Editor's Letter

As the golden rays of summer shine upon us, I find myself reflecting on the vibrant energy that fills our beloved Noosa Hinterland during this festive season. Christmas, with its enchanting buzz, is just around the corner, bringing with it a calendar brimming with social delights. It is a magical time in our community, a period when we open our arms to welcome a multitude of visitors to this extraordinary place we are fortunate to call home. In this edition of Noosa Country Style we delve into the art of mastering this time of year, when the extra pressures of the festive season and new year can be overwhelming at times. Our lifestyle articles aim to help reduce the stress and increase the joy, rejuvenation and refocus that is also available over the holidays.

As the top-performing agency in the area, the team at Hinternoosa excels in selling and leasing more properties than any other agency by adeptly understanding market trends, buyer needs and exceeding client expectations. Recent trends indicate that buyers typically prepare over summer by browsing available properties in December, leading to a surge of enquiries in January and February. According to REA (realestate.com.au), there were 183 million visits to their Buy section in Summer 22/23, marking an impressive 23% increase over the past three years. Enquiries rise by 5% in January and February compared to the annual average, with an 11% growth in summertime buyer enquiries over the past three years. Interestingly, 1 in 7 buy enquiries in January are made by buyers who first viewed the property in December.

As you turn the pages, you will discover a wealth of information tailored to enrich your summer experience. Our feature article offers highlights of the Noosa Hinterland summer property market, providing valuable insights for both locals and visitors alike. Whether you are a potential buyer, a curious local, or simply enamoured with our region’s real estate, you will be interested in this market snapshot.

As we close this year, I would like to extend my heartfelt gratitude to the businesses, contributors and creators who have collaborated with us throughout the year. Your support and dedication have been pivotal in bringing each edition of Noosa Country Style to life. Your contributions have not only enriched our magazine but have also helped in weaving the fabric of our community.

Understanding the importance of relaxation and rejuvenation, we have included tips on how to enjoy a stress-free holiday season. Amidst the hustle and bustle it is essential to find moments of peace and joy, and our guide aims to help you do just that. As the new year beckons it is natural to reflect on personal growth and change. Our thoughtful piece on the ‘New Year, New You’ mentality explores this concept, encouraging a balanced approach to selfimprovement and mindfulness as we step into another year.

In this season of giving and gratitude, let us cherish the natural beauty and the genuine camaraderie that defines the Noosa Hinterland. I invite you to immerse yourself in the pages that follow, hoping they bring you closer to the heart of our community and inspire you to make the most of the holidays. Wishing you a joyful festive season and a prosperous New Year.

Additionally, we recognise the significance of staying informed. Therefore, we have included essential information on the next phase of minimum housing standards – a topic of utmost importance for lessors, homeowners and residents in our region. Of course, no edition would be complete without showcasing some of the hinterland’s most exquisite properties currently on the market. Whether you are in the market for a new home or simply appreciate the beauty of high-quality real estate, these selections represent the best of what our hinterland has to offer. This season we are proud to share more about the flourishing Noosa Hinterland property market.

Sirah Robb Noosa Country Style Editor Hinternoosa Director and Principal Sincerely,

Mastering the Holiday Season

Whether you are a detailed planner or prefer a more spontaneous approach to holiday events, here are some tips to ensure you navigate the holiday season smoothly and without stress.

2. Plan Your Events During the holiday season there is usually a flurry of events, especially when hosting out-of-state family. Take a moment to list the events you are hosting and those you plan to attend. Consider whether you will need to bring gifts. Organise these activities on a calendar to ease your planning. This way, you can prepare outfits, menus, gifts and other details well in advance, reducing stress. 3. Get Your Recipes in Order When hosting parties and dinners over Christmas and New Year’s it is essential to organise your recipes. Whether you are aiming for a festive 5-course Christmas meal or a mouthwatering New Year’s get together, running out of food and beverages is the last thing you want. Creating a guest list and menu for each event simplifies your food planning process. When attending parties and tasked with bringing a dish, it is wise to have your favourite holiday recipe ready to go. 4. Prepare for Overnight Guests Prepare for potential overnight guests by getting spare bedding, towels, pillows and cupboards in order. Consider leaving a welcoming touch like scented candles or a card. It’s all about planning ahead for a comfortable stay. The festive season is often regarded as the most wonderful time of the year, brimming with love and joy. However, without proper preparation it can swiftly become overwhelming. With Christmas and New Year’s Eve all on the horizon the to-do list can seem endless! To help you navigate this busy season smoothly we have put together a helpful checklist. 1. Do A Thorough Clean Prior to anything else, ensure your home is prepared for hosting events. Declutter, organise, and create space for new purchases. It is also a chance to reflect on what you need and can donate to simplify your life in the new year.

Bonus Tip Bonus Tip

5. Take Some You Time Amidst all the holiday preparations and taking care of everyone, don’t forget to set aside some time to relax and savour the festivities, especially if you are hosting. Consider taking an evening to leisurely walk through your local neighbourhood and enjoy the enchanting Christmas lights. Alternatively, unwind with a glass of champagne the night before New Year’s and take a moment to reflect on achievements you have made both personally and professionally throughout the year before you see in 2024.

Don’t wait until ten minutes before serving Christmas lunch to look up how to carve ham or devein prawns. Practice your skills ahead of time and you will impress everyone on the day.

