“Just like my efforts every spring, maybe it's time to dust things off, look at corners to see what needs to be maintained, and organize to see what needs to be tossed.”
I won't tell you what my children (now adults) used to call my spring-cleaning mania, but I will tell you that nothing was left untouched. Every corner, every closet, every hiding space, every drawer kitchen drawer, dresser drawer everything was dusted off, cleaned up, and either stayed in an organized fashion or was tossed, donated, or set aside for repair I always looked at spring as a fresh start, and the cleaning process really invigorated me each year.
So, what does that have to do with real estate? This market is very different, unlike any market I believe I've ever experienced in my last 20 years in the real estate association industry. Just like my efforts every spring, maybe it's time to dust things off, look at corners to see what needs to be maintained, and organize to see what needs to be tossed. Are you using the same buyer representative presentation that you used for the last five years? Has your business plan stayed the same even though the market has not? Do your technologies still serve you? Are your systems still working?
I encourage all who are reading this article to take a flashlight and really look at how you do business. The National Association of REALTORS®' most recent study found that only 38% of REALTORS® use video in their marketing. A study by PHOTOUP found that only 9% of all real estate agents use listing videos to sell their properties, and of those that did, they reported a growth increase in business of 49%. That's a huge figure! HRRA has offered workshops on video strategies in the past and will continue to do so in the future.
On September 25, we will be bringing in Terry Watson for the Terry Watson Power Hour. This is a great workshop that will touch on new strategies to deal with today's market.

Professional Standards: A Deep Dive
I said it in the last two REALTOR® magazines, and I will say it again one more time Disclose! Disclose! Disclose! This particular case is interesting because it could be argued that the property owner was not harmed. At every new member orientation, I stress that while state laws governing real estate are based on our code, they are just that, a baseline, a bottom level standard. As REALTORS®, we agree to a much higher standard in our actions related to real estate I encourage all REALTORS® to emphasize the consumer protections afforded by virtue of the oath we all take, the REALTOR® Code of Ethics

Case #6-1: Profit on Supplies Used in Property Management
(Reaffirmed Case #16-1 May, 1988 Transferred to Article 6 November, 1994 Revised May, 2017 )
REALTOR® A, a property manager, bought at wholesale prices janitorial supplies used in cleaning
and maintenance of an office building which he managed for his client, Owner B In his statements to Owner B, he billed these supplies at retail prices.
REALTOR® A’s practice came to the attention of Owner B who filed a complaint with the local Association of REALTORS®, charging REALTOR® A with unethical conduct in violation of Article 6 of the Code of Ethics
In questioning during the hearing called by the Association’s Professional Standards Committee, REALTOR® A’s defense was that the prices at which he billed these supplies to his client were no higher than the prices which Owner B had been paying prior to putting the property under REALTOR® A’s management It was clearly established that no disclosure of this profit or supplies used in property management had been made, and that in proposing the management contract, REALTOR® A had held out to Owner B the inducement of attainable economies in operation.
REALTOR® A was found by the Hearing Panel to be in violation of Article 6.
For a simple and effective homemade cleaner, mix:
1 cup white vinegar
1 cup water
1 tablespoon baking soda
Juice of half a lemon (for a fresh scent)
A few drops of essential oil (optional, but highly recommended if you want your house to smell like a spa)
Combine ingredients in a spray bottle, shake well, and use it to clean countertops, sinks, and other surfaces naturally. Bonus: You’ll feel like a mad scientist whipping up your own secret formula.
