The 3-T’s of Luxury Linens Mélange Home, Sarasota The bedroom should be the one room where you can find serenity. Linens, lighting, and color all add to the elements of this most private sanctuary. “It is very helpful as we build individual bedroom retreats without intimidation to remember what I call the 3 T’s - touch, tranquility and texture,” explains Heather Weisenborn, new owner of Sarasota’s Mélange Home. The home décor shop carries luxury bedding and bath linens, fine glass and dinnerware, unique home décor and gifts. Weisenborn brings a wealth of retail knowledge to the well-established shop, adding new products while expanding upon its quality cottons, linens, velvets and silks including Sferra, Yves Delorme, Anali, Frette, Hamburg House, Peacock Alley, Matouk and many more. “I use these three simple thoughts to help my clients narrow their selections when choosing luxury linens and other elements for their bedrooms,” says Weisenborn.

Touch Your bed is the most functional piece of furniture in your home, Weisenborn says “so choose a material that feels great to you.” Don’t get hung up on thread count. She says a high thread count does not always make a luxury linen. The quality of the cotton, linen or silk is the #1 factor in producing the buttery feel of long wearing sheets. Actually feel the fabric before making your selection.

Tranquility As the first thing you see in the morning and the last thing at night, create a restful space. Ground your room with neutral colors and add in tranquil palettes such as blues, greens and lavenders. Surround yourself in colors that encourage you to breathe deeply. Another important aspect to tranquility in the bedroom, says Weisenborn is appropriate lighting. Lamps with a shade to defuse the light are essential to creating an inviting space to unwind and relax.

Texture Just as your bed is the most functional piece of furniture in your home, it’s many times the largest piece of furniture. Finish off the top of your bed by adding texture with decorative pillows, and throws. Mix velvet with linen and sequins with cotton. “These are the finishing touches that reflect your style,” notes Weisenborn. If you leave off the texture your room will look unfinished and not tethered to the rest of the style in your space.”

A multitude of mullioned windows, a metal roof, and a high contrast between the light-colored stucco and the dark brown shutters, and garage doors by D & D Garage Doors combine with lush tropical landscaping to create the coastal style of the home. The stately, yet welcoming design of the front elevation, is one of builder John Cannon’s favorite features.

Calling it “calming and exciting at the same time,” Longboat Key residents Keith and Kristie Harrison loved living on the water, so much so that when a vacant lot with both canal and bay frontage became available, they seized the opportunity to build a new home on it, in concert with John Cannon Homes. The design-build firm has completed over 370 custom waterfront homes during its 30 years in business, each with its own particular set of requirements and goals.

Below: A wall of windows in this sitting area commands a view of the bay. Tempus Pro Services completed the audio-visual in the home including a TV which rises from the custom-built, wood-top bar. Harrison created what she jokingly refers to as the world’s largest sofa by combining leather sectionals. A striped, occasional chair and the Palecek Owen seagrass chair from Robb & Stucky rounds out the seating. Harrison further unified the living area with four table lamps which were custom-painted using automotive paint for a glossy-finish. Right: A spectacular view greets you in the main living area where a pair of chaises from Jonathan Adler invites lounging by the fire on custom-made pillows from Robb & Stucky, snuggled under raw-linen, ombre throws from Mélange Home. Between the chaises is a glass-topped, hand-woven, natural seagrass coffee table. A Mitchell Gold + Bob Williams rectangular cocktail table in acrylic, glass, and polished stainless steel serves the sofa. Twin Drexel Heritage stepped étagères flank the fireplace. The light-colored furnishings are set atop a dark wood, plank flooring from Design Works.

“It was very important to maximize every available square foot of allowable building area while respecting how this home’s shadows fall on adjacent properties, all the while taking advantage of the spectacular waterfront views of Sarasota Bay,” John Cannon explains. John Cannon Homes’ design-build approach couples the firm’s professional design expertise with superior construction practices to ensure the finished home is a true reflection of the client’s character and sense of style. The process solicits input from the client along the way and in this case, the team reworked several aspects, which resulted in opening up the main floor to create one room with living, dining, kitchen, and family room areas. “It was the best change we made,” explains homeowner Kristie Harrison, an interior decorator who served as her own client. Kristin Goff, ASID, NCDIQ, of Robb & Stucky International’s Sarasota store, aided Harrison in her search for the perfect furnishings. Heather Weisenborn of Mélange Home Décor sourced seaworthy accessories.

