Growing up in Birmingham, also known as the Magic City, I am familiar with this city and the surrounding areas of central Alabama, there aren’t many neighborhoods I don’t know. Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family. My son, Cameron, is 17. He attends Briarwood Christian School and is a senior. I also have a beautiful stepdaughter, Isabella.

In 2020 I married Steve Hicks, a Hueytown native. We currently live in Shelby County with our pups Aspen & Stella. When I am not helping clients, my passions are cycling, hiking, travel, or anything outdoors. Montana is where I try to get away at least once each year. It feels like a second home to me and has a special place in my heart.

I have been an active full-time real estate agent for 20 years in the area and I don't see myself ever doing anything else. Real estate is so much more than houses (no two situations are ever the same). It allows me to accompany people through different stages of their lives. My aim is to be a valuable guide on that journey.

Real estate is my passion. The best part, however,is the many relationships I build and the friendships I make along the way. It is an investment in people, and I find that extremely rewarding.

How can I help you with your real estate needs? If you are looking to buy, sell, invest, or just chat, call me today!

A mortgage preapproval is a first assessment by a lender indicating how much money you are likely to be approved for when applying for a mortgage. It involves a detailed evaluation of your financial background, credit history, income, and debts It should always be done before starting to look for a home.

IMPORTANCE OF PRE-APPROVAL

*Determines Budget: Helps you understand how much house you can afford.

*Strengthens Offers: Proves to sellers that you are a serious buyer with financing likely to be secured

*Speeds Up the Process: Streamlines the final loan approval process once you have an accepted offer. Closing sooner sometimes wins the deal

Current Mortgage Environment: The Fed’s large cut has Complex Effects

In today’s challenging mortgage environment, many are looking for clarity amid market fluctuations As a 20-year veteran loan officer, I’ve seen firsthand the impact of shifting economic policies, historical trends and particularly recent Federal Reserve rate cuts

The Fed’s decision to lower rates is typically aimed at stimulating economic activity by making borrowing cheaper. While the Fed doesn’t directly set mortgage rates, their actions influence them. This recent .5% cut, however, has had a somewhat muted effect on mortgage rates Why? Mortgage rates are tied to the bond market, which factors in long-term expectations of inflation and economic health Even though the Fed cut short-term rates, uncertainty about inflation and other economic concerns has caused bond yields and mortgage rates to remain relatively steady Anticipation of the Fed’s first cut in years has helped lower 30-year mortgage rates considerably since May of this year

Looking ahead, there is expectation that the Fed will continue to cut rates in the coming 12-18 months to stabilize the economy. These anticipated cuts should bring downward pressure on mortgage rates, but the extent will depend on how the broader economy performs. Lower rates will allow recent buyers to consider refinancing and should boost buyer demand and lead to a stronger than typical fall housing market This in turn may further tighten housing inventory and intensify competition among buyers

It’s important to note, there is a ‘cost to waiting’ for lower mortgage rates and that may not always be the best strategy when wanting to buy a home Buyers who delay their purchase in hopes of securing a lower rate could find themselves in a market where home prices have risen due to increased demand and limited supply In other words, while they may get a lower interest rate, they might end up paying more for the home itself. Additionally, with more buyers competing for fewer homes, they could be forced to offer above asking price to win the bid, negating any potential savings from a lower rate. Timing is critical, and buyers who act now may avoid the cost of waiting. The right time to buy is different for everyone.

At Union Home Mortgage, my team and I are committed to delivering World Class Service and working closely with our borrowers and realtor partners to create a seamless experience for everyone Together, we can help navigate this evolving market with confidence

What is title Insurance?

Owner’s title insurance protects your right to your home by searching, clearing, and insuring the title to your home before you buy it, Your owner’s title policy offers protection for your property rights for as long as you and your heirs own your home.

If ownership of your property ever comes into question, an owner’s title insurance policy protects you from expensive legal problems that could result in the potential loss of your home.

How does title insurance work?

As property changes hands, mistakes and irregularities – often made long before you expressed interest in the property – can place your ownership in dispute. Refer to our list of reasons why you need title insurance for the 20 most common

Title Insurance is the ultimate property protection!

If ownership of your property is ever challenged, title insurance will defend your possession of the property–and assume the legal costs of that defense–for as long as you and your heirs own the property. Plus, if any challenge to your property’s title proves to be legitimate, title insurance will pay for your losses.

Affordable Housing: Birmingham has affordable housing options for seniors, including assisted living facilities and independent living communities.

Public Transportation: The Birmingham-Jefferson County Transit Authority (BJCTA) provides public transportation options that are seniorfriendly, making it easier for older adults to navigate the city.

