Mother’s rooms are essential in public spaces, providing new mothers the privacy they need to nurse, clean equipment, and take breaks. For this project, we split up an existing room to create a common area and two private rooms. All existing lights, ceiling and flooring were replaced, while some air vents and electrical outlets were reconfigured. The museum stayed occupied and fully operational, so we coordinated closely with the staff for specific activities and performed loud tasks outside normal business hours. Our in-house drywall team self-performed 15% of the project, including interior demolition, new wall construction, in addition to acoustical ceiling tile and doors/frames/hardware installation.

The Ingenuity Center was designed as both a collaborative space for Siemens staff and to hold demonstrations for Siemen’s customers. The full interior remodel included the replacement of all LED lighting, ceiling tiles and air grilles, along with the demolition of existing walls. Now complete, the entryway features a striking display of illuminated ceiling panels, a sleek break area with white plastic-laminated millwork, and floor-to-ceiling glass walls and doors. In addition to the entryway, we created three conference rooms, an eighteen-hundred square-foot demonstration room and a seventeen-hundred square-foot open office. Our drywall team self-performed 21% of the project, including the installation of gypsum board, acoustical ceiling tile, doors/frames/hardware, and the interior demolition scope.

Goodwill provides training programs to prepare students for careers in fields such as healthcare, business and construction. In this remodel of their training facility, we built four training rooms, five classrooms, one welding lab, and two construction labs. The project also included multiple lounges and breakrooms, as well as new faculty offices. Our drywall team performed 15% of the contract, handling the interior demolition and the installation of the doors/frames/hardware, acoustical ceiling tiles, and gypsum board. The mechanical scope included the replacement of two roof-top HVAC units, which was replaced with a single thirty-threefoot, six-ton unit.

Trimbuilt Construction maintains detailed safety records, including yearly OSHA logs and summaries, NCCI reports, and EMR rates. QUALITY CONTROL

Adherence to the Schedule:

Our project schedule will be developed using critical path methodology (CPM), will be resource-loaded and logically sequenced. Early construction activities such as mobilization, submittals, procurement of long-lead items, and installation of temporary protection will be front-loaded to ensure the project remains ahead of critical path through the first 30% of execution.

If delays occur due to material shortages or unforeseen field conditions, we could extend work hours, resequence activities, add additional crews, or expedite deliveries to keep the schedule on track. We are utilizing our own drywall team on this project, so there will be greater control over the schedule, and they can easily work around any obstacles that might pop up.

Preservation of the Budget:

We will implement a robust budget management system which starts with accurately estimating the project costs. Once turned over to the operations team, the project budget will be entered into our accounting software, ComputerEase. This is where the Project Manager will be able to track expenditures and control project costs through generating financial reports for accurate updated financial information.

Our change management system ties in with both the Budget Management and the Information Tracking methods. Utilizing the document control processes in Procore allows for assessing and managing changes to project scope, schedule, and budget. This involves documenting change requests, evaluating their impact on the project, obtaining necessary approvals, and communicating changes to relevant stakeholders. Any cost impact from document changes will be passed through and tracked in our accounting software.

If deemed necessary to stay under budget, by the owner’s directive, we can use our experience in value engineering. This process is done side-by-side with the architect to develop cost-saving ideas, where changes in the materials or processes would cost less but not diminish the quality of the finished project.

QUALITY CONTROL CONT.

Quality Control Throughout the Project:

Our Quality Control Program is structured around a proactive, process-based framework design to verify compliance with both the contract documents and project specifications. Below are the five key phases for quality control on any project:

• Bid Review: We scope out all the subcontractor’s proposals to ensure all the correct materials and every aspect of the scope was captured. Their work resume is also taken into consideration before a bid is accepted.

• Pre-Construction: Review plans and specifications (submittal and testing requirements) with trades. Organize hand-off and page-turn meetings to ensure all aspects of the project are communicated from the pre-construction side to the construction side.

• Mobilization: Properly coordinate subcontractors to ensure work is not rushed, work can be monitored properly, and trades have enough space to work effectively. Conduct on-site inspections of first-in-place work to establish quality benchmarks.

• Installation: Monitor work and assess workmanship for accuracy, precision and adherence to the project documents. Perform regular inspections and schedule necessary testing to verify installation meets performance requirements.

• Post-Construction: Punch-walks, final inspections and testing, and client acceptance are key to ensuring the finished product meets quality standards. In addition, compiling warranties from each trade for any issues that may arise in the years after completion.

The superintendent and project manager are responsible for controlling the quality of construction. They meet on-site 2-3 times a week to review the plans, scope and specs, and compare them to what has was installed in the previous days and what materials are planned to be installed. Anything that does not match the plans would need to be redone to fit the plans. We have an established relationship with almost every subcontractor in town and have a mutual understanding that quality control issues must be fixed properly and in a timely manner.

QUALITY ASSURANCE PLAN

Maintaining a Safe Working Environment:

It is the policy of Trimbuilt Construction, Inc. to provide a work environment that is inherently safe. The safety and health of our employees is of primary importance as they are our most important resource. Safety takes commitment from all personnel within our organization.

We developed a comprehensive safety program to address specific safety concerns and provide guidance on individual job tasks within the framework of Occupational Safety & Health Administration (OSHA)‘s standards. There may be times when Trimbuilt requires its employees to meet safety policies that are specific to our company, because they are more stringent than what OSHA has developed.

Frequent and regular workplace inspections will be conducted by supervisory personnel and/or other competent persons. Observation of unsafe acts will be addressed immediately. Employees in violation of the established safety procedures of OSHA or Trimbuilt Construction will be subject to our disciplinary procedures.

Apart from the visits from our third-party safety consultant, jobsite safety is maintained by the project’s superintendent. It is their responsibility to write daily reports, review the subcontractors’ JSAs, conduct site-walks and daily safety-inspections, and coordinate weekly Toolbox talks with the workers.
