THE PROJECT

The Essery Heritage residences a low rise of 4 storeys with mixed condo units comprising of one-, two- and three-bedroom layouts. 5 storey mid-rise. Originally a heritage building getting converted to a residential condos by retaining the façade.

Prepared repair and remediation draft for site contractors, by adding existing, demolition and repair notes on elevations and plans as per heritage draft received from heritage consultant as construction documents for reference on site, in lieu of lack of staff in the restoration team.

Worked on Fire rating plans marking all demising walls with 1hour fire rating and mechanical and staircase shafts with two hour fire rating, the elevator shafts with 1.5 hour fire rating. Also steel columns were furred with 2hour fire rated walls.

Worked out suite layouts for marketing plans keeping into consideration the existing columns and fenestration. Consideration was taken to keep pipe chases one above each other,. Heat vents were proposed close to every opening. And pipe chase study and mechanical study sections were prepared for coordination. Proposed tentative locations for water risers , electric panels and electric panels for mechanical approval.

Attended biweekly coordination meeting and to note minutes of the meeting and understand issues like structural design. The comslab was extended at the perimeter was proposed to accommodate the trench heaters that would be inserted the space between the flutes. Structural engineers designed a pattern to allow for steel to be formed to allow us to place trench heaters and use the edge. Received mechanical details and sections for Water risers and coordinated electrical panels, telecom panels and water risers.

West Condos are modern, edgy, and vibrant style with traditional design work. Two tower development sits on with a shared podium with 12 and 14 storey and 367 units.

SCOPE OF WORK

• Mva set- resubmission- Drawings for application for minor variance to change zoning on ground floor from nonresidential gfa to residential

• Permit Set -Plans, elevations, schedules, 2d details

Modeling ridges and slopes , Marking glazing in elevations to calculate glazing

• Zoning set for resubmission -zap- ground floor - providing parking as per requirements.

• Attending biweekly consultant coordination meetings and noting minutes

THE PROJECT

900 The East Mall: proposed four buildings with 20 and 21-storey mixed-use condominium buildings, designed for Harhay

Developments.. The residential towers feature a series of twisting floor plates to give a spectacular elevation.

SCOPE OF WORK

• Marketing plans

Designing suites layouts for different configurations- 1b, 1b+d, 2b, 2b+d, 3beds and suites as per GUG guidelines of the developer and designing barrier free units as per required number. Maintaining pipe chases and shafts and heat pumps one above the other. Working out designs to comply with OBC areas and clients' comments and preference for more dens and living areas to the corner facing windows.

A ten-metre setback proposal was received from the Ministry of Transportation that resulted in the two easternmost towers, rising to heights of 20 and 21 storeys, being pushed slightly further south. A revision in SPA was sent for this.

Worked on Area plans- to ensure room areas achieve accuracy of code and client standards.

Designed suites layouts for marketing plans with different configurations- 1b, 1b+d, 2b, 2b+d, 3beds and suites as per clients growing up guidelines (GUG). Worked out barrier free units as per required number. Worked on Black lines for graphics of marketing plans and laid sheets for marketing plans.

View of 180 steels Avenue west- These curvilinear balcony-ribbons create a soft profile in place of the typical symmetry of towers. The design intention is to introduce a level of architectural sophistication that enhances the status of this emerging neighborhood.

THE PROJECT

The condominium towers-4 towers being 35 and 45 storeys are designed with retail at lower levels and residential on upper floors. Two towers at the back furthest from the main street are 16 storeys with grade-related townhouses providing a transition to the adjacent residential neighborhood. The total of 2,080 residential units to this area of Steeles Avenue West is a mix of studios, three bedroom units and townhouses.

These towers are wrapped with architecturally distinctive curvilinear balconies. Its outstanding façade won gold in the Architecture Technology Concept category of the UDAD Awards in 2022.

SCOPE OF WORK

• Preliminary drawings

Working of parking count and parking levels. Working out parking plans and their layouts with all services and their sizes and achieving the parking and bike count number.

• Worked on OLT and Zoning Set- annotations.

• Award Submission

Assisted marketing department with rendering and creating Revit templates for office awards submission. Worked on Photoshop to create layers for award submission renderings.

Newly constructed 18 storey residential tower in developing suburbs comprising of two sale typologies (1bedroom and 2 bedroom apartment).

SCOPE OF WORK: Actively involved in all phases of development from evolving a schematic design to design development to production of construction drawings and documents.

Conducted regular site visits, to document construction observations and oversee its compliance with designs, leading to successful project execution. Simultaneously, managed RFIs raised by the site contractor.

Responsible for Coordination with consultants, regulatory body, vendors and contractors. Overviewing physical model and 3d views. Great opportunity to manage and work with different teams handling different aspects of the project.

THE PROJECT

Redevelopment project for a residential high rise soaring 126m high, was a very challenging yet creative project with 11 different residential typologies to accommodate 45 existing tenants with different carpet areas and sale apartments. Due to plot constraint , car lift mechanism was opted which gave us an opportunity to work with mechanical parking vendors and get a perspective to newer technologies.

SCOPE OF WORK

Participation in planning and designing layouts and elevations. Preparing presentation and working drawings. Coordination with external consultants and communicating with municipal team and client's team. Oversaw physical model and 3d views.

With eleven different layouts, the structure required two service floors to accommodate change of structure and heavy girders transferring the load to shifted and resized set of columns.

Also, the service pipes were transferred on this floor from the ducts above to the due to change in size and location of ducts with change of typology of layouts.

