It’s hard to believe autumn is here and the first quarter of the year is behind us already. It’s certainly been a busy first quarter for the Noosa Country Style magazine, Hinternoosa and the Noosa Hinterland property market.
This is our first edition featuring the new-look Hinternoosa real estate agency. A super team with the combined strength of both the Hinternoosa and Wythes Real Estate teams coming together as one to achieve more for our clients. The collection of properties showcased in this edition are set to be highly sought after given buyer demand still outweighs supply in our Noosa Hinterland market. This follows the national trend where the number of for sale listings are 30% lower and rental listings are 56% lower than 3 years ago.
Anecdotally we have seen prices level out at the peak in our region. Although there are fewer buyers now compared to during the pandemic frenzy, there are still more buyers than properties available, so we continue to achieve above market results for our clients with our strategic campaigns and experience in these market conditions. In fact, first quarter 2023 highlights for our team and clients included breaking a suburb sale record, selling multiple properties in under two weeks and welcoming over 20 groups through one open home.
Easter can be a busy time for the property market and set the tone for the second quarter. Buyers are visiting and inspecting while on holidays and enjoying our perfect weather. HOOFBEATS SANCTUARY ART PRIZE AND EXHIBITION
A CHARITABLE EVENT IN SUPPORT OF MENTAL HEALTH
Hoofbeats Sanctuary is a mental health charity in Doonan. The sanctuary is a safe, restorative space that brings people, animals and nature together to improve the well-being of some of the most vulnerable members of our community – those living with mental health challenges resulting from trauma.
A volunteer-based initiative, with over 50 locals working extremely hard to keep it operating 365 days a year, the sanctuary offers a variety of individually tailored, evidence-based, trauma informed approaches including equine therapy, art therapy, somatic movement, mindfulness and meditation programs.
The sanctuary has a focus on supporting women and children who are survivors of physical and/or sexual abuse, as well as women veterans and first responders with PTSD. Every program is offered free of charge to allow equitable access to all.
Mental ill-health is now the most prevalent chronic health condition experienced in Australia and the current approach is simply not working. Rates of mental ill-health are increasing rather than decreasing and our already under pressure health system is not able to cope. The number of children impacted by poor mental health is skyrocketing as are rates of youth suicide, self-harm and eating disorders. Months-long waiting lists to even access a mental health professional mean that early intervention opportunities are being missed, leading to devastating consequences.
Demand for program places is growing rapidly and the sanctuary is unable to keep up with that demand. To raise awareness of the mental health challenges our community faces and to raise funds to support more program places, the Seeing the Soul: Hoofbeats Sanctuary Art Prize and Exhibition has been created. This major fundraising initiative will become an annual event to support and promote the Sanctuary’s work by celebrating and showcasing equine art. In 2023, the inaugural event will be held at Cooroy Butter Factory Arts Centre from 31 March to 30 April and is proudly sponsored by Hinternoosa.
With 42 local and interstate artists having submitted 75 incredible artworks this will be an amazing exhibition! By purchasing artwork, event merchandise or raffle tickets, or by making a donation to the sanctuary, you can make a big difference. You will also have the opportunity to bid on some one-off ceramic horse statues that are being decorated by some of Australia’s much-loved VIP’s including Glenn McGrath, Russell Morris, Nicky Winmar, Matt Golinski, Tony Albert and Scott Hillier.
Our current location at Doonan has been an excellent temporary home and we are grateful to Sunshine Coast Council from whom we lease the property. But we are in desperate need of a much larger home – providing a trauma-healing centre that can deliver a wider variety of therapeutic intervention programs to help people move
towards a promising future. Our facilities are stretched to the limit. We are reaching out to every possible contact to help us to secure the space we need to continue our vital work.

No doubt you have heard the regular news items about the rental crisis. It can sometimes be challenging to know if news headlines are related to the entire country or certain areas. To understand the situation completely, it’s important to look at the facts, particularly those facts relevant to your location.
At a national level there are 56% fewer rental properties available now compared to three years ago. Over the next 12 months an additional 700,000 people from overseas (permanent skilled migrants along with international students) are expected to add to Australia’s housing demand. This would suggest a rental crisis at a national level now and that it will be compounded moving forward. At a local level we saw a peak in rental demand during the frenzy of COVID-19, with many moving to our region for a tree or sea change and finding our lifestyle properties highly desirable. That demand has reduced back to pre-pandemic levels in the Noosa Hinterland now but there is always a constant stream of people looking to move to our beautiful region and that is unlikely to change. Our local rental crisis is more related to affordable housing.
So, let’s look at rental property supply. In the broader Sunshine Coast region there are currently 896 properties listed for rent.
In the $400 per week and under range there are 41 properties listed for rent. That is 41 single person affordable properties for the whole Sunshine Coast Region.
In the $400 - $600 per week range there are 228 properties listed for rent. So, 228 properties currently available in an affordable family range, likely not single person affordability.
In the $800 - $1,800 per week range, 255 properties are available for rent.
Considering around 30% of our population rent, looking at the overall figures, it is clear there definitely is a shortage of rental properties, particularly in the affordable range for singles and families.
Anecdotally, at Hinternoosa we have found a shift from the frenzy during the peak of COVID-19 to now in regards to time on market. Moving from 3 days to 3 weeks to lease a property, we are now returning to pre-pandemic leasing timeframes in the mid to upper price range. Rentals in the lower price range are still being snapped up.
Given the change of seasons to the approaching of autumn and winter, we are receiving enquires from Airbnb clients interested in knowing the likely yield on the permanent rental market. Though a lower yield may be the case, one would need to consider the Airbnb platform fees, personal work involved in managing, cleaning fees and ongoing wear and tear on the property. A permanent, caring tenant has its appeal. The Noosa Council recently reached out to short stay property owners to consider entering the permanent, long term rental market to assist in boosting supply. This type of thinking could certainly be good to increase supply of much needed rental properties.
