Financing Your Home Renovations Before embarking on home renovations you need to estimate how long you plan to live in the home. If it’s more than 5 years, you can entertain the idea of renovations that are more about “you” than the “market” The longer you stay in a home, the more the capital gains on your home’s land will rise whatever you do (or don’t do) to the home. In that light, you could add in a few selfindulgent things to your home that make it more enjoyable for you and your family for many years to come. If your plan is to sell your home in less than 5 years, your renovations should be more about the “market” than “you”. To get the most value out of “market” based home renovations you need to consider 2 things: 1) How much money you can spend? and 2) Where do you spend it. While you may spend your money more wisely here, that doesn’t mean taking short-cuts. It’s not recommended to go for the “standard” version now in a given area with plans for a “deluxe” upgrade in future. It will probably never happen, and even if you eventually get around to doing the upgrade, it’ll cost you more than doing a quality upgrade from the start.

Market based home renovations do one of two things: 1) Prevent your home from losing value or 2) Cause your home to increase in value. First take a thorough look at your home and consider any existing elements that are holding back its market value. Consider anything that looks noticeably old fashioned. If you’ve lived in your home for decades then you’re probably too close to it emotionally and may not be willing or able to see what’s dated about your home. Get an experienced, savvy real estate agent (you’ll find many in our magazine!) to come over and give it a full walk through and an appraisal. Ask them if there is anything about your home that they would recommend updating, and what can be done to modify or replace it with a modern upgrade. Once you’ve identified those elements holding back your home value and have remedied them, only then should you consider the elements that could help boost its value.

Timing Your Renovations For Profitability Keep in mind that timing is an important factor in major upgrades in your home of any kind. Unless you’re paying for them with savings or an interestfree loan from family or friends, consider the cost over time of financing your upgrades.

Banks readily allow you to tap into your primary residence’s equity and borrow against it, often at very favourable interest rates. The bank considers your equity as collateral for loaning you more money, although they will charge you a higher interest rate than your first mortgage. Check out all 5 Canadian banks websites for information on financing for home improvements and what insights and incentives each offers. The worst thing you can do is finance your home renovations in part or in full with your credit cards. Paying roughly 20% in interest rates on money borrowed makes little sense in any case, but especially when a secured home renovation line of credit offers more credit at a lower interest rate than a credit card. Credit cards should only be used as an absolute last resort when all of the other less expensive financing options are unavailable.

Talk To A Mortgage Broker

Considering Your Financing Options For financing your renovations you have several options available. If an interest free loan is not an option, the next best financing scenario is adding your borrowed funds into your home’s existing primary mortgage (also known as your first mortgage). This will offer the lowest interest rate. If this isn’t available, you could apply for a secured line of credit specifically designed for home renovations.

A mortgage broker can help with financing options. This is especially true if your mortgage is up for renewal in the next few months. The other banks will be eager to get your business for both your first and second Mortgages. This means they may offer a considerably better interest rate and a larger line of credit if you switch all your financing over to them. Another bank may also be willing to let you add your home renovations to your first mortgage when your current bank will not. The larger the home renovations you have in mind, the more advantageous financing them with your lowest interest rate first mortgage will be.

Simple Homemade Sourdough Bread By MJ Schropp In a time when everything is uncertain, there is one thing that I know. I know that anyone can combine a few simple ingredients together to make delicious homemade sourdough bread. The aroma will bring your family and friends running for a slice of your love. By combining active sourdough starter, some bread flour, water, and a bit of salt, in a few hours with a few deft pulls and turns, you will have a dough which will grow round and bubbly. You can then put that dough to bed in the fridge, and later bake it into a gorgeous, nutritious, and delicious loaf of bread the next morning.

YOU WILL NEED Active sourdough starter (50g) Water (350g) Bread Flour (500g) Sea Salt (9g) or to taste


TO MIX THE DOUGH • Measure 50g of active starter into a bowl. • Add 350g water to it and mix well. • Add 500g bread flour and 9g of good sea salt to the bowl. • Mix roughly until all the flour is absorbed, adding a few drops of water on the dry spots until it is evenly moistened. It will look a bit shaggy. • Cover, and let it rest an hour. • Right in the bowl, give it a series of pulls and turns (bringing the bottom edges to the top all around the bowl) to develop the structure of the bread. • Repeat hourly (or whenever you happen by your kitchen) about four times or so. • Let rise overnight. • Do a final series of pulls and turns and pop it into a rice flour lined banneton or linen tea towel lined bowl. • Refrigerate at least five hours or overnight before baking.

TO BAKE • Cover with a piece of parchment paper and invert it into a cold Dutch oven or roasting pan. • Slash with a razor, cover, and bake at 450 degrees Fahrenheit about 40 minutes, then uncover and let it finish baking and browning (about 20 more minutes). L et cool completely before slicing…if you can wait that long!
