The Houston Heights, In the beginning . . . by Laura Virgadamo

When trying to decide how to start my mission of bringing the Heights History to all of you, little by little, I chose to start at the beginning.

Oscar Martin Carter, President of the American Loan and Trust Company sent Daniel Denton Cooley and others to oversee the development of the Heights in 1891.

D.D. Cooley was General Manager of the Omaha and South Texas Land Company and chose to settle his family in the Houston Heights. He built a home on Heights Boulevard in 1892, which is now the location of Marmion Park. He was instrumental in the design of the community and was known as the “Father of the Houston Heights.”

He married Helen Grace Winfield on February 5, 1883. Among his three sons was Ralph Cooley, a pioneer in restorative dentistry. A grandson, Denton Arthur Cooley, became a world-famous cardiovascular surgeon. Cooley died in the Houston Heights on November 22, 1933, and was buried in Glenwood Cemetery. What an amazing legacy the Cooley family has in the development of our community as well as Houston.

Curb Appeal Blues 7 Years and Counting

We’re wrapping up some great projects this year – The Shepherd restoration project is underway with fresh mosaics all throughout Shepherd between Westheimer and 59, you know, where the terrible construction has been underway for the last couple years… We’re part of that too, but don’t blame the tile guys.

We wrapped up some Pillar work with the Norhill Association, having prepped and coated the existing pillars, and recolored the street names and blocks. If you’ve been through Norhill lately, I’m sure you’ve seen them.

Between the 1920’s and the 1950’s, Houston used blue and white, unglazed mosaic tiles inlaid in curbs to indicate addresses and street names.

As Houston grows and continues to rebuild, these pieces of history are quickly disappearing. Curb Appeal Blues is working with the Blue Tile Project to bring back the Blue Tile as a symbol of Houston’s support of Historic Preservation, local business, and the arts. These are a great permanent replacement for the painted address numbers on your curb!

It’s believed that next to teeth, the eyebrows are the most important features on any face. Eyebrow trends come and go, from thin and sharp to bold and bushy à la Cara Delevingne and basically every other model who’s been hot in the past few years.

But the latest trend we can’t get enough of is microblading, a new tattoo technique that fills brows out or reshapes them by drawing on tiny lines that look like individual hairs. We know what you’re thinking: tattooed eyebrows? No way. But hear us out. Microblading leaves brows looking natural and takes years off of your face! It sounds terrifying, and there’s this stigma of grandma’s blue arch eyebrows, but these are completely different.

Microblading is done with a hand-held tool made out of needles that puts pigment into the skin, but doesn’t go as deep as a normal tattoo would.

It’s also semi-permanent. Your micro bladed brows should last between two and three years.

Real Property Title Issues and Resolutions

Y

ou decide to buy or sell real property. In the process, you discover that you or the seller does not have a clear title. You are frustrated, and so is the Buyer/Seller. All parties want the transaction to close.

When buying or selling real estate and encountering a title issue, contact and retain an independent Attorney who specializes in probate and real estate matters so they can interface with the title company to resolve all these issues.

Issue: There is a Will, but it has not been Probated.

Resolution: Submit Will to Probate as soon as possible.

Issue: More than 4 years have lapsed since the death of the owner of the property, and you know you have only 4 years within which to file the Will for Probate.

Resolution: Utilize the Probate process of a Muniment of Title, which allows the Will to be admitted to probate after more than 4 years but without appointing an administrator/Executor of the estate, or if administration is needed, the

attorney can request an exception to the 4 year rule to have Executor appointed with authority to sell the property.

Issue: Some of the people named in the Deceased Person’s Will are now deceased.

Resolution: Look at each person who inherits an interest by determining the date of death, whether the property is community or separate property, whether they had a Will, and if it was probated. There are several probate options available, depending on the specific facts. If that person did not have a Will, there are different probate procedures to utilize to address their interest.

Issue: There is no Will.

Resolution: Contact a probate/ real estate attorney to determine if you must file an Heirship Proceeding with the Court or if a short-cut known as Heirship Affidavit is effective.

