The development land market continues to be resilient even with the uncertainty surrounding the UK economy with increasing inflation, increasing interest rates, the UK housing market with decreasing house prices and decreasing sales rates of new homes being built out.

We are continuing to sell immediate land and also continuing to set up strategic land deals. Housebuilders, via Option Agreement proposals, are being very competitive and are out bidding Land Promoters via Promotion Agreement proposals, to secure their future pipeline of strategic sites for the future delivery of new sites and of course new homes.

NEW HOMES UPDATE

2023 has been a year of significant change for the GTH New Homes Department, with Owen Setter BA (Hons) MNAEA, taking up the reigns as Head of Department in June, following six years with GTH, firstly at the Yeovil Residential Office, followed by heading up the Langport Office.

To date, 2023 has been a successful period for new-build developments, continuing on from the success of the post-COVID market we have seen in recent years.

We have seen a fantastic selection of new build developments launched this year, ranging from one-off, individually designed homes, through to large scale developments, and all have seen a great level of interest and successful sales rates. With a vast selection of new homes with prices ranging from £100,000 - £2,000,000, we have been delighted to be able to offer a newbuild home to suit all needs throughout 2023.

Geographically, GTH's New Homes coverage has extended its reach in 2023, with developments launched as far north as East Brent near Weston-super-Mare, and as far east as Milborne Port near Sherborne, along with ventures in Bradworthy, North Devon to the south. A recent show-home launch in Milborne Port garnered significant attention, a positive sign towards a bustling 2024 for the GTH New Homes team, with numerous exciting projects in the pipeline.

While the absence of Help to Buy in 2023 posed a challenge, purchasers have increasingly turned to alternative schemes provided by developers. These include the Deposit Unlock, Shared Ownership, and Discount Open Market schemes, offering attractive options for those seeking affordable homes.
