by heritage or just Irish for the day, Blarney on the Block is an event you’ll want to add to your calendar. The streets of Greeley will be buzzing with excitement, music and fun, creating memories that will last long after the last parade float has passed.
So, grab your friends, put on your best green attire and head downtown—there’s no better way to celebrate St. Patrick’s Day.

“It’s the people here that make it such a special place to live”
The Village Cooperative of Greeley (4527 24th Street Rd.) has been offering an affordable, convenient and vibrant community designed exclusively for active adults aged 62 and better since opening in early 2021.
“It’s the people here that make it such a special place to live,” says Village Co-Op resident and board president Dick Wood.
For resident and board member Jeanne Lipman, “It was the concept of the place that really attracted me. As soon as I went to my first meeting about it, I came away writing a check that same day!”
Calling it “its own city within a city,” Jeanne’s notion of “the concept” includes 52 thoughtfully designed homes ranging from cozy one-bedroom layouts to spacious two-bedroom-with-den options, all within a three-story building that additionally features underground heated parking.
Each residence is fully equipped with modern appliances, private laundry and walk-in closets. Further amenities include a club room, woodworking shop, exercise room, lounge areas, garden plots, guest suites and more to ensure residents can relax, enjoy themselves, connect, discuss and share their daily living experiences with each other to whatever extent they may choose.
At the beginning of the year, in fact, the residents collectively celebrated the Village Co-Op’s fourth anniversary together, adding to the various activities offered, ranging from bible study to movie nights, speaker series and live music performances as well as plenty of structured group conversations about a wide array of topics.
The best part of living at Greeley’s Village Co-Op is, as Jeanne and Dick suggest, “We all work together to take care of the building, and because of that, the building takes care of us. We don’t just ‘live,’ we cooperate! ”

STYLE YOUR HOME IN TONES AND TEXTURES WITH DESIGN HELP FROM HOUZZ INTERIOR DESIGN EXPERTS
ARTICLE BY NICOLETTE MARTIN
Decorate your space with handmade textures such as the modern, maker revival of 1970s macramé and year-round tropical feel of wicker. MACRAMÉ Made through knotting instead of weaving, macramé can add a unique touch in many various ways. Houzz contributor Laura Gaskill suggests incorporating it as nursery decor, plant hangers, wall hangings and modern fiber arts. WICKER According to Houzz contributor Yanic Simard, “the best way to really embrace the luxury-cottage appeal of wicker and rattan is to combine different forms of the two in one space... Look for other unexpected places to add a natural twist to your home with a new material woven into your palette.”
Houzz contributor Katie Treggiden offers many ways to incorporate natural materials and natural-state timber into your home, including using wood to cover one wall in a home for a pleasing accent wall; featuring your firewood as a striking, stacked display; and mixing different types of wood and different finishes in the same space. “A simple way to incorporate the wood trend is to expose structural wooden beams already present in your home,” Katie says. “Instead of painting them or boxing them in, leave them raw or give them a coat of wax to enrich the tones.”

Investing in indoor plants can not only spruce up your living space, but also bring numerous health and well-being benefits
Bringing the outdoors in with the use of house plants is a great way to add color and dimension to your space. We sat down with Jesse Nelson at Family Tree Nursery, based in Kansas, and discussed the benefits of incorporating plant life into your home. “There are plenty of studies on the health benefits of plants, and the evidence suggests that being around plants and caring for plant life increases overall wellness,” explains Nelson. “Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of purifying the air.” There are a wide variety of indoor plants that work for any space and light situation that you may have. Regardless if you have a green thumb or a black thumb, there are plant varieties that fit your lifestyle. Here are a few of our favorite indoor plants to incorporate into your home.
Anthurium has gorgeous, colorful flowers and is the easiest indoor flowering plant to care for. It comes in a variety of colors including red, white, orange and purple. Anthurium likes to be dry, so let it go bone dry before watering. Fertilize every so often, especially when blooming. These plants do not like direct sunlight and can be repotted every three to five years.
This cascading plant is gaining popularity due to its succulent-like leaves and also because it is fairly easy to care for. The Hope Peperomia likes medium to bright direct sunlight. It does well as a tabletop plant or a hanging plant. Watering is only needed one time a month regardless of plant size.
“Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of purifying the air.”
This is a slow-growing variety that is architectural and compact. This plant is a great statement piece and looks great in an entryway or by a chair. There are a lot of varieties and colors of the Dracaena. They are very resilient in low light and are great for an office space with little or no light. They like to stay on the dry side, so they like to be watered when they are about ½ to ¾ of the way dry. When watering, give it a good soak.
