


Welcome to our August edition of the Development Sites List. We, as usual, have several new immediate sites and strategic land instructions in this month’s edition. We are fortunate that we are continuing to market and dispose of development sites of all kinds, albeit transactions are becoming increasingly elongated and complex, particularly if it is partnership deals with additionality funding. These include typically the owner, promoter, housebuilder, registered provider, lender and a plethora of advisors.
On a sad note, this month we say farewell to James Nelson who has been with us for nearly 5-years. James is off to pastures new, joining Star Pubs (part of Heineken) for a new challenge. We wish him well and to have a few free beers too!

As a nation there has always been an underlying fascination with the property market and certainly the last 5-years or so have seen significant changes. We have experienced the madness of the covid market, the cost of living crisis and more recently concerns relating to future support and subsidies for the agricultural industry, let alone the issue of inheritance tax first announced in the autumn of last year. But where are we now?
The market has in many ways returned to a “normalised” state although it is very evident when you look throughout the region that there is no one market. There have been some suggestions that prices are falling which would come as no surprise given the current circumstances. Given the diverse range of land throughout the region, this is of course hard to quantify although in our experience, this is largely not the case and there may be an argument to suggest that in some areas actually the expectations may have become too high.
It is of course perfectly natural for a seller to want the best price possible, and to achieve that, many factors need to be considered. The correct marketing and promotion of the property is clearly critical whilst also utilising all of our connections and contacts to ensure the right applicants are engaged with the property. Despite all the advances in technology, pricing remains the key factor and never has it been more important to think outside the box when preparing a bespoke marketing strategy for a rural property.
Every property and vendors personal circumstances are unique so there is no one size fits all to marketing. Careful consideration of lotting can create flexibility whilst appealing to different markets and price brackets, whilst the method of sale is equally important with private treaty, tender and auction all playing their part in ensuring that the best prices are achieved for a seller.
