preface

序言

A book on office headquarters is based on the assumption of a relevant relationship between a company and an architectural object. With the volatility of today’s markets, this is more surprising than it may seem. What becomes of the headquarters of an icon like Nokia, when it is taken over by Microsoft? Sears tower in Chicago, for long the highest building in the world, is now owned by Willis, but attempts to re-baptise this structure are only half successful. New companies like Twitter and Amazon move into existing buildings without conspicuous architectural quality. So, with this ephemeral character of information does it even make sense to relate to the inevitable solidity of a building of steel, glass, concrete and stone? It does. In the world of the web, our built environment does not vanish. Every building, no matter how common or insignificant it may be, exercises an influence on its inhabitants, and therefore is a self-portrait (or at least a ‘selfie’) of the organisation it inhabits. But the character of headquarters is shifting, and becomes –or better: remains to be- the expression of the paradigms of our time. After 9/11 and the completion of the record-crushing Burj-al-Khalifa, building the highest tower does not seem an appropriate strategy any longer, although the quest for the skies will never loose its appeal completely. Quantity becomes less important, it’s the quality that counts. Increasingly the metropolis becomes the centre of cultural gravity, while office buildings in the periphery are less popular –if only because the mobility by car has reached its limits. Sustainability is an aspect of a company’s brand, like other tokens of responsible entrepreneurship such as transparency, charity and cultural assets like integrating an art collection. Most remarkable, however, is the enhanced role of the interior: the building may look ordinary from outside, especially when it is an existing premise, but the environment it contains needs to be inspiring, open, dynamic, flexible and comfortable. The office is the place to be: Above all, the modern office is breaching the gap between ‘home’ and ‘work’ that have been separated for so long.


一本关于办公总部的书籍通常基于公司和建筑物之间相关关系的假设。现今市场千变万 化,这一点远比看上去更令人震惊。诺基亚被微软收购后,总部的标志变为什么了呢?长久以 来号称是全球最高建筑的芝加哥西尔斯大厦现如今已易主更名为韦莱集团大厦,但是更名却 是事半功倍。新晋公司如推特和亚马逊搬进了建筑质量平平的旧有建筑。信息瞬息万变,把 建筑不可或缺的牢固性同钢铁、玻璃、混凝土和石材联系在一起还有什么意义呢? 答案是 —— 有。 即使身在网络的世界, 我们的建设环境并没有因此云消雾散。 每一栋建筑, 无论多么平凡普通或者微不足道,都会对用户产生深远影响,是一副由用户的自画像(或者至 少是“自拍照”)。但是总部的性质在不断发生变化,或许变得更好,或许一成不变——是我 们这个时代典范的体现。 在 9•11事件和破纪录的哈利法塔完工之后, 建造最高建筑再也不是一个合适稳妥之举, 即使对天空的追求并没有完全失去其诱惑力。数量不再重要,拼的是质量。随着越来越多的 大都市变成了文化重心,而在周边建造办公楼却变得越来越冷门,原因是汽车的流动性已达 到上限。正如有责任感的企业所具备的透明度、慈善义举和文化资产(如:整合艺术收藏)一 样,可持续性是公司品牌的一部分。然而最重要的是建筑内部功能的提升——建筑在外观上 看似普通,尤其是旧有建筑,但是它所包含的环境必须激动人心,热情奔放,充满活力,灵活 多变,舒适宜人。综上所述,办公室即将华丽转变为现代化办公场所,弥合“家”和“工作”之 间由来已久的分裂。

This project conveys the spirit of the Zhangjiang developing neighborhood whose motto is: “an innovative district, a charming district”. The shape of the building is a dynamic illustration of the different entities of the Wison company. The façades and the roof are designed in compliance with the climatic features of the region where the buildings are located, taking into account fundamental parameters such as light, orientation as well as energy consumption. The facade of the five wings is composed of dark glasses and red louvers, while the main building facade is made of printed white glass, combining both Chinese and the company’s color palette. The cover, which is a large roof, corresponds to open-air meeting areas. The central volume connects the five buildings, all of which have different uses. The transparent ground floors, with open spaces, enable the visitors to better unders-tand the position of entrances and exits while clearing views. This project represents a continuous and complementary addition to the “Zhangjiang Engineering Park” center, which is already a built area. With its bold shape, Wison new headquarters offers a spatial layout reflecting the society itself. On the southern part, it opens on the Zhongke street with a “piazza” at the entrance. On the western side, the buildings open their doors towards the river bank and the surrounding landscape.

