Growing up in Birmingham, there aren’t many neighborhoods I don’t know. I know the Magic City and all of the surrounding areas well.
Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family.
In 2020 I married Steve Hicks, a Hueytown native. My son, Cameron, is 17. He attends Briarwood Christian School and is a senior. I also have a beautiful stepdaughter, Isabella. We currently live in Shelby County with our pups Aspen & Stella. When I am not helping clients, my passions are cycling, hiking, travel, or anything outdoors. Montana is where I try to get away at least once each year. It feels like a second home to me and has a special place in my heart.
I have been an active full-time real estate agent for 20 years in the area and I don't see myself ever doing anything else. Real estate is so much more than houses (no two situations are ever the same). It allows me to accompany people through different stages of their lives. My aim is to be a valuable guide on that journey.
Real estate is my passion. The best part, however, are the many relationships I build and the friendships I make along the way. It is an investment in people, and I find that extremely rewarding.
How can I help you with your real estate needs? If you are looking to buy, sell, invest, or just chat, call me today!

What does the housing market look like for 2025?
Interest Rates and Mortgage Rates
Current Trend: As of late 2023, the Federal Reserve has been increasing interest rates to combat inflation. This has led to higher mortgage rates, which has slowed down homebuyer demand.
2025 Outlook: Mortgage rates may stabilize or decrease somewhat by 2025, depending on the Fed's response to inflation and economic growth. If inflation is under control, interest rates could lower, making homeownership more affordable again, which might lead to increased demand. However, if inflation remains high or the economy faces a recession, rates could stay elevated or even rise further.
Housing Supply and Inventory
Current Trend: Housing inventory has been constrained in many markets, partly due to high building costs, labor shortages, and sellers hesitating to list their homes due to high mortgage rates.
2025 Outlook: The housing supply issue could improve somewhat by 2025, but it might not fully resolve. Builders are likely to continue facing challenges, and existing homeowners may still be reluctant to sell unless their equity positions significantly improve. That being said, new construction (especially in the affordable housing segment) might start to catch up with demand if labor and supply chain issues ease.
Home Prices
Current Trend: Home prices have remained relatively high due to limited inventory, but price growth has slowed in many markets because of higher mortgage rates.
2025 Outlook: Home prices may continue to moderate or even decline slightly in some regions, especially if interest rates remain elevated for an extended period. In markets where there is a greater supply of new homes or housing inventory is catching up with demand, home prices could stabilize. However, in high-demand urban centers or tech hubs, prices may remain relatively strong.
Demographic Shifts and Buying Power
Current Trend: The millennial generation, now in their late 20s and early 30s, is starting to enter the housing market more actively. Gen Z may start buying homes by 2025, as more young people delay homeownership due to financial barriers, student loan debt, and high home prices.
2025 Outlook: The millennial cohort will likely be a major driver of demand in 2025, especially for single-family homes. Millennials will also be looking for homes that accommodate remote work setups and a desire for suburban or rural living. This demand might push up prices in certain areas, particularly in less densely populated regions or cities that are growing in popularity due to remote work flexibility.
Remote Work and Suburban Migration
Current Trend: The rise of remote work during the pandemic caused many people to move from crowded urban areas to more spacious suburban or even rural areas, seeking more affordable housing options and a better quality of life.
2025 Outlook: This trend may continue into 2025, but with some modifications. As hybrid work models become more common, there could still be a push toward suburban and smaller city living, but urban markets may also see a rebound if more people return to offices or if remote work flexibility decreases. Cities with strong job markets, good schools, and proximity to nature may see higher demand, even if prices are higher than in less dense areas.
Sustainability and Green Homes
Current Trend: There's an increasing interest in sustainability and energy-efficient homes, with many buyers prioritizing energy-saving features, solar panels, or smart home technology.
2025 Outlook: By 2025, eco-friendly homes may become even more desirable, especially with the growing focus on climate change and sustainable living. Builders will likely be incorporating more sustainable building materials, energy-efficient appliances, and green certifications, which could become standard in new homes. As a result, homes that are energy-efficient and environmentally friendly could see increased demand and higher resale values.
Urban Revival and Tech Hubs
Current Trend: Some urban areas have seen a slow recovery post-pandemic, while others have experienced growth, especially tech hubs like Austin, Nashville, and Raleigh.
2025 Outlook: Urban markets may continue to experience a resurgence in areas with strong job growth, particularly in the technology, healthcare, and green energy sectors. These cities may attract a diverse range of buyers, including young professionals and those seeking more vibrant, walkable neighborhoods with access to amenities, cultural activities, and public transit.
Investment in Infrastructure
Current Trend: Government spending on infrastructure projects, including roads, public transportation, and affordable housing, is a significant factor influencing real estate markets. 2025 Outlook: As cities invest in modernizing infrastructure, certain regions may see increased homebuyer interest. Neighborhoods with improved public transit, walkability, and access to key amenities (e.g., healthcare, education, and entertainment) could become more desirable and experience increased price appreciation.
Affordability Challenges
Current Trend: Housing affordability remains a key concern, particularly for first-time buyers, as home prices and rent continue to rise faster than wages in many areas.
2025 Outlook: Affordability will likely still be a challenge in many markets by 2025 However

Owner’s title insurance protects your right to your home by searching, clearing, and insuring the title to your home before you buy it, Your owner’s title policy offers protection for your property rights for as long as you and your heirs own your home.
If ownership of your property ever comes into question, an owner’s title insurance policy protects you from expensive legal problems that could result in the potential loss of your home.

