A Journey Founded On Friendship Meet Brandi Numedahl

Real estate isn’t about transactions to Brandi Numedahl. “It’s about the deep connections and community bonds that make a place feel like home,”

she smiles.

Before she emerged on the real estate scene, Brandi fell in love with Boulder years ago during a college spring break stop. “That’s when I first experienced the town’s unique charm,” she recalls.

A First Glimpse of Boulder

While studying at the University of Iowa, Brandi found herself thinking about the vibrant streets of Boulder. The city, with its college town energy, pedestrian mall, and the stunning backdrop of the Flatirons, struck her as a more beautiful reflection of her hometown, Iowa City.

“The scenic hiking trails and the close-knit community convinced me that one day, I’d live here,” she shares. True to that vision, in June of 2000, fresh out of college, she moved to Boulder—a decision that has enriched her life in more ways than one.

Almost 20 years ago, Brandi met Firuzeh in a setting that felt both professional and destined. While working in marketing for the Colorado Music Festival at Chautauqua, Brandi was introduced to Firuzeh—a long-time supporter and board member of the organization. Creating a dream home in Boulder

Skycastle Construction are one of Boulder’s most respected and experienced custom home builders. The award-winning design-build duo is celebrating their 25th anniversary and have created some of Boulder’s most admired homes. The firms have been nationally recognized for their leadingedge sustainable design, and they’ve completed several LEED Platinum homes in Boulder.

Scott Rodwin, AIA and his firm have been a trusted resource to the Realtor community, teaching their famous “Understanding the Rules for Building in Boulder” seminar quarterly through BOLO for 15 years. We spoke with Scott and his team about how what it’s like to work with clients who are looking to create their dream home here.

“It usually starts with a call from a Realtor,” Scott says. “We’re always happy to spend an hour [for free] answering questions and helping folks understand whether or not a particular property will work well for them. Ultimately, if the client feels more educated, they will move forward to close with more confidence. Many people who are embarking on this adventure have never built or done a major remodel of a home before and the prospect can be really daunting. We try to help them feel that it’s both achievable, and that it can be a really exciting and rewarding endeavor.” says Rodwin.

Most of the time, the Realtor brings Rodwin and Skycastle into the mix even before a client closes on the property, so the firms can provide a “Development

Feasibility Report” – identifying all the rules, opportunities and constraints; and offering guidance as to the cost, timing and general “fit” of the property. Their reports also take some liability off of the Realtor, as keeping up with the rigorous and ever-changing rules in Boulder is an almost-impossible task.

Additionally, many Realtors who are listing a property for sale have Rodwin create one of these reports so that potential buyers can feel more confident that they can do what they want to with a property. Some listing brokers who have blank lots, houses desperate for a major remodel, or unattractive scrapers, hire Rodwin to create a conceptual design with sexy photo-realistic 3D renderings to go along with the listing.

“It can be hard for a buyer to envision what the property can be, and the 3D renderings are a very effective way to make the listing more appealing”, says Rodwin. David Scott, Broker at Slifer Smith and Frampton says, “We’ve worked with Rodwin on both the buying and selling side, and their feasibility reports and rendered concept models been tremendously helpful to us in closing deals.”

Once the client purchases the property and they hire Rodwin as their architect, the design team spends a lot of time getting to know them. “We start by asking them about their dreams for the house – about how they hope their new home can support the life they want to live. Not just the way they are living now,“ says Rodwin. “Then we talk about budget, timing, sustainability, their “Program” (architect’s term for the spaces and features the clients want) and style. We ask them to create a collection of ‘Inspiration Images”. Some architects just work in one style –Rodwin’s portfolio is diverse and shows beautiful homes in every style, as their philosophy is that the client’s taste should rule. Then the team presents the client with designs that optimally balance all their various priorities and desires. They start with sketches, but quickly move into 3D renderings so the client can envision what it will look and feel like.

But their secret sauce to creating happy clients and navigating Boulder’s complex permitting process is their design-build collaboration. Brandon David, President of Skycastle

Construction, says, “The two companies work hand-in-glove from start to finish. Having the general contractor on board right at the beginning allows us to set clear and realistic expectations from the get-go. Then having us provide reliable estimates as the design takes shape, allows the architect and homeowner to make informed decisions and manage the budget.”

This is especially challenging and helpful for remodels and additions, where scopes tend to creep and there are hidden issues in the walls. Brandon continued, “There are a lot of different ways to solve every problem – our goal is to work together to figure out the most intelligent way to do it.”

Scott continues, “Once the overall architecture takes shape, we bring in all the consultants: engineers, landscape designers, interior designers, and guide the client through their options for the 500 specifications and selections involved in the project: HVAC and decks, windows and floors, lighting and doors.” The design team spends a lot of time educating the client along the way so they become very informed consumers.

