Aging
I grew up in Birmingham, also known as the Magic City. Being very familiar with this city, and the surrounding areas of central Alabama, there aren’t many neighborhoods I don’t know about.
Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family. My one son, Cameron, is 16. He attends Briarwood Christian School and is a junior. Also, I have a beautiful stepdaughter, Isabella.
I am married (2020) to Steve Hicks, a Hueytown native. We currently live in Shelby County. Two pups...Aspen & Stella. My other passions when I am not helping clients are cycling, hiking, travel, or anything outdoors. Montana is where is try to get away to at least once each year. It feels almost like a second home to me and definitely has a special place in my heart.
I have been an active full-time real estate agent for 19+ years in the area and I don't see myself ever doing anything else. Real estate offers so much more than houses and no two situations are ever the same. It offers a journey alongside people in so many various chapters of their lives. I’d like to see myself as being a valuable guide during that journey.
Real Estate is a passion for me. The best part though....the relationships I build in the process and the friendships I make along the way.
How can I help you with your real estate needs?

TIPS on making your lawn
luscious green & weed FREE! the Hanna's
1. Prevent weeds before you see them by broadcast spreading a pre-emergent herbicide like Hi-Yield Turf and Ornamental Weed and Grass Stopper
2. If you have grassy weeds, spray IMAGE® to treat crabgrass, annual bluegrass, wild onion, and nutsedge.
3 Eliminate easier-to-treat broadleaf weeds by spraying Ferti-lome Weed Free Zone with Spreader Sticker.
4. Feed your grass with Ferti-lome Lawn Food Plus Iron in early to mid-April.
5. Cut your lawn regularly, removing no more than ⅓ length of each cut to keep weeds at bay and improve lawn health.

Pre-approval isn’t just another 11-letter finance word.
Here's why...
1. Let sellers know you ' re serious. Including a pre-approval letter atop your offer on a house says you mean business. It shows sellers that, should they accept your offer, you ' re able to back it up and close the deal.
2. Get a leg up on the competition.
If pre-qualification isn't required to submit an offer, yours will stand out and will make everyone else fade into the background. Pre-approval means you ' ve checked in with your lender and, based on the information you ' ve provided, you'll likely qualify for that loan. Sellers don't want to waste time on just anyone submitting offers. Well, you ' re not just " anyone " anymore.
3. Keep your goals in check
Work with me to determine the right loan type and amount for your complete financial picture. Establishing a mortgage you'll be comfortable with — and putting that down on paper will help you stick to your financial goals better than if your budget were just a made-up number. Pre-approval doesn't mean you’re stuck, but it can help you see things more clearly.
4. Put pedal to the metal for closing
This is the first step in the mortgage application process. Check it off your list! You’re one step closer to closing on your house than anyone who skips this step. Congrats! Keep going!
5. Offer with confidence
You'll get a clear picture of what you can afford when you get pre-approved – so you don’t need to wince when you make your offer on your dream home. It’s just part of the plan.
If you walk into your next home this week or weekend, you'll want the confidence of a pre-approval. In fact, many real estate agents recommend you get pre-approved before setting foot in a house. Get yours started today. Contact me, Daniel DiGuglielmo, your UHM loan officer, at (205) 908-3587 or danield@uhm.com.

WHY YOU NEED OWNER’S TITLE INSURANCE
What is title Insurance?
Owner’s title insurance protects your right to your home
By searching, clearing, and insuring the title to your home before you buy it, your owner’s title policy offers protection for your property rights for as long as you and your heirs own your home.
If ownership of your property ever comes into question, an owner’s title insurance policy protects you from expensive legal problems that could result in the loss of your home
How title insurance works:
As property changes hands, mistakes and irregularities – often made long before you expressed interest in the property – can place your ownership in dispute The seller may have
• Avoided disclosure of using the property as collateral for an unpaid loan.
• Fraudulently claimed to be the sole owner
• Failed to pay real estate taxes.
Even a simple mistake in the recording of legal documents, improper execution of legal instruments, or the reappearance of undisclosed or missing heirs can result in the loss your home.
Title Insurance: The ultimate property protection
If ownership of your property is ever challenged, title insurance will defend your possession of the property–and assume the legal costs of that defense–for as long as you and your heirs own the property. What’s more, if any challenge to your property’s title proves to be legitimate, title insurance will pay for your losses, just as your title insurance policy provides.
20 Important Reasons Why You Need Owner’s Title Insurance
1. Forgery 2. Fraud in the execution of documents 3 Undue influence on a grantor of a deed 4. False impersonation by someone purporting to be the owner of the property 5 Errors in surveys 6. Undisclosed or missing heirs 7. Wills not properly probated 8. Misinterpretation of wills and trusts 9 Mental incompetence of a grantor of a deed 10. Transfer of title by a minor 11. Heirs born after the execution of a will 12. Incorrect legal descriptions 13 Non-delivery of deeds 14. Unsatisfied claims not shown on the record 15. Deeds executed under expired or false powers of attorney 16. Confusion due to similar or identical names 17. Dower or courtesy rights of spouses of former owners 18. Incorrect indexing of the land records 19. Clerical errors in recording legal documents 20. Delivery of deeds after the death of the Grantor FNF accepts no responsibility for, the quality, content, nature, or reliability of information presented and assumes no responsibility for errors or omissions All respective trademarks, service marks and logos belonging to FNF, the family of title insurance underwriters and/or its affiliates are used with FNF’s express permission ©2019 Fidelity National Financial All Rights Reserved Sandra Sloan Battles Magic City Title 205-902-1890 sandra@magiccitytitle.com