Above: Central to the kitchen is the dual surfaced island. Carrera marble from Distinctive Surfaces covers the work areas. The same wood treatment found on the TV cabinet provides a warm countertop for casual dining. Sub-Zero and Wolf appliances are from Mullet’s Appliances. A trio of single-light, chrome pendants illuminates the island. A drum chandelier hangs above a semi-circular, zinc-topped table. A quartet of woven counter-height chairs encircles the unique table. Left: A custom-built dining table with glass top is impervious to water marks and other damage. “That’s a hallmark of mine,” says Harrison, “Topping pieces with glass protects the furniture without distracting from the beauty.” Seating is a combination of upholstered end-chairs, and Stewart seagrass and teak side- chairs, with custom chair pads in Robert Allen’s Grand Chenille fabric from Robb & Stucky. Harrison used slat stock as crown moulding throughout the home to unify the space, and serve as a valance for the window treatments. HOME & DESIGN 2017 V1

“The Coastal style is well-suited for both the neighborhood and the Harrisons’ lifestyle. A balance of new trends, such as the intricately detailed coffered ceilings, with timeless features such as the open floor plan keeps this home relevant,” continues Cannon. “A house takes on a personality and after you start making a few decisions the process gets easier because you let the house tell you what it should look like,” muses Harrison.

“You also have to keep in mind how the house will be used. This house will host adults and babies, so even though most of my furniture pieces are upholstered in white, I used outdoor fabrics wherever I could and I covered most of the case goods with custom glass.� With her love of seashells as inspiration, Harrison chose a soft palette of whites and tans, mingled with grays and blues inspired by the sea to create the coastal ambiance of this waterfront wonderland.

The walled and gated compound is served by a driveway and motor court that ties the two homes together. Its brick pavers were imported from Central America. Pristine, neatly manicured landscape design by ArtisTree Landscape Maintenance & Design completes the impressive entryway. Powder-coated aluminum balcony railings resemble the wrought iron counterparts found on balconies across the Mediterranean. Builder Rob Jacobson followed the old world Mediterranean method of laying the clay tile roof. Despite an old-world feel, the house is fully automated. Every aspect of connectivity to mechanical, surveillance, and in-house technology systems can be controlled remotely from a mobile device according to architect Mark Beebe.

The team embarked on a demolition, construction, and interior design project that ultimately took nearly five years to complete. Two older homes on the gulf- front site were razed. Jacobson first constructed the three-bedroom, four-bath, 3,200-square-foot guest home that the owners occupied during the design and construction of their 7,300-square-foot main residence.

Left: One of Beebe’s favorite features of this residence is the resort-like outdoor recreation space. “This space unifies the two houses, and embraces what we consider a truly Floridian outdoor living environment,” says Beebe. Copper gutters and downspouts were used around the exterior, in keeping with the quality of the house and architecture. The soffit, underside of the eaves, and the pergola near the pool are faux wood, impervious to rot. An array of luxury outdoor furnishings from JANUS et cie, Brown Jordan, Lane Venture, and Artifacts Cast Stone ensure hours of enjoyment by the pool. Floor-to-ceiling windows in this 10th-floor penthouse offer magnificent views of Sarasota Bay all the way to the Sunshine Skyway Bridge in Tampa. The terrace provides 5,000-square-feet of outdoor living. Because the main living area is so large, designer Topp created several intimate seating areas. Ronna Romney wanted her newly purchased penthouse at Longboat Key Club Bayside to sparkle. And sparkle it does — in the day when the sun shines in and at night, thanks to spectacular lighting choices. “Lighting, for me, is very important,” she says. “I love to walk out on the terrace and see the rooms lit up. It’s like a jewel in the sky. The chandeliers look like stars falling from heaven.” Romney and her husband, Bruce Kulp, bought the 4,600-square-foot condominium in late 2015. The 20-yearold unit needed major updating and they turned to interior designer Deeia Topp, who had worked with them on a previous Florida home. “Deeia pulled in the builder, architectural designer, and fine custom cabinet maker, and we had an outstanding team.” The couple’s goal was to create a haven. “We’ve led busy lives and I wanted to walk in and see it as a soft, comforting refuge,” Romney notes. The color palette is designed to be warm and inviting, but a neutral backdrop for their extensive collection of art. “I didn’t want any colors in the house to compete with the natural colors of the grand view.” Architectural designer Rick Arieno, owner of Arieno Custom Home Design, says condos are always a design challenge. “There are things you can’t change, but it’s always fun to explore, push the limits, and see what we can do to really make it feel fresh,” he points out. “We ended up removing a couple of walls and reconfiguring some of the spaces. We’re all proud of the transformation. As beautiful as it is in the daytime with the views, it really stands out at night.”