Many real property title issues and problems are discovered only when a person is selling the property. Other issues that arise are judgments that need to be released or

other clouds on the chain of title. Often, the problems or issues are unknown to the owners and may have been created by previous owners or due to a lapse of time. Since Title Companies are insuring the title and desire to limit their liability, they often have additional requirements beyond what the law requires to transfer an interest in real property. However, meeting the title company’s requirements is in the best interest of all parties, as everyone wants the matter to be completed without any future delay or complications.

Invisalign or Conventional Braces

At our office, our orthodontic team proudly serves patients of all ages—kids, teens, and adults alike. That’s why we offer a full range of orthodontic treatment options, including both conventional braces and Invisalign. Choosing the right one depends on several factors like age, case complexity, lifestyle, and personal preference.

Orthodontic treatment can begin as early as age 7 to 9, when some children may benefit from a short phase of early intervention. This helps guide jaw development and create space for permanent teeth to erupt in better alignment. At this stage, treatment is rarely done with Invisalign and typically involves retainers, expanders, or limited use of brackets.

Once teens have lost all their primary (baby) teeth, they enter the final phase of orthodontic treatment. At this stage, Invisalign may be an option, but only for cases that are clinically suitable. While Invisalign technology has advanced significantly, it is still less reliable for complex tooth movements. Because aligners are removable, treatment success relies heavily on the teen’s ability to wear them for 22 hours a day, clean them properly, replace them after meals, and manage them responsibly at school and home.

These responsibilities should be thoroughly discussed with both the teen and their parents before beginning treatment. On the plus side, Invisalign trays make brushing and flossing easier and are often more comfortable for patients prone to irritation from brackets. However, conventional braces remain the more efficient and effective option in many cases, particularly because the orthodontist maintains full control over tooth movement. Careful consideration is needed before entrusting a teen with removable appliances like Invisalign.

Many adults in our practice seek treatment for minor adjustments—often due to shifting teeth from not wearing retainers after previous orthodontic work. Others never had braces but now wish to address mild alignment issues for aesthetic reasons or to prevent bite-related wear and discomfort. In most of these cases, Invisalign is an ideal solution, offering a discreet and convenient way to fine-tune their smile. For more complex adult cases, however, our doctors may recommend conventional braces to achieve the best possible outcome.

HVAC Fall/Winter Season

Dirt and neglect are the top causes of heating and cooling system inefficiency and failure. To ensure efficient system operation, it’s important to perform routine maintenance.

Tune up your HVAC equipment. Proper maintenance by a qualified technician is one of the most important steps you can take to prevent future problems. Contractors get busy during the summer and winter months, so it is best to check the cooling system in the spring and the heating system in the fall. Plan these check-ups around the beginning and end of daylight saving time each spring and fall.

Here are some tips before calling your HVAC repair technician. You may be able to take care of common furnace issues yourself and save money on a service call.

Thermostat - Anytime you have furnace problems, your first step should be to check the thermostat. Ensure it is set higher than room temperature and set at “heat.” Turn the fan switch to on. If the fan doesn’t turn on, it’s possible the furnace isn’t getting power or the motor is broken. Replace the batteries if needed.

Filter - A dirty filter can cause your furnace to stop working. How often you change your filter will depend on your furnace, the type of filter and your lifestyle. To change your filter, remove the old, dirty filter and replace with a new one. Wait 30 minutes before hitting the reset button. If the unit still doesn’t start, try the reset button again and wait 30 more minutes. Ensure that your furnace door is on properly after changing the filter as this can prevent the furnace from starting.

Is the furnace on? - Double check that your furnace is turned on. Start by checking the breaker in your electrical panel. If the breaker tripped, check for loose connections before turning it back on. Also, make sure the furnace switch is turned on. The switch is usually located in the attic, either near the furnace, by the attic stairs or in the roof rafters.

Look for Blockage - If you’ve checked all of the above, see if any debris may be blocking your furnace venting.

