Growing up in Birmingham, also known as the Magic City, I am familiar with this city and the surrounding areas of central Alabama, There aren’t many neighborhoods I don’t know.
Birmingham has seen so much growth, change, and opportunity over the last few decades. It has turned out to be a fabulous place to live, work, and raise my family. My son, Cameron, is 16. He attends Briarwood Christian School and is a rising senior. I also have a beautiful stepdaughter, Isabella.
In 2020 I married Steve Hicks, a Hueytown native. We currently live in Shelby County with our pups Aspen & Stella. When I am not helping clients, my passions are cycling, hiking, travel, or anything outdoors. Montana is where I try to get away at least once each year. It feels like a second home to me and has a special place in my heart.
I have been an active full-time real estate agent for 20 years in the area and I don't see myself ever doing anything else. Real estate is so much more than houses (no two situations are ever the same). It allows me to accompany people through different stages of their lives. My aim is to be a valuable guide on that journey.
Real estate is my passion. The best part, however, are the many relationships I build and the friendships I make along the way. It is an investment in people and I find that extremely rewarding.
How can I help you with your real estate needs? If you are looking to buy, sell, invest, or just chat, call me today!

A mortgage preapproval is an initial assessment by a lender indicating how much money you are likely to be approved for when applying for a mortgage. It involves a detailed evaluation of your financial background, credit history, income, and debts It should always be done before starting to look for a home.
IMPORTANCE OF PRE-APPROVAL
*Determines Budget: Helps you understand how much house you can afford.
*Strengthens Offers: Demonstrates to sellers that you are a serious buyer with financing likely to be secured
*Speeds Up the Process: Streamlines the final loan approval process once you have an accepted offer. Closing sooner sometimes wins the deal

NAVIGATING THE CURRENT MORTGAGE MARKET
In the ever-evolving landscape of real estate, understanding the current mortgage market is crucial for prospective home buyers and sellers.
Interest rates are a pivotal factor in the mortgage market; over the past 2 years, we've seen rates rise from historic lows due to several factors, and the Federal Reserve has been increasing the federal funds rate to combat inflation, which has directly influenced mortgage rates As of mid-2024, the average 30year fixed conventional mortgage rate is hovering around 7%, up from about 3% in early 2022
WHY MORTGAGE RATES INCREASED
The primary driver behind the increase in mortgage rates has been the Federal Reserve's efforts to curb inflation Throughout 2022 and 2023, inflation surged due to supply chain disruptions, increased consumer demand post-pandemic, and geopolitical tensions affecting global markets. In response, the Federal Reserve implemented a series of rate hikes to cool down the economy and bring inflation under control These rate hikes have a direct impact on mortgage rates, leading to the increases we've seen.
CURRENT FORECAST
Looking ahead, the mortgage rate forecast is cautiously optimistic. We know we won’t see the 3%’s or 4’s again Many experts predict that while rates may fluctuate, significant further increases are less likely as inflationary pressures begin to stabilize and the Fed eyes its 2% target for inflation. Recent Federal Reserve notes resonated a possible halt to any more rate hikes and a reverse direction with 1-2 rate cuts this year and a couple more in 2025 Some forecasts suggest that conventional mortgage rates might hover between 6.5% and 7% for the remainder of 2024, depending on economic conditions and further actions by the Federal Reserve Buyers should stay informed and be prepared for potential volatility
MARKET TRENDS: STAYING INFORMED
Staying informed about market trends and economic indicators can help you make more strategic decisions. Factors such as employment rates, housing inventory, and consumer confidence can all impact the mortgage market, just as your credit score, debt-to-income, and loan-to-value at time of purchase Consulting with a knowledgeable loan officer can provide you with personalized insights to help you stay ahead of market shifts and be better prepared to purchase when the time is right
With almost 20 years of mortgage experience, I’ve seen highs and lows, and my goal is to guide you through this process, ensuring that you make informed decisions and secure the best possible terms for your mortgage.
WHY YOU NEED OWNER’S
TITLE INSURANCE
What is title Insurance?
Owner’s title insurance protects your right to your home by searching, clearing, and insuring the title to your home before you buy it, Your owner’s title policy offers protection for your property rights for as long as you and your heirs own your home.
If ownership of your property ever comes into question, an owner’s title insurance policy protects you from expensive legal problems that could result in the potential loss of your home.
How does title insurance work?
As property changes hands, mistakes and irregularities – often made long before you expressed interest in the property – can place your ownership in dispute. Refer to our list of reasons why you need title insurance for the 20 most common
Title Insurance is the ultimate property protection!
If ownership of your property is ever challenged, title insurance will defend your possession of the property–and assume the legal costs of that defense–for as long as you and your heirs own the property. THE VALUE OF AGING IN PLACE
Healthcare Access: Birmingham is home to renowned healthcare facilities, including the University of Alabama at Birmingham (UAB) Hospital, providing comprehensive medical services and specialized geriatric care.
Senior Services: The city offers various programs through organizations like the Jefferson County Office of Senior Citizens Services, providing resources such as meal programs, transportation, and caregiver support.
Affordable Housing: Birmingham has affordable housing options for seniors, including assisted living facilities and independent living communities.

