This is the seond logistic building of the international shipping company Fritz, in Caesarea business park. Our inspiration for this logistics center was a closed package, one of many delivered by Fritz worldwide, with horizontal strips of windows that add continuity like ribbons. To incorporate the dynamic nature of the company we rounded all the edges and used high gloss cutting edge materials that reflect the movement of elements around the building.

Complex of office buildings of heights varying between 3 and 5 floors. The typical building is characterized by a ground plan articulated in such a way as to ensure maximum natural light penetration. The façade consists of a double skin of glass, while the design of the roof reflects wave movement. All the buildings are equipped with a highly modern external communications network. Users have at their disposal both an outdoor and a subterranean car park, the latter with its own access.

The building consists of two parts: an office part and a logistics hall. The office part is located hall is located as an extension of the office part by Tikkurilantie. The access to the plot is from Perintötie. Functionality guided the design of the logistics hall. The hall is divided into logistically different parts guided by the rotation of cars. The challenge in the façade design was to create a façade which identifies with the client’s brand but still versatile enough to serve the changing needs of the building. Bevels, horizontal moldings and color blocks break up the otherwise long façade.

The volume has uplifted corners to give room to the special functions of the program. The strong lines of the exterior give the building a distinct expression and allow the landscape to flow through the building. The building has an efficient layout with a warehouse area of 12-meter high

Pas Reform

Pas Reform company building Pas Reform Hatching Technologies is a major international player in the field of brooding technology for the poultry sector. Among other things, the company supplies a great variety of components for brood machines. The new building in Doetinchem is intended purely for the transfer and distribution of these components. For this reason, it has an extremely straightforward, efficient setup. Basically, the building consists of a single large, sober volume of more than 50 by 88 metres, in which the south-east corner also accommodates a twostorey volume around six metres square. An office space has been laid out on the ground floor of this part, with a company canteen on the upper floor. The unit has an extremely thin roof and floor package in which all the technical installations are integrated. The main volume has a slender steel construction of which the sectioning grid is based on the dimensions of regular pallet racks. Frame girders enable large roof spans of more than 25 metres. The central zone houses only five 200 x 200 mm columns. The first 25 metres from the entrance of the building are

even completely column-free. Two overhead doors allow access for trucks that have to be loaded or unloaded within the building. These are coated with the same plating as the façades and, in a closed position, lie in the same plane, so that an unbroken elevation image is generated. For trucks that are loaded or unloaded in the regular way, the building has four dock shelters that are also embedded in the elevation surface. The façades mainly consist of insulated inner boxes with an external finishing of black-coated sheet piling. At the corners these have been mitred and the seams have been sealed with kit, which makes a smart impression. The whole concrete floor surface of almost 4,500 m2 was cast and finished without expansion joints in a single day. A water piping system has been included in the structure and connected to a heat and cold storage installation. In the meantime, a start has been made on the design of an extension that is approximately just as large as the building just completed.

Metaphore of the forest The central pillar of the design is the creation of an innovative wall that is both literally and metaphorically green. Its construction in different “skins”, allows it to regulate light, air and sound for the building. The outer skin consists of screen printed glass panels in 3 colors and three degrees of transparency. The mosaic formed by all these elements and the wall’s ingenious construction have made an unmistakable contribution to the building’s expressive and dynamic character. This technical ingenuity has been combined with unbroken space in the offices: A large free height of 3.40 m and a column-free span of 16 m have made the space airy and extremely flexible. The décor was deliberately kept restrained, using white as the main color and warm shades of grey for the flooring

everyday business in and around Infrax. They also designed a new logistics center consisting of a functional warehouse with connected outdoor storage located beside the office. This warehouse is more than a mere depot: it is an extension of the office’s architectural qualities which does not compromise sustainability and flexibility. The project receives a subsidy from the European Fund for Regional Development because of its advanced eco-innovative technologies and importance for local and regional economic development. The new Infrax office building’s low energy concept was also made possible by co-financing by the Flemish Energy Agency and the Flemish government’s Environment, Nature and Energy (LNE) department.

From a functional point of view, the building is an interface between road, rail and river traffic. The supply and dispatch of goods is a sign of the dynamics of SSC’s business.

SSC

The economic success is visualized architecturally through wide open means of access. The protruding roof emphasizes this message and focused attention upon the different uses of steel as the companies’ main material. The building is a unique symbol of functionality and credibility in contrast to the generally heterogeneous surroundings of the other industrial estate buildings that rely on big company logos to make their mark. The concept complies with the market-economy demand for

A morphology of single volume building is presented by transformation of forms which unite the logic of existing elements of greenhouse/train/hangar and architectural interpretation of the facilities. The new autonomous form is in interaction with the environment and accepts the variety of new forms and details. Structural skeleton is made as a form of ribs and membrane stretched in between. Internal volume is divided dually – office area is organized on 3 levels: it contains of the main central entrance hall from where all moving directions are distributed. Chemists and polyclinic are located on the ground floor, second floor is entirely office area with offices of various sizes, and on the third floor there are kitchen, canteen, multipurpose hall and several offices. The rear of the building is organized with flexible warehouse area and technical rooms. Due to the mono-volume space, it is easily possible to transform this space with other interesting future programmes. Bearing structure is made out of equal prefabricated reinforced concrete arched elements that are shortened at their bottom in order to provide a longitudinal slope of the roof and which also result with gradual increase of the building footprint width. Secondary structure comes as trapezoid galvanized steel sheets (20cm) which are forming the final ellipse-shaped section. Roof cover is kal-zip steel sheet. Internal office area has bearing composite structure (steel + reinforced concrete).

Alpenmilch

Alpenmilch Logistics Building

There was an urgent need for a new logistics building with high-bay storage facilities, where milk, cheese, yoghurt and other refined finished products could be kept in cold storage, packed, sorted and loaded. But space was at a premium. Alpenmilch considered moving to a greenfield site, which meant that 150 Jobs here were at risk. There were long-term plans to upgrade Itzling and so the city and State authorities got together and introduced a decisive measure: Schillerstraße was moved and capped, warehouses and houses were moved away, and the tracks of private railway Üne were closed down. This created a long strip of land between the depot and RosaKerschbaumerstraße, which was offered to Alpenmilch at a reasonable price. This made the expansion possible and allowed the company to

administration building for the freight forwarders with an effective area. The objective was to establish a new Cargo Center on minimal space in order to keep the rentable outside area at a maximum, for open-air events and/or as extension space for the planned exhibition halls. Therefore, the Cargo Center has been positioned as closely to the railway embankment in the East as possible. The Cargo Center fits into the large scale of the majority of the Frankfurt exhibition buildings. The façade design clearly indicates the use of the building. Also the orientation and shape of the building achieve this purpose. The representative side of the hall is orientated towards the open space. Its striking gates and a “container” façade demarcate it as a cargo hall.

The office building on the Eastern edge of the hall is designed as a 4-storey building bridging the lorry access platform on a lower level enabling the lorries to be loaded and unloaded at ground level. This shortens the ways and reduces the need for shunting and unloading spaces. The unloaded goods are temporarily stored in the Cargo Center and brought with forklifts to their designated location on the premises. The hall is divided into a central receiving and picking area as well as two flexible warehouse areas, which allow open storage and shelves up to 7.5m high. The entire hall is accessible for forklifts and trucks.
