A few years ago, Guidepoint Advisor Christopher Bruck wrote a blog on the end of brick-and-mortar stores that touched on today’s evolving marketplace. He touched on how shopping has fragmented into several channels and that retailers must adapt and become omnichannel retailers with an online presence and those that don’t will be overshadowed by those that do. We recently asked him how he thought today’s shopping landscape was affected by the COVID-19 pandemic.

AFTER COVID, WHAT’S NEXT IN BRICKS AND MORTAR RETAIL AND MALLS?

As we transition to the endemic phase of COVID, we face new and unprecedented challenges and opportunities. Did COVID accelerate the trends well underway in bricks and mortar retail in America? There is still too much physical retail square footage per capita in the USA. In fact, we still have more than virtually anywhere else in the western world. Some describe the current environment as economic Darwinism, accelerated during COVID, with the best physical retail locations gaining ground. Many “A” malls continue to re-merchandise and densify. Some “C” malls are on the verge of disappearing altogether, or face repurposing into higher and better uses.

How will omnichannel trends continue to evolve in coming years and who will be the winners and losers? Are further gains ahead for digitally native brands expanding into physical retail? Will we see more densification of the best malls to include residential, hospitality, office, and more service uses, transforming these centers into “town centers” rather than just traditional malls? Will

we continue to see more entertainment and food uses added to enhance the experience of physical retail? Will physical retail that is heavily dependent on tourism (especially international) recover in 2022-23 as the world reopens? Regarding trends toward suburbanization, will gains made, be supported past COVID and the social unrest which prompted much of this migration? Is the hybrid work environment a permanent societal change and in scale? What will be the long-term impact to urban areas and supporting retail, heavily dependent on daytime foot traffic? How will changes in fed policy and higher interest rates affect the consumer? Are we headed towards a recession next year? Which mall and other retail property owners benefit in such an environment? Which ones will not? Lots of questions to be answered and unprecedented challenges continue in physical retail. As some before us have said, “we live in interesting times.”