Blower Fan - Check to make sure it’s on.

Call a Professional - If you’ve followed the above furnace system checker suggestions and your unit still isn’t working, it’s time to contact your HVAC technician.

A – Asymmetry

Skin cancer is one of the most common forms of cancer, and early detection is critical for successful treatment. Dermatologists use a simple yet effective system to evaluate suspicious moles or skin lesions—the ABCDE rule. This guideline helps identify warning signs that may indicate melanoma or other concerning skin conditions.

A healthy mole is typically symmetrical, meaning if you were to draw a line through the middle, both halves would look the same. Asymmetry suggests that the cells are growing in an irregular and uncontrolled manner.

B – Border

The border of a benign mole is usually smooth and well-defined. In contrast, melanomas often have irregular, ragged, or blurred edges. If a mole’s borders appear uneven, spreading, or notched, it’s time to have it checked by a dermatologist.

C – Color

Normal moles tend to be uniform in color, usually brown or tan. A mole that has multiple shades can be a warning sign of melanoma. Variations in color may indicate abnormal cell growth and should be evaluated.

D – Diameter

Most benign moles are small (about the size of a pencil eraser). Moles or lesions larger than this size, especially if they are growing, warrant medical attention. However, melanomas can be smaller, so all suspicious changes should be examined.

E – Evolving

One of the most critical factors in identifying potential skin cancer is change over time. If a mole or spot on the skin evolves in size, shape, color, texture, or symptoms, it could indicate a problem. Regular selfexams and professional skin checks are crucial for catching abnormalities early.

The Importance of Regular Skin Checks

The ABCDE rule is a helpful tool, but it does not replace a professional dermatologic evaluation. Dermatologists use advanced techniques, such as dermoscopy and biopsy, to confirm whether a lesion is benign or cancerous.

Why Flood Insurance Matters. Even in the Heights.

As a fellow Houstonian, I can’t say this enough: Houston floods. It always has. That’s actually why the Houston Heights was originally developed: to escape the flooding in lower-lying areas like Downtown.

We’re in the middle of hurricane season, but you don’t need a major storm for flooding to become a problem here. Our streets were designed to hold excess water until it can drain out to Galveston Bay. But things are changing. Houston is growing. Our weather patterns are more intense. New construction and ongoing development affect how and where water flows. That can mean flooding in places that never flooded before, including our homes.

We can’t control the weather, but we can protect our homes. One of the best ways to do that is with flood insurance.

As someone whose home received 3 feet of water during Tropical Storm Claudette in 1979, I can tell you firsthand: you don’t want to experience a flood. That same house flooded again during Harvey, though the waterline outside of the house was only about half as high as it was in 1979. The majority of our neighbors did not have flood insurance at the time, which only compounded their tragedy. If you are a client of mine, you have heard me share this story to persuade you to protect your home with flood insurance, even if you live outside a designated flood zone.

After Hurricane Harvey devastated our city in 2017, FEMA began redrawing Houston’s floodplain maps to better reflect today’s risks. The old maps are outdated and don’t tell the full story of where flooding can occur. These new maps are now expected to be released in November. When they do, hundreds of thousands of homes and structures may be reclassified into the 100-year floodplain. If your home falls into one of those zones and you have a federally backed mortgage, you’ll be required to carry flood insurance. That means premiums could rise significantly.

Here’s my advice:

Don’t wait. Buy flood insurance now and get grandfathered in under the current rate.

Premiums are capped and can only increase by a maximum of 18% per year. Plus, they’re most likely transferable, so if you sell your home, the policy (and the rate) can go with it.

Yes, flood insurance has gone up in cost, but so has the cost of not having it. Your home is one of your biggest investments; protect it.

My approach is this. The first step is to get to know you and your skin. Time is built into your appointment (not taken from your treatment time) to learn about your skin, your goals and what matters to you. Only clinically tested and researched products are used in my treatment room. The products will be chosen based on your skin temperament and your goals while we visit.