The new office facilities for global wind turbine company Vestas. The building has been designed by Arkitema Architects and is the first building in Northern Europe to obtain the exclusive LEED certification category platinum. Only approximately 150 commercial buildings in the world have obtained the American LEED certificate in the platinum category. According to the Danish building code the Vestas offices is a low-energy class 1 building. The new Vestas HQ is fitted with Denmark’s largest geo thermal installation and uses approximately 50% less energy than an average conventional office building. Architecturally, House of Vestas contains a range of diverse office and working places. The atrium is the arrival zone and the central gathering place to which all the other functions relate. In the big open atrium two large stone volumes are placed, which function as meeting centers for the entire building. The design of the office workplaces includes flexible walls that can be arranged and adapted to changing needs, at an interval of three metres. As such, varied office spaces ranging from 1 to 20 individuals can easily be constructed without changing the technical installations.

The Royal Bank of Scotland chose the 3.4 acre Stamford, Connecticut, site for its Americas Headquarters for three principal reasons: its visibility on the most traveled highway in the Northeast U.S., its proximity to an urban transportation hub, and its ability to display the sustainability consistent with the bank’s global policies. Programmatically, the client rejected the typical U.S. tower solution for banking: Instead, the challenge was to design narrow, elongated floor plates that allow day-lit workspaces, common spaces not typically found in American buildings to foster interaction and communality, and a visual presence for the outside of the trading floor, which is the heart of this facility. As a design composition, the 1.1 million sq. ft., which houses nearly 3000 persons, was built from a number of constituent parts and responses to the urban context, with facades presenting no apparent back door to the public. The sweeping gesture of the curved front facade responds to the highway with a textured skin of terracotta rain screen panels and layered glass elements. A three-story arcade establishes an urban scale while lessening the mass of the required parking. Six J-shaped office floors stacked above the arcade and parking, define a large outdoor courtyard on the main amenities level. Its surrounding facade employs materials similar to those of the outer wall but introduces an entirely new, more appropriate pedestrian-scaled language. The courtyard serves as a fully landscaped roof for a two-story trading floor, which is open to a six-story glazed atrium, containing escalators and meeting spaces. The 60,000 sq. ft. amenities floor at courtyard level unites the composition, offering dining, retail, and fitness facilities that spill out onto the rooftop garden. The atrium acts as a linking vertical common space connecting the occupants during trips to the amenities floor and serving as an active, impromptu meeting space. The project’s sustainable design features include generous access to natural light, operable louvers for the trading floor that adjust automatically to changing light conditions, interior daylight dimming systems throughout, greywater collection at the planted rooftop courtyard, and the use of native adaptive species for all landscaping. Roger Ferris and Partners is a renowned architectural firm practicing architecture, interior design and masterplanning ser vices for both private and public sectors. Their design approach synthesizes creative imagination and rational logic. Studio Transit has directed its design activities in the field of residence, urban renewal and tertiary, after the first experiences gained in the branch of interior architecture in the early ‘70s. The company’s activities has developed itself, over the years, in fields that have raised the most significant issues of the contemporary city of Rome, and in particular: 27 new stations for lines A and B of the Rome subway; big systems of shopping malls as Cinecittà 2, Gulliver, Commercity, Euroma2 (the latter with Studio Purini - Thermes); important business centers as the Ministry of Health, the office tower of Europarco; the large residential core of Porta di Roma; the Grand Melia Hotel in Gianicolo; the transformation of large building complexes in Eur (Piazza dell’Agricoltura, Piazza Don Sturzo, Via Cesare Pavese) in office buildings of great value, or in other central or seeds -central areas (Lungotevere degli Artigiani, Casal Bertone) in residential centers.