Safety and Accessibility: Efforts to improve the city's infrastructure, such as safer sidewalks and pedestrian-friendly areas, enhance accessibility for seniors. These highlights make Birmingham an attractive place for seniors looking to age in place with a good quality of life.

LOCAL ASSISTED LIVING OPTIONS

Is a local assisted living facility best for you?

Here are 3 local options to consider.

Helena, AL 35080

Maplewood Lane is an assisted living/ respite care facility that opened in 1995 and is licensed by the State of Alabama. Our highly trained, experienced, and caring staff truly enjoys caring for the elderly and adults with special needs.

Residents will be encouraged to live an active life through the many social activities we offer. We provide a home-like atmosphere with professional care, based on years of experience.

When it comes to aging in place, here are some key factors that will ensure the best quality of life...

Make necessary modifications to make the home safer and more accessible. This might include installing grab bars in bathrooms, widening doorways for wheelchair access, or adding ramps for entryways.

Connect with community support for local resources and services that can provide support, such as home healthcare agencies, meal delivery services, transportation assistance, and senior centers.

Continue to foster social engagement and stay connected with friends, family, and the community. Loneliness and isolation can have negative impacts on health and well-being, so participate in local social activities and clubs.

Get the technology and assistive devices to enhance your independence and safety at home This might include medical alert systems, smart home devices for monitoring and controlling home appliances, better lighting, or wearable health trackers.

Establish a plan for managing your healthcare needs as you age. This may involve selecting a primary care physician, discussing advance directives and end-of-life care preferences, and ensuring you have access to necessary medical services.

Have an emergency preparedness plan for responding to emergencies, including who to contact and what to do in various situations.

Develop a financial plan that accounts for the costs associated with aging in place, such as home modifications, healthcare expenses, and potential long-term care needs. This may involve consulting with a financial advisor or exploring options for government assistance programs.

Lastly, surround yourself with emotional support and encouragement throughout the process. Transitioning to aging in place can be challenging, and having a supportive network can make a significant difference in your overall well-being.

How do I know when the time is right to start the transition process out of my home?

Key Factors:

Safety concerns: If you are having difficulty performing daily tasks safely, such as bathing, dressing, or managing medications, assisted living may be necessary.

Healthcare needs: If you require regular medical supervision or assistance with managing chronic conditions, assisted living facilities can provide the necessary support.

Social isolation: Loneliness and social isolation can have detrimental effects on seniors' mental and emotional well-being. Assisted living communities offer social activities and companionship.

Mobility limitations: If mobility issues make it challenging for you to move around your home or community independently, assisted living with accessible facilities and support can improve your quality of life.

Caregiver stress: If family caregivers are experiencing burnout or finding it increasingly difficult to meet your needs, transitioning to assisted living can alleviate some of the burden.

Memory decline: If you are experiencing cognitive decline or dementia, assisted living communities with memory care services can provide specialized support and supervision.

Household maintenance: Difficulty with household chores, such as cleaning, cooking, and maintaining the home, can indicate the need for assisted living where these tasks are taken care of.

Financial considerations:

Assessing the affordability of assisted living compared to the costs of maintaining a home and hiring necessary services is crucial for long-term financial planning.

How does the FED cutting interest rates by .5% affect me as a home buyer?

If the Federal Reserve cuts interest rates by 0.5%, it generally means lower borrowing costs for home buyers. This most recent move is a cut in short-term interest rates, not mortgage rates, but it still has influence on the real estate market.

Here’s how it can impact them:

Lower Mortgage Rates: Mortgage interest rates are often influenced by the Fed's rate changes. A cut could lead to lower rates on new mortgages, making monthly payments more affordable.

Increased Affordability: With lower rates, buyers can afford a higher-priced home for the same monthly payment, potentially expanding their options.

Refinancing Opportunities: Current homeowners might consider refinancing their existing mortgages to take advantage of the lower rates, reducing their monthly payments or shortening the loan term.

Increased Demand: Lower rates can spur demand in the housing market, leading to more competition among buyers. This could drive home prices up if inventory remains low.

Economic Confidence: A rate cut often signals a move to stimulate the economy, which can boost consumer confidence and encourage more people to enter the housing market.

Lower interest rates make borrowing cheaper for consumers and businesses, encouraging spending and investment. This can help boost economic growth, increase job creation, and support markets, especially during times of economic uncertainty or slowdowns. The Fed typically lowers rates to combat low inflation or to respond to economic challenges, with the goal of fostering a more robust economic environment.

Overall, a 0.5% cut in interest rates can make home buying more attractive, but buyers should also be mindful of the potential for increased competition and rising home prices.