They use “Allowances” in each category to help the client’s make budget informed decisions, and then add the client’s choices into the 3D model so they can see how everything looks together. “We get down into the smallest of details of how they want to live so the house wraps themselves around their daily lives, and helps to elevate the quality of their life,” finishes scott.

Lastly, once the design is complete and submitted for Permit, Skycastle creates a Fixed Fee Bid for the client. Most builders prefer to work on a Cost+ basis which provides a lot of flexibility and minimizes risk to the builder, but the client can sometimes be unpleasantly surprised when costs exceed their expectations late into the project. The Fixed Fee method is often preferred by clients so they know what they’re

agreeing to before they sign a contract. Skycastle prefers it too: “A Fixed Fee Bid tends to minimize conflicts with the client down the road,” says Brandon. Once the contract is accepted, Skycastle starts construction and the Rodwin Architecture team stays with the project until the day they hand over the keys to make sure everything stays on track, right to the finish line. Scott concludes, “Much like the Realtor’s that have sold the property to the clients, we tend to become friends with most of our clients.”

In addition to their probono time helping Realtors to understand the rules, and answering questions from wouldbe homeowners looking to build their dreams here in Boulder, the firm has made some other special contributions to the community: providing pro bono

services to Marshall Fire survivors and to numerous local non-profits like the Veterans’ Community Project and the Family Learning Center. Scott and several other members of his firm have helped lead the Colorado Green Building Guild for 20 years, and he currently serves as President of the American Institute of Architects of Colorado. He has been at the center of Boulder County’s proposed house size reduction discussion, where he has been bringing Realtors, architects, the homebuilding community and representatives from the County together to mitigate the harmful impacts of the moratorium and proposed rule changes. Overall, Rodwin & Skycastle have served as an invaluable resource to our local real estate and homebuilding community.

There are people you meet and somehow feel like you’ve known your whole life, people that feel like good friends as soon as you sit down with them for the first time. Andrew and Katie Muller are those people.

Why is that? Two things come to mind.

First, Andrew is an industry veteran, having more than succeeded as a frontrange realtor since the early nineties. That experience informs how he listens to a client’s story, needs, and goals, which he leverages to find the right solution for every client that comes his way. Second, Katie is obsessed with details. in the woods. It clears your head and helps you to figure stuff out, and I’ve been getting back into backcountry skiing lately again. When I was a school teacher, it was something we did because it was free, and now it’s something I do because it’s peaceful and contemplative.”

“We want to build lifelong relationships with clients,” Katie explains. “If they ever have a question about real estate or know anyone with a question about real estate, they know they can come to us and we’ll always be there for them.”

Those lifelong relationships come easy with the Mullers because they are also deeply Colorodan—both CU graduates, both deeply invested in their communities, and both partakers of the active lifestyle that Coloradans, especially Boulder County residents, cherish.

“I love climbing mountains, so I’ve climbed all the 14ers in Colorado,” Andrew says, “and I’ve worked on climbing 100 of the top 200 peaks in Colorado. I’m at number 85 right now. Generally, I just like being out

At their core, the Mullers relate to Coloradans and what they need in a home or investment property, but the motivation that drives their business lives deeper than the desire to help people make a good purchase or expand their financial portfolio. Real Estate has changed both Andrew’s and Katie’s lives for the better.

Andrew recalls the change,“I taught in the early 90s in Boulder Valley schools, but the salary just didn’t quite pay enough for us to support our two kids at the time, and then Katie came along. I was working three jobs but only getting farther and farther behind, so I decided to make a career transition.”

Right as he got his license, a fellow teacher needed to sell her home. He worked out a deal with her that allowed him to assume the mortgage payments, and “It helped her to get a better financial outcome than she was looking for,” Andrew remembers. “We ended up with our first house, and we still own that house. That house has been refinanced a few times; it even paid for Katie’s college. And then one house turned into another, turned into another, turned into another, and we kept building our portfolio. I think we have maybe 100 units now.”

Katie started investing early in her career which gave her some cash for partial ownership in a property with her dad, and while she hasn’t attained as sizeable a portfolio as her father, “Partial ownership investment got me on the ‘ownership escalator’ that’s so important for first-time buyers,” Katie says. “I was able to eventually buy my first investment property of my own and then several more, which solidified my financial stability and was life-changing.”

Andrew and Katie want to see that kind of life change find their clients. Katie points out, “I think the reason we’re

in business is that it matters a lot to us to help people make their lives better. Real estate is kind of the cornerstone of where you live. It’s where your kids go to school. It’s where your friends are. It’s where your life happens. By helping people make good decisions from that aspect of their lives, I think we can help people make their lives better.”

