INTRODUCTION

Project Introduction

The development site, named the Gulf Finance House (GFH), located within DubaiLand, is to become a low density residential community within Dubailand, south-west of the renowned Falcon City of Wonders residential development.

The proposed theme of GFH stems from the vision of creating a lush oasis, working with sustainable principles, to provide a private and secure development, coupled with distinctive architecture, promoting ownership and belonging, resulting in a new product in the Dubai market.

Land-Use Objectives & Relationships

Land Use Objectives

The master plan land uses are categorized into four areas; twins, semi detached and townhouses, serviced apartments and recreational facilities.

Twins

The twin plots are located facing the primary green corridors providing access to open space and a separation between back to back plots.

Semi Detached and Townhouses

The semi detached and townhouse plot are formed in clusters of 4 plots to reduce continuous built form along the street lengths.

Serviced Apartment

The apartment plot is located bordering the western boundary providing direct access from the perimeter road network and allowing internal vehicular and pedestrian access.

Recreational Facilities

The district centre is located at the southern gateway providing ease of access to residents, and linked to the green network that crosses the development.

Architectural Character

3.01

Comparative Land Use Analysis

The master plan has been designed to distribute the benefits of accessible open space throughout the site, linked by a network of green corridors and sikkas. The green corridors provide a pedestrian network linking the residential clusters with the key assets of the development; recreational facilities, central park, mosque, community district hub and the local residences.

The master plan aims to create a community setting with limited barriers to encourage interaction and accessibility, on the objective of providing passive and active spaces that our utilized by all.

The land uses are considered as similar in nature with limited conflicts between each residential typology with the exception of the individual plots and apartment plot which is addressed through the separation by a road corridor. The development is perceived as one, with variants perceived through variants in hard and soft landscape finishes to distinguish between character areas.

Concept Master Plan

The objective of the land-use relationships within the master plan is to create a community that is integrated and accessible to each resident, a master plan that is clearly navigable for both pedestrian and vehicles, a development that has distinctive way finding tools implemented through the landscape character.

Land Use Plan

The development is formed of one typology building for each category of residential plots (Twin, Semi-Detached, Townhouse and Serviced Apartment) applied to the extents of the site, linked by a walkable network of parks and green corridors leading to the central park in the heart of the development accommodating the club house.

Landscape Strategy

Introduction

The landscape strategy determines design principles and landscape treatments to enhance the urban environment by establishing an image for the development and subsequently creating vibrant yet recognizable community. The aim is to provide quality, attractive and functional Public Realm that promotes connectivity and pedestrian movement across development in the safe, secure, pleasant and universally accessable for all manner while complement architectural forms and functions. Well diversified open spaces typologies are distributed across development to provide optimal mix of active and passive uses for residents’ day to day activities and to link to development facilities such as recreational facitilies, retail and mosque.

Landscape Design Objectives

The following objectives are established to be used as benchmark for the design:

• To provide a sequential landscape experience across the development;

• To create a neighbourhood aesthetics that provides a development identity and sence of place while unifies individual residential areas;

• To enhance the commercial value by creating unique yet cohesive, legible environment through the use of landscape elements without compromising the district character of land uses;

• To establish high quality living, working and play environment;

• To mitigate the climatic conditions of direct sunlight, heat, reflected glare, traffic noise and pollution through the use of planting, shade structures and suitable paving materials;

• Incorporate appropriate landscape design, materials and detailing suitable for local microclimate

• To create a sound landscape environment that balances aesthetics with cost, water usage and maintenance requirement;

• To implement green building principles and strategies, reused, recycled and locally supplied materials where possible.

The diagram of the masterplan on the right shows the different Architectural components of the project. The project houses residential Villas, an Apartment building and a Clubhouse: -

•Residential villas are divided into two clusters

-a Townhouse cluster, consisting of 4 residential units:   2 semi-detached at both ends of the cluster and 2 townhouses

in the middle.

-a Twin Villa cluster, consisting of 2 residential units: a Twin   Villa and a mirrored version

•An apartment building, consisting of branded and serviced apartments

•A Clubhouse situated in the middle of the residential areaserving the villas within a walking distance

6.02.01 Benchmarking / Architectural Language

California Contemporary

The California Contemporary style, reinterprets the modernist tradition with a local flair. The style tends to emphasize massing over structural articulation and is characterizes by interlocking volumes of different colours and materials. Architectural elements such as balconies are appended to the volumes, often occurring in the interstitial spaces between volumes. Roofs may be flat with parapets, sloped, barrel-shaped, domed, or a combination.

Textured finishes with a warm palette of colors achieve the desired upgrades whilst still remaining within the theme of the architectural envelope itself.

Townhouse & Semi-detached Villa

Interior design concept to be slick modern clean in design, with state of the art finishes and detailing. This theme to run throughout the villas from bedroom to bathroom and kitchen. Useful play of monochrome finishing and reflective surfaces with its clean lines and clever storage capabilities allow for clutter to disappear.
