The Watermark at Houston Heights is in northwestcentral Houston, Texas. The 283,972 SF, sevenstory building consists of 220 independent living, assisted living and memory care residences. The community also has an above-grade parking structure (approximately 68,672 SF and 149 spaces) integrated with the buildings.

The campus features world-class common area amenities, including fitness rooms, an art studio, a theater, a library, a swimming pool, an activities lawn, a salon and a golf simulator. An amply equipped wellness center offers various movement and exercise classes. The calling card for this community, however, is its cuisine. Residents can enjoy several dining venues, including a café, a bar, a formal dining room and a more casual gallery on the top floor featuring skyline views.

A new six-story senior living facility totaling 109,150 SF, with a below grade parking structure. The parking structure is approximately 21,640 SF with 40 parking spaces, integrated with the building as well as a satellite parking lot with approximately 19 parking spaces.

The building has multiple dining options, from a casual cafe, a bar and a formal dining venue with a bistro-like lounge area. The building amenities include a courtyard for walking, a sixth-floor terrace and lounge with a view of the Houston skyline, an art room, a fitness and therapy room, beauty salon, massage room, and five-star dining.

Belmont Village

Belmont Village is a six-story senior living facility. The slab and grade beams were poured on top of carton forms. The building features cast stone accents, a brick façade and a pitched metal roof. Belmont Village also includes a full kitchen, dining space and amenities spaces with an exterior garden and pool. This project includes 160 units and suites complete with showers, vanities, kitchenettes and bedrooms. Living units and all common spaces have an upgraded HVAC system which consists of water sourced heat pumps.

The Village at Triangle

The Village at The Triangle is a resort-style senior living facility containing 206 units. The building is a seven-story structure over two levels of a parking garage. Capital Rose Apartments is a new 158-unit apartment complex in Northwest Washington, DC, located behind the Scottish Rite Temple on 16th Street. The cast-in-place structure includes two levels of underground parking, two levels of English Basement living and four levels of above-ground living with a Penthouse and amenity roof space. The skin has punch-opening unit windows, modular brick, metal panels, and window walls. Site work includes creating a landscaped courtyard. The work also includes the restoration and conversion of a historic Carriage House. The total duration of the project is expected to be 18 months.

Camden Conte is a 21-story luxury residential tower in downtown Houston located next to the Toyota Center. This tower has 61 ground-level units wrapping the centrally located garage. Conte is skinned with king-size brick, cast stone and window wall systems. The amenity floor is located on level 9, with a covered outdoor kitchen adjacent to the pool and sunning ledge. The 9th-floor outdoor space also includes an enclosed glass fitness room that looks out onto the pool deck, surrounded by firepits, a lounge, a dog park, pool cabanas and other amenities. A 9th-floor indoor space consists of two lounges and a media center.

The Cellars at Pearl is an upscale mixed-use residential building near The Pearl in San Antonio, TX. The Cellars has 108 units and an amenity space containing about 137,599 SF, along with ground-floor commercial space nearly 1,500 SF, underground parking for 210 vehicles and surface parking for 34 vehicles, and a stand-alone structure of about 6,000 SF of commercial kitchen and food booth space, public restrooms, storage space, and associated site work and landscape. Pearl Plaza is an approximately 1.75-acre plaza with a great lawn, market and multi-purpose spaces, artisan walks, culinary gardens, San Antonio River linkages and frontage, integration of the existing Pearl project and streetscapes surrounding the site, fountains, rainwater harvesting elements, acequias and unique elements such as a shady grove and a beer garden, and associated site work, planting, hardscape, and irrigation.

3eleven Bowie is a 36-story, mixed-use apartment building in downtown Austin, Texas. The cast-inplace concrete structure includes a 4,000 SF retail space, a 200,000 SF parking garage, a 43,000 SF core and shell office space, and 520,000 SF of residential apartment units. The building skin consists of curtainwall, brick, composite panels, plaster, and vertical garage fins. The high-end residential tower includes outside terraces on Level 10 and 31 and a rooftop pool on Level 36.

The waterfront Shore Condominiums on Town Lake feature a sixth floor terrace complete with a resort type amenities package. The project is a 22-story high-rise that includes 125,000 SF of above ground parking on five-levels. The remaining seventeen floors include 192 units for a total of 275,000 SF. One Park Place

One Park Place is a 497,677 SF, 37-story apartment tower in Downtown Houston directly across the street from Discovery Green. This was the first high-rise residential tower built Downtown in more than four decades. This project incorporates brick skin with aluminum handrails and a fiberglass mansard roof. An amenities deck with pool on the eighth level enhances the 346 units. There are seven-levels of parking under the apartment tower and retail on the first floor including Phoenicia Supermarket & Restaurant.

The Royalton at River Oaks

This luxurious 555,000 SF, 32-story apartment tower on Allen Parkway has exceptional views of Downtown Houston and the Buffalo Bayou. The 252 apartments include balconies, ten-foot ceilings, crown molding, hardwood floors, and granite countertops. Amenities include a fitness center, banquet/conference facilities, a catering kitchen, and a swimming pool. The Royalton at River Oaks also has a five-level, 514-vehicle precast garage. The garage also includes gated security entries.

Two unique elements make this structure one of a kind. The architect’s influence of a martini glass is an architectural symbol in the Houston skyline, with the cantilevered painted steel crown extending over the building roof line and the vertical curtainwall center element. The other beautiful project highlight is the elegant front entry, the restored front façade of the old demolished Gulf Publishing building.
