Thebeginning of a New Year is always my favourite point of the year despite the fact the weather and the media are doing their best to take the shine off it. But there has been a good level of initial business activity, perhaps evidence that given the nationally low numbers of houses available to purchase, we may see a resilient marketplace.

We have seen a ‘levelling out’ of house prices as competition for properties is not as strong as in recent years but we are yet to see any dramatic decreases in property values like the early nineties.

There is plenty of activity on the investment front with some Landlords still keen to expand their portfolios, while others are heading for the exit given the Council’s plan for the new class of HMOs (Homes of Multiple Occupancy) which comes in later this year. For many Landlords, rising mortgage costs together with regulation costs aimed to make homes more eco-efficient by 2030, has understandably all become too much. On the reverse side of the coin and with house prices stabilising, statistics that show 12.2% of all houses sold in the UK in 2022 were snapped up by

The south east of England is still suffering a shortage of available homes and with no quick remedy, existing properties with good links to local transport and amenities, will in my opinion, still present a good investment in the long term.

You may have heard recently, Southsea was voted by an American Travel Blog, Nomad Nation, as the coolest place to live on the south coast. In fact, they voted Portsmouth and Southsea as the second coolest place in the whole of the UK, London attaining number one spot and Brighton, third.

Nomad Nation describe Portsmouth as a surprisingly small city by the sea with tons of history and a lively student scene. It continued to say Portsmouth packs a whole lot of history into a relatively compact city set on Portsea Island and home of the historic cathedral, medieval sea defences and row upon row of heritage houses where, once-upona-time there was a pub on almost every corner! It was also not all about the historic side to Portsmouth that makes it an interesting place to be: the newer parts of the city make it pretty cool, too. Head to Gunwharf Quays for an amazing array of designer shops and shiny restaurants to try out while Southsea has seen regeneration and hosts a ton of hipster-friendly establishments.

We found it interesting Nomad Nation picked out Southsea for its ‘still affordable but decidedly more upmarket feeling’, than the rest of the city, as well as its excellent transport connections whether you are travelling to the Isle of Wight or just taking the ninety minute rail service to the capital while not forgetting the trendy bars and good shopping.

There is no doubt Southsea has grown in reputation and many who had not ventured to this desirable location have found out for themselves just how nice and diverse the area is. Given its size, there is a wide choice of housing ranging from 1-bedroom apartments to impressive detached Victorian villas as well as some fine seafront homes enjoying glorious views over The Solent and Isle of Wight. You will also find property prices very attractive compared to the neighbouring coastal resorts of Brighton and Bournemouth. While Southsea offers a domination of

Victorian/Edwardian homes, there is a scattering of modern developments and apartment blocks catering for all budgets with the charming ‘mini’ city of Old Portsmouth offering properties dating back to the Georgian era. Alternatively, the marina development of Gunwharf Quays reclaimed some of the old dockyard land adjacent to Portsmouth Harbour offering modern apartments (and some town houses), many with sea and harbourside views.

We are delighted Southsea was voted the coolest place to live on the south coast although to many who already live here, we are, not too surprised!

Reasons to use a local solicitor

1.  Often the old saying ‘You get what you pay for” does apply.

Online Conveyancers will often offer what may initially appear to be cheaper fees for their services.  They can usually do this because they typically use inexperienced and unqualified staff to deal with most of the work, expect their staff to deal with a very large caseload and will only provide a non-personalised service.  When obtaining a quote from such companies you need to be aware that you may end up paying substantially more as additional fees are often added later on having been hidden within the pages of finely printed T&Cs!

Local solicitors on the other hand will give you a comprehensive fee quote at the outset and unless a significant issue arises, will often stick to it even if the matter takes longer than anticipated.  You can then budget the cost of your move with far more confidence. Our experience is that often online conveyancing firms employ one qualified lawyer to oversee 5-10 unqualified caseworkers who will each have a caseload of often over 75+ properties. Needless to say this can result in a poor client experience and lack of support in what is often a stressful period.