One of Beebe’s favorite features of this residence is the resort-like outdoor recreation space. “This space unifies the two houses, and embraces what we consider a truly Floridian outdoor living environment,” says Beebe. Copper gutters and downspouts were used around the exterior, in keeping with the quality of the house and architecture. The soffit and the underside of the eaves and the pergola near the pool are faux wood, impervious to rot. An array of luxury outdoor furnishings from JANUS et cie, Brown Jordan, Lane Venture, and Artifacts Cast Stone ensure hours of enjoyment by the pool. A custom concrete outdoor dining table was created by Jake Brady Concrete by Design. Underlayment for the umbrellas was custom made to bring the lavender tones of the interior outdoors.

Bold, beautiful, and show-stopping are the terms designer Darla Cook uses when describing this modern masterpiece that she and her team at Green Life Luxury Homes worked to create. The home was purchased just after construction began. Cook revised the original plan to create the new homeowner’s contemporary dream. “We were trying to achieve a fresh look at contemporary, not like anything seen in our target market” says Cook. One of the more prominent features in this home is the artwork. Clearly much consideration went into finding pieces that would fit this modern look and make a bold statement in the space. Two local artists were commissioned; Leisa Young did an abstract piece in the entry on lexan with metal standoffs, framed by 80-inch long wall sconces. The second artist, Tucker Lenore - created six 3-by-8-foot irregular panels in the 24-foot high great room. “This art was inspired by the homeowner’s vision and Tucker turned that into something so original, you just stand there in awe looking at it. I cannot imagine the room without that art,” exclaims Cook.

Lighting is another design element that played a major role in Cook’s eyes. While the lighting was pulled from different sources, it was carefully selected to accentuate each room. The fire bowls used at the front entrance and pool area create that tropical paradise. The interior fixtures are works of art in their own right, adding a new dimension to the individual spaces. Serving as architect, interior designer, and builder gave Green Life Luxury Homes the unique opportunity to truly have a hand in all aspects of this home. From floor to ceiling, the fluidity and continuity of the design is apparent in every room. “This is truly one of the most amazing homes we have had the pleasure of building. Making all of the interior and exterior selections from napkin drawing, to the place mats, we did it all, and enjoyed every moment,” states Cook. It is evident that all the design selections and decisions were carefully considered to maintain that integrity for the overall design.

Above: The master bathroom once again continues the prominent monochromatic theme by combining several different tiles to create a crisp look. Large porcelain tiles grace the floor while 12-by-24-inch rectangular tile is used on the walls to add a different dimension to the room. A Carrara Marble mosaic accent tile runs vertically down the center of the shower wall, creating a subtle contrast. The plumbing fixtures are from the Hansgrohe Pura Vida collection sourced from Ferguson Kitchen, Bath & Lighting Gallery, are among Cook’s favorites.

Left: This bedroom takes on a somewhat more delicate feel than the rest of the home. Moving away from the white-on-white color scheme, the introduction of the wood flooring creates a warm, inviting space. The upholstered bed harmonizing with the rich, dark wood on the nightstands and dresser produces an atmosphere of luxury that draws you into the room. Even the artwork selected for this room is subtle, composed mostly of wood, bringing a more natural feel into the space.

This charming living room offers a comfortable place for the homeowners to relax. A Tommy Bahama ebony credenza from a previous residence, was retrofitted to accommodate a larger TV screen. A scroll-armed couch and matching oversize chair in a teak finish with patterned cotton cushions are set upon a cream and blue patterned wool area rug. Nubby taupe fabric covers the settee resting between ebony wood end tables, which are topped with scrolled porcelain lamps with parchment shades. A small wrought iron and teak table stands next to a leather clad campaign chair and matching hassock.

“Absolutely the most stunning site on which I have ever worked,� is how this sprawling home is described by the builder Dwayne Robinson of D.E. Robinson Construction Group. The compound, realized by residential designer Jon Coulthurst of JC Drafting & Design, rests on two waterfront lots at the northern point of Casey Key, looking toward the Intracoastal Waterway. The owners, a couple from Ohio who have built previous Southwest Florida homes, including two designed by Coulthurst, spotted one of the lots while driving around. They were so enamored by the views, they bought the adjoining lot as well.

The back of the home facing the water offers a pool and recreation area for family get-togethers. “Projects are much easier when everyone contributes to the finished design and works collaboratively,” Coulthurst says. “The owners, with whom I have worked on several of their homes, had definite ideas of what they wanted. I listened carefully, putting the pieces together and coming up with a design they found very pleasing.”

A set of sliding glass doors opens out onto the porch with custom-designed aluminum railings that never require painting and Amaretto floor pavers are laid in an Apian Combo design.

