Growing up in Birmingham, also known as the Magic City, I am familiar with this city and the surrounding areas of central Alabama, there aren’t many neighborhoods I don’t know. Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family. My son, Cameron, is 17. He attends Briarwood Christian School and is a senior. I also have a beautiful stepdaughter, Isabella.
In 2020 I married Steve Hicks, a Hueytown native. We currently live in Shelby County with our pups Aspen & Stella. When I am not helping clients, my passions are cycling, hiking, travel, or anything outdoors. Montana is where I try to get away at least once each year. It feels like a second home to me and has a special place in my heart.

Current Mortgage Environment: The Fed’s large cut has Complex Effects
In today’s challenging mortgage environment, many are looking for clarity amid market fluctuations As a 20-year veteran loan officer, I’ve seen firsthand the impact of shifting economic policies, historical trends and particularly recent Federal Reserve rate cuts
The Fed’s decision to lower rates is typically aimed at stimulating economic activity by making borrowing cheaper. While the Fed doesn’t directly set mortgage rates, their actions influence them. This recent .5% cut, however, has had a somewhat muted effect on mortgage rates Why? Mortgage rates are tied to the bond market, which factors in long-term expectations of inflation and economic health Even though the Fed cut short-term rates, uncertainty about inflation and other economic concerns has caused bond yields and mortgage rates to remain relatively steady Anticipation of the Fed’s first cut in years has helped lower 30-year mortgage rates considerably since May of this year
Looking ahead, there is expectation that the Fed will continue to cut rates in the coming 12-18 months to stabilize the economy. These anticipated cuts should bring downward pressure on mortgage rates, but the extent will depend on how the broader economy performs. Lower rates will allow recent buyers to consider refinancing and should boost buyer demand and lead to a stronger than typical fall housing market This in turn may further tighten housing inventory and intensify competition among buyers
It’s important to note, there is a ‘cost to waiting’ for lower mortgage rates and that may not always be the best strategy when wanting to buy a home Buyers who delay their purchase in hopes of securing a lower rate could find themselves in a market where home prices have risen due to increased demand and limited supply In other words, while they may get a lower interest rate, they might end up paying more for the home itself. Additionally, with more buyers competing for fewer homes, they could be forced to offer above asking price to win the bid, negating any potential savings from a lower rate. Timing is critical, and buyers who act now may avoid the cost of waiting. The right time to buy is different for everyone.

4 oz Monterey Jack cheese, shredded ($0 85)
Dice the onion and mince the garlic Slice the jalapeńo lengthwise, scrape out the seeds with a spoon, then dice Place the onion, garlic, jalapeño, and chicken breast in the bottom of a slow cooker. Drain and rinse the cannellini beans and pinto beans, then add them to the slow cooker, along with the cumin, oregano, cayenne, and freshly ground black pepper Pour the salsa over top Pour two cups of chicken broth over the contents in the cooker and then give everything a brief stir Place the lid on the slow cooker and cook on high for four hours, or on low for eight hours After four hours on high, or eight hours on low, carefully remove the chicken breast from the slow cooker and use two forks to shred the meat Return the meat to the slow cooker Stir the chili, slightly mashing the beans with the back of the spoon as you stir The mashed beans will help thicken the chili

1 1/2 c (12 oz ) lager or amber ale
1 Tbsp. Dijon mustard
2 tsp Worcestershire sauce

12 oz. sharp cheddar, shredded (about 3 c.)
1/2 tsp kosher salt (optional)
1 Tbsp. finely sliced chives Soft pretzels, for serving
