



















There’s loads going on at Woolton Hall, or ‘My Haunted Mansion’ as it’s now known!
Paranormal investigations group, The My Haunted Project have leased the building, secured it and started cleaning it up. Brilliant news!
The project, headed by Liverpool local Harry Achilleos, is ‘the longest running, most documented multi venue paranormal investigation in the world’ according to the Facebook page.
With sites in Chester and - a little further afield - Pennsylvania USA, they have a track record of cleaning up old buildings and putting them back on the map.
When we spoke to the team, the site hadn’t been broken into for three weeks (which was a vast improvement) and they said the cellar and ground floor are now ‘spotless’.

Cameras have been installed round the outside of the building and - once the excellent clean-up efforts are completethe next step is to install cameras throughout the interior too.
The surveillance isn’t only there to keep the place safe. The My Haunted Project will record 24/7 to capture potential paranormal activity! You can watch the latest on My Haunted Mansion - along with broadcasts from other My Haunted Project sites - on YouTube (link above). If this goes the same way as previous projects, you may even be able to book and be a part of it soon.

I completed on my first house purchase three days after I turned 20. Now I’m turning 40, so I've owned and managed property for 20 years!

Here are 10 lessons I’ve learned, that could support you to grow your wealth through property investment.
1. Decide whether you're an investor oralandlord
Property investors put their money to work and delegate decision making to a managing agent - relatively hands off Landlords take on a lot of the work and decision making themselves.

Treat everyone as an individual, and better than you think you need to!
3.Planforsituations,notevents
Input higher expenses (fees, repairs etc) and lower income (rent and voids) If the deal stacks up on that basis, you can't lose!
4.Guaranteeyourprofits
I'm still amazed that some landlords choose not take to out Rent & Legal Protection Cover.
5.Payyourtaxes
Your ability to borrow is based on the income that you report to HMRC.
Your tenant's opinion of you as a landlord will be largely based on how quickly, and competently, you carry out repairs.
7. Don't flip unless you've got the stomachforit
Flipping properties can be done very profitably by skilled operators but speculation is dangerous and there is another way.
8. Learn about the 18-year property cycle
Time IN the market trumps TIMING the market but there's no harm in trying to improve the odds of entering, refinancing, and exiting by being aware of macroeconomic events.
9.Stayoutofjail
You’re dealing with peoples' homes; it's right that there are rules and regulations. Get to grips with every piece of legislation that affects you and chose your agent carefully.
10.Followthegoldenrule
Always ask yourself ‘could I live comfortably in this property, with my family?’