Coulthurst worked closely alongside his son, Justin, to whom he is teaching the business. “In a few years, I may ride off into the sunset knowing I’ve left the business in good hands,” he says. For now, working with his son, Dwayne, and cooperative and creative owners is all any residential designer could wish. Coulthurst affirms, “I take great pride in seeing the homeowner’s satisfaction in a well-designed home.”

Robinson constructed a custom teak credenza to house pool toys, cleaning equipment and the pools’ automatic safety cover. All terracing is created from Oldcastle Anchor Diamond retaining walls in Sandstone, housing a myriad of tropical plants and serving as a backdrop to the towering coconut palms. Long gallery porches topped with tongue-and-groove mahogany ceilings are lit for nighttime use and screened porches on both the East and West retreats provide spaces for outdoor dining or a spot to wait out passing summer showers. Contemporary Cabinetry

In this kitchen, perimeter cabinets are both white and grey tied together by the island base while counter tops vary from perimeter to island. Becoming more popular are designs featuring a combination of high gloss and wood grain finishes.

The owners’ art and music collection drove the design of the media room. Soffits skillfully conceal the air conditioning ducts and create recessed gallery lights for art by Gustavo Ramos Rivera, Howie Green, Jack Casey, and Ancizar Marin. The custom built tables by Elite Woodward, mimic Italian design but have moving parts for functionality. The 16-foot long ebony and burled wood media unit also by Elite Woodwork, stores a large album collection. The custom rug, by Modern Nature, is a combination of Nepalese wool and silk viscose. The artistic chandelier is from Light Up Your Life. 110

With stunning gulf to bay views enjoyed by oversized terraces and floor-to-ceiling windows on the exclusive south end of Longboat Key, the location of this condo was perfect. The condo, however, was less so, and did not fit the owners’ needs or desired aesthetic, which includes a love of contemporary Italian furniture, and a collection of contemporary art. “They wanted a place that was going to be bright, airy, minimal, clean, and not cluttered,” says Molly Laub of MKL Interiors. A full renovation, from floor to ceiling, was in order. Gregg Kaplan of LBK Contractors & Design set to work to remove the non-load- bearing walls, and lift the ceilings through most of the home. “In a condo, the biggest issues in opening up a space and lifting ceilings are the air conditioning systems, plumbing stacks, and lighting,” says Kaplan. He came to the project with experience in this particular building’s different floor plans and regulations, an invaluable asset. Kaplan worked with Laub, owners’ Patti Kriger-Schaffer and Michael Schaffer, and Monika Oberer of Light Up Your Life. Together they developed unique ceiling treatments for each room, incorporating a complex and thoughtful lighting plan to diversify and maximize the light, while maintaining architecturally clean lines. Although concrete ceilings are usually the biggest snag in condo renovations, new technology in LED lighting has proven to be a game changer. In this renovation, the Edge lighting system provides direct and ambient lighting specific to each room’s needs and visual advantage. Linear light channels also create light as an artistic element, drawing bright and clean lines flush with the walls.

Double doors were replaced by a single mahogany door with a custom-etched glass insert designed by owner Michael Schaffer and designer Laub. The cantilevered mahogany console matches the TV console in the media room. The stars of the room are the complementary wall coverings. One is crushed silver foil by Innovations, and the other silk and bamboo by Hartmann & Forbes. They play off the pearl oak floors, the metallic elements in the sconce provided by Light Up Your Life, and the cleverly repurposed polished chrome appliance handle on the door.

Proper design and installation of floors are just as essential. “No matter how beautiful the material, poor installation will kill the look,” claims Lilliana Allen of Oracle Surfaces, the Sarasota based company that installed the Kåhrs lacqueredpearl Swedish oak floors throughout the condo. When completed, a successful renovation is measured by more than its visual appeal. Laub says her barometer includes the process of the renovation, “a positive perspective on the entire process from the conception of the design, through the construction, installations, and down to the last details, like doorbells.”

Right: Before the renovation, the sitting room was closed in and dark. Breaking down the walls and orienting the furniture horizontally gives every seat an equally impressive view. From this vantage point, the continuity of design elements can be seen throughout the open floor plan. The unique wall covering is a silk string in blues called Frequency by Innovations, and resonates with the Schaffer’s passion for music. Perimeter hidden TruLine lights wash the walls. A console table, mirror, and Murano Due glass bubble chandelier from Light Up Your Life finish the room.

By every measure, the Schaffers love their renovation. They thanked everyone who participated in its creation with an invitation to a celebration in their revamped home. That included the dream team, the craftspeople, and each of the vendors involved. “It was a project of the heart,” boasts Mrs. Kriger-Shaffer.

