MARKET UPDATE The development land market continues to be resilient in prime locations, along the M5 motorway corridor, A30, A38, A39, A380 and A303, even with the uncertainty surrounding the UK economy with increasing inflation, increasing interest rates, the UK housing market with decreasing house prices and decreasing sales rates of new homes being built out. Land/site sales in secondary and tertiary locations is becoming increasingly challenging.

We are continuing to sell immediate land and also continuing to set up strategic land deals. Housebuilders, via Option Agreement proposals, are being very competitive and are out bidding Land Promoters via Promotion Agreement proposals, to secure their future pipeline of strategic sites for the future delivery of new sites and of course new homes. We have had a significant amount of strategic sites on the market and have significantly more in the pipeline for the end of this year/ beginning of next year.

COMMERCIAL PROPERTY UPDATE Business owners tend to make property related decisions based upon the health and needs of their businesses and confidence in the economic outlook whilst investors are more inclined to have an eye on rental levels, returns and risk.

At the moment occupiers and investors are being cautious for understandable reasons. However, there is activity in the commercial property market and there are competitive deals for buyers and tenants. Capitalisation yields in the investment sector have certainly moved out; in a number of cases by two percentage points, which presents opportunities for those looking for better returns than in deposit accounts.

In the South West, despite the difficult economic climate, rents have been fairly stable over the past 12 months. The industrial sector has cooled slightly but there remains limited supply, office rents have not changed and whilst prime retail continues to be the more challenging of the three, rental levels appear to similarly be stable.

Our view is that whilst an element of caution will remain within the commercial property market over the coming months, there is reason for optimism with there being opportunities for both occupiers and investors.
