As we transition from one year to the next it’s a great time to reflect on the year that was and think about plans for the future. For many, this can often include plans to upsize, downsize, renovate or invest in property in our region.

Summer has historically been the prime season for property searches in the Noosa Hinterland. Surprisingly, Boxing Day has been a peak for online searches with prospective buyers kicking back after the Christmas rush to explore options for their new year property plans.

Recently realestate.com.au noted they had 12.5 million visitors per month over summer 21/22 and these visitors made a 68% increase in enquiries from the previous summer period. This is expected to increase again this year. Buyers certainly don’t take summer off and neither do we so if you’re thinking about selling in 2023, now is the perfect time to contact us so we can formulate a tailoured plan for achieving the best outcome for you.

Despite sensationalised media headlines forecasting massive price drops to be expected this year, year on year at Hinternoosa we have seen 19% growth in our average sale price. This is quite contrary to the 30% drops that Sydney and Melbourne focussed media headlines suggested we would experience. We have seen our average days on market extend, yet our office has consistently sold property in less days on market than the market at large.

Night Before Christmas mango cheesecake

Prep 10 mins COOK 1 hour and 30 mins Servings 12

CAKE PAN:

- Use a 22 cm springform pan (or similar size).

- Place a square sheet of baking paper on the base, then secure in springform pan with excess paper hanging out sides.

- Grease sides with butter and line with paper.

BISCUIT BASE:

- Blitz biscuits into fine crumbs in a food processor. - Add butter and sugar, blitz until combined.

- Pour into prepared cake pan. Press down firmly - base only, not sides.

FILLING:

- Put water in a heatproof bowl. Sprinkle gelatin over surface. Stir to partly dissolve. Set aside for 5 minutes.

- Microwave 15 seconds on high x 2, stirring in between. Stir until dissolved (few tiny specks ok). Cool 5 minutes.

- Place mango in food processor. Blitz until smooth.

- Measure out 3/4 cup and reserve for mango jelly, set aside.

- Add cream cheese, cream, sugar and gelatine mixture into food processor. Blitz until smooth.

- Pour into cake pan. Refrigerate 3+ hours until top is set.

MANGO JELLY:

- Pour water into bowl, sprinkle over gelatin. Leave 5+ min. Microwave on high 2 x 10 sec, stir well until granules dissolved. Set aside for 5 minutes to cool.

- Place reserved mango puree and lemon in a bowl. Pour over gelatin and whisk well.

- Pour over cheesecake filling. Tilt cake around to spread.

- Refrigerate 12 hours+.

- Release pan sides, then use overhang paper to slide cheesecake onto serving plate. Then slide the paper out from under the cheesecake.

DECORATIONS:

- Place cream, vanilla and sugar in a bowl. Whip until the cream is softly whipped.

- Pile over the centre of the cheesecake.

- Top with more chopped mango and passionfruit pulp. Pop in fridge ready to serve the following day.

2/3 cup caster sugar
300ml whipping cream MANGO JELLY:
3/4 tsp gelatin powder
1/4 cup cold tap water
1 tbsp lemon juice TOPPINGS (OPTIONAL):