The master bedroom was not a part of the renovation, and was designed by the Shaffer’s good friend, New Jersey based interior designer Lori Jacobsen. A Sarasota artist created the lacquered walls using layers of bronze colors for depth and horizontal lines for texture. The carpet perfectly complements the fabrics, walls, and furniture from International Design Source of Sarasota. The Swarovski crystal lamp, desk lamp, and chandelier are from Bee Ridge Lighting.

Palm varieties accentuate the curved brick drive and landscaping at the grand entrance, with a four-car attached garage at the front of the home. Landscape designer Joe Mantkowski of ArtisTree Landscape Maintenance & Design says it was imperative that the landscape not only stood out from street view, but that it was also conducive to the owner’s lifestyle. The irrigation system supports a pleasant tropical greenscape on the property and surrounds the screened-in lanai in the lot’s anterior. Subtle grays of the Echo Ridge dry-stacked Boral Country Ledgestone on the home’s front exterior by Old Castle Coastal set off the red tile roof.

What’s so special about this home? Ask president Derek Nelson and interior designer Julia Hill, both of Nelson Homes in Sarasota, and you hear a similar answer. “I feel like every room, around every corner in this home, there’s a surprise — some special element,” says Hill. Nelson agrees, “Every room is memorable, full of creative spaces.” Nelson and Hill, along with architect Mario Vitorino of Arthur Rutenberg Homes, pulled out all the stops for this thoughtfully designed custom one-story home in The Concession, a prestigious gated golf community boasting an acclaimed course designed by Jack Nicklaus and Tony Jacklin. The 5,207-square-foot, four-bedroom, five-bath residence plus casita sits on 1.2 acres with a creek, and views of a nature preserve. “The owners wanted their home to be open and inviting,” explains Hill. “They are very social and entertain several different groups. Their previous home was much more formal. They wanted this home to be relaxed and contemporary.” Nelson describes this well-appointed home as an unforgettable backdrop for entertaining. The home enjoys the space for a fête of grand proportions while maintaining the easy, intimate design which makes for a quiet evening with close friends. Memorable details mark the home’s signature, soft contemporary style. Everyone’s favorite detail is the kitchen’s countertop bar from Epoch Solutions topped with an underlit color-changing glass surface by Think Glass, creating a sophisticated approach by day, yet a festive mood when the sun goes down.

It was this color-changing bar which served as a muse in creating the design palette and textures. The home maintains an uplifting, open tone with clean, yet warm geometric-patterned accents, providing a flexibility of use for both formal and a hint of the whimsical. Each detail in the home hints at a modern, linear design. “It’s definitely more transitional to modern,” says Hill. “We tried to keep it warm and inviting with contemporary flair.”

She credits the successful outcome to a trusting relationship with the owners, giving them the confidence to explore options. “This house started with a completely different vision; it was more transitional,” she explains. “Then, as we found different products the owners wanted to incorporate into the house, it snowballed into a more contemporary feel. Once we formed a relationship and bond, they placed a lot of trust in me. I was able to push them out of their comfort zone.”

It gives a warm tone of natural light.” Large windows in the bathroom look out into a private garden from the freestanding Kohler tub and glass shower enclosure. Creamy oversized 18-by-18-inch Daltile marble flooring, installed by Illusions Tile & Marble and stunning 24- by-24-inch shellstone travertine in the lanai give an even larger feel to these spaces. The custom vanity is by Kitchen Center Plus.

Before venturing into the Sarasota market, Stock Signature Homes took a close look at their most popular models in Naples and Fort Myers according to Vice President of Sales and Marketing Claudine Léger-Wetzel. “We redesigned some of our more popular models specifically for the Sarasota area,” she continues, “introducing The Gardenia one of our larger showcase homes, in Lakewood Ranch.” Architect Greg Weber of South Florida Architecture designed the model to appeal to a broad range of potential buyers. “This four-bedroom home with en suites, study, and large bonus recreational room offers plenty of space for a large family or for empty nesters who often have out-of-town family and friends that come to visit,” Weber explains.

A backsplash of 1-by-1-inch Lunada Bay Bari agate mosaic in pearl provides a shimmering accent to the quartz countertops in ash gray. A trio of polished nickel pendant lamps hangs over the island. “My favorite features are the relationship and flow of the outdoor living areas to the great room, dining room and bonus room,” Weber continues. “To me, it’s very comfortable when it’s just family, but is also open and spacious enough for a large gathering without feeling crowded.” Léger-Wetzel agrees, adding “The indoor-outdoor flow makes for spectacular Florida living.” Weber cites the simple L-shaped kitchen with a large flush-top center island, the great room concept with one large dining space open to the lanai, and the large outdoor living, dining, and kitchen area as the current design trends found in this home.