Experienced architects and young talents Engelman Architecten was established by Maar ten Engelman in 1980 and evolved into a medium-sized agency in the Netherlands. The offices are a professional and pleasant work environment for experienced architects as well as young design talents. We have made a well-considered decision to refrain from focusing on a specific market for building contracts. We seek out diversity and leverage these diversified experiences to realise innovative design solutions. We operate at the interface between urban development and architecture, exterior and interior. In addition to designing buildings, we like to be involved in the actual execution. Not only do we determine the recipe, but we also create the dishes themselves. This allows us to exert the best possible influence on a building’s aesthetics.

Ana Diaz Gonzalez and Javier Alvarez de Tomas have been partners of IDOM Group and members of ACXT Architects for over a decade. Ana Diaz has 12 years experience in writing up architecture projects and site supervision. The full renovation of ONO’s offices in Pozuelo de Alarcon; the refurbishment and out fitting of the new Corporate Office of the Spanish Foundation for Science and Technology (Ministry of Economy and Competitiveness) and the Control Tower at the Fuerteventura Airport are among her most relevant works. Javier Alvarez has vast experience in the writingup, development and management of architecture and building projects. Since 2007 he has directed work for clients as important as the National Postal Service, Red Electrica de España, Impregilo or ONO.

Sabbagh Arquitectos

FAAB ARCHITEKTURA was founded in 2003 by Adam Białobrzeski and Adam Figurski after 5 years of professional experience working in architectural practices both in Poland and abroad. Maria Messina joined the design team in 2005 having had 7 years prior professional architectural training in both the USA & Poland. Our team is composed of a professional architects and engineers with over 10 years’ experience in the field of architectural practice and building construction. FAAB ARCHITEKTURA maintains design excellence by participating in national & international architectural design competitions gaining awards and recognition in over eleven of such entries. Three of these winning projects have been successfully constructed – PGE GiEK CONCERN HEADQUARTERS is one such example.

The office “Sabbagh Arquitectos” was founded in 1984 by Juan Sabbagh, Architect from “Universidad de Chile”, and National Architecture award winner 2002, and his sister Mariana Sabbagh, graduate designer from “Universidad de Chile”. Later, Juan’s two sons were incorporated to the office; Juan Pedro Sabbagh, Architect from “Universidad Católica”, and Felipe Sabbagh, Architect from “Universidad de Chile”. The office has developed his professional work in a wide variety of commercial, industrial, services, educational and corporative buildings projects. Among the most significant projects developed by the office, the facilities “Duoc UC” in the field of education stand out. In the year 2004, “Duoc UC Valparaiso” was distinguished with the “Juana Ross Edwards” award for its contribution to the cultural and patrimonial value of Valparaiso. This building was also declared a historic conservation building by the National Council of Monuments.

For more than 45 years, DTACC architecture has been developing original and creative projects, promoting and preserving real estate through rehabilitations, hotel constructions or urban restructuring. Managed by Jacques Cholet and Georges Car vunis, who now work with a new generation of par tners , DTACC is a leader in building rehabilitations, and has developed numerous major projects in France. DTACC mainly works in the private sector and has developed projects for offices, head offices, hotels, housing and urban amenities. DTACC is well known for its management of « sensitive and complex » projects. They combine leading-edge technology and preservation of architecture, always keeping in mind the future evolution of the city.

Hoz Fontan Architects is an architecture and urban design firm based in San Sebastián (Spain), involved in all the phases of the design process in order to produce high quality spaces that respond to the new ways of living and working. The firm’s design approach stands out for its commitment to integrate new design with existing context and for its environmental concern. Directed by Angel de la Hoz and Pablo de la Hoz, the firm has experience in residential, hotel, office, research, sports and cultural projects as well as different scales of urban design, specially seaside and port regenerations.

