Keeping safe at home

What to expect from your landlord, Havering Council:

Your safety is our priority. This booklet has been created for you, our residents, to make sure you feel safe in your home. Your views on block safety are important to us, please take this opportunity to share your thoughts with us.

Your feedback will support us in keeping you and your block safe.

Please keep this booklet safe so you know who to contact when you need advice, support or to report an issue.

These three buildings have 13 or more floors and are serviced via a single staircase – this being the entrance and exit.

This building has 16 floors and is serviced via a single staircase – this being the entrance and exit.

These two buildings have 15 floors are serviced via a single staircase – this being the entrance and exit.

These four buildings have 11 floors and are serviced via a single staircase – this being the entrance and exit.

These three buildings have 7 or more floors and are serviced via a single staircase – this being the entrance and exit.

Hornchurch

These two buildings have 8 or more floors and are serviced via a single staircase –this being the entrance and exit.

Like your flat, the staircase to your block is protected to prevent fire spreading. It is important stair wells are kept free from any obstruction as these will prevent residents evacuating and the fire brigade entering in the event of a fire.

Your block is designed to contain a fire within the area it began, the flats are separated, fire-boarded and have graded fire doors to support this.

There is a ‘stay safe’ approach in your block, agreed with the London Fire Brigade. This means if there is a fire in any part of the block, you should stay within your home for as long as you feel safe.

Annual assessments are also carried out by an independent Fire Risk Assessor.

We have contacted every household in your block to find out about their personal circumstances, such as mobility or health needs. In the event of a fire, this will help us identify who needs help to get out. It is important you keep us updated in the event these details change.

Who is responsible for safety in your block?

Havering Council will ensure:

• Your home and block are safe for you to live in and meet appropriate regulations.

• Fire doors are properly maintained to meet legal standards.

• Escape routes are clearly visible

• Systems and processes are in place to ensure anyone working in your block is qualified to do so.

• We work with other organisations such as the Fire Service to keep you safe.

Havering Council will ensure: It is your reponsibility to:

• Be careful in your own flat around safety, keeping any escape routes clear.

• Ensure you check your smoke detectors are working once a month.

• Be respectful to your neighbours and keep the space outside your flat clear of clutter, including rubbish.

• Use the bins, or bin chutes, if provided, to safely dispose of rubbish – speak to your caretaking team if you have problems disposing of large items.

• Report any issues to Havering Council – particularly around fire safety.

We need everyone to play their part when it comes to block safety!

Safety and mobility issues

Storage guidelines:

Mobility scooters and e-scooters cannot be stored or charged in any communal area.

Emergency information:

In the event of a fire, it is essential that we are aware of any residents with mobility issues.

Please contact us immediately if you or someone you know has mobility challenges during emergencies.

We require your support to provide us access to your home to complete our statutory checks.

Your cooperation in providing access for these checks is crucial for the well-being of you and the whole community.

As the owners of your building, Havering Council are the accountable person in relation to Building Safety.

We have created a dedicated Building Safety Team who will assist in the management of your building, ensure residents are safe and that all work is undertaken by people with the correct level of competency. We have made sure that useful information about your building is easily accessible via the Havering Council website.

If there is something specific you cannot locate and would like to know, including fire risk assessments, details of planned works, servicing and maintenance regimes and repairs history, please contact the team.
