to our business especially if we are to stand any chance of getting repeat custom and retain customers. When I look at many of my corporate competitors with their merry go round of staff, here one minute gone the next, it’s not really a surprise that their market penetration is so low.

he Team at Fry & Kent has been working exceptionally hard to keep up with demand for sales and lettings properties since the beginning of the New Year which was quite unexpected given the interest rate rises and shortage of homes on the market. With the gradual end of the Covid regulations, it has been fabulous to welcome so many of you back to our offices. The safety measures we had in place now having been removed, it is great to have some face-to-face interaction once again. However we are still keen to sanitise and social distance where possible as we’re well aware there are many of us who haven’t had Covid so far.

The shortage of property is becoming an own goal to the market at the moment in my opinion, with many people not seeing any new properties coming to the market they have decided to delay marketing their own homes which ultimately leads to a stagnating market place. The stock which has come to the market has faced tough competition and it’s in these areas we really have excelled for our clients ensuring they get the best possible price from the right buyer and that all parties involved feel they have been dealt with both transparently and fairly. teeped in maritime history, the cathedral city of Old Portsmouth is truly a unique setting for those seeking to live in a picturesque and vibrant part of the UK’s only island city on the south coast. This tiny natural peninsular, known locally as ‘Spice Island’ adjoining the entrance to Portsmouth harbour and the sheltered fishing inlet of The Camber dock, is the host to excellent hostelries and cafes plus the impressive £1.75m redevelopment of the Hotwalls art studios. In addition, the Millennium Walk winds itself around the quayside leading to the modern marina leisure and shopping complex of Gunwharf Quays complete with the iconic 170-metre-high Spinnaker Tower. Geographically, the location is perfect if you are looking to commute with a mainline rail service to London (Waterloo) and other coastal towns and cities together with a ferry crossing to the Isle of Wight within a short walk, while excellent private schooling at the highly rated Portsmouth Grammar, St. Johns College and Portsmouth High School for girls are all close by. The famous historic dockyard, home of Admiral Lord Nelson’s flagship, HMS Victory and Henry V111’s flagship, The Mary Rose which sank in the Battle of the Solent in 1545 is the main popular tourist

attraction, again within a short walk along with The Round & Square Towers forming two of the city’s oldest fortifications. With a population of only around 3,000 you will begin to appreciate just how small this conservation city is, and with it demand for property can be appreciatively high given its diverse range of property styles and prices. For example, you can purchase a one-bedroom apartment for around £200,000 or a two-bedroom apartment anything between £300,000 and £400,000, although for something special expect a price tag well in excess of £800,000 if views of the sea are on your ‘must have’ list. Equally, there is a choice of old character homes in the highly requested High Street, St. Thomas’s Street and Lombard Street locations dating back three or four hundred years for around £600,000 to £700,000 along with modern three and four-bedroom town houses found in the redeveloped area of Broad Street, Captains Row and White Hart Road upwards of £500,000, some with sea and harbour views. There is no doubt the demographics of the area are changing with an increase in interest coming from London and the home counties as the shift in work patterns and lifestyle changes move more property owners to the south coast. Needless to say, there is a vast nautical attraction and a large playground for sailing enthusiasts, but this up-and-coming location is now very much a destination of choice for all to enjoy.

Stand up paddleboarding or SUP as its known has become increasingly popular in recent years. We’re very lucky on the South coast as there are plenty of places to enjoy stand up paddle boarding – it’s a great way to experience the beautiful outdoors and a great full body workout at the same time so you can earn your ice cream!

SUPing in Southsea and Beyond... Top Tips If you’re new to paddleboarding here’s some tips from us: • When starting out begin by kneeling to build your confidence and get a feel for how the board moves • Expect to fall off when starting out – just hop back on and try again! • When you start standing take your time one foot at a time – aim to stand shoulder width apart with your feet parallel to the handle and keep your knees bent for stability • Don’t look down at your board, look where you are going and this will help your balance

Local Spots Here are some spots locally where we enjoy paddleboarding: • Southsea – check the weather as Southsea can get choppy sometimes! There are plenty of cafes and spots to hop off for refreshments along Southsea Seafront • Hayling Island – we like heading off from the beach along Southwood Road, there is parking here and this end of the beach is quieter in the summer • Emsworth – the water is tidal here and you don’t want to get stuck in the mud when the tide goes out, so aim to only paddle here two hours either side of high tide • River Hamble – again make sure you check the weather and tides. There are some nice pubs along here for refreshments along the way

Flood of improvements for Southsea

L

ocal residents stand to benefit from vitally important flood defences and a spectacular seafront, thanks to the Southsea Coastal Scheme - the UK’s largest local authority-led coastal defence project. The Scheme got underway in September 2020 and the three huge storms in February emphasised just how important the work will be in protecting the community. Worth around £130M, the flood defences and enhanced seafront development will stretch for 4.5km from Old Portsmouth to Eastney, helping to reduce the risk of flooding to more than 10,000 homes and 700 businesses. The Scheme is comprised of six frontages. Work commenced on Frontage 1 (Long Curtain Moat) in September 2020 and is due for completion in autumn 2022. Frontage 4 (Southsea Castle) is the second phase of the Scheme with work getting underway in January 2022 and an anticipated end date of March 2024. As well as providing vital flood defences for the city, the Scheme also stands to enhance the local area for the benefit of residents and visitors. Right now, work is underway around Southsea Castle – known as Frontage 4 – and the new, improved area has been designed to take the unique heritage of the area into consideration. This is an exciting stage of the Scheme as it has the potential to completely transform the area into a ‘theatre of the sea’ that will attract locals and visitors alike. The design will improve the openness and accessibility around Southsea Castle and along the seafront, while features such as a new split-level promenade will significantly enhance the environment for everyone.