Public Transportation: The Birmingham-Jefferson County Transit Authority (BJCTA) provides public transportation options that are seniorfriendly, making it easier for older adults to navigate the city.
Safety and Accessibility: Efforts to improve the city's infrastructure, such as safer sidewalks and pedestrian-friendly areas, enhance accessibility for seniors. These highlights make Birmingham an attractive place for seniors looking to age in place with a good quality of life.
When it comes to aging in place, here are some key factors that will ensure the best quality of life...
Make necessary modifications to make the home safer and more accessible. This might include installing grab bars in bathrooms, widening doorways for wheelchair access, or adding ramps for entryways.
Connect with community support for local resources and services that can provide support, such as home healthcare agencies, meal delivery services, transportation assistance, and senior centers.
Continue to foster social engagement and stay connected with friends, family, and the community. Loneliness and isolation can have negative impacts on health and well-being, so participate in local social activities and clubs.
Get the technology and assistive devices to enhance your independence and safety at home This might include medical alert systems, smart home devices for monitoring and controlling home appliances, better lighting, or wearable health trackers.
Establish a plan for managing your healthcare needs as you age. This may involve selecting a primary care physician, discussing advance directives and end-oflife care preferences, and ensuring you have access to necessary medical services.
Have an emergency preparedness plan for responding to emergencies, including who to contact and what to do in various situations.
Develop a financial plan that accounts for the costs associated with aging in place, such as home modifications, healthcare expenses, and potential long-term care needs. This may involve consulting with a financial advisor or exploring options for government assistance programs.
Lastly, surround yourself with emotional support and encouragement throughout the process. Transitioning to aging in place can be challenging, and having a supportive network can make a significant difference in your overall well-being.
Safety concerns: If you are having difficulty performing daily tasks safely, such as bathing, dressing, or managing medications, assisted living may be necessary.
Healthcare needs: If you require regular medical supervision or assistance with managing chronic conditions, assisted living facilities can provide the necessary support.
Social isolation: Loneliness and social isolation can have detrimental effects on seniors' mental and emotional well-being. Assisted living communities offer social activities and companionship.
Mobility limitations: If mobility issues make it challenging for you to move around your home or community independently, assisted living with accessible facilities and support can improve your quality of life.
Caregiver stress: If family caregivers are experiencing burnout or finding it increasingly difficult to meet your needs, transitioning to assisted living can alleviate some of the burden.
Memory decline: If you are experiencing cognitive decline or dementia, assisted living communities with memory care services can provide specialized support and supervision.
Household maintenance: Difficulty with household chores, such as cleaning, cooking, and maintaining the home, can indicate the need for assisted living where these tasks are taken care of.
ssing the affordability of assisted living compared e and hiring necessary services is crucial for longal resources for you that will d ease the burden of moving, zing, and transitioning.

I have had 3 different real estate sales transactions with Michelle and all have been seamless and stress-free. All of our dealings have been above board and a pleasure to do business with. I would highly recommend Michelle for any and all real estate needs whether selling or buying. She is very professional and up-front in her real estate dealings!

I cannot express enough how much Michelle helped through this whole process! Her professionalism and knowledge of the business was evident in her extremely timely responses and suggestions. She was very patient as my needs and “must haves” evolved. It was also extremely helpful that she would point out items both good and concerning to my untrained eyes. If you are in the market to find a new home, call Michelle!! She will definitely help you find the right place to call home.