For many people, maintaining a sense of independence is essential, as it enables older adults to improve their quality of life. Aging in place allows older adults to retain a high level of control over their lives, as they can continue to live in familiar spaces. Those who are accustomed to satisfying basic needs, such as purchasing food, toiletries, and clothing in their own neighborhoods, often find comfort in being able to manage these necessities independently. They may feel confident that they can continue to live their lives without frequent assistance, which may improve their quality of life.
In contrast, older adults who consider living with family members or in senior living communities may need to ask for help or transportation to manage these daily necessities. A desire to avoid losing this aspect of independence may explain why so many older adults prefer to age in place.
Some older adults also find a high level of value in remaining close to their possessions. Those who have spent decades acquiring objects with high financial or sentimental value may not look forward to the prospect of parting with or even rearranging the objects to which they have grown attached. Aging in place often gives older adults the ability to continue enjoying what they value on their own terms, which may enhance independence and happiness.
T H E V A L U E O F A G I N G I N P L A C E
When it comes to aging in place, here are some key factors that will ensure the best quality of life...
Make necessary modifications to make the home safer and more accessible. This might include installing grab bars in bathrooms, widening doorways for wheelchair access, or adding ramps for entryways.
Get the technology and assistive devices that can enhance your independence and safety at home. This might include medical alert systems, smart home devices for monitoring and controlling home appliances, better lighting, or wearable health trackers.
Connect with community support for local resources and services that can provide support, such as home healthcare agencies, meal delivery services, transportation assistance, and senior centers
Establish a plan for managing your healthcare needs as you age. This may involve selecting a primary care physician, discussing advance directives and end-of-life care preferences, and ensuring you have access to necessary medical services.
It is important to continue to foster social engagement and stay connected with friends, family, and the community. Loneliness and isolation can have negative impacts on health and well-being, so participate in local social activities and clubs.
Develop a financial plan that accounts for the costs associated with aging in place, such as home modifications, healthcare expenses, and potential longterm care needs. This may involve consulting with a financial advisor or exploring options for government assistance programs.
Regularly assess your living situation to ensure that your needs are being met and that any necessary adjustments can be made promptly. Always be willing to ask for help from neighbors, friends, family, or a local support group.
Have an emergency preparedness plan for responding to emergencies, including who to contact and what to do in various situations
Lastly, surround yourself with emotional support and encouragement throughout the process. Transitioning to aging in place can be challenging, and having a supportive network can make a significant difference in your overall well-being.

living may be necessary.
Healthcare needs: If you require regular medical supervision or assistance with managing chronic conditions, assisted living facilities can provide the necessary support.
Social isolation: Loneliness and social isolation can have detrimental effects on seniors' mental and emotional well-being. Assisted living communities offer social activities and companionship.
Mobility limitations: If mobility issues make it challenging for you to move around your home or community independently, assisted living with accessible facilities and support can improve your quality of life.
Caregiver stress: If family caregivers are experiencing burnout or finding it increasingly difficult to meet your needs, transitioning to assisted living can alleviate some of the burden.
Memory decline: If you are experiencing cognitive decline or dementia, assisted living communities with memory care services can provide specialized support and supervision.

House Hunting Goes Digital
AI advancements are showing promise in the real estate industry, offering capabilities such as enhancing the property search and analysis process, reshaping how investors assess potential investments, improving the customer experience, and streamlining due diligence and fraud detection in real estate transactions The convenience & access to information for both buyers & sellers offers a wealth of information about properties, neighborhoods, and market trends.
People Move From Cities To The Suburbs
Homes are typically cheaper in the suburbs than in the city. And even though more Americans are renting more than ever before, most still aspire to own a single-family home.
Single-Family Housing Demand Creates Shortages
Rising materials costs, supply chain issues, and labor shortages stemming from COVID all negatively impacted housing inventory Land availability is also limited People staying in their homes longer creates a shortage due to less turnover
Home Prices Continue To Rise Hybrid work is here to stay
While rising interest rates have reduced affordability and therefore demand they have also reduced supply through the mortgage rate lock-in effect. Overall, it appears the reduction in supply has outweighed the decrease in demand, thus house prices have started to increase...” Likewise, the demand goes up in places where there is a population growth and job growth.
The real estate industry has largely accepted that the office sector will not be returning to its pre-pandemic state, as employee work and commuting preferences are standing firm Office buildings have lost their appeal to investors, with sales transactions down more than twice as much as other major property types