On that particular issue—helping people improve their lives—The Muller Group puts their money where their mouth is. Andrew explains, “With our rental properties, we had the idea that we should start a tenant appreciation system, so now we help tenants transition from being renters to owners. So we help them financially, and we help them logistically to kind of move from, you know, paying us rent to buying their own house.”

The system is remarkable and almost unheard of. When one of Andrew’s or Katie’s tenants wants to buy a home, they’re able to break their lease at their convenience, and they receive a 1% discount off the home’s sales price along with an immediate refund of their rental deposit. In a region renowned for inflated property values, this often presents the difference between a family being stuck in an endless renting cycle or owning their own home.

Andrew drives the point home, “I think ownership changes the whole family structure, so we do that for every one of our tenants, no matter where they live. It’s one of those services we offer that helps people make their lives better. It’s a real strength of our company, and while it’s only one or two sales a year, it’s indicative of the way we want to live our lives.”

“When I started in 2020, obviously the market was booming,” Katie says. “It was a very different time than we are in right now—homes are taking much longer to sell and I think it’s been a great opportunity for me to prove

myself now that the market’s slower. That’s when you’re able to shine as a realtor, to show clients you’re capable of helping them even when the market’s not on your side.”

Katie continues, “I am grateful for everything that my dad has taught me. He has weathered so many storms through real estate and come out on the other side, so it’s a blessing to be able to work with family. There are some challenging points, of course, but you know, it’s made us very close, and I just have so much respect for him and his

work, and I look forward to carrying that legacy for years and years into the future, long after he decides to be done.”

New Beginnings

Spring, with its blooming flowers, warmer weather, and longer days, is often associated with new beginnings and fresh starts. It’s a time of renewal and rejuvenation after the cold, dark months of winter. Just as nature goes through a process of renewal in spring, shedding the old and embracing the new, it can also be a time for us to let go of old habits, beliefs, and patterns that no longer serve us. It’s a chance to start afresh and renew us mentally, emotionally, and physically.

My mom was an advocate of Spring cleaning. As a teen I remember windows and doors were open and the freshness of Spring air would fill the house! Drapes and curtains were taken down to be cleaned. Blankets aired outside along with small carpets. Furniture was polished. Windows washed. The screens were taken down and I sat on the ledge cleaning the outside of the windows.

Spring is a reminder that change is inevitable and that nothing stays the same. The barren trees of winter transform into lush foliage in spring, and the oncefrozen ground gives way to blooming flowers. This impermanence in nature can serve as a reminder that our lives are also constantly changing.

We can recharge. We have a chance to be open, just like everything around us. Feel the aliveness that comes into our own personal spirit, which is rooted in the spirit of nature.

Spring meant school was almost finished. It was time to meet friends, ride bikes, go to the park and play handball, basketball, parallel bars and more. It was not too cold and not yet too hot. Perfect!

When our environment is cluttered, our ability to focus is compromised.

According to one study, clutter also limits our brain’s ability to handle information. We do much better in an uncluttered, organized, and serene environment. A clean kitchen or an organized closet, just feels good. Clearing clutter clears the mind!

Spring cleaning may have more to do with simple biology. During winter, we’re exposed to less sunlight due to shorter, often dreary days. With a lack of exposure to light, the pineal gland produces melatonin -- a hormone that produces sleepiness. Conversely, when we’re exposed to sunlight, our bodies produce less melatonin. It’s possible that we Spring clean simply because we wake up from a winter long melatonin-induced stupor and find more energy as the days grow longer.

We are connected to nature. We go through a major shift with the change of seasons. We are introspective in winter; energy goes inside. In Spring, we experience a rejuvenation – physically, spiritually, and emotionally – we gain new life by going outside; be active and breathe!

Rebirth is happening deep within us. This is a time when our bodies are naturally increasing with energy. It’s like the sap is also flowing through our veins – filled with more energy.

We begin to create the vitamin D we need from the sunlight without the need for supplements. Vitamin D helps the body regulate calcium and phosphate, essential for growth and development of bones, teeth, and muscle health, as well as improving resistance to certain diseases.

Numerous studies suggest there are therapeutic effects of spending time amidst nature. It can lower cortisol levels (a stress hormone), improve mood, and reduce feelings of anxiety. Springtime invites us outdoors, where the simple act of walking through a park or tending to a garden can be good for our mental well-being.

And don’t forget Spring Fever which is often associated with love

Spring is a season of cliches -- birds singing, bees buzzing and people falling in love. If you’re a scientist though, the love sickness can be blamed on one very real thing.

“It’s dopamine,” says Helen Fischer, a neuroscientist, and author of five books on the science of love. She says dopamine “is a naturally occurring chemical your brain uses to make you want things. There are other systems involved in love, but when it comes to new love, dopamine is the main culprit. And with enough of it swirling around your system, you’re prone to fall in love.”