A mortgage preapproval is a first assessment by a lender indicating how much money you are likely to be approved for when applying for a mortgage. It involves a detailed evaluation of your financial background, credit history, income, and debts It should always be done before starting to look for a home.
IMPORTANCE OF PRE-APPROVAL
*Determines Budget: Helps you understand how much house you can afford.
*Strengthens Offers: Proves to sellers that you are a serious buyer with financing likely to be secured
*Speeds Up the Process: Streamlines the final loan approval process once you have an accepted offer. Closing sooner sometimes wins the deal

Current Mortgage Environment: The Fed’s large cut has Complex Effects
In today’s challenging mortgage environment, many are looking for clarity amid market fluctuations As a 20-year veteran loan officer, I’ve seen firsthand the impact of shifting economic policies, historical trends and particularly recent Federal Reserve rate cuts
The Fed’s decision to lower rates is typically aimed at stimulating economic activity by making borrowing cheaper. While the Fed doesn’t directly set mortgage rates, their actions influence them. This recent .5% cut, however, has had a somewhat muted effect on mortgage rates Why? Mortgage rates are tied to the bond market, which factors in long-term expectations of inflation and economic health Even though the Fed cut short-term rates, uncertainty about inflation and other economic concerns has caused bond yields and mortgage rates to remain relatively steady Anticipation of the Fed’s first cut in years has helped lower 30-year mortgage rates considerably since May of this year
Looking ahead, there is expectation that the Fed will continue to cut rates in the coming 12-18 months to stabilize the economy. These anticipated cuts should bring downward pressure on mortgage rates, but the extent will depend on how the broader economy performs. Lower rates will allow recent buyers to consider refinancing and should boost buyer demand and lead to a stronger than typical fall housing market This in turn may further tighten housing inventory and intensify competition among buyers
It’s important to note, there is a ‘cost to waiting’ for lower mortgage rates and that may not always be the best strategy when wanting to buy a home Buyers who delay their purchase in hopes of securing a lower rate could find themselves in a market where home prices have risen due to increased demand and limited supply In other words, while they may get a lower interest rate, they might end up paying more for the home itself. Additionally, with more buyers competing for fewer homes, they could be forced to offer above asking price to win the bid, negating any potential savings from a lower rate. Timing is critical, and buyers who act now may avoid the cost of waiting. The right time to buy is different for everyone.

When it comes to aging in place, here are some key factors that will ensure the best quality of life...
Make necessary modifications to make the home safer and more accessible. This might include installing grab bars in bathrooms, widening doorways for wheelchair access, or adding ramps for entryways.
Connect with community support for local resources and services that can provide support, such as home healthcare agencies, meal delivery services, transportation assistance, and senior centers.
Continue to foster social engagement and stay connected with friends, family, and the community. Loneliness and isolation can have negative impacts on health and well-being, so participate in local social activities and clubs.
Get the technology and assistive devices to enhance your independence and safety at home This might include medical alert systems, smart home devices for monitoring and controlling home appliances, better lighting, or wearable health trackers.
Establish a plan for managing your healthcare needs as you age. This may involve selecting a primary care physician, discussing advance directives and end-of-life care preferences, and ensuring you have access to necessary medical services.
Have an emergency preparedness plan for responding to emergencies, including who to contact and what to do in various situations.
Develop a financial plan that accounts for the costs associated with aging in place, such as home modifications, healthcare expenses, and potential long-term care needs. This may involve consulting with a financial advisor or exploring options for government assistance programs.
Lastly, surround yourself with emotional support and encouragement throughout the process. Transitioning to aging in place can be challenging, and having a supportive network can make a significant difference in your overall well-being.
Key Factors:
Safety concerns: If you are having difficulty performing daily tasks safely, such as bathing, dressing, or managing medications, assisted living may be necessary.
Healthcare needs: If you require regular medical supervision or assistance with managing chronic conditions, assisted living facilities can provide the necessary support.
Social isolation: Loneliness and social isolation can have detrimental effects on seniors' mental and emotional well-being. Assisted living communities offer social activities and companionship.
Mobility limitations: If mobility issues make it challenging for you to move around your home or community independently, assisted living with accessible facilities and support can improve your quality of life.
Caregiver stress: If family caregivers are experiencing burnout or finding it increasingly difficult to meet your needs, transitioning to assisted living can alleviate some of the burden.
Memory decline: If you are experiencing cognitive decline or dementia, assisted living communities with memory care services can provide specialized support and supervision.
Household maintenance: Difficulty with household chores, such as cleaning, cooking, and maintaining the home, can indicate the need for assisted living where these tasks are taken care of.
Financial considerations:
Assessing the affordability of assisted living compared to the costs of maintaining a home and hiring necessary services is crucial for long-term financial planning.

