Growing up in Birmingham, also known as the Magic City, I am familiar with this city and the surrounding areas of central Alabama, There aren’t many neighborhoods I don’t know.

Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family. My son, Cameron, is 16. He attends Briarwood Christian School and is a rising senior. I also have a beautiful stepdaughter, Isabella.

In 2020 I married Steve Hicks, a Hueytown native. We currently live in Shelby County with our pups Aspen & Stella. When I am not helping clients, my passions are cycling, hiking, travel, or anything outdoors. Montana is where I try to get away to at least once each year. It feels like a second home to me and has a special place in my heart.

I have been an active full-time real estate agent for 20 years in the area and I don't see myself ever doing anything else. Real estate is so much more than houses (no two situations are ever the same). It allows me to accompany people through different stages of their lives. My aim is to be a valuable guide on that journey.

THE 4-1-1 OF A MORTGAGE PRE-APPROVAL

A mortgage preapproval is an initial assessment by a lender indicating how much money you are likely to be approved for when applying for a mortgage. It involves a detailed evaluation of your financial background, credit history, income, and debts. It should always be done before starting to look for a home.

STEPS TO GET PRE-APPROVED

Step One: Gather Financial Documents

Lenders require the following information...

Proof of income (pay stubs, tax returns, W-2 forms)

Proof of assets (bank statements, retirement accounts)

Employment verification

Personal identification

Details of any debts (credit card statements, student loans, car loans)

Step Two: Credit Check

The lender will perform an inquiry on your credit to assess your creditworthiness. A higher credit score can improve your chances of getting preapproved for a larger loan amount with better terms. Sometimes they can help you improve your score too.

Debt-to-Income Ratio (DTI): Lenders evaluate your DTI to ensure you can handle mortgage payments in addition to your existing debts. They typically prefer a DTI below 43%, but some programs allow up into the 50’s.

Step Three: Lender’s Pre-approval Letter

If pre-approved, you’ll receive a letter stating the maximum loan amount, the type of loan, and the terms. This letter is usually valid for 60-90-120 days and can be used to solidify your offer with the Seller.

Step Four: Time To Go Shopping

Once you are pre-approved, and know the range you can purchase, your realtor can help you more easily navigate the available inventory of homes and options without wasting time or missing out on the right one.