Suburb Flyover Report - Noosa Hinterland

Real Estate is one of the top three topics of discussion at dinner parties. Australians are increasingly enthusiastic about assessing the value of their real estate assets. Discover how your specific suburb is faring by exploring our Suburb Flyover Report for the Noosa Hinterland. As we bid farewell to 2023 and welcome the prospects of 2024 in the picturesque Noosa Hinterland, we reflect on the achievements and developments that have shaped the local real estate landscape. Our team at Hinternoosa has been at the heart of dinner table conversations this year, engaging with over 100 new prospective buyers each week and achieving an impressive 84% auction clearance rate. Our approach has not only led the field in property sales volume, but also in achieving record prices, a testament to our commitment to maximising value for our clients. The advantage our clients have in realising higher returns on their investments in considerably shorter time frames is allowing them to move onto their next chapter sooner. The success stories are numerous, but a few stand out to paint a picture of the results yielded from our approach. One such standout auction was 18 Miva St, Cooroy, which set a new record for in-town Cooroy properties. Another exceptional auction campaign that also resulted in the property being sold under the hammer was the sale of 71 Dahlia Rd, Verrierdale, which achieved $2,100,000. The sale of 256-266 Verrierdale Rd for $3,000,000, which sold in just two weeks, further evidences our contribution to setting benchmark prices in the hinterland. The Verrierdale Rd sale is also a prime example of our ability to revitalise properties that had previously sat idle on the market, been overlooked and not reached their full potential with other agencies. Our skill in creating bespoke strategies to achieve exceptional outcomes is further evidenced by the sales achieved on campaigns we revitalised at 9 Crystal St, Cooroy, which sold under the hammer for a street record of $1,100,000 and 84 Botanica Circuit, Doonan, which we sold in 2 days for a top price after

two previously unsuccessful attempts with other agencies. We regularly see that making the right choice in real estate not only translates into many thousands, and sometimes hundreds of thousands of dollars more on the bottom line for our clients, it also helps them get to where they want to go in a time frame they had hoped for. These examples underline our commitment to understanding the unique appeal of each property and the specific dynamics of its suburb. They also highlight the benefits of our extensive buyer pool and honed skill set. Knowledge gained from being the longest standing agency in the hinterland provides extensive experience to ensure our clients achieve the best possible outcome no matter what the market conditions are. Looking ahead, the Noosa Hinterland real estate market shows promising signs of growth. With the population expanding, partly due to the return of overseas migration, and the potential for interest rate cuts in 2024, the demand for property in our cherished region is expected to remain robust. Our Suburb Flyover Report provides a snapshot of where the market is now, offering valuable insights for homeowners and potential buyers alike to take into consideration when making plans for the future. At Hinternoosa we remain committed to serving the Noosa Hinterland with the same passion and dedication that have been the hallmark of our success. Whether you are selling, buying or simply exploring the market, our team is dedicated to providing you with personalised service, expert advice and a deep understanding of the Noosa Hinterland’s unique real estate landscape to help you make informed decisions. We look forward to continuing our journey with you, making your real estate aspirations a reality.

New Year, New You Mentality In the holiday season and as we bid farewell to one year while welcoming another, many people often strive for a fresh beginning, driven by the “new year, new you” mentality. However, is this truly our deepest desire?

While aspiring to self-improvement serves us well, it is important to avoid being overly harsh on ourselves by demanding a complete reset if we haven’t figured everything out by January 1st. It is crucial not to undermine the progress we have made. Life is inherently challenging and if we haven’t shed those extra kilograms or secured a new job by the years end, it doesn’t mean the entire year was a failure. Effort counts for a lot more than we often realise. Celebrate development of character and resilience rather than burying these achievements at the start of the new year.

In the midst of the holiday season, seeing one year out and welcoming another in, it is common for many people to turn their thoughts toward the year ahead. They aim to make it even more remarkable than the previous one, and phrases like “clean slate,” “starting over,” and “new year, new me” flood our minds and social media feeds. While these intentions are meant to inspire, encouraging us to view the stroke of midnight as a fresh beginning, there is a significant pause required when we consider the concept of starting the year as an entirely new person. The word “new” itself implies “not existing before; recently made, invented or introduced.” Therefore, when we say “new year, new you,” it suggests becoming someone entirely unrecognisable. But is that genuinely what we desire? Perhaps, instead of adopting the “new year, new you” mentality, we could concentrate solely on embracing being the best version of ourselves. The inclination to begin afresh often arises when we feel dissatisfied with the preceding year. Is this precisely the moment when we should muster our determination and persevere? The moments when we truly grow stronger typically occur not during periods of smooth sailing but amidst challenges and difficulties. Life’s struggles provide opportunities for us to expand our strength and courage, much like the instinctual response in freefall—to make ourselves as substantial as possible to slow the descent. If we were to start the new year as entirely different people, we would forfeit the potential for moments of triumph.

Consider this perspective: “Life is like a canvas and every day is a new brushstroke.” Let this idea resonate within you. Creating a masterpiece would be nearly impossible if we were continually erasing the canvas and starting over from scratch. The “new year, new you” philosophy diminishes the beauty of our journey, which is about learning from failure and turning it into something extraordinary. Imagine accidentally smearing a black streak across your canvas, spoiling your plan to paint a picturesque scene of a Noosa summer evening. However, this mishap doesn’t mean you can’t still create something remarkable. The best part is that the artwork you produce will be entirely unique and authentically yours. As we embark on 2024, let us be bold and courageous. Resist the urge to discard what may appear as a messy canvas in pursuit of an idealised vision of perfection on a blank slate. Real and lasting progress unfolds gradually, through resilience and determination, and it isn’t simply tied to the change of a calendar. While the “new year, new you” mantra may sound appealing, there is immense value in refusing to give up on oneself. Gaze into the mirror with unwavering determination, regardless of where you currently stand, and commit to creating something beautiful from what you see. The key lies in practicing patience and selfcompassion. Remember that you, as you are right now, are more than deserving of another year, a new year, to build and grow upon your existing foundation. There is no need to discard everything and start anew; what is required is the courage to start as yourself, set your vision and goals for the year and make each day a part of your unique masterpiece.