You will not be encouraged to add on services once in the treatment room. It is all part of your facial. Your decollete, eye and lip treatment, targeted serums, lifting and sculpting lymphatic massage, all just part of your custom facial. If we have a modality that will benefit your skin, we will use it. We do have products available to purchase, but we love a good drug store find and are happy to recommend some. The main thing is that you develop a regular skin routine, drink plenty of water, wear at least an SPF 30 - 365 days a year and smile!

The Importance of Strength Training After 50

As we age, maintaining our physical health becomes increasingly important. After the age of 50, many people begin to notice changes in their muscle mass, bone density, and overall energy levels. Strength training, often overlooked in favor of cardio or flexibility exercises, plays a critical role in healthy aging. Incorporating regular resistance training into your weekly routine can lead to profound benefits, both physically and mentally.

One of the most significant changes that occurs with age is the natural loss of muscle mass, a condition known as sarcopenia. Starting as early as age 30, adults can lose 3% to 5% of muscle mass per decade if they are inactive. This loss accelerates after 50, leading to decreased strength, slower metabolism, and increased risk of falls and fractures. Strength training helps counteract this decline by stimulating muscle growth and improving muscular strength. Even moderate resistance exercises can make a noticeable difference.

Bone health is another critical area where strength training has a positive impact. Osteoporosis, or the thinning of bones,

becomes a concern as we age, especially for postmenopausal women. Resistance exercises such as weightlifting or bodyweight squats place stress on bones, encouraging the body to increase bone density. This not only helps prevent osteoporosis but also reduces the likelihood of bone breaks from falls or minor accidents.

In addition to muscle and bone benefits, strength training significantly improves joint function and balance. Stronger muscles around joints can relieve pressure and improve stability, which is essential for everyday tasks like climbing stairs or carrying groceries. Improved balance also reduces the risk of falling—an important factor in preserving independence as we age.

Mental and emotional well-being are also positively influenced by strength training. Regular exercise is known to release endorphins, natural mood elevators that can help combat anxiety and depression. Furthermore, the sense of accomplishment and increased confidence from becoming physically stronger can greatly enhance one’s quality of life.

It’s never too late to start strength training. Beginners over 50 can benefit from starting with light weights or resistance bands, focusing on major muscle groups with exercises like squats, lunges, push-ups, and rows. It’s recommended to work with a trainer or physical therapist initially to ensure proper form and to create a safe, tailored program based on individual needs and limitations.

Things to do this Fall!

It is late August when writing this and summer is starting to wear thin. Waking up with rivers of condensation on the windows, barely below 80 degree lows overnight. Weather that discourages one of my more favorite activities - grilling foods with fire. Especially this year, a bumper crop of “no-see-um” mosquitoes have thrived, at least in our yard, whose bites will have you scratching all evening.

Therefore, annually, I look forward to the arrival of that first cold front. Having a shot of bourbon on the porch, with the weather not only comfortable, on those rarer occasions when it is a bit nippy, reminding me of evenings spent on vacation, somewhere else. Pre-Covid, we had a tradition of inviting friends and making a big pot of gumbo as soon as that first “blue norther” was in sight. Usually by late September, I am in full lookout for those quiet dark clouds which brings us those cool northerly winds.

The cooler weather we are about to receive soon makes everything we do outside seem better. Even my wife’s over-planted garden will perk up, as those punishing hot afternoons begin to wane. Where many of us in this part of the world spent much of the summer inside due to heat, we react in autumn by heading outside. I have shared below some of my alltime favorite cooler weather activities that you may appreciate as well.

Miller Outdoor Theater

“For 99 years, Miller Outdoor Theater has been committed to the founding principal that the theatre shall provide cultural and

educational events free of charge for the public. It is the largest “always free” program of its kind in the country.”

Once “a permanent bandstand” in Hermann Park, it is now a first-class proscenium theatre professionally operated. Beginning in mid-September, there are performances of Latin music, dance, opera, with the 46th Annual Festival Chicano being the last items on the site at the time of this writing. We have attended their annual Memorial Day “Motown Revue” for several years, and most recently, the performance of the “Rumors” album by the band Rumors ATL, a Fleetwood Mac tribute band. We have always enjoyed ourselves, there is a very communal feel about it.

