The development land market has been affected by the UK Economic policies of the former Prime Minister, Liz Truss, and the former Chancellor, Kwasi Kwarteng, with the PLC housebuilders, notably the Big Five putting a hold on land transactions, due to the rapid decline in new homes reservations and new homes sales failing to exchange and complete, unless these sites form part of their pipeline for 2023.

However, the new Prime Minster, Rishi Sunak, and the new Chancellor, Jeremy Hunt, have carried out a full and comprehensive U-turn on their predecessors places, with the financial markets recovering and mortgage availability increasing , albeit not back to the levels prior to the economic mis-management of Liz and Kwasi. Hopefully, Michael Gove will do a U-turn too in relation to his proposed changes to the National Planning Policy Framework. The Government has become expert at u-turns after all!

Considering all that has happened in a very short period of time, the development land market continues to remain strong.

To illustrate the strength of the market, we have exchanged on an Option Agreement for 91.65-hectares (226.24-acres) and a Hybrid Agreement for 62.04-hectares (153.30-acres) both in Somerset. This will generate approximately 3,500no. 3,650no. new homes in due course.