Getting a home ready to sell a home can seem so overwhelming - believe you me I know!! The best strategy is ONE THING AT A TIME. First step is call Michelle, then let me come look and assess and TOGETHER WE WILL MAKE A PLAN, based on budget, timeline, goals, etc... - Michelle
Curb Appeal & Exterior Preparation
Landscaping & Lawn Care -
Trim hedges and trees: Overgrown shrubs and trees can block light and make the home feel dark or cramped. Trim back bushes and trees to reveal the home's facade.
Lawn maintenance - Reseed bare patches of grass, mow the lawn regularly, and ensure it’s green and healthy. Adding a fresh layer of mulch to flower beds or garden areas adds a neat and polished look
Plant seasonal flowers - Spring flowers like tulips, daffodils, or pansies can add a pop of color and life to the yard. Use planters or window boxes for an easy upgrade.
Weed control - Get rid of weeds in the garden and along walkways or driveways
Clean and Paint Exterior
Power wash the exteriorClean dirt, grime, and mildew off siding, driveways, and walkways
Paint touch-ups - If the paint is chipped or faded, consider a fresh coat of paint on doors, shutters, or trim.
Update Outdoor Features
Fix or replace any broken fences, gates, or railings Make sure all outdoor features are safe and in working condition Fix/clean gutters - Clogged gutters can be a sign of neglect. Ensure that they are clean and free from debris.
Staging outdoor spaces - Set up outdoor furniture, clean patio spaces, or add a few decorative pieces like throw pillows or rugs to make outdoor spaces feel more inviting.
Entryway & Front Door
Polish or repaint the front door - A well-maintained door adds to the appeal. Consider a new, bold color that complements the rest of the exterior for added interest.
Lighting - Make sure the front porch light works. Consider replacing old fixtures with modern, stylish ones to give the entrance a fresh look
Doormat - A clean, welcoming doormat can make a big difference.
Interior Preparation
Once the exterior is in tip-top shape, turn your attention to the inside of the home. The goal is to create a space that feels bright, clean, and inviting.
Clean Thoroughly
Deep clean - Wash all windows (both inside and out), clean floors, carpets, and baseboards, and make sure all surfaces are sparkling.
Declutter - Buyers want to envision themselves in your home, so eliminate personal items, excess furniture, and clutter. Declutter closets, counters, and storage areas to make them appear larger
Paint & Touch-Up
Neutral colors - If your home has bold or dark colors, consider repainting with soft, neutral tones like light grays, whites, or beiges. These colors appeal to a wider range of buyers.
Touch up scuffs and marksFix any chips, nicks, or scuff marks on walls, trim, or cabinets
Flooring & Carpet
Clean or replace carpets - If the carpets are heavily worn or stained, replace them or hire a professional cleaning service. Refinish hardwood floors - If you have hardwood floors, consider refinishing them to restore their shine.
“You never get a second chance to make a first impression”
Michelle’s Proven List (Cont’d)
Improve Lighting
Maximize natural light - Open blinds and curtains to let in as much light as possible
Consider using sheer window treatments to allow natural light to flood the room.
Upgrade light fixtures - Swap out outdated or dim light fixtures for more modern or stylish options
Use lamps - Add lamps where light may be lacking to make spaces feel brighter and more welcoming.
Update Kitchen & Bathrooms
Minor upgrades - Consider swapping out dated hardware (cabinet knobs, faucets) for modern options.
Clean grout and tiles - In bathrooms and kitchens, scrub grout and tiles to give them a fresh, clean look.
Declutter counters - Clean off all countertop items except for a few attractive pieces like a bowl of fruit or a stylish vase Fresh towels and accessoriesIn the bathroom, replace worn towels with fresh, fluffy ones. Add a decorative shower curtain or bath mat for an updated look.
Remove Personal Items
Depersonalize your space Buyers should be able to imagine themselves living in the home. Pack away family photos, religious items, or any personal memorabilia that might distract buyers.
Stage the Home
Rearrange furniture - Make sure the layout of each room is functional and allows for easy flow Consider removing oversized furniture if it makes the space feel cramped.
Add touches of spring - Place fresh flowers, bright throw pillows, or light bedding to bring in a spring feel. Indoor plants may also help with indoor air quality.
Aromas: Ensure the home smells fresh Consider using subtle scents like citrus, lavender, or vanilla. Avoid overpowering air fresheners.
Add a nice clean welcome mat to your front entryway. Replace old hand towels in your bathrooms with fresh clean new ones
HVAC & Mechanical Systems
HVAC check - Have the heating and cooling systems serviced to ensure they are functioning properly. Replace filters as needed
Air out the home - Open windows, when possible, to let fresh spring air circulate through the home.
Plumbing and Electrical - Fix any minor plumbing issues (leaky faucets, running toilets) and ensure all electrical systems are working properly.

Schedule professional photosGreat listing photos are essential, so make sure a professional photographer takes high-quality pictures that showcase the home in its best light