THE PROJECT: Elementary school designed for a small village. Maintaining the Builders signature classical style, an eclectic mix of corbels, cornices, external columns, façade artwork and authentic arcade made the structure exclusive yet simple. Steep contours allowed first floor to open to playground higher than the other school ground which were externally connected with landscaped steps.

Project brief : The assignment was to prepare a schematic design for a complex building relevant to Ryerson. The goal of this assignment is to develop a building design to demonstrate compliance to the OBC, using the materials and methods as illustrated by the drawings in Revit. To demonstrate an understanding of key methods and elements used in building design and exhibit the proper use of terminology when discussing the facility.

RYERSON CLASSROOM BUILDING | Final Integrated Project

ELEVATIONS

Elevations designed to break the monotony of simple glass glazing, by using patterned fibre cement panels.

The play between complete solid panel and solid cut into half angles sharply contrast the promenade to strike a sense of magnetism. Also the use of ochre colour makes its symbolic to Ryerson with its logo colour.

OBC- SPATIAL SEPARATION AND UNPROTECTED OPENINGS

Percentage of unprotected openings in the building is subject to the limiting distance and exposed building façade.

The exposed building façade is calculated level by level and UPO percentage is determined as per Table 3.2.3.1.D. Unprotected openings are limited for buildings or fire compartment that are sprinkle red.

Fire resistance of façade is determined as per Table 3.2.3.7. the building is required to be of non-combustible structure as per Article 3.2.2.23, therefore type of façade construction and cladding also comply.

ONTARIO BUILDING CODE

Barrier free requirements

The building is required to comply with all barrier free requirements as per Article 3.8.1.1.(1). A barrier free entrance is provided from through a vestibule to comply to table 3.8.1.2. All doors provided are more than 860mm (3.8.3.3.) A total of 3 barrier free washrooms are provided as the building is more than 6 storeys. Corridors are designed to more than 1600mm to meet barrier free requirements.

Fire Separation

As per articles 3.1.3.1 and 3.3.1.1 fire separation and fire resistance between building occupancies has been determined. In addition, fire separation is required around the exit stairs, elevator hoist-way and service room shafts.

Interconnected floors are provided , with a cut out less than 20 m2 as per City of Toronto regulations.

Mezzanine floor is provided, complied with Clause 3.2.1.1.(3)(a) not exceeding 40% of first floor open area.

Exits and egress

Number of Exits: As per Table 3.3.1.5B egress for sprinklered floor, giving that area of classrooms is more that 200 sq. m and offices is more than 300 sq. m Distance between Exits: Building diagonal distance is 42 m, as per Clause 3.4.2.3.1.(b) the distance between exits is provided to be more than one third of its diagonal that is 9m.

Location of Exits: As per Clause 3.4.2.5.1(b) &(c) the travel distance to any of the exits don't exceed 40 m in offices and 45 m on classroom floors.

Project brief : The task of the assignment was to renovate a fictious, existing low rise office building in an urban setting, and turn it into a mid rise building. Aspects of the building will be demolished as well as constructed new with the goal of creating a mixed used commercial and office building. The existing building is a heritage property and existing façade was not allowed to be demolished. The ground floor was to be converted to a restaurant/ bar with related staff spaces, offices and kitchen with its own entrance and exits. Four additional office floors were expected to be designed with elevations aesthetically different than the floors below using curtain wall and basic wall assemblies. Phase

Project brief : The goal was to design a small house of 100 sq. m floor plate and a minimum of two storeys for a creative client. A hilly site was provided as an AutoCAD file to assist in generating Revit topography. Spatial program included an entrance, living space, sleeping space, washroom, kitchen and dining space and work studio. A binder of Revit Autodesk sheets were expected with 2 plans, 1 site plan, section and elevations and exterior perspectives.

Fourth Year Architectural Design Studio

The Project : A close collective study of the city was done to discover that a lot of its sacred geography and history remains over sighted.

‘Piercing’ into the city

The project mainly aims at restoring the heritage of the old city by redirecting the tourist from the market street to the inner native city which holds a lot of structures of historic and monumental evidence.

The proposal to restructure the existing temple to regain its cultural importance and to create a landmark for the inner-city with Mani walls, prayer wheels and stupas and other historic and sacred magnets which remains neglected due to no vehicular access in the city maintain sacredness.

‘Opening’ the native city

As a part of the projects, we were supposed to term two concept words and graphically represent them to give basis to

DESIGN CHARACTERISTIC ELEMENTS

Inverted accessible dome: Breaking from the traditional lotus dome prevalent in Sikh temple architecture, attempt was made to make an inverted negative lotus dome in glass accessible by public emitting light into the hall from its inner sides.

Golden railing: A feature to give identity of a traditional temple.

Holy bath arcade:

Arches being the typical tradition of Sikh temple architecture is used as an arcade around the Holy Bath water body

Accessible terraces:

Created out of the leveled typology used, these were used as open exhibition spaces to exhibit sculpture and art of the city.

Arched punctures: These were used on the museum facade to give glimpses of existing structures holding historic and cultural value.

THE PROJECT

As a prerequisite to the site, the structure had to be monumental and humble at the same time thereby complimenting the existing cultural center NCPA and the most scenic pride of the city.

Taking advantage of the promenade and the piled-up tetrapod rocks, the structure was designed as anexperientialspaceattheendofthepromenade forthepedestrianstocompletetheireveningwalkwithaculturalvisit.

The elevations were designed replicating the tetrapod rocks and to magnify them to house a museum and an art gallery. An attempt is made to make the visible tetrapods into a sudden hollow experience of art.

PROGRAMS: auditorium, permanent & temporary art galleries, library with reading rooms, cafeteria, reception.