BURO B is an architecture firm that is active in Belgium with his studio’s located in Genk. It’s approach is to create an integrated concept where architecture and interior-design are combined in to one coherent entirety. Every time projects are the result of a global design. In this way projects result in “high end references”. BURO B is known for having a dedicated empathy and establishing a personal solution in the spirit of every client. This with an eye for timeless design. Always starting with the uniqueness of the environment optimal organization and growth paths are created. Spaces become architecture when they are given a soul behind the functional solution. Building blocks for this are efficient constructive and materialization details. Platform is a mixed structure, created in 1999. It brings together architects, designers and developers of movies. Platform Architectures are made up of three partners: Bruno Douliery, François Ehouarn et Olivier Leroy. They were joined in 2006 by Martin Maillardet, which manages the structure of animated films, Motion Platform. Each of our projects is the result of a singular position architectural, urban and environmental clear, strong and reasoned. The organization of the building, its architectural style and its presence derived from a thorough analysis of the context and specific situations we face.

CM ARCHITECTURE

ATELIER BRUNO GAUDIN ARCHITECTE

Having been founded by Cem Sorguç in Istanbul in 2001, CM Mimarlik continues its productions in the areas of architecture and interior architecture out of its office in Nişantaşı with its CM Mimarlik person team of professional architects. CM Mimarlik, which fosters an environmentally sensitive design sense that approaches physical location, time-construction cost economy, user and functional criteria in tandem and in line with correct, esthetic, and scientific requirements without being pressured by fashion or trends, generates residential structures, educational structures, mixed-use projects, urban planning projects, cultural structures, office structures, renovation and restoration projects, tourism and lodging structures, commercial structures, industrial structures and contest projects at widely differing scales.

In 1998 Bruno Gaudin creates his architectural agency in a former industrial atelier in the 11th district. The majority of the projects treated within the agency are public orders obtained through competitions. The fields of interventions of the agency are wide. Thus it is a question of thinking as much of the design of structures (bridges), urban projects, university institutions, hospitals, residences, restorations and renovations of buildings, as of furniture, and lighting such as the design of new light fixtures in the Parisian metro. Each subject, each project is suitable for invention as much from a spatial perspective as from a technical point of view. Bruno Gaudin draws frequently. He likes raw materials and new techniques that evolve and advance construction. His interiors are full-fledged universes, of spaces to be lived in, served by his work on light.


Agence Jouin Manku Associated to great names for outstanding projects, such as Alain Ducasse, Pierre Hermé, Thierry Marx or Van Cleef & Arpels, Patrick Jouin and Sanjit Manku write together a creative dialectic, dedicated to the development of architectural concepts. Should it be for restaurants (at the Eiffel Tower or the Plaza Athénée in Paris), a private house in Kuala Lumpur or the IN/OUT campus in Boulogne-Billancourt, Patrick Jouin and Sanjit Manku invent a new language, where their common inspirations meet.

Auer Weber Auer Weber, founded in 1980, is an architectural practice based in Stuttgart and Munich Germany, which plans projects throughout all design stages in Germany and internationally.

Henning Larsen Architects Henning Larsen Architects is a Scandinavian practice established by Henning Larsen in 1959 and today employs a staff of more than 250 people. The company has offices in Copenhagen, Oslo, the Faroe Islands, Munich, Istanbul, Riyadh and Hong Kong. Henning Larsen Architects works with people, space and daylight as key drivers in a multi-disciplinary design process. The projects aim to create value for all stakeholders and become a part of the local context. In 2013, Henning Larsen Architects won one of the most prestigious architectural awards worldwide, the European Union Prize for Contemporary Architecture – the Mies van der Rohe Award 2013 for the concert and conference hall Harpa in Iceland. Henning Larsen Architects has designed a number of distinctive cultural projects in addition to widely recognised educational and commercial buildings. Common to all projects is a particular focus on social, community-creating spaces promoting informal interaction and academic knowledge-sharing across subject areas. Another key feature about the projects is their focus on large open spaces engaging in close interaction with the surrounding city space.
