As we enjoy the transitional season that is autumn, with the cooling of the weather and changes in the garden, in this edition we look at the changes set to shape the future of real estate and our community.

Congratulations to all contributors of the magazine. As editor, it was a joy to see this innovation and excellence themed edition come to life. It is complete with insightful content, including an exploration of the transformative potential of Virtual Reality technology in real estate, highlighted by the upcoming Apple Vision Pro. This innovation, alongside the pivotal role of social media in property marketing, signifies a new era in how we interact with and market properties. Additionally, we delve into the critical importance of advancing toward Net Zero by 2050 through home electrification, a movement set to redefine property value and sustainability.

As the Principal, Director and leader of the high-performing Hinternoosa super team, I extend my deepest gratitude to our clients, whose trust allows us to excel and innovate continually. The property market continues to exhibit remarkable resilience at a national level, a testament to its strength amidst fluctuating economic landscapes. This enduring phenomenon is primarily fuelled by the ongoing imbalance between supply and demand. The optimistic outlook for real estate both nationally and locally is set to continue thanks to easing inflation and the prospective lowering of interest rates later this year.

Reflecting this positive trend, CoreLogic’s recent reports indicate an 8.9% increase in the national home value index over the past year. This marks a significant annual acceleration, unmatched since FY 2021-22. Both metropolitan and regional landscapes have witnessed adjustments in selling times, extending from previous lows and now at 38 days and 50 days respectively. Hinternoosa continues to set a remarkable pace, averaging a mere 24 days on the market this year. Above market achievements for sales price and days on market is a direct result of our targeted strategies and the vast network of buyers we serve.

Although we don’t do what we do for the awards, in this edition we humbly share our recent accolades to underscore Hinternoosa’s unwavering commitment to excellence and community spirit. Our win of the Culture Award at the Australasian Real Estate Results Awards in Sydney was a personal highlight. It celebrated the dedication we have shown to create a nurturing environment that enables our team to perform at their best, provide outstanding service and achieve premium results for our clients. Our exceptional property management division has also been recognised, named in the Top 5 Agencies on the Sunshine Coast in the Rate My Agent Awards. As Australia advances towards its goal of achieving Net Zero by 2050, it is becoming increasingly clear that electrifying homes will be a key strategy in this pursuit.

What exactly constitutes an electrified home? Put simply, it is a household that has undergone electrification, replacing traditional fossil fuel appliances like gas water heaters and petrol cars with modern, energy-efficient electric alternatives.

For decades, gas has been regarded as the most efficient natural resource for providing hot water, heating and cooling to homes. Prior to the implementation of housing energy efficiency standards in 2003, numerous homes in Australia were built without considering energy conservation. The consequences such as global warming and climate change have been widely recognised, underscoring the motivation to strive for zero emissions by 2050 through collective efforts.

With recent spikes in natural gas prices due to economic shifts worldwide, the financial benefits of home electrification have become increasingly evident. Australians bear the financial burden of inefficient homes through increased energy bills, with repercussions extending far beyond household budgets.

Rewiring Australia published a recent study providing a clear comparison between a traditional home and an electrified one.

The comparison:

Conventional Home

The average Australian household currently uses ~102kWh of energy per day and spends $5,248 per year on energy related costs. Much of this energy use is due to the inefficiency of conventional fuels like natural gas and petrol. These fuels are both expensive and highly polluting. The average household releases 11,000kg of CO2e greenhouse gas into the atmosphere every year from its energy use activities.

Electrified Home

If we electrify the “average” Australian household –with solar panels on the roof, a home battery, electric vehicles in the garage and replacement of gas appliances with efficient electric ones – we can save thousands per year in household costs for the average home by 2030. The efficiency gains from new appliances and vehicles drops energy use significantly to just ~37kWh, plus Australia’s world-leading solar is cheap enough to power the house while saving money.

Electrified Energy Emissions: ZERO CO2e Emissions Per Year

The efficiency of a home, as reflected in its energy bills, hinges primarily on a handful of appliances – namely, those responsible for heating water and regulating room temperatures. So, what actions can we take to accelerate our journey towards achieving net zero emissions by 2050 or earlier?

Here are essential appliances to think about replacing as you transition to an all-electric home:

Electric Heat Pumps for Hot Water Efficiency: Electric heat pump systems, which extract heat from the air outside and transfer it to water tanks, offer superior energy efficiency compared to gas or electric hot water systems.

Electric Heating and Cooling Solutions: Replacing gas space heating with electric alternatives not only reduces energy bills but also advances the transition to a fully electric home. Options include energy-efficient fans and electric reverse-cycle air conditioning systems.

Electric Cooking Appliances: Induction stovetops provide a compelling alternative to gas cooking appliances. They heat up and cool down quickly, offer precise temperature control and consume less energy. While the initial investment may be higher, the long-term savings and environmental benefits are considerable, especially when paired with solar power and battery storage.

Transitioning to an all-electric home is a significant step towards sustainability, a long-term energy cost savings and seemingly inevitable given Australia’s 2050 net zero commitment.