“The great room concept is very popular for Stock,” says Léger-Wetzel, “… and for Florida, the Coastal Contemporary design is timeless.” Charlotte Horvath of Soco Interiors interpreted the timelessness of the design with a color palette that gives a light and airy feel to the home. The neutral backdrop allows the house to change with the addition of accessories. Trendy accents such as the oyster shell chandelier and pops of teal and citron in the bonus room inspired Horvath to dub the interior design approach as Sarasota Fresh.

Mirage wood flooring with an old maple surface and rock cliff finish adds textural depth and plays up the wood’s individual characteristics. Ornamentation in the living room is minimal. Clean linear shapes express themselves in the vanilla crème leather Savino sectional sofa by American Leather, the gray marble plinth coffee table, and the two gray armchairs with metallic frames. A trio of oversized turquoise ceramic vases and petrified-wood tables “lend a sense of rusticity,” Allen explains. An area rug anchors the seating group while also fading into the background. The only challenge in the redesign, says Allen, was finding statement art. “I browsed online a lot and finally found a painter in California who we commissioned for the artwork in the living room and sitting area.”

When the seasonal owners of this downtown Sarasota condo decided it was time for a whole-home makeover, they contacted Liliana Allen whose work they’d admired in a previous issue of Home & Design. The couple already had a particular vision that would transform their 2,800 square feet overlooking Sarasota Bay from modest to modern. “They bought their home eight years ago when the building was finished and they hadn’t changed anything whatsoever – not even the paint,” notes Allen, the co-founder of Oracle Design Group in Sarasota. “The interior was very basic and they wanted a full upgrade and a serene atmosphere.”

The glass ice bucket and glass bowl are hand-made by Massimo Lunardon. “All of his pieces are one-of-a-kind, lead-free, and dishwasher-safe, and can be used in the microwave,” says Alberta.

I didn’t want to overdo things,” Allen notes. The space is purposely devoid of window treatments. “They love the view – the city lights and the bay,” Allen says. “They’re here to get away from long winters and want to enjoy the sunshine.”

The knee brace corbels, Bahamian shutters, and colorful standing-seam metal roof give this single-level home a distinct island flare. The porte cochère helps to downplay the garage, an important requirement of the overall community design. “The goal is to drive through the neighborhood and have the main body of the houses featured rather than garage doors,” explains Keating. The front exterior is a flat concrete tile. The drive and walkway of brick pavers by Super Pavers create an elegant curve from the street to the double doors of the front entry.

A

A team approach to construction took on a whole new expansiveness for developer/builder Ken Keating of Camlin Custom Homes, when Pat and Peggy Ward decided to build a second home at The Inlets in Bradenton. “Pat Ward is a custom cabinetry maker and he wanted to be highly involved and put his expert touch on this home,” Keating says. “We call our philosophy Concierge Build because we work together with the client, the architect, and the interior designer and share our sources. One of the benefits of custom building is flexibility, which allowed us to utilize this homeowner’s unique skills.” Owner Ward crafted all of the exterior beams and corbels of Spanish red cedar in his Massachusetts mill. He also built all of the cabinetry throughout the residence. Keating worked side by side with residential designer Paul Fletcher of Design Lines to take full advantage of the homesite, its water views, and outdoor living opportunities. It was a challenging footprint because the irregularly shaped lot is wider than it is deep. “We designed a configuration that is not only cohesive with the neighborhood and surroundings, but takes full benefit of the setting,” Fletcher explains. “Together, we achieved a beautiful Island Colonial-style elevation and a home that works perfectly with the family’s lifestyle.”

The tufted linen cocktail ottoman features a drink tray that waterfalls over the cushion, offering an additional table surface. A pair of textured beige poufs is on casters, allowing them to be used as seating or as footrests.

The homeowners’ main focus was on the functionality and comfort of the 2,600 square foot, 3-bedroom, 3-bath house. Christiana Walker, associate designer with Studio G Home, worked closely with the Wards to create the coastal, yet traditional interiors, designed to remain timeless for years to come. “They gather their family here for vacations and holidays. They wanted a comfortable environment with open entertainment space and plenty of seating so everyone can lounge and enjoy the easy indoor-outdoor flow to the lanai and pool,” elaborates Walker. “With college-age children, the family wanted to make sure the space was durable, so we covered some chairs in Sunbrella fabric to protect from water and wear.” The result of this team effort is a welcoming gathering place rooted in stately British West Indies style, yet with all the comforts of modern functionality.