Ticketed events for the covered seating area are free. Tickets are available (4 per person over age 16 while they last) on the website one day prior to the performance starting at 10:00 AM through noon the day of the show, or until tickets run out. A 110-ton a/c system cools the performance area and the covered seating area also benefits. As always, there’s open seating on the hill. Their shows go on rain or shine! Houston Arboretum

Located on the western edge of Memorial Park at the corner of Memorial Drive and the West Loop, is the Houston Arboretum and Nature Center. It offers a 155-acre, urban sanctuary, easily accessible to be enjoyed

often. Visitors can walk 5 miles of trails, free of charge (though parking is $6.50 yet waived on Thursdays), and visit the Discovery Room to learn about the flora and fauna native to our part of Texas. It plays a vital role in protecting native plants and animals in the heart of the city where development threatens their survival.

Over the last few years, the Arboretum has recently added new amenities including increased parking, new trails, updated boardwalks, six educational Field Stations along the trails, a brand-new Administration Building and Conservation Center, additional prairie and savanna landscapes, two new ponds, and a completely remodeled Nature Center. It’s a great place to take in a little bit of quiet nature in this noisy world of ours. A new state-of-the-art Nature Playscape (playground) has also been added. The Arboretum offers educational programs for all ages, field trips, private tours, volunteer opportunities and facility rentals.

Urban Harvest’s Saturday Farmers Market

One of Texas’ largest farmers markets is held every Saturday, 8am to 12 noon at 2752 Buffalo Speedway. Urban Harvest’s Saturday Farmers Market began in 2004 with only seven vendors and today, helps to support over 100 local market vendors. The market bridges the gap between community gardeners and consumers.

All vendors and products are sourced within 180 miles of Houston. Their prepared food vendors source at least 51% of their ingredients from local farms and growers, supporting the local food system.

If you attend, go early and go hungry. There are many fruits and veggies to purchase, however, the prepared foods and drinks, including coffees, are amazing. Though breads are my weakness so I’m looking forward to having “Love Croissants”, which I have not had, as they look delicious.

Just as important, they provide food and services to the community. For example, they work with kids in schools as well as

the general public, providing classes on sustainable gardening by working with over 160 community gardens and nutrition. With

their Mobile Market Program, they double purchasing power, granting $1 in free fruit and veggies for every $1 spent, up to $40 daily when you use SNAP/EBT.

The Post Houston

One location we have slowly discovered is the Post Houston, the old downtown post office building. We originally went to eat at the Post Market, their facility’s food court.

They have those perennial favorites such as sandwiches, burgers, chicken, pizza and even sushi. But more interestingly, there is ethnic foods from all over the world. I made it a point to eat something I had not tried before. We have tried food from Central Asia, Philippines and Latin America.

Post Skylawn and Post Skyfarm

Enjoy outdoor activities for all ages at this five-acre rooftop park and one-acre farm, operated by Blackwood Educational Land Institute. The farm is a model for what could be possible in rooftop, urban community supported agriculture.

Events of various interest happen constantly. Featured are farm tours, live concerts, and more. Yoga on Saturday, Zumba, Boxing, HIIT (high intensity interval training) and Pilates are held on various days of the month. Friday and Saturday nights are “DJ’s on the Lawn”, that features music and adult drinks starting at 6pm.

Series. Many upcoming performances are Tribute Bands to various performers such as Eagles, Bon Jovi, and ABBA, most from the 80’s and 90’s. There is a live DJ and entertainment on Skylawn every FridaySaturday from 6pm.

The Need Only Increases

Many economists and financial analysts agree that more challenging economic times are to be anticipated for our country. Lower employment, higher costs due to the impact of tariffs and increasing cost of housing will make life tougher for those at the margins. In such times, one of the few areas where adjustments can be made is the money spent on food, one of the first casualties.