The classic white kitchen is the home’s hub of activity, connecting the great room and breakfast nook. It serves as the anchor of the open living area with a large island that invites conversation. White stools by Bernhardt add to the clean, bright look. The contrasting dark legs keep them grounded with the Aztec tan acacia wood floor from the Nuvelle Bordeaux Collection. Bianco Romano granite countertops give the look of marble without the maintenance, while the marble backsplash tiles are Diana Royal. White accent vases and casual dishes are from Malbi Décor. On the nightstands, gold and acrylic tripod lamps from International Design Source provide another layer of illumination. The tray ceiling detail adds architectural interest to the 12-foot ceilings. In the reading nook, matching skirted wing chairs are covered in a spa blue and gold fabric with a subtle sheen that reflects the sunshine. The beveled edge glass top of the side table provides a visual lightness to the nickel baluster base. Draperies were fabricated by Beginning to End Interiors.

London Bay Homes’ three-bedroom Clara model reflects the colors of sea, sand, and the tropical green palms of the nearby Gulf Coast. Situated at The Founders Club, the views throughout showcase the Sarasota country club’s legendary fairways. “People come to Florida seeking those two attractions – the Gulf and championship golf,” says Mark Wilson, president and CEO of London Bay Homes. “This home captures the spirit of both the Sarasota style with a bit of a contemporary feel, combined with the ambiance of the coast.” When creating home designs like the Clara, the architecture, build, and design team at award-winning London Bay Homes focuses on the experience of the house. “How residents live in the spaces, gather, and entertain, while balancing seclusion and quiet time for bedrooms and a study or home office,” explains Wilson. The Clara was designed with a popular open floor plan connecting family room with kitchen, then expanded with a formal living and dining room area for elegant entertaining. Walls of sliding glass opening to alfresco areas enhance the outdoor lifestyle. The Clara also features three full baths, a powder room and a study. It feels more like a private residence than a model, with its art, mixed metals, and wood tones.

It also makes sense. “The kitchen is where everyone tends to congregate, whether it’s family or guests,” he adds. The designer sweetens the seating assignments with comfortable neutraltoned chairs accented with nail-head trim. A study in contrasts, Scott pairs darker saddle-brown UltraCraft Cabinetry with light and white surfaces, including moonstone Pompeii quartz countertops, and a matte urban putty Rittenhouse House’s tile backsplash from The Flooring Design Group installed in a running board pattern. GE Monogram appliances from Ferguson Kitchen, Bath & Lighting Gallery include a dual fuel six-burner range, singleoven, and Advantium oven which functions as an oven, speed oven, and microwave. The stainless appliance finish and pendant above the island provide a complement to the room’s gray tones.

Michael Scott, a designer with Romanza Interior Design, introduced transitional design elements and a color scheme that provide cohesiveness throughout the model’s 3,248-square-feet, still breathing individuality into each space. Soft grays and beiges in flooring and furnishings, and walls painted Sherwin Williams’ Aesthetic White lend neutral backdrops for accent colors that echo the greens of tropical foliage, ocean blues, and beach sand, some in wispy watercolor hues; others reaching full vivid saturation.

Muted in other rooms, the palette hits a crescendo here in saturated tones of aqua and tropical green. “You want bright, happy colors in rooms where you’ll spend a lot of time,” notes the designer who referenced tropical with a woven Hickory White armchair. “We’ve lived in the darkness of Old World design for too long. Florida is sunny and filled with beautiful vibrant colors.” The room’s beige sofa and area rug ground the colors, while providing a spectral continuum with the adjoining kitchen.

Above: “Tone-on-tone finishes create a soothing and serene mood in the master bath,” says Scott. “Unless a client specifies otherwise, I like to keep the bathroom within the same family of colors and textures,” he says. “It’s more relaxing on the eye, and ultimately the mind. More people want that spa-like experience at home.” Scott continues the porcelain tile used elsewhere in the home into the bathroom because of its resemblance to marble, but opts for large format 18-by-18-inch squares over the rectangles of the main flooring. The tile floor, shower walls, bath surface, and backsplash complement the stone-finished floating cabinetry and Autumn quartz countertops.

In the Clara, Scott departs from the model’s main colors to interject golds, grays, and coppers with the aquas and greens appearing in the bed-spanning bolster and matching bench. The dark wood tones of the dresser and bed mix with neutral-finished nightstands with a nod to mid-century modern design. Always mindful of the smallest details, London Bay and Romanza selected a ceiling fan with a brushed steel finish, which is repeated in the container of a potted plant. Completing the look are the blue-gray ceiling and a mirror framed by overlapping bronze circles.

Luxury homebuilder and developer WCI created the spacious 2,999-square-foot, three-bedroom, fourbath Pinehurst model to appeal to active adults who like to entertain and host out-of-town guests. The residence includes the most sought-after aspects of homes built under the purview of WCI. “From the moment you walk in, we wanted the home to have that incredible wow factor with the big foyer and open concept,” explains Vicky Ward, WCI regional director of sales. “WCI was trying to make this a great place for entertaining—a gathering place for family.” Perched on 1,300 acres of an Audubon Certified Signature Sanctuary, this Indigo Lakes model home is just a short drive from shopping, dining and culture Sarasota has to offer. Fringed by sugar sand beaches, Indigo Lakes’ swaying grasses and wetlands create a naturescape for this planned community, where old elegance meets modern sophistication.

Jacqueline Cantwell, a registered interior designer for Robb & Stucky Design crafted the interiors of this model home using furnishings from Robb & Stucky. “I love the organic feel of the landscaping with the ornamental grasses,” she says. “That’s what I tried to bring out in the furnishings.” Cantwell refers to many elements of the home as classic modern. “It’s a classical design in modern colors,” she says. Cantwell relied on organic, natural fibers, and honey tones to warm the home’s modern gray palette. “Gray is the new neutral but I wanted it to be warm and inviting. That’s why I used all those honey tones in the materials.” The home does indeed present that wow factor to which Ward refers. Entering by a grand foyer, you immediately notice the knotty golden sheen of the mango wood entry table, dressed with a substantial glass and silver-leaf, wrought-iron chandelier. Cantwell selected the chandelier, along with every element of the home’s interior design. She went modern with much of the lighting. “Contemporary lighting is a good way to update,” she explains. “Even a room that is fairly traditional can pop with lighting. The impact of mixing modern lighting with traditional pieces provides flexibility for the (prospective) owners, allowing them to envision their furnishings in a home.”

Right: “The house is actually simple,” says designer Cantwell. “No tray ceilings in the living area. No heavy adornments. I wanted to give it a fresh feel.” She captures both a natural beauty and sophisticated elegance in the home by translating classical designs into modern colors imbued with organic and inorganic elements. “I do like organic, natural fibers. I modernize with the fabrics in the two occasional chairs with patterns similar to Missoni design zigzag.” In the main living area, an iron square-framed, glass cocktail table with a pewter finish perches on the traditional soft swirl patterns of a wool rug in modern grays and golds. A structured, natural grace permeates the main living area.

A glass-topped 72-inch dining table with a round metal fretwork base by Bernhardt softens against a backdrop of blonde sycamore maple wood in the sideboard. “Picture-framed grass cloth panels flank the entertainment center and carry into the dining room,” says Cantwell. “The grass cloth adds texture and restates the organic look.” The ceiling-to-floor colorblock draperies in the dining room, and geometric drapery panels framing the sliders open up the space and provide a natural transition to the lush backdrop of ornamental grasses in the natural landscape. Left: “This model home features the most popular selection in WCI community homes. Buyers tend to choose a stainless steel finish on appliances, set in a gourmet kitchen with quartz countertops and dark cabinets,” Ward explains. The open floor plan facilitates a natural flow from one room to the next, while still allowing for a formal dining room just off the foyer, convenient to the kitchen. Cantwell continues this approach by creating an accessible, friendly timbre in each room. “Roman shades in a playful Kravet fabric surround the breakfast area making morning dining a delight,” she adds. Dark kitchen cabinets are set against light-reflecting, iciclecolored glass accents in the kitchen backsplash.

Cantwell balances out the contemporary by incorporating classic elements designed to withstand the test of time. The balance introduces the design concept of contrasts found throughout the home. Gentle organic textures are juxtaposed with rigid mineral mediums and fabrics.

The renovation of this 1950’s bay front home included the design of this coastal cottage kitchen. Custom raised panel cabinets are punctuated by glass door uppers. The cabinetry on the right is designed to mimic a piece of furniture that showcases the client’s personal collections. Cool, relaxing hues are complemented by hand-made and hand-painted backsplash tile from local artist Pamela Marwede. Murano glass pendants are suspended above the speckled island counter top. MKID Set in a 1924 condominium listed on the National Register of Historic Places, this sleek and modern, yet softly curved kitchen is Italian design at its best. Pedini of Italy offers unique features which set it apart from all the others. Three floating aluminum shelves integrated into the granite backsplash keep utensils and supplies within easy reach of the cook top and high speed cook wall oven. A curvilinear floating glass shelf serves as a bar top and room divider. State of the art appliances from Gaggenau, Miele, SubZero and Fisher Paykel make it functional while rich cherry finishes and softly lit glass cabinets add warmth. Removing the wall and planter shelf provided an open-concept feel for practical seating and entertaining space. The transitional cabinetry is equipped with deep drawers for pots and pans, and pull-out cabinet organizers.
